How to find the right home?

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately.

Where to buy? What type of home? Is now the right time?

The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years.

As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years.

Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off?

Dunsire’s approach seems to be paying off.

Its Kitchener-based Mill Creek Village project, its inaugural effort, has been a great success. Dunsire built a community with 87 townhomes, almost all of which have been sold. Just over a dozen units remain – likely not for long. Until the end of March, a special promotion puts $5,000 on the table for homeowners to be used as a closing bonus, or for upgrades, or for a vacation.

The brisk sales at Mill Creek can also be credited to the fantastic location of this development. In fact, new home builders are required by law to meet stricter energy codes than in the past. Many existing homes were built when energy codes were either more lenient or in some cases nonexistent. This creates a unique point of distinction for today’s new homes as compared to those built as recently as five or 10 years ago.

WARRANTY Another one of the great advantages of buying a brand new home is the warranty. Purchasing a home is a significant investment, and you want to make sure it is well protected. In Ontario, every new home comes with a seven-year Tarion Warranty, which covers major structural defects and begins on the date you take possession of the home and ends on the day before the seventh anniversary of that date. You’ll find that in many cases it’s actually cheaper to build new than it is to buy an existing home. Most homeowners looking to sell cannot offer the incentives or attractive financing options builders can to move their inventory. In the resale market buyers are often in competition with others and can be outbid. This process can be quite distressing for prospective buyers, who may have to agonize over the price to be offered and at the end of the day have nothing to show for their efforts. Contrast this with buying new – where usually a small deposit provisionally secures the property – and gives the buyer a reasonable time – usually a fortnight – to get the mortgage in place, see a solicitor and then conclude the contract.

ADI Developments hosts event in support of Canadian diabetes assoCiation

Gauging the pulse of the local arts scene, ADI Development Group recently invited the community to ARTINDEX, a live and silent auction in support of the Canadian Diabetes Association.

Bringing together nine local artists, many with a direct connection to the cause, ADI’s auction raised nearly $7,000, with all proceeds going directly to the Canadian Diabetes Association.

Auctioneer Bob Cowan helped drive the bids high in the live auction as excited guests fought to secure their favourite piece.

Throughout the evening, the energetic crowd bid on silent auction pieces around the LINK Presentation Centre.

“It was great to bring nine local artists together, spotlighting the immense talent in our creative community, while supporting an amazing cause and raising awareness for a healthier lifestyle,” says Tariq Adi, CEO of ADI Development Group.

The evening marked the Canadian Diabetes Association’s first major event in Halton, launching into the community.

“The event was amazing, the evening was high energy, from the supporters to the local artists. People approached me Photographer Inger MacKenzie with ARTINDEX host Saud Adi, COO of Adi Development Group.

Inger holds up a shot from her original series, “The Face of Diabetes” created for exhibit at ADI’s ARTINDEX. The picture shows 13-year-old Lucy McFarland, the ambassador of the Juvenile Diabetes Research Foundation.

“The thing that drew me to the Adi boys is their eye for detail and their unique blend of modern design with everyday functionality,” says artist Sanjay Patel, whose live auction abstract painting inspired by Bronte Creek sold for $1,250. “I try to create work that has the same focus, so they are an ideal partner for an artist like myself.”

For ARTINDEX hosts Tariq and Saud Adi, COO of ADI Development Group, diabetes is a cause very close to their hearts, as their younger brother was diagnosed.

“They were the perfect host for the event because, like myself, diabetes affects their immediate family. I hope this is just the first step we take together to help the Canadian Diabetes Association’s Halton chapter,” says Patel.

While bids continued to climb, guests enjoyed Burlington’s culinary arts as Chef Matt Kershaw of the Alex served up diabetes-friendly and heart-healthy tastes throughout the evening.

An exciting live auction piece, Amy Shackleton contributed her unique style of gravity painting; Shackleton uses ketchup bottles to squeeze paint onto the canvas and rotates it to create detailed images. Her work deals with images of urban landscapes being flooded by nature.

“I was excited to get involved with ADI Development group because we share a vision – my work is linked to nature in a similar way,” says Shackleton. Like her work, LINK Condos + Towns link contemporary design with the lush greenery of Bronte Creek.

“Being able to help support the Canadian Diabetes Association with my art is wonderful. My older brother was diagnosed with diabetes at a young age, so I am passionate about this cause,” says Shackleton.

From Lana Kamarić’s uncanny surrealist paintings, to Mark Zelinski’s diverse global photography, each artist brought a different flavour to the exhibit.

History, culture and long-term prosperity in

K

itchener-Waterloo may have once been best known as the home of Kitchener-Waterloo Oktoberfest, meat processor Schneider Foods and the Ontario Hockey League’s Kitchener Rangers. But while rich in German heritage and other culture, the town of about 220,000 has more recently gained a reputation more for high technology than pork sausage and beer-inspired oompahs.

In fact, this vibrant community located in the Region of Waterloo in the heart of Southwestern Ontario, help form the three point-towns that make up “Canada’s Technology Triangle.” Kitchener-Waterloo and Cambridge today comprise one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. Today, the area boasts a thriving advanced technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors.

Complementing these strengths is a naturally advantageous location off Hwy. 401, close to major Canadian cities Toronto and Hamilton, as well as to entry points to the US at Michigan and New York.

All of this has the region poised for long-term economic health. Employment and population growth, two key factors in housing demand, are both doing well in the area, though they are not without their challenges in the short term.

Residential construction is picking up – in particular, single-detached starts have recently gained momentum due to a tightening of the resale market, according to Canada Mortgage and Housing Corp. With the resale market expected to begin softening only in the latter half of 2014, single-detached starts will finish the year slightly higher. Low inventories of completed and unabsorbed rowhomes and the recent growth in housing demand will lead developers to increase rowhome starts.

Following a brief slowdown in 2013, condo starts are set to return to elevated levels, as net migration will continue to support housing demand.

As for entertainment, Kitchener has a lot more going for it than just Oktoberfest.

From Bingemans camping resort and family playground, to Chicopee Ski Club, to the Children’s Museum, the KitchenerWaterloo Art Gallery and the Farmers’ Market, there is always plenty to see and do in town.

The economy will be moderately supportive of housing demand, as employment increased slightly in 2013 compared to the previous year. Growth in the labour force, due primarily to migration, will cause the unemployment rate to increase. With the second largest goods-producing sector in Ontario, employment here will benefit from a strengthening U.S. economy in 2014.

Unemployment is expected to remain unchanged at seven per cent in 2014, where it’s been for two years, but down from eight per cent in 2010.

In terms of population, net migration accounts for more than 50 per cent of the growth, CMHC says, and is expected to average more than 3,000 annually. The city, in fact, is second only to Toronto in attracting immigrants, with almost all of them under the age of 45. In addition, the 2011 Census showed population in the Triangle grew 5.7 per cent to 477,160 in 2011 from 451,235 in 2006.

Companies such as Toyota Canada, Com Dev International, Innovative Steam Technologies and Heroux-Devtek are expanding production, helping power the manufacturing sector to forecasted growth averaging 6.2 per cent between 2011 and 2014, according to the Conference Board of Canada.

In addition to growth in high tech, the region has also seen expansion in the educational sectors in recent years. A new health sciences campus of the University of Waterloo, located in downtown Kitchener, opened in 2009 and is expected to inspire further social and economic spin-off benefits.

Redevelopment of the downtown block includes new condo, retail and hotel projects and other improvements.

Ontario has committed to building a new provincial courthouse in the downtown area, which could lead to further job growth in the legal sector.

Transit expansion, an important element for any growing city to accommodate new residents and housing development, has also been a focal point for Kitchener. Th is facilitates transportation not just within the city but also eases commuter traffic to Hamilton, Oakville, Mississauga and Toronto.

Regional Council has been discussing a light rail transit system to service the Tri-Cities for years. Officials are negotiating funding agreements with the provincial and federal governments to cover the estimated $790-million cost of the system.

Meanwhile, GO Transit is also expanding service to the area. In 2009, it extended bus services connecting Kitchener with the Milton GO Train station and the Square One Bus Terminal in Mississauga, and in 2011 GO extended train service on its Georgetown line through Guelph to Kitchener.

Chicopee Ski Club, to the Children’s Museum, the Kitchener-Waterloo Art Gallery and the Farmers’ Market, there is always plenty to see and do in town.

And, of course, there are the Kitchener Rangers of the OHL, a fi xture in town since 1963. Playing out of the storied Kitchener Memorial Auditorium Complex, the Rangers are especially noteworthy because they are a publicly-owned team, operated by a 40-member board of directors comprising season ticket holders. Th is a rarity in sports today, and speaks to the level of community spirit and involvement in Kitchener.

So, what does all this mean for prospective homebuying in KitchenerWaterloo? For one thing, KW-Cambridge is ranked as the number two investment area in Ontario between 2013 and 2018, according to the Real Estate Investment Network. In addition to the strong economy, a commitment to infrastructure improvements and transportation projects will help drive the economy and real estate market in this area, the group says.

Builders seem to agree, as all of Branthaven Homes, Dunsire Developments, Empire Communities, Eastforest Homes, Fusion Homes, Laurel View Homes, Losani Homes, Monarch Corporation, Reid’s Heritage Homes, Terra View Homes, Kenmore Homes and Andrin Homes have developments underway in Kitchener, while Haastown Holdings and other companies are building in Cambridge.

Despite the growth, Kitchener remains proud of its German ancestry, harking back to its founding in 1854 as the Town of Berlin. Today, about 25 per cent of residents are Canadians of German descent.

Oktoberfest still serves as an annual celebration of this heritage. The nine-day event, based on the original German Oktoberfest in Munich, is

the largest Bavarian festival in the world outside of Germany, and runs every October from the Friday before Thanksgiving to the Saturday after.

Whatever Kitchener has going for it, it seems to be working. In a recent survey of residents conducted by Environics, 91 per cent of citizens indicated they were pleased with the strategic direction of the city and the services provided by the municipal government.

All told, it sounds like a recipe for continued prosperity – and “ein prosit!”

What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up.

So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow.

How much can you afford?

Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost?

Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal

fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live?

Th is question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving.

Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location.

It may not be as simple as choosing to live in the city, suburbs or small town.

What type of home do you want?

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex?
