ou’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company.

Check the reputation of the company or landlord you’re considering renting from. First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online.

Most property management companies have well-established business practices to ensure that the customer comes first. If possible, visit communities managed by the company you’re considering and speak to some of the residents. Many property management companies can provide testimonials.

Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

kay, I get it, it’s cold outside. That balcony may as well be a barren Siberian expanse – your morning coffee ritual out there stopped way back in October.

But it doesn’t have to be like that! Apartment living offers options to those that can’t enjoy the snowbird lifestyle, but want to avoid the weather.

Amenities. If you opt for an apartment with great amenities like an indoor pool, fitness centre, library, screening room, games room, billiards tables or business centre, you can enjoy your home the way you’d enjoy a resort. You don’t need to stay cocooned up in your apartment, get out and enjoy some activities without grabbing your coat. And if you get to know the neighbours you’ll have company to call on, too, or playdates for the kids that are just an elevator ride away.

Underground parking. If you’ve got to go out, at least you don’t need to face the elements. If it snows, you’re not brushing off your car. If the mercury plunges you’re not sitting in an icebox waiting for it to warm up while you watch your breath steam up the rearview mirror.

Location. If you need to take transit and rely on walking – well I’m afraid you’re going to have to go outside. But you can minimize that by choosing the right location. You may want to choose your apartment based on what businesses and services are close to home. You may want to make sure there is a transit stop literally at the front door. These can greatly reduce your outdoor exposure. Some communities have onsite conveniences or are attached to a plaza or mall. Some cities even have buildings that offer indoor passage to transit – subways, LRTs etc.

Plan your lifestyle right and you can avoid as much of winter as you want!

MOVING INTO A NEW APARTMENT SHOULD BE AN EXCITING PROCESS AND A POSITIVE LIFE STEP. We feel so strongly about this at the Federation of Rental-housing Providers of Ontario (FRPO), that we developed and launched our Certified Rental Building Program (CRBP) to help identify well-run apartment buildings for those seeking quality and professionalism in their new home.

10 things YOUR MOVER will not do for you

WHEN YOU HIRE A MOVING COMPANY, IT IS IMPORTANT TO UNDERSTAND WHAT SERVICES THE FIRM CAN AND CANNOT PROVIDE. At Two Men and a Truck – Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems.

MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GASPOWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL: This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods.

MOVE LIVE PLANTS: Many movers, including our company, have their own guidelines about this.

Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.

MOVING ANIMALS: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.

REARRANGE YOUR FURNITURE: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service.

MOVE PERSONAL VALUABLES: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END: We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate.

MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO: When we see items that are too big and bulky for us to handle, we will let you know.

Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required.

PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE: Ontario’s Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit.

INSTALL MAJOR APPLIANCES: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.

LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD: We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

WINE CELLAR SOLUTION FOR SMALL SPACE LIVING! Wine cellars are no longer restricted to larger homes or sommeliers ONE OF THE BIGGEST CHALLENGERS RENTERS CAN FACE IS PERSONALIZING A SPACE. From landlord restrictions to budgetary constraints, there are a multitude of reasons why many renters are unable to make desired changes to their homes.

While the basic setting is often nice, renters are limited to painting, rugs and furnishings to infuse their taste and lifestyle into an apartment.
