hen you tell people you’re shopping for a place to rent, you’ll find almost everyone will want to share their own experience with you. Some will offer you their own personal advice and suggestions, while others will frighten you with details about a “friend’s” disastrous rental experience. With so many variables, it can be hard to figure out what’s necessarily good advice.

It’s always best to get advice from the experts, especially when it comes to renting a big-ticket item like an apartment. No matter what Uncle Joe says, when you’re equipped with the right expert advice for your situation, you can move forward by making confident decisions that are right for you and your family.

acancy rates are low right now. It’s a ‘landlord’s market.’ They hold all the cards because of supply in demand. Supply is low and demand is high. It may be daunting to apartment hunt in the environment, but there’s no need to live in the wrong space for fear of the hunt! You will find the perfect place – and it will help if you take the right steps and make yourself a good candidate for renting.

I’ve seen people getting creative – everything from gifts and bribes to negotiating higher rent to secure the place they want. While these tactics may work with some landlords, the better choice is to look for a reputable landlord/property management company that plays by the books, and prepare yourself for meeting with them.

First impressions mean a lot. When you meet, treat it like you would any business meeting – this is their business after all. Have all your paperwork in order.

You know you’re going to need references, so go prepared with all of the names, phone numbers, addresses and email addresses of your current and previous landlords, your employer and three personal contacts that will vouch for you. As your current or past landlord/property manager for a letter of reference. They are the ones with the real experience about you as a tenant, their say-so can carry a lot of weight. Taking your last three or four pay stubs as proof of employment can often help. Take your cheque book, you’ll need to leave a deposit. Obtain your credit report – you can check that your credit history is in good standing and repair or correct anything that works against you. Take a copy of your credit report with you too – it’s part of the deciding factor. The more you take, the less legwork the landlord will have to do, making you an easy choice – both organized and proactive.

A little bit of preparation will go a long way in making you the best candidate when there is stiff competition for a new apartment. And we’re here to help. If the walls sport the right colours, a child may just want to stay there.

“Colours can have a tremendous effect on the mood and well-being of children, so it’s important to do your research before tackling a décor project for a kid’s room,” said Martin Tustin-Fuchs, brand manager of DULUX paint, a brand of PPG Architectural Coatings.

Bright red, he said, is known to energize and stimulate, but may interfere with a restful sleep. Cooler shades like blue, according to Tustin-Fuchs, have a calming, serene effect.

Pastel hues are also known to be soothing, he said, while bright, bold tones can promote a sense of playfulness.

Bold colours, such as Indigo Sea (90BG 14/337) blue by DULUX, painted on the accent wall of this bedroom, are a good choice for kids’ rooms as they can suit the tastes of a toddler through to a young adult.

Tustin-Fuchs said a number of colour trends are currently popular for kids’ rooms, including cheery citrus hues like lemon and lime that add fun pops of colour on focal walls or furniture; complementary colour combinations such as lavender mixed with soft green; and warm grey tones paired with creamy white or muted green, yellow, orange or purple. Classic black and white is also in vogue and can act as a clean backdrop for a room filled with bright accessories, painted furniture, and decorative bedding and window treatments.

Do your RESEARCH and CHOOSE your MOVER wisely

WHEN IT COMES TO MOVING, A LITTLE homework ahead of time can save a lot of headaches later on.

Face it – your “stuff” is important to you, and you want movers who treat your furnishings and accessories that way.

Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were.

Another valuable resource is the Internet. Research moving firms and find out how long they have been in business. Find out if and how their workers are trained in the packing and transporting of goods. Ask what you can expect before, during and after the move.

You can also check with the Canadian Association of Movers (movers.net), which has a web page for consumers.

Planning to scoot south for a respite from this unstopable winter? Hopping across the country to see family and friends for a break? Taking a short drive to do some shopping south of the border?

I’m willing to bet dogs-to-donuts that you haven’t bought travel insurance.

You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick.

Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were all the way in Australia, had to cut their three-week dream vacation short. That left their daughters back home in Canada scrambling for money to help.

If you have extra coverage on that fancy-pants premium credit card in your wallet, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, evenTheRentersGuide.ca if you’re just going from one province to another. Check with your provincial plan to see what the restrictions or omissions are.

You’ll have to call since most of the web sites are totally useless when it comes to describing what covered and what’s not.

Check your directory’s blue pages for the Ministry of Health in your province.

Your provincial plan is also going to be way off when it comes to medical costs south of the border. The average hospital room runs to $1,500 U.S. a day down south, and as high as $10,000 U.S. for intensive care.Yikes! An emergency surgical operation could cost $200,000 U.S. or more. Ohmygawd! And some hospitals won’t even let you in the door if you can slap proof of insurance or several thousand dollars down on the table.

Buying insurance is more complex than you might think. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition that required consultation, prescription drugs, hospitalization or treatment. Or it could be an ongoing health condition. When “pre-ex conditions” are covered, there is usually a stability period.

Most travel health policies will out-andout exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip – think ulcer, back problems, depression. Some plans won’t cover a medical condition for which you’re already being medicated.

Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered.

There are a bunch of other types of insurance that go into a“travel insurance package.”Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster, jury duty, a cancelled conference – TheRentersGuide.ca the list goes on. Default insurance protects your money when a tour operator or other service supplier goes out of business. It’s

usually sold as part of a trip cancellation policy, but not always, so make sure you specify that you want it. Lost Baggage Insurance will pay when your checked-in baggage is delayed or lost while traveling on a common carrier or from a hotel. And Rental Vehicle Damage Insurance will cover damage or loss of a rented vehicle.

Seven Questions to Ask Before You Buy Does the plan have a “deductible” which you must pay for each claim?

Your personal property insurance may cover lost or stolen luggage.Your car insurance may provide collision and liability coverage for rented automobiles.

Some credit cards offer baggage insurance.

If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under what conditions.Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly.

Can you choose the doctor and hospital or does the insurance company choose?

While most holidays go smoothly, it makes sense to protect yourself just in case. Think about what a bummer it would be if you lost your luggage. Imagine the distress if you became ill in another country. And suppose your tour operator or airline went bust? Yes, travel insurance can be expensive, but the alternative is worse.

Be a smart traveler and invest some time in making sure you’re covered. Then go!

Is the insurance paid out in U.S. or Canadian dollars?

What pre-existing conditions are permitted and how long have they had to be stable?

Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility?

What is not covered in the plan? These are called “exclusions.” Are there specific exclusions that pertain to sports or other activities?
