enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it, and be sure you can handle the terms – before you sign it.

hat is the most important thing you look for in a rental? Is it budget?

Size? Location? These are all important factors, but the real key to a great rental experience is finding out about the property management company or landlord.

You may think you have found the perfect place – it’s a great location, the price is right and it would make a lovely home, but if you’re renting from a bad landlord, you’re not going to enjoy it for long.

Most landlords and property management companies are great – they have a keen interest in maintaining their investment and keeping their clients – you – happy.

Occasionally issues will arise, it can happen in the best of properties – an appliance needs repair, a faucet begins to drip – but it’s how the issue is handled that will truly make or break your rental experience. Beyond that, having a landlord or property manager that respects the Residential Tenancies Act is key.

Google is your friend. You can find out a lot of info very quickly. You can also ask other residents and your prospective neighbours. Even better, if the current tenant is at home during the showing, you can ask them if there is anything that you should know about the apartment or the people that rent it out.

Whatever you can do to assure you’re going to be looked after and treated fairly, it’s worth looking into, before signing the lease. I’ve had a bad landlord. I know. It adds stress to your day and the ongoing annoyance truly detracts from the enjoyment of your home.

The FIVE emotional stages of renting YOU COCOONED THROUGH THE DEAD OF WINTER and you spent way too much time indoors, which got you thinking about your living space. Now that it’s spring you can’t wait to move.

Whether you’re interested in renting a new place or finally getting a rental of your own, this adventure won’t come without a slew of emotions.

Your hormones are fine, you’re just about to experience the five emotional stages of renting: STAGE 1 You have finally decided to make the move to a new or first time rental. You are currently in a good stage of your life and you’re full of excitement. You may even be too excited because you’re already trying to erase from existence the memory of your soon-tobe ex neighbour.

STAGE 2 After your excitement phase however, it’s a steep fall into delusion. Excitement is currently fogging RentersGuide.ca your good judgment and has you dreaming about all the possibilities that come with a new place.

During this stage, you’re convinced that you’re finally going to find that perfect rental in the heart of the city that also fits your budget (you’re RentersGuide.ca delusional).

STAGE 3 No need to panic because stage three of your renting adventure is going to bring you right back down to earth into a sea of disbelief. This stage is likely to hit you right after your first day of apartment hunting – and will be the hardest. Just tough it out. After you eat a whole jar of Nutella and rummage through the Renters Guide App, it will just be a matter of time before you’re out of this emotional saga.

STAGE 4 Once you exit your stage three rut, you will find yourself filled with anticipation. You have a good feeling about the next rentals you’re going to visit and you’re feeling positive about finally finding the right one.

STAGE 5 Finally! Breath in and breath out, you have found the one! Despite some nausea, this final stage is filled with relief, as well as some remnants from stage 1 (and not so surprisingly, another jar of Nutella).

Now take some time to relax and tap yourself on the shoulder because you have officially gone through all 5 emotional stages of renting. Wasn’t it all worth it?

Four disgusting things

YOU DIDN’T KNOW YOU WERE DOING

THERE ARE SOME REALLY DISGUSTING THINGS THAT you’re doing at home – and you don’t even know it!

An expert on the chemistry of clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with Renters Guide – and it has us changing our ways.

“Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.”

The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area, if you have to use one, hang it up to help it stay dry between uses.

WALL-TO-WALL CARPETING The gross factor: It’s a botanical zoo! Skin cells multiplied by the number of people, pet hair, fungus, dust mites, allergens, food and dirt from the outside.

The first thing you need to be aware of, explains Dunn, is fomites.“Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says.

“Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.”

So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing!

The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet.

The gross factor: They’re dropped on the floor, get sat on by people and pets, stuffed into dirty crevices of the couch and constantly touched by everyone in the family - and more often than not has grease stains (we don’t wash our hands when eating popcorn and change the channels).

“It’s as dirty as it smells!” she says emphatically.

“It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. A cutting board wiped down with a dirty sponge is dirtier than a toilet seat – 200,000 times dirtier,”says Dunn.

The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you need to disinfect them with one of these three methods: Run them through the dishwasher. Soak them in a concentration of one part bleach to nine parts water for at least five minutes. Boil them in a pot of water at 60°C for five minutes (in the RentersGuide.ca microwave or on the stove).

THE LOOFAH Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that RentersGuide.ca includes an exfoliant.

If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier.

The fix: Once a week take a cloth moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the TV remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly.
