love my car, but sometimes I wonder if the convenience is really worth it. If I didn’t own a vehicle, I’d save hundreds of dollars every month, not to mention get some much needed exercise by walking more than I currently do while reducing my carbon footprint. If you use public transportation as your way to get around, living in a transit friendly area becomes one of the most important things to consider when you’re looking for a new location. The other alternative is to live near a Zipcar or AutoShare location. These are car sharing clubs. All you need to join is a driver’s license and a clean driving record to enjoy the benefits. You can use a car for a few hours or a few days and then drop it right back off where you picked it up. It’s a great alternative to owning a car since gas and insurance are usually covered and you don’t ever have to get a car wash or an oil change. Many rental properties in Canadian cities have started to incorporate this service into their communities. When you’re out shopping around for a new place to call home, be sure to ask about transit and alternates like car clubs. Save money and be kind to the environment.

afety is an ongoing concern, regardless of where you live. While some cities are safer than others – and there can be significant variation by neighbourhood, living in the ‘right’ or ‘wrong’ place isn’t the question. The question is: What can I do to ensure safety at my apartment. Many buildings are incorporating security cameras and limited access – a key or fob access system – to control entrance into and through the building. Don’t share your keys or make spares for people who don’t actually live at the property. Fobs are becoming more the norm because they can not be duplicated by residents and can be deactivated if lost. Don’t prop doors open, don’t let people in if you don’t know them and report any trespassers. All residents have an obligation to help keep the building and community secure. But beyond ‘stranger danger,’ there can be concerns within your own home. Do you have a working smoke alarm and CO detector? Have you checked to make sure they’e functioning? Have you changed the batteries lately? If it’s not functioning or not present, talk to your property management. It’s not just important, in many places it’s the law. Taking charge of safety is an important responsibility. Your home should be a haven, not a liability. Letting your landlords and/or property management know about any safety issue – from burnt out light bulbs to icy patches in the parking lot, broken door locks and unsecured windows. If you want to make the move, we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

7 steps to
de-cluttering for a move by HELLEN BUTTIGIEG MOVING IS RIGHT AT THE TOP OF THE LIST of most
people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate: 1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move. 2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories. 3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.
Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations). 5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the offchance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it. 6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes. 7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.
TheRentersGuide.ca
4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in TheRentersGuide.ca or disposed of in a way that doesn’t hurt the environment.

AS A DESIGNER, I’M INVOLVED in exciting design, décor and renovation projects daily. The notion that a designer’s job is only about creativity, colour and vision is simply not the case –TheRentersGuide.ca that’s just the half of it. We are also number crunchers, analysts and budget planners. It’s not the best part of our profession but at the end of the day, everyone is concerned with the bottom TheRentersGuide.ca line: what’s this going to cost me?
How do you decorate in style, invest in quality and still have enough money left over to enjoy your space? The answer is simple – make smart choices and save a little on everything along the way, prioritize and plan your purchases. Regardless of whether your budget is luxuriously high or commonly low, everyone has a price and a number they feel comfortable spending. If you can only spend money on a few key pieces, make them impactful to your space and purchase the best ofTheRentersGuide.ca what you can afford. The most significant changes you can make to your outdated room is by updating the lighting, changing your

drapery, and replacing your rug. All too often, especially when moving out for the first time or moving to a new city, renters are faced with empty spaces or hand-me-downs that don’t reflect their personality or lifestyle. When new furniture doesn’t fit within your budget, think of ways to repurpose or up-cycle by repainting, re-staining or reupholstering — these are all easy ways to give an old piece new life. Clients who come to us with a tight budget are always encouraged to shop their personal belongings first before heading out to invest in new pieces. If our clients don’t have quality objects to restore, we turn to other creative avenues like online auctions and vintage shops — you’re guaranteed to find one-of-kind pieces and gems at a steal. If you’re only prepared to make one large decorating commitment then look to drapery for the most bang for your buck. A good window treatment adds style, volume and layers to a space like no other décor piece. Whether you want to add side stationary side panels, light sheers or tailored romans, the options are endless and the costs can range dramatically. Custom drapery often gets a bad reputation for being too expensive. The truth is, it could be a real budget splurge but it doesn’t have to be. The overall expense all depends on the cost of fabric, labour, lining and installation, plus hardware. I would suggest investing in quality labour and purchase fabric that’s at a more reasonable price. See if you can source an outlet or ends of a line for budget-friendly fabric by the yard. When all else fails and your budget will only allow for minimal spending and short timelines, the easiest and least
A6=@ t If you own a sewing machine then make your own pillows and update the look of your sofa. Don’t be afraid to ask a local supplier if they have any discontinued pieces they need to “get rid of”. t Look to online shopping like eBay, Craigslist and Kijiji for antiques and vintage furniture. You’ll be surprised at the large assortment and great options. Look beyond the dust and stains, typically they’re all easy fixes. t For the best bargains find a local Estate or Moving Sale one man’s trash is another man’s treasure. For a good quality rug you’ll need to invest a large chunk of your budget so why not ask a flooring factory to bind or seam the edges of a carpet remnant. You’ll even be able to get it cut to a custom size.
expensive décor fix is the ever-trusted gallon of paint. A weekend project can turn your bland walls into a bold statement or your tired room into a stunning space. We always encourage setting your budget perimeter at the beginning of a project and making the best choices for you and your home.

Successful Search
I
BY JANE HERMAN
t took weeks of searching for my daughter and son-in-law before they finally found their first apartment! Despite all I know about apartment-hunting, accompanying them on their search provided me with fresh insight into the process, to help simplify this task for you.

renter’shelp
ESTABLISH A BUDGET Before embarking on your search, establish a price range you can realistically afford. Financial experts generally recommend that your rent be no more than 25 to 30 per cent of your gross monthly income. Don’t forget that you will have to put down a first and last month’s rent deposit with your application. (Security deposits are not allowed by law in Ontario).
DEFINE THE NEIGHBOURHOOD IN WHICH YOU WISH TO LIVE Is proximity to the subway an important criteria for you? Or perhaps proximity to a particular highway. Establish the boundaries of the area(s) in which you want to look.
GENERAL IMPRESSION OF THE BUILDING AND MANAGEMENT/STAFF: Note the condition of the building, both on the exterior and interior. Is it clean and well-maintained? Were you impressed with the level of professionalism of the rental agent or building manager? Are there maintenance personnel on site?
WHAT’S INCLUDED IN THE RENT? Make sure you understand what fees (such as utilities) are included in the rent. Heat and water are included as a matter of course. Hydro may be extra. If you require parking, what is the monthly rate? Is there visitor parking? Are there storage lockers?
CHECK OUT THE COMMON AREAS: Don’t forget to have a look at the TheRentersGuide.ca lobby, garage, and other common areas such as workout or party room and note the condition (is there a lot of damage? How is the lighting?)
TheRentersGuide.ca
Note the level of cleanliness. These all give some indication of the standard of maintenance in the building. How safe is the neighbourhood? What type of security system is in place?
MISCELLANEOUS When you go to view an apartment, it may be occupied by other tenants. Note the condition of the apartment, such as the floors, paint (are there bubbles on the walls or other signs that a paint job is needed)? In some of the apartments I recently viewed, it was standard practice to paint,or in some cases, update appliances or bathroom fixtures in preparation for a new tenant. Find out exactly what the landlord might do before you move in (you might have some input into paint colours, for example). Note the lighting fixtures, number of electrical outlets (you might need to use extension cords), and the location of phone jacks. Can you make any modifications (like installing a ceiling fan) to the apartment?
Make a list of your requirements and carry it with you on your search. Here are some features to start with. You may wish to add others: Type of building you prefer (duplex/fourplex, low rise, midrise, high rise, etc.) # of bedrooms # of bathrooms Air conditioning or window sleeves where wall units can be added Balcony Cable Closets and storage (make sure they are adequate for your requirements) Dishwasher (or room to add a portable dishwasher) Elevator (or no elevator, or, walking distance to the ground) Exercise room Handicapped access Laundry facility (on premises, hours, level of cleanliness, etc.) Internet
TAKE GOOD NOTES OF ALL THE APARTMENTS YOU SEE You won’t be able to completely rely on your memory after you have seen three orfour apartments. Some companies have floorplans to take with you which are very helpful Take along a notepad and pen and a measuring tape. You may want to bring a digital camera to better remember the layout and other features.
MAKING THE DECISION What really impressed you about your first choice? Before you make a final decision it’s a good idea to compare the trade-offs (proximity to the subway vs. size of the unit, etc.) and talk it over with a friend or relative who lives in the area.
Pets Pool (indoor or outdoor) Smoking permitted? Suitable for children (if applicable) View or orientation (if you’re facing one direction (such as west) you may find the apartment quite warm, especially in the summer) Jane Herman is a Communications Consultant who has worked in the rental property industry.
