enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant.

As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

love ringing in the new year. I especially love the countdown – everything stops for that 10-second count. It’s the end, and then it’s the beginning. I’ve always put a lot of stock into it, and that first second of that first day is transformative. Not everyone feels the way I do, but at least my friends and family indulge me!

One of the things I always reflect on is my home. Have I been storing things – holding onto possessions, clutter, the past – unnecessarily, or is it all still part of my life? Have I outgrown my space or has it outgrown me? Do I need to plan for a change? Storage? Decor? Organization? Relocation? I moved a lot more when I was younger – a new city, different roommates, growing my family. Not that I’d necessarily start looking at rental ads on January 1, but I’d identify my needs, and put them in my plan for the new year.

I’m not a ‘New Year’s Resolution’ person, but I guess you could call me a ‘New Year’s Organization’ person. I invite you to join me and think about all the things you’d like to leave behind in 2014 and all the new you’d like for 2015.

AS ONTARIO’S LEADING ADVOCATE FOR QUALITY RENTAL HOUSING, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff in the province.

The organization created the Certified Rental Building Program (CRBP) to help apartment-seekers locate professionally operated and maintained buildings.

Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards.

Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in the today’s rental residences and can be achieved in many ways with the help of renters.

Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the common areas of apartment buildings such as elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not regulated, but some renters today are choosing to smoke only outdoors on their balconies or outside the building.

“Respecting the rights of everyone, smokers and non smokers alike, leads to a healthier, safer and more harmonious living environment for all,” says Mike Chopowick, director of Policy Matters, Federation of Rental-housing Providers of Ontario.

Most people understand that outdoor air quality is affected by things such as smog and the exhaust from vehicles, but may not realize that indoor air can actually be a lot worse. This is because residents live in proximity to commonly used products that may be toxic and pollute the

air that they breathe.

To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints.

As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system.

Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the landscaping. Plants and trees have a great impact on the environment in filtering toxins.

There may be spots around apartment buildings where well-placed trees can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit.

FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings.

As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings. Based in Toronto, the GTAA represents the interests of active and concerned firms participating in the multi-family rental housing industry.

CANADA’S PURPOSE-BUILT RENTAL VACANCY RATE INCREASES IN THE PRIVATELY INITIATED PURPOSE-BUILT RENTAL MARKET, the average rental apartment vacancy rate in Canada’s 35 larger centres1 increased slightly, to 2.8 per cent in October 2014, from 2.7 per cent in October 2013, according to the fall Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC).

“Between October 2013 and October 2014, the supply of purpose built rental housing units rose by 2.7 per cent.

Overall, this increase in supply outpaced the rise in occupied units, slightly pushing up the national vacancy rate,” said Bob Dugan, Chief Economist at CMHC’s Market Analysis Centre.

“That said, demand for rental housing was supported by net migration and steady levels of full-time employment in the 15 to 24 age group”.

The results of CMHC’s fall survey reveal that the highest purpose-built rental housing vacancy rates among the country’s larger centres were in Saint John (9.0 per cent), Moncton (8.7 per cent), Ottawa-Gatineau (Que. part) (6.5 per cent) and Charlottetown (5.9 per cent), while the lowest vacancy rates were registered in Vancouver and Kelowna (1.0 per cent), Guelph (1.2 per cent), Calgary (1.4 per cent) and Victoria (1.5 per cent).

Overall, the average rent for two-bedroom apartments in existing structures across Canada’s 35 larger centres increased 2.5 per cent between October 2013 and October 2014. The average rent for a two bedroom apartment in new and existing structures was $941 in October 20143.

CMHC’s October 2014 Rental Market Survey also covers condominium apartments offered for rent in 11 large urban centres, including Vancouver, Toronto and Montréal. In this particular segment of the secondary rental market, rental RentersGuide.ca condominium vacancy rates ranged from a high of 3.4 per cent in Montréal, to a low of 0.7 per cent in Vancouver. Average monthly rents for two-bedroom condominium apartments were highest in Toronto ($1,818) and lowest in Québec City ($1,070).

To address this need CMHC has, for the first time, asked property managers to provide information on the total number of condominium apartment units owned by people whose permanent residence is outside of Canada as part of its survey. The condominium foreign investment information was collected in 11 Census Metropolitan Areas (CMA) in Canada. They include: Vancouver, Victoria, Calgary, Edmonton, Regina, Saskatoon, Winnipeg, Toronto, Ottawa, Montréal and Québec.

The results of this additional question indicate that the percentage of foreign investment in condominiums in Victoria is 1.1 per cent, Vancouver 2.3 per cent, Calgary 0.2 per cent, Edmonton 0.1 per cent, Saskatoon 0.3 per cent, Regina 0.1 per cent, Winnipeg 0.1 per cent, Toronto 2.4 per cent, Ottawa 0.7 per cent, Montréal 1.5 per cent and Québec 0.6 per cent.

With respect to location, the city core in Canada’s largest rental markets (Montréal, Toronto and Vancouver) experienced larger foreign condominium ownership. (More details can be found on page 5 of the report).

THERE IS SO MUCH BUILDUP AT THE END OF THE

year that it can almost feel like a race to the finish line.

Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you.

Try new methods that may improve your life in little, noticeable ways.

Get clear on the year ahead If New Year’s resolutions are not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and RentersGuide.ca pasting images that you feel drawn to or that represent something you’d like to be or have in your life. End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action.

Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it.

Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?”

This usually puts the decision into perspective and helps you make it confidently.

PLAN AHEAD for a smooth moving day

MOVING CAN BE A STRESSFUL EVENT IN OUR LIVES. However, with proper planning, you can help make your moving day a success.

Advance planning is essential. Begin at least two months before your anticipated moving date by taking an inventory of your belongings, including furniture, lamps, pictures, books, dishes, cookware, bedding, clothing, etc., to determine how many cartons you’ll need. Start collecting empty cartons well in advance. Decide if you will be hiring professional movers, or if you’ll be renting a truck and moving yourself. Your budget ,physical capacity and time constraints will all impact on this decision.

FIGURE OUT IF YOU NEED TO RENT STORAGE SPACE. If your new apartment is too small for all your things, consider storing some of your items. Also, if must move out of your old apartment before you can move into your new one, you might need to store your stuff until you’re allowed to move into your new apartment.

RESEARCH THE BEST MOVING TIMES. Some apartment buildings restrict moving to certain hours. Make sure you schedule the movers or truck rental hours within these requirements. If possible try to avoid periods with rush-hour traffic.

COORDINATE WITH YOUR LANDLORD. Moving policies may vary from company to company, so make sure you are thoroughly familiar with: • Vehicle parking and building access rules (Will you be using the front door or a special service entrance?) Find out exactly where you, your friends and the movers are permitted to park while you are moving your things into the building.

• Rules and requirements for reserving the elevator (the building may have special fabric protectors that they install in the elevator to prevent damage while you’re moving).

• When/where you will pick up your keys – most likely, the day you move in, but you may be able to make special arrangements to pick them up beforehand.

RentersGuide.ca SCHEDULE THE MOVING DAY WITH THE TRUCK RENTAL OR MOVING COMPANY. You may have to take a day off of work to move. It’s a good idea to recruit a friend or RentersGuide.ca relative to help you.

ALLOCATE AT LEAST A WEEK TO PACK, OR MORE IF YOU WORK FULL TIME OR GO TO SCHOOL. Never wait until the last minute. Packing is tiring and takes a lot of planning. If you can, plan to take off the day before you move, in case of any last-minute errands and cleaning.

CLEAN THE APARTMENT YOU’RE VACATING. If your landlord has to make many repairs or do heavy cleaning, you could be responsible. So, take care to leave the apartment the way you found it: sweep the floors, wipe off the counters, clean the stove, inside the fridge, and clean the bathroom.

Be environmentally responsible – recycle your empty boxes.

After you’ve unpacked and settled in, flatten your boxes and place them in the building’s paper recycling area.

YOU MAY WANT TO KEEP THE FOLLOWING ITEMS HANDY TO USE DURING YOUR MOVE: - Boxcutter/knife - Packing tape and dispenser - Hammer, screwdriver - Scissors - Extension cords - Batteries - Flashlight - Snacks and drinks - Paper plates, napkins, cups, cutlery - Plastic garbage bags - Cleaning supplies - Light bulbs - Phone (for your land line – If you have one) - Toiletries (i.e., soap) - Bedding/towels – so you’ll be able to make your bed and sleep comfortably, even if you’re not unpacked
