Vacancy rates are exceptionally low these days in many markets, and with house prices rising and steady population growth, there are many people in the market looking to rent in a prime neighbourhood in a great building. Renters Guide is a great source for helping you find the perfect place to call home – so sharpen your pencil get ready to source the many listings and property management companies in this issue. As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with? • How long do I plan on leasing for? • What locations will I consider? • Does the rental property cover my needs in terms of parking, transit and other key considerations? Once you have determined this check list, be sure to shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best.

word on rent. Do you ever pay your rent late? A day? A week? A month? Late rent is a serious issue. The Residential Tenancies Act specifies that rent is considered late the day after it was due. Just a day or two might not seem like a problem. For most, a late payment is a small oversight or a rare occurrence. But be aware, repeated late rental payments are actually grounds for eviction. The landlord expects the rent just as any business expects payment for goods and services. You can’t tell a restaurant you’ll be back to pay the bill in a few days, and shops don’t let you take your merchandise with a promise of paying in a few weeks. The rental industry is a business. Rent money isn’t simply a profit. Rental properties have overhead and expenses. When you pay your rent, you are paying the property managers and owners to look after all of the building’s details, from property taxes to working elevators to staff wages. By paying late, you’re affecting the building’s financial footing, plus creating additional work for the management and/or landlord because now they need to contact you to follow up. If you have a problem or know your rent will be late, discuss it with them. There may be an arrangement that will satisfy both parties. But wait too long or pay your rent late too often and you may just face an eviction notice. You’re going to find the perfect apartment and we’re here to help! TYPES OF WALLPAPER Wallpaper is available in several different materials, each with its own characteristics. VINYL: The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. EMBOSSED: Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. FOILS: Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean. GRASS CLOTH: Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. HE SHORT ANSWER IS YES. THERE ARE A

FEW REALLY GOOD REASONS FOR HAVING TENANT INSURANCE.

For one, as a tenant you are liable – yes, legally responsible – for any harm you cause to any part of your building and to others who live or visit there. Yikes! If your faulty toaster oven starts a fire that damages not only your apartment, but also the entire complex, you may have to pay out a lot of money. You could even find yourself in trouble if your party guests get out of hand and cause damage. Then there are your possessions. You might not think that you have much of real value, but what if you had to replace them all at once, due to fire or water damage? Replacing your clothing, alone, could run you a few thousand dollars. And that old couch and bed might not look like much, but buying new ones would be hard on the wallet. When you consider what it would cost to replace everything, monthly insurance premiums may look pretty good by comparison. One more thing you might want to think about – talk to your insurance representative about getting an insurance policy that will pay for the full cost to replace what you’ve lost. The alternative is a settlement based on how much your old stuff was actually worth, given that it was old. The depreciated value may not be enough.

BOXING IT ALL UP without the headaches By Dan Hopkins

I

t’s no big secret moving can be stressful – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves.

Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases.

Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the utmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.
