s you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location.

Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

hat’s your motivation? Do you need more space - or less of it? A new lifestyle? A new job? A change in your family or relationship status necessitating a new apartment? Then embrace the opportunity, go out and find that perfect new place to call home.

Sometimes, even though life has changed and a new apartment is necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isn’t an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully.

The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality.

Start looking. Look in advance so you get a feel for what the market has to offer. If you like something, put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too.

If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on.

veryone has to live somewhere, and in an enormous region of rural and urban centres across Southwestern Ontario, that’s a lot of homes. The rental community is enormous. With so many incredible rental opportunities and great property management companies, we found our niche 25 years ago when the Renters Guide brand was founded. We quickly became the experts at connecting great apartments with suitable renters in search of a home.

The industry was much different 25 years ago. Those vacancy signs on the front lawn were key in the 1980’s. Ads were placed in local news papers and people looking for new apartments were just as likely to ask a friend as they were to poke through the TheRentersGuide.ca

notice board at the local grocery, hoping for a good lead. And then, in 1989, Renters News – as Renters Guide was known back then – hit the street. Our boxes were already distributing the very successful AutoTrader magazine, the publication that changed the face of used car sales. Adding in Renters Guide, we revolutionized the way that apartment hunters could find their new homes, we created an easy solution for advertisers to reach those renters.

We had no idea how iconic those bright yellow boxes on every corner would become, but the magazine took off from the start. Suddenly property management companies and landlords had a voice! Instantly,TheRentersGuide.ca someone in need of an apartment had a great and easy-tosearch selection! But it was more than just supply and demand. With adver-

tisements containing pricing, pictures and some information about amenities, Renters Guide was delivering qualified renters to fill vacancies. It was no longer necessary to divvy up advertising budgets between three-line classified ads in multiple resources. Instead, advertisers could focus on catching the eye of prospective tenants because Renters Guide quickly set the standard in rental advertising – the go-to for both tenant and landlord. By focussing the search and delivering it frequently and conveniently, we realized that we’d become a very important piece in the rental puzzle – and we took on that responsibility quite seriously.

Renters Guide is more than a business, it’s about helping people find one of the most important and essential parts of life – a place to live, their home. Renters Guide began to source information from industry professionals and include features, news and articles that would help: moving advice, information about apartment living, articles about communities, so that people could get a sense of new neighbourhoods, community news – and more.“We’ve addressed some key issues in Renters Guide editorially since Elisa took the helm as Editor in 2009,” says Susan Legge, Editor-In-Chief and Director of Content.“And we’ve seen the property management companies we work with hard at work improving and evolving their businesses in order to give their residents the best rental experience and lifestyle possible.” Renters are doing their homework and are seeking out top-notch landlords, she said.“They want a property management company who understands their lifestyle needs and they expect a seamless experience from the time the lease is signed until the day they move out. The rental lifestyle is unique, and we’ve highlighted this in our editorial content. We’ve also been instrumental in bringing some lifestyle tips and advice into the magazine too by including articles such as recipes and decorating advice which make for an all-round enjoyable read, whether TheRentersGuide.ca you’re actively looking for a rental or just browsing.”

Kate Nash, a long-time employee with Renters Guide, joined the team about 15 years ago. Kate started as a sales assistant, moved on to become one of the industry’s highest achieving media sales people, and onto her current position with the magazine as National Manager of Business Development. As the Internet became more accessible, Kate recalls how Renters Guide was one of the first to realize and optimize the online search. Launching RentersNews.ca, the website was quickly embraced and set the standard.“It was one of the first to market with unbelievable traffic that grew year over year. We were early in marketing the rental industry online and we introduced the industry to its online/ print bundle,” Kate says.“We were the core resource in rental advertising.”

From the start, the magazine got on board with various rental associations such at the Hamilton and District Apartment Association (HDAA), the London Property Management Association (LPMA) and the Federation of RentalHousing Providers of Ontario (FRPO), becoming strong supporters and sponsors of community initiatives and industry events. The Renters Guide brand also became quite involved in the community’s charitable associations, ensuring that, beyond just financial contributions, we used our publication’s reach and audience to spread awareness.

Along the way we’ve heard the stories and spoken to residents. We’ve heard how delighted people were to find their new home, how they didn’t realize what was available in their area, that they thought they would have to struggle to find something within their budget, but found it easy to find the perfect home for their family within our pages. We’ve had feedback about articles and interest in learning more about different properties and programs.

“We’ve changed, grown with the times and responded to feedback,” says Jacky Hill, Vice President, Wall2Wall Media.“At its launch 25 years ago, the brand was called Renters News. Styled after the newspaper and published in magazine

format, it was all newsprint stock. But it wasn’t long before it adapted and became vibrant with glossy pages and full-colour ads that jumped off the page.

A decade ago Renters News was recognized as the magazine that published the most glossy pages per year in North America. How to find a building with an environmentally responsible property manager B Y TE D WHI T EHEAD Over the past few years, protecting the environment has attracted a phenomenal amount of media coverage and concern across industries, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is.

For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use?

Is the property manager well versed on the environmental programs in place in their municipality? Landlords and property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

Water conservation is another area where apartment building owners can make an effort. Property managers and landlords should let tenants know what constitutes refuse and disposal items that can be placed in the wheeled carts or front-end containers that are emptied regularly by the municipality.

When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. As you search for the perfect building, keep the colour Green in mind and ask questions before you make your move.

Making Your Place Your Own

you can inject colour and create whatever and however you want, using your furniture, artwork, accessories and rugs. These all are an opportunity to mix pattern, colour and styles, harmonizing a beautiful and unique space.

As you begin the decorating process, start by establishing the sofa and area rug.

The sofa should be proportionate to the room.

A clean, sleek shape with narrow arms suits a small room, and doesn’t waste space. I like to use a neutral fabric – something that will wear well and anchor the room. Accessorizing with patterned and solid pillows in a complementary colour scheme is sure to bring excitement to the sofa and space.

Area rugs can also be your beginning point of reference for your living area, especially if there is a particular pattern and colour that you are fond of. I prefer the use of rugs over carpets, as they come in various sizes, colours and designs, but they also allow you to show the surrounding flooring.

I am sure most of us have fond memories of living at home with our parents, and saying, “I can’t wait to get my own place so I can decorate it the way I want to,” after being grounded for painting the walls a horrid colour to our parents’ dismay. We couldn’t wait to get out into the real world and do it “our” way. “Its only paint,” we’d retort, but this somehow never appeased them.

Some of us were fortunate to move out sooner than others, usually to university or college, but it still meant we were living in strict policy – dorms (where at the fraternity or sorority houses, anything goes) or a cheap rental – a room in someone’s home or a shared accommodation where painting just wasn’t a option. So, we let the walls be neutral and focused instead on the TheRentersGuide.ca furniture.

1. Plan ahead – Make sure to gather your receipts and NETFILE code, register for My Account, and sign up for direct deposit before April 30. Submitting your income tax and benefit return before the tax-filing deadline means you can avoid having to pay late-filing penalties.

2. Tax-free savings account – A tax-free savings account (TFSA) is one great way to save money, since you don’t pay tax on any income you earn from investments in your TFSA. 3. Registered retirement savings plan – Any income you earn in a registered retirement savings plan (RRSP) is exempt from tax, as long as the funds stay in the plan. RRSPs help you save for your retirement and get a break at tax time too.

4. Public transit tax credit – If you or someone in your family is a regular user of public transit then you may be able to claim a non-refundable tax credit based on the cost of eligible transit passes.

5. Pension income splitting – If you are receiving income from a pension, you can split up to 50 per cent of eligible pension income with your spouse or common-law partner to reduce the taxes you pay.

6. Students – Are you still in school? Students can claim the tuition, education, and textbook amounts. Have you graduated recently? You may be eligible to claim the interest you paid on your student loans.

7. Child care expenses – For those who have children, you may be able to claim child care expenses that you or your spouse or common-law partner paid so that either of you could work, do research, or go to school.

8. Home buyer’s tax credit – If you’re a first-time home buyer you may be eligible to claim $5,000 on the purchase of your new home, which can save you up to $750.

For people who are self-employed 9. Hiring an apprentice – Did your business employ an apprentice? A salary paid to an employee registered in a prescribed trade in the first two years of his or her apprenticeship contract qualifies for a non-refundable tax credit for the employer.

ore than 4 million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive.

Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic TheRentersGuide.ca

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.
