Life at the top The penthouse. While rental living isn’t always considered glamourous, the penthouse has always had a special cachet. There is prestige in living in the penthouse, an air of luxury – that you’re living lofty as a renter. Penthouse suites are often bigger, with spectacular views. Some buildings utilize the penthouse level like mansions in the sky. They may even have restricted elevator access. There’s nobody above, so no concerns about shade on their balcony and no noisy neighbours footsteps to hear. Some buildings even embrace the idea of Penthouse I and Penthouse II. Two floors. A sub penthouse. These buildings reserve the top two floors, referring to two penthouse levels. It creates additional suites with that exclusivity of the penthouse cachet. GALT IS THE LARGEST OFthe three smaller towns that amalgamated to form the City of Cambridge in 1973. Downtown Galt begins at the towering, Galt Collegiate Institute. The neighbourhood comprises both banks of the Grand River and stretches south to Ainslie/Concession and up the hill to Dundas in the east. It’s a slower pace here, owing partly to the older population. But it’s still a lively downtown. While it retains an urban feel, this is still relatively small-town Ontario. It’s a family friendly community on the cusp of gentrification. Old meets new in this diverse

community. The surroundings are beautiful, with a living history feel, which is why so many movies and TV series are filmed here. The Grand River dominates the core, appropriate considering the river and its many mills are what drew so many to what was once the largest town around. The converted mills are now beautiful loft condos or shopping complexes. While most of the population falls into the Boomer category, young professionals in their 20s and 30s are moving into lofts and condos. They’re attracted to the area for its reasonable cost of living, nightlife options and cultural scene.

Downtown Galt is very easy on the budget, great for those who want to save money and still enjoy the perks of living right downtown. It’s highly walkable community with lots of amenities. Commuters reach can reach Brantford in a matter of minutes via Highway 24. North via Hespeler, it’s 10 minutes to the 401. KitchenerWaterloo and Guelph are within easy reach, and there are GO and Greyhound buses in addition to Grand River Transit for public transportation.

AS A RENTER, YOU’VE LIKELY HAD a moment or two when you wished you could make a big change to your rental unit — the countertops, the flooring — or, on a bad day, everything. But you also know you can’t make drastic changes, and you probably don’t really want to invest that much time and money into it. Luckily, there are a number of options for renters that can help make big changes without the headache (and illegality) of renovating a rental.

Use contact paper Generic countertops are a staple in rental units but they are easy to change without renovations. Contact paper comes in all kinds of colours and designs and applying it can make a huge difference in the kitchen. You can change your counters or even add a backsplash without painting or breaking the bank. Remove cupboard doors Most of the time we think we need to add things to make a big difference, but that’s not always true. If you remove the doors of your kitchen cupboards, for example, you create a bright, open-concept look. For an even richer effect, you can paint the insides of the cupboards or use contact paper to liven it all up. Change light fixtures and switches Replacing boring light fixtures with new distinctive ones like chandeliers or pendant lamps can really alter the look of your unit. If your home feels dark, this helps in the obvious way of brightening the space up, but it

also helps a rental feel more unique. Check with your landlord before you play with anything electrical and you need to hire a professional. You can also change your light switch plates. Replace the dull plastic ones with something fancy like gold or brightcoloured plates to create little pops of colour throughout your home. Paint and hang mirrors Painting can be a pain, but it can have dramatic effects on a space. To mimic the look of a chair rail, paint two-tone walls — use a dark colour in the upper area and a lighter one in the lower section. If your wish is for spaciousness, paint a light colour and hang mirrors. Incorporating mirrors into your decor helps lighten up a space and they tend to look nice too. Invest in a portable dishwasher and/or an island In spirit of creating more space (and keeping you sane if you feel like

you’re always doing dishes), buy a portable dishwasher. Not only will it save you hours of dishwashing time, it’ll give you more counterspace! If you already have a dishwasher, and simply crave more counters, buy an island — it works as storage, a counter and a table. Add smart storage If you wish you could build more closets in your house (or build a garage), find unique ways to store stuff. Ceiling hooks are a great way to hang big items like bikes and shelves can double as storage and decor. Change the hardware A new showerhead can make a huge difference in the bathroom. If you buy the right one, it’ll make you feel like you’ve renovated your shower and it’ll look nice and shiny. While you’re at it, see if you can change up your faucets and little drawer knobs too. These little changes yield big results.

Five things every renter should do By Elisa Krovblit YOU’RE A RENTER AND you appreciate the lifestyle. Ask any homeowner who has received an unexpected roof repair bill, or had to call a plumber or had to move to accept a job offer - and you’ll appreciate it even more – especially all of you “all inclusive” renters. Have you heard the news about hydro prices these days? Or do you enjoy your luxury of not having to pay attention to that issue. But rental living has a few demands that can be easily met by every resident, ensuring that their rental experience should be nothing but maintenance-free and smooth sailing. 1. Understand your lease

You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask. If there is any wrong info, have it corrected. Leases can be negotiated, changed and rewritten. Once it’s signed, those are the rules. 2. Know your rights

Each province and territory has its own set of rental rules and there will be a landlord and tenant board or government office that enforces them. Know how to access them and understand the basics. If anything in your lease contradicts the rental law, the rental law overrules. If you have issues during your tenancy, these are a great place to start to find out what your rights are and how to resolve them. You’ll also need to know how your deposits work and how to give proper notice. If you do that wrong you might find yourself on the hook for a lot of money you weren’t expecting to spend. 3. Rental insurance

A lot of renters are under the misinformed impression that the 30

landlord has you covered. The landlord has insurance, but it’s coverage for the building – literally the structure, mechanicals and the common areas. You need tenant’s insurance to cover your personal belongings. Imagine if you had to replace everything you own at once. Clothes, furniture, electronics, kitchenware etc. Imagine a pipe bursts and destroys much of what’s in its path. And it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that. If a visitor has an accident in your premises, insurance foots the lawsuit bill. Rental insurance is quite inexpensive. Many leases stipulate you must have it, but even if it’s not mandatory, it’s not a good idea to skip it. 4. Check your credit

If you’re thinking about moving – now or in the future – keep an eye on your credit. You’re going to have a bit of trouble moving with bad credit since most landlords now do a

credit check as part of the application process. If you pay bills late, try to break the habit. See what’s on your credit report and try working to repair it. Plus, sometimes mistakes get made. You don’t want a mistake to cost you a rental opportunity – or any opportunity for that matter! 5. Laundry

In-suite laundry is becoming much more common, especially in upscale, newly renovated or new buildings. But if you don’t have it in your suite, make sure you’re laundry-room ready. Get a bundle buggy or laundry cart to store your soap and make transporting loads to and from the laundry room much easier. (Bundle buggies are great for taking stuff to and from the car too). Keep a stock of supplies and get into the habit of reloading your card or replenishing your stash of quarters after each laundry day. That way you’re not scrounging and scrambling if you need to do an emergency load or want a last-minute outfit.
