s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you want to use public transportation to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

stopped drinking coffee and switched to tea. Every time I tell someone this, they either say “I could never stop drinking coffee!” or “Isn’t tea so much nicer!” Either way, they feel very emphatically about their choice.

I find the same sort of emphatic responses from people when I discuss renting.

Banks and real estate agents keep telling people to buy. “A home carries like rent,” and “You’re wasting money by not investing,” they say. And many people are blindly listening. Of course they’re going to say that! Banks make money on mortgages, agents make money selling.

“I don’t want to buy” is replacing the notion of “I can’t afford to buy” because renting is a really beneficial arrangement. It’s just received a lot bad PR by people who know they won’t earn a red cent from your rent.

I have seen little evidence that a home can carry for as little as rent. Sure, your monthly mortgage payment may be in the same range, but home insurance is much more expensive than tenant insurance, and renters never pay maintenance fees, roof repairs, building upgrades property taxes, mortgage interest or assessed fees. I could go on with plumbing issues, eaves trough cleaning and appliance breakdowns. Renters may not build equity from their rent payment, but that payment does get them a worry-free experience where someone else is responsible for all of the upkeep and community expenses. Plus, with more expendable income, renters have money freed up that could go towards lifestyle purchases, from a trip to a car – or that money could be used for a non-real estate investment. Still a win.

It’s not so crazy for someone – like me – to switch from coffee to tea, and it’s becoming more common for people to switch from owning to renting. Laundry rooms are definitely evolving.

Some now feature comfortable lounges where you can read or use the Internet.

Your building may have a nearby workout room and you might be able to coordinate your workout with the wash and dry cycles. Trying to run back up and down to your apartment every 30 minutes might not be worth the effort, especially if you have to wait for the elevator.

SORT LAUNDRY NEATLY AND EFFICIENTLY If possible, buy a laundry hamper on casters with three sections, that you can wheel from your apartment into the elevator and laundry room. Use one section for lights/whites, one for colours, and one for delicates, and keep your laundry sorted as your toss it into the hamper. One red t-shirt in the load with the lights could easily run, producing a tie-dyed effect.

Similarly, fabrics that produce lint, like terry towels, should not be washed with fabrics that tend to collect lint (i.e., synthetics). Only wash clothes when you have a full load to save both time and money.

Consider washing delicates in the bathroom sink with a mild detergent.

You can wash a few things in a couple of minutes and hang them on the shower rod or on a hanger. It’s not necessary to use the washing machine for things like fine underwear, pantyhose, thin blouses, nylon tees and tank tops and will help them to last longer.

SET MACHINE CONTROLS First, adjust the washing machine’s water level to match the load size.

Always check the care instructions on clothing before selecting a cycle and TheRentersGuide.ca water temperature. Select the appropriate cycle for the type of laundry you are doing (regular for

towels and heavy cottons like jeans, sweats, socks, etc. permanent press for shirts and sheets, delicates for lingerie, nylon tees, tank tops, etc.)

Use cold water for washing whenever possible. 85 per cent of the energy used to do laundry goes to heating the water, when oftentimes clothes come out just fine when washed in cold water. Cold water will keep most dyes in dark or colored laundry from fading and is fine for lightly soiled clothing and especially things stained with coffee, blood, or wine, which can actually set when washed in warm or hot water.

ADD DETERGENT Wherever possible, choose environmentally friendly detergents made from natural, biodegradable ingredients. Organic laundry detergents use vegetable oils, fruit and plant oils, and sweet smelling scents like lavender. If necessary, use a pre-treatment for stains.

Instead of chlorine bleach, which can combine with organic matter in water to form toxic by-products, use a hydrogen-peroxide-based bleach.

These are also gentler on fabrics and much better for the environment.

Use high efficiency (HE) detergents if you have high efficiency machines.

Use the recommended amount of detergent for the size of your load. For best results on top-loading machines start the washer, let fill with water, add the detergent and then add the laundry before the water fills completely. Fabric softener should be added to the rinse water during the washer’s final cycle.

Or, if there is an automatic fabric softener dispenser, fill with a capful of fabric softener at the beginning of the wash with a little water to keep the dispenser clean and to avoid spotting.

Or use a disposable fabric softener sheet in the dryer. A Green alternative to disposable dryer sheets are the reusable plastic and rubber ball type

softeners that are used in the dryer.

Drying some of your clothes on a drying rack or on a clothesline strung across your bathtub will save energy and is also free. Constant high heat drying in the dryer makes clothes fade and wear out sooner. Don’t over-dry your clothes; towels take the longest to dry and need the hottest setting. Likewise, choose a cooler setting for permanent press.

DRYING AND FOLDING Folding as soon as the clothes (especially sheets and other permanent press items) come out of the dryer will help to prevent wrinkling and minimize ironing. Use your laundry hamper again to sort the clothes and carry them back up to your apartment. Some ironing may be necessary so wash and dry those items first and you can finish them while your other things are drying. Listening to music or watching a movie while you fold can alleviate the monotony of this TheRentersGuide.ca tedious chore.

obody pretends that moving is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

Here, you’ll find a step-by-step guide to easing some of the panic associated with the big day:

8 weeks to go - Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- If you’re doing the job yourself, book a truck. Self-movers should consult

the truck rental company as to the truck size required to accommodate your belongings.

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, etc.

- Take a good look at the floor plan of your new home and visualize your furniture arrangement.

Unusual situations and their taxing implications H&R BLOCK ACCOUNTANTS HAVE SEEN A LOT OF INTERESTING deductions, and try to assist clients when they can. Some deductions, though unusual, are permissable because the situation meets the CRA’s criteria – other deductions don’t. Here are some strange situations that have occurred with Canadian taxpayers over the years: The Tax Court decided a farmer was allowed to claim cat and dog food because they were outdoor pets meant to keep wildlife away from their blueberries. Dog food is also deductible if it is for a service dog.

Declare income from all sources - legal and illegal. If you fail to claim income earned illegally, if you are convicted of the crime, you can expect to hear from the Canada Revenue Agency (CRA) about unpaid income taxes.

If you attend school outside of Canada, the tuition should be tax deductible as long as the school is recognized by the CRA. Lunch time supervision costs are considered child care expenses and can be claimed on your return. This also applies to before and after-school programs.

UNUSUAL TAX DEDUCTIONS DENIED

Losses incurred by a pathological gambler could not be deducted against his income from other sources because he did not have a “reasonable expectation of profit.”The taxpayer in this case embezzled money from his employer to fund his addiction. (Molony v. The Queen 90 D.T.C. 1394) The cost to an actress of going to post-production wrap-up parties was disallowed because it was not clear whether she worked in all of the productions. (Riley v. The Queen [2003] 4 C.T.C. 2961) The cost of a haircut is not deductible against employment income even when you are a serviceman and you are required to get one every two weeks. (Rouillard v. The Queen [2000] 4 C.T.C. 2065) The argument that the Income Tax Act is “not susceptible of discernment by the average occupant of this land” is not a valid defense against the charge of failing to file income tax returns.

Creating the illusion

living a life where we could have whatever we want whenever we want. It’s been a life of abundance.

Then came the economic change.

Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’ credit limit without telling them – further exposing them to credit risk. And people started losing their jobs.

The abundance of the previous years has turned to forced scarcity. Some people TheRentersGuide.ca took steps to prepare for the worst and are holding on through the tough times.

Still others are just drowning with no idea what to do next.

I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of their sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? Y’all probably know a body or two who are scratching their heads.

I’m hoping the forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw a body’s budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down.

I wonder how many people will actually learn the lesson. I wonder how many people will go back to spending every cent they make as soon as the economy gets back on its feet. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money.

Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not.

And creating the illusion of scarcity may be what it takes to stay true to a sound financial plan.

I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends TheRentersGuide.ca every penny she makes, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you

move your money where you can’t touch it, leaving yourself with less to“blow”on stuff, you’ll actually end up achieving some of those goals that have always been so elusive.

How do you create the illusion of scarcity. Well…

First, you make a budget that balances.You transfer all the money that must be used to pay your fixed and variable expenses to a“house”account, so you know those bills are covered and you can’t spend that money on stuff.

Second, you set some goals you want to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school.

Third, you set up savings accounts for each of the goals you want to achieve, and have the money you want to saved moved automatically to those accounts so that money is out of sight.

Now you only have money left in your first account that you can actually spend on all that crap you so love to buy: coffee,

lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing.

And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.
