The big decision
A little extra research pays off with peace of mind
Y
VICE-PRESIDENT, WALL2WALL MEDIA
Jacqueline Hill
ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/ developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Be prepared
This adage is never more true than when buying your first home
T
he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home & Condo Guide, like all editions we put together, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. With this knowledge, and your own enthusiasm, you’re well on your way!

FIRST-TIME HOMEBUYERS
showing their rational side ACCORDING TO A NATIONAL SURVEY
conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder
Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada.
to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

es, Westminster Woods, the community that stands apart from all others, is very near completion but it will live on at Westminster Highlands just up the road in Fergus. All the features, amenities and lifestyle attributes perfected in Guelph over the last decade are ready to adorn this master-planned community being carefully crafted and designed by Reid’s Heritage Homes. View the exciting plans and details for this new community at a grand opening this spring. Guests pre-registering will receive priority information with all the exciting details to come. You’ll find Westminster Highlands taking shape just off Hwy. 6 at the entrance to Fergus, where shopping and amenities abound. It will be a community imbued with historic charm, modern amenities and many kilometres of natural beauty blended with a meandering hiking trail, paved for easy stroller and wheelchair access to the passive and active recreational areas. The main entrance into Westminster Highlands will be beautifully landscaped with additional features to denote that this is a community like no other. Built for family life and living, the community will include linear park space, junior playground equipment and a basketball court. Fergus is that cherished secret that combines all the good things in life. It’s a quiet town, settled in the midst of daytripping country with a short drive to Guelph. Recreational influences abound with a wonderful array of dining spots, a recreation centre with three ice hockey rinks (a space other municipalities only wish they had!) and amenities for families

of all ages. Westminster Highlands projects a serene atmosphere within a reasonable commute to Toronto. Westminster Highlands will eventually be home to families of all sizes, so residents will be able to choose from various lifestyle options as the community grows around them with neighbours of all ages and stages of life. Right now, single-detached homes, bungalow towns and executive towns will be released. Bungalow towns, with the emphasis on a carefree lifestyle offer main floor living as the ultimate in convenience with two and three bedroom designs. End units offer a two-storey design. Lots will be fully sodded with paved driveways, patio areas with privacy fencing and garages. Executive towns made popular in Guelph will be just as opulent at Westminster Highlands with soaring cathedral ceilings, ceramic tiles, and enhanced kitchens with upgraded cabinetry, as standard finishes on select models. Fantastic optional upgrades are available for discerning tastes. All homes are Energy Star qualified, offering a healthy, Green home that reduces energy consumption while saving money. For more than 30 years, Reid’s Heritage Homes has been proudly offering homes of quality throughout Ontario – from executive estates to retirement communities, from towns, semis, bungalows and two-storey homes to condominiums. The company’s pride shows in its design excellence, outstanding quality and meticulous craftsmanship on display in successful communities like Village by the Arboretum and Westminster Woods. If you love Westminster Woods, you’ll adore Westminster Highlands. Two Mohawk College construction students receive $2,500 bursary from HHHBA
The Hamilton-Halton home builders’
Association (HHHBA) has awarded a bursary to two deserving Mohawk College students. The funds are aimed at assisting the most deserving graduates of the construction and renovation technician programs to launch their own construction or renovation company. The HHHBA launched this bursary program with Mohawk last year at its annual fundraiser BBQ during its milestone 70th anniversary year. More than 100 builders, renovators, trades and suppliers attended the event to support this great program. The HHHBA has committed to fund the bursary for a minimum of three years and hopes it will lead to great successes and help graduates successfully start their business. This year, the bursary was awarded to Chris and Jason Ford, two brothers from Brantford, Ont. Chris and Jason both left long time jobs at Ford in Oakville to pursue their dreams of working and

Chris and Jason have excelled in their studies and have become leaders to their younger classmates. The two brothers plan to use the $2,500 bursary to start up their own company called Ford Brothers Construction. “Giving back to the community is essential to our association and one of the things we continually hear from our members is the lack of young skilled trades people in the marketplace,” says Mathieu Langelier, HHHBA’s executive officer. “ So, supporting Mohawk’s great construction program and providing some financial assistance to future contractors is a natural fit for us.” The bursary provides a great opportunity for young people who are just starting their careers. The construction industry is full of opportunities for work and the HHHBA is very proud to support the future of our industry.

PORT PLACE MAKES A SPLASH IN PORT DALHOUSIE WITH AMBITIOUS WATERFRONT PROJECT

ort Place has made a splash in St. Catharines with its plans for this state-of-the-art, 17-storey condominium tower that will forever change the Por t Dalhousie skyline. Over the next two years, developers of Port Place will initiate a transformation of this popular summer locale on the Lake Ontario shore with an ambitious mixed-used waterfront development that will preserve
key heritage elements while adding upscale condo suites, 36,000 sq. ft. of ground level commercial space, a theatre and a boutique hotel. At the heart of the development will be a public square surrounded by shops, outdoor patios and a mix of restaurants to energize the waterfront. In winter, the square will provide an outdoor skating rink. The ground level of the tower will be a collection of retail stores, restaurants, and services complementing the beach, boutique shops, cafes and activities that already exist, with a suite of professional offices on the second storey accessible by elevator. Also just released are 15 Harbour Lofts, which sit atop the commercial space and

have prime views. They’ll be joined to the tower by a glass bridge. Port Place will introduce residential units to the waterfront, while the theatre, hotel and commercial space will draw patrons to boost the local economy. The project will be an asset for the community, says Brian Tilley, vice-president of sales and marketing for The Augustine Group. “It really will become a year-round destination.” Another component of the Port Place development – a 103-room boutique hotel – is on the brink of being sold to a major name in the hotel and hospitality industry. The hotel will also run the project’s 400-seat world-class theatre. The hotel will incorporate the preserved facade of the Austin Hotel, a tiny 1845 stone jail that is one of the oldest in Canada, and the Lakeside Hotel, officially designated as a heritage building. Sales are at 30 per cent for the 80 condo units in the tower, with prices ranging from $297,990 for a 565-sq.-ft. suite to $3 million for a 3,000-sq.ft. penthouse. Average suite size will be 1,100 sq. ft., with average prices of about $500,000. With the retail space sold, reduced pricing is being offered for a limited time on 20 suites to secure the final stage of financing. Only a few remaining sales are needed and then construction can begin with a completion date just in time for the 2015 Pan Am games and the rowing competitions that
will take place on the neighbouring Henley course. “It’s waterfront pricing and there’s not much waterfront available in the Golden Horseshoe,” points out Brian Tilley, vicepresident of sales and marketing. “You’d pay twice the price for the Toronto waterfront.” With experience in the construction industry totaling more than 50 years, the diverse team behind this project includes Derek Martin with 20-plus years of experience in heavy civil construction and other major projects, including the bobsled track for the 2010 Winter Olympics in Whistler; Harvard-trained architect Michael Kirkland of Toronto’s Kirkland Partnership to design the tower, which offers expanses of glass and large balconies; and Toronto designer Alex Chapman of Union31 to design the suites and common areas as well as the onsite model suite, a showpiece of the level of luxury living that awaits. Toronto is just an hour away by car – or 30 minutes by boat – and the Buffalo international airport is a 30-minute drive. Being in the heart of Niagara, wine country is also minutes away, and golf courses are found in every direction. Whether you’ve lived in Port Dalhousie for much of your life… or whether you’ve always wanted to live in waterfront location, Port Place offers a once-in-a-lifetime opportunity to enjoy a carefree condominium lifestyle like no other. Port Place in Port Dalhousie, with units ranging from 565 to 3,000 sq. ft. and priced from $297,990, will be available for occupancy in the summer of 2015. Who is
Eastforest Homes?
E
astforest Homes is one of the largest, most successful builders in Southwestern Ontario. Since arriving from Europe more than 25 years ago, the founder of Eastforest Homes has built upon cherished values passed down through generations of skilled family craftsmen. As an award-winning company with more than 6,000 homes completed, Eastforest has a reputation for quality and customer service. Awarded with EnerQuality’s Energy Star for New Homes Builder of the Year Award at the 2012 EnerQuality Awards of Excellence, Eastforest Homes is once again recognized as a leader in the homebuilding industry and one of first new home builders in Ontario to adopt and embrace the new Energy Star for new home standards, which became effective on Dec. 1, 2012. This prestigious award recognizes leadership in construction technology and innovative design techniques and practices that promote a positive environmental impact. The results speak for themselves. You will find thousands of Eastforest homes in beautiful communities throughout the Kitchener, Waterloo, Guelph, Cambridge, Baden, New
Hamburg, Listowel, London, Paris, Brantford and Simcoe areas. Whether it’s a singledetached, semi-detached, townhome or multi-unit dwelling, you can be certain that each home is built with skill, expertise and genuine pride. Eastforest Homes is a builder that cares – not only about the quality of the homes it builds and the satisfaction of the people who purchase them, but about giving back to its communities. Most recently, Peter Catana, founder and president of Eastforest Homes, was honored for his support of Conestoga College with the naming of The Peter Catana Construction Skilled Trades Centre in recognition of the generous pledge of $1 million over the next 10 years. Eastforest recognizes the need and the value of these apprentice programs for the home building industry, for the community and for students enrolled in the program.

Another leading edge initiative is the innovative Optimum House opening this summer at Vista Hills in Waterloo. The Optimum House will be an educational opportunity to see and learn about new construction techniques, technology and materials. The Optimum Home Program is sponsored by Union Gas in partnership with the leading experts at Building Knowledge and will provide an amazing insight into the construction of a new home. The 15,000-sq.-ft. design studio located at 155 Washburn Dr. in Kitchener also encourages those looking for a new home to drop in during public viewing hours and learn more about the new home building process and the options available.
Eastforest Homes is not your ordinary home builder. Eastforest Homes believes that home building excellence rests not on the bricks and mortar – but on the strong foundation and relationships with committed staff, expert tradespeople and quality suppliers. Every purchaser deserves the highest degree of professional service throughout the home building process. It is not the quality of your home that makes the difference – it is the quality of your builder. For more information, visit eastforesthomes.com apr 27 - may 11, 2013 | New home & condo guide SWO 49

MORE THAN JUST THE FALLS
P
eople around the world recognize Niagara Falls as the honeymoon capital of the world, where the Falls roar and mist fills the air as visitors stroll along its edge, spray on their faces from one of the world’s greatest natural wonders. Residents throughout the Niagara region identify with far more. Diverse job opportunities, an economic base rooted in tourism, horticulture, farming and manufacturing and affordable housing set within one of Canada’s most scenic settings, tempered by a moderate climate provide residents with their own reasons to roar.
Located in southern Ontario and bordering the US, the Niagara region is an area of 1,800 sq. kms forming a peninsula of land between Lake Ontario and Lake Erie with a population of about 430,000. It encompasses St. Catharines, Grimsby, Town of Lincoln (Beamsville, Jordan and Vineland) Niagara Falls, Niagara-on-the-Lake, Welland, Port Colborne, Fort Erie and the neighbouring communities, towns and villages of Queenston Heights, Chippawa, Port Robinson, St. David’s, Ridgeway, Stevensville and Sherkston. Niagara is a major gateway to North America. Its cities and towns are less than a one-hour drive to Toronto, Buffalo or western New York. Businesses are within one day’s drive of 55 per cent of all U.S. manufacturing activity, and almost half of the U.S. population. The region is accessible worldwide through the St. Lawrence Seaway and Welland Canal.

Lined with scenic routes and parkways and dotted with fruit stands, antique markets, historic sites and nature trails, the area population increases in summer due to a quieter way of life and small-town atmosphere. Tourism and the closely related service industry form the economic foundation of this area, that serves about 20 million visitors annually and generates more than $2 billion in revenue. But not everyone is a visitor. With great job prospects, hundreds of newcomers choose this area as their permanent home each year. Quaint communities such as historic Niagara-on-the-Lake, Fonthill and Crystal Beach, even Fort Erie and Ridgeway, are drawing empty nesters ready to indulge in both custom homes and other offerings. Lifestyle and lower prices are the lure. Home prices are much lower than those in the GTA, drawing residents from beyond the Niagara borders. New-home construction is strong in Grimsby and Beamsville, with Cambridge Homes, Losani Homes, Branthaven Homes and Homes by DeSantis all active in the area. Mountainview Homes has a new site, Thundering Waters, opening in Niagara Falls, as does Great Gulf Homes with its Edgewood Niagara Falls project. BW Homes, Ballantry Homes, Homes by DeSantis, Rosehaven Homes and Phelps Homes are also active in Niagara. BW Homes has a new development, Niagara on the Green, in Niagara-on-the-Lake, as does Langendoen Homes with Courtland Valley. In nearby Thorold, Great Gulf now has model homes open at its Rolling Meadows community, and Rosehaven Homes has Gibson Heights. Clearly, there are many home options – and lifestyle choices – in this world-famous area. Take a drive along the rural roads and parkways and view gorgeous gardens, parklands and orchards of the Niagara fruit belt. A moderate climate and rich, productive soil provide the unique

agricultural resources to make the Niagara region ideally suited for fruit and other crop growth. Two-thirds of the province’s tender fruit orchards are located here, producing a majority of the province’s peaches, cherries, pears, plums, apples, apricots, prunes and grapes. Going Green is nothing new for Niagara, that boasts more than 18 million sq. ft. of greenhouse space. Some 200 greenhouses and 75 food processing plants employ more than 6,000 workers, with thousands more employed in related industries. Horticulture is supported with extensive training programs through Niagara College’s Horticultural Centre, The Niagara Parks Commission School of Horticulture and The Horticultural Research Institute of Ontario (University of Guelph), all of which base programs in the Niagara Region. Niagara’s grape industry produces more than 48,000 tonnes of grapes annually. New wineries are just an example of the region’s ongoing expansion in overall agricultural/ food processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route, as indicated by highway post-signs from Stoney Creek to Niagara Falls, connecting 30 of the area’s 70 wineries. Hundreds of thousands of visitors tour this scenic route annually. The wine industry employs more than 5,000 people in wineries, retail and as suppliers and growers. The recent recession was especially hard on manufacturing companies in the region. Formerly among the main employers, GM and companies servicing the automaker are now smaller players on the economic stage. By contrast, Fallsview Casino, with 4,700 workers, is the second largest employer in the Niagara area (Niagara School Board is the largest), followed by General Motors with 2,700. The tourism and entertainment sector also includes the Shaw Festival, Niagara Parks Commission and Canadian Niagara Hotels and Entertainment. Other major employers are the Niagara Health System, Niagara Region, Seaway Marine, Brock University and Canadian Tire Financial.
The economic impact of relatively new players such as Fallsview Casino and the subsequent arrival of hotels and related businesses has resulted in substantial growth in the new-home market in the decade since it opened. As many people are discovering, Niagara is a great place to work, play and live. The honeymoon is never over.

If
you’r e

most
new
homeowners, when the weather feels warmer and the days get longer, you might find yourself thinking about how to make your yard as beautiful as your new home. Before you dig in, there are a few things you should consider when planning landscaping or building additional structures around your house. When building your new home, the builder has taken care to ensure that water will not accumulate at or near the foundation. Any landscaping that alters this grade could lead to poor surface drainage, ponding, flooding, basement dampness or foundation settlement – all of which could result in damage that may not be covered by your new home warranty. When planning to add flowerbeds, a pool, a deck, a second driveway or any new structure around your home, take care not to alter your property’s drainage patterns. The Ontario
Building Code requires that a building should be located or graded so that water will not accumulate at or near the building or adversely affect adjacent properties and that exterior foundation walls should be extended a minimum of 150 mm above the finished ground level. Lot grading requirements vary from municipality to municipality, so before making changes to what your builder has put in place, check with your local building department to understand the requirements that apply to your home. In general, the following guidelines should be followed: • T he top of your foundation should be above grade a minimum of 150 mm for masonry cladding and 200 mm for wood cladding. • Grade the lot so that the land slopes away from your house for at least 1.8 metres around the foundation. • Do not change the elevation around the lot perimeter. • Extend downspouts so water flows away from the house and does not collect next to the basement walls and windows. No matter how much the elbow joint of the downward drain spout disrupts your flower beds, don’t take it off or water will drain from the roof straight down into your foundation. • Ensure surface drainage is directed away from window wells and exterior stairwells. • Swales (depressions in grading between tract properties that are intended to manage water run-off) should be located within the limits of the lot and have a maximum depth of 150 mm and a side slope of three to one. • Don’t cover up weeping holes (small openings located near the base of masonry structures). These allow water inside a building to move outside and evaporate. Raising the grade above weeping holes could not only allow water to back up and weaken your foundation, but may also allow insects and small animals to enter the building. Understanding this information before you start landscaping will save you time, money and frustration. It may also help keep your basement dry and your warranty in place. If you have any questions about how grading or drainage issues could affect your warranty, give us a call at 1-877-9TARION or find us on Facebook. apr 27 - may 11, 2013 | New home & condo guide SWO 59

n Woodstock, The Sally Creek nine-hole executive golf course is now open and welcoming golfers who are eager to try out their skills after the winter hiatus. “Golf is just one of the many lifestyle attractions drawing new-home buyers to The Village at Sally Creek premier four-season adult-lifestyle community,” says Sue Webb Smith, marketing director, Geranium Homes. “The course is just a few minutes from home and the Bistro, which is open every day, is a great place to meet for a meal afterwards.” Geranium includes a free one-year golf club membership for two in the purchase price. House hunting is another spring activity, and Geranium Homes is ready with three stunning model homes. The models showcase how easy it is to live comfortably in a home that’s sized just right. Combining thoughtful design, construction quality and interior finishes, and designed by acclaimed Bryon Patton & Associates Interior Design, the furnished models demonstrate Geranium’s semi-linked and fully detached bungalows and bungalowlofts in this established neighbourhood. The value is built in with Geranium’s own stringent construction methods and materials in homes that achieve Energy Star labelling, with up to 20 per cent energy savings annually over a
home built to minimum Ontario Building Code. Semilinks start from only $289,900 and 50-ft. detached homes from $339,900. Model highlights include The Bayside “Country Estates,” which is an elegant 1,804-sq.-ft. two-bedroom detached bungalow. The Bayside features a Great Room with a gas fireplace and cathedral ceiling, kitchen with an island, sun-filled morning room and open-concept living/dining room. The Wentworth model with optional loft is a grand 2,716-sq.-ft. residence. The home’s voluminous Great Room flows into the expansive kitchen and dining area. The Ryder collection semi-link model 2902 shows both the optional loft and finished walkout basement for a total living space of 3,061 sq. ft. The loft-space overlooks the large Great Room and the kitchen features a generous breakfast bar. Every home in the adult-lifestyle neighbourhood comes with membership to the community’s Recreation Centre, the first phase of which is completed and in use. Meet our hero
Hudson In 1968, Les Campbell’s two-year-old brother, Scott, lost his courageous battle with leukemia. Forty years and one generation later his two-year-old son, Hudson, is fighting a variation of the same cancer. When Scott was diagnosed at The Hospital for Sick Children (SickKids), little was known about cancer and survival rates with treatment were less than 10 per cent. Today, more than 80 per cent of children diagnosed with cancer will live. The approach to patient care was also very different. Every morning, Scott would be dropped off at the front doors of SickKids and picked up in the afternoon. Six months into treatment, he succumbed to the disease. Upon receiving Hudson’s diagnosis of t-cell acute lymphoblastic leukemia (ALL) in August 2011, his parents uprooted their life in Guelph and moved to Toronto to be closer to SickKids. “We would have gone anywhere in the world to receive the best treatment,” said Les.“And we ended up where we would have gone.” Throughout the five rounds of high-dose chemotherapy and the many days spent at SickKids, it was Hudson who brought the most comfort to Les and his wife. Les recalls one experience at the hospital when he felt overwhelmed by the situation. Sensing his father’s emotion, Hudson put his hand on his father’s shoulder and gave him a hug. He similarly had a positive effect on everyone involved in his circle of care at SickKids and knows each team member by name. In May 2012, Hudson entered the maintenance stage of his treatment and now takes chemo pills orally from home. Although Hudson has tolerated treatment well so far, Les recognizes there is still a need for continued research into diseases like cancer.
“Growing up knowing my brother’s story made hearing the recent breakthroughs in cancer survival rates sound great before Hudson was diagnosed. Now being a parent of a child with cancer, 80 per cent isn’t good enough. Thanks in part to ground-breaking research conducted at SickKids, children like Hudson are able to beat cancer. Survival rates have doubled in the last 25 years alone but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids. SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certification, the new SickKids Centre for Research & Learning will, for the first time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer Stem Cell and Regenerative Medicine area of the Centre is Better Outcomes, Better Lives - ensuring treatments that help kids like Hudson survive cancer with no long-term side effects.

BUILDERS HELPING TO HEAL Wall2Wall Media, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids Foundation. The following companies have contributed generously to help give Ontario's children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support.
n
Builders Helping to Heal and Friends of the Industry are Wall2Wall Media initiatives stemming from SickKids Leaders, a program at SickKids which draws on the support of over 150 volunteers over 30 industry sectors. www.sickkidsleaders.com Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build.
Why SickKids? SickKids sees approximately 25 percent of the children diagnosed with cancer in Canada making us the largest paediatric cancer centre in the country. Kids travel from across Canada to receive cutting edge treatment at SickKids.
1.
Over $200,000 has been raised by Builders Helping to Heal. Donations have helped fund research that explains why some treatments fail to cure a form of brain cancer and points to a new method of treatment that may change the future for these kids.

Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Long-term view of your new-home buy PRODUCES A BRIGHTER PICTURE by WAYNE KARL IT’S EARLY SPRING, WARMER WEATHER IS HERE AND
summer approaches. It’s annual meeting time for much of corporate Canada, the economy is expected to gather momentum through the second half of the year and the real estate market is entering its busy season. Various housing agencies, realty firms, major banks and other stakeholders continue to release reports of months passed and forecasts for those about to unfold. Meanwhile, there’s interest rates and prices of consumer goods to monitor, with the Bank of Canada recently once again holding its influential overnight lending rate at one per cent. There are now even reports that the BoC may not raise rates until 2015. How to make sense of it all? Welcome to the first steps of becoming a homebuyer. Long before you visit your banker or start attending grand openings, model previews or open houses, experts say you should undertake a thorough self-education process that involves learning the basics of mortgages, reviewing your personal finances and researching your prospective home market. It’s time well spent, for all of this due diligence will prepare you for one of the most important steps you’ll ever take, and will help you make the necessary decisions from an informed and confident point of view.
Managing this process also includes keeping abreast of financial news, as well as any developments in your job security and credit-worthiness, and in the neighbourhood you’re considering buying in. Remember, when you buy a home, you don’t buy a national market. You don’t even buy a provincial, regional or even metropolitan one. You buy one property on one street in a particular area of a city or town. What happens in one neighbourhood may be completely different from what’s going on in another in the
Remember, when you buy a home, you don’t buy a national market. same city, or from one street to the next, and certainly from house to house. What’s challenging to one market might be a cause for growth in another. That’s why it’s important to not be overly concerned or excited by national trends and averages – be they positive or negative, disconcerting or glowing, about employment, home prices, housing starts or other important factors. Yes, pay attention to them all and file them as part of your research, but it’s more relevant to watch local developments that truly affect you and your market. Experts suggest you take a long-term view – five to seven years – of your home-buying decision. This will likely produce a brighter and more stable picture than anything caused by short-term vacillations. APR 27 - MAY 11, 2013 | NEW HOME & CONDO GUIDE SWO 77
