HARBOURFRONT HAS undergone a massive transition. Stretching from Lower Bathurst Street to York Street in the east, Toronto Harbourfront is an area that sees its east/west boundaries constantly expanding. Harbourfront is a trendy, multicultural and arts-heavy community, to say the least. With a wealth of paid and free programs catering to everyone from culinary aficionados to musical theatre fanatics, Harbourfront is a vibrant neighbourhood. On sunny days and cool afternoons, teens, couples and families walk, bike and blade along the boardwalk while buskers and local merchants cater to
their every need. There are tons of amenities, from the prestigious art shows offered at the Power Plant to some great shopping and dining at Queens Quay Terminal, the local mall. Harbourfront Centre offers multiple music venues and festivals all summer long, while in the winter it features a skating rink overlooking the lake. The area has immediate access to The Gardiner Expressway and Lakeshore Blvd., the city’s southern traffic arteries. There are marinas for boaters, the ferry terminal, water taxis and it’s a short hike to Billy Bishop Airport. Unfortunately public transit
is not the best as the 509 and 510 streetcars have been out of service due to construction for over two years. Featuring a diverse food pavilion, lakeside attractions like canoe rentals and dozens of local vendors selling both produce and their unique artwork, Harbourfront offers a wide variety of entertainment. One of the greatest things is the ease of convenience created by the close proximity of all these great amenities.

THE THOUGHT OF A VACATION always sounds relaxing – until you actually have to plan for it. That’s when you realize you have 5,000 things to worry about before your feet hit the sand. I’m talking about those little details that can ruing a trip – like misplacing your passport, wondering if you locked the back door and of forgetting to ask your parents to feed the cat. Then there’s the anxiety that comes with actually leaving. Those four walls hold all your worldly positions, so it’s kind of normal that it’s totally a big deal. Still, it’s getting cold, and you have earned a vacation. Don’t let fear stand between you and the perfect tan. Just follow these simple steps for peace of mind that your rental will still be standing when you return. LEAVE YOUR HOME KEY WITH SOMEONE YOU TRUST This is one of those moments where you realize how valuable a good relationship with the neighbours can be. If you’re living in a secure building, you shouldn’t really be letting your friends come and go while you are away, and it’s easier to have someone as close as next door to check on your place. If you’re comfortable with it, tell your neighbour the details of your trip and give them access to your home in case of any emergencies. TELL YOUR LANDLORD In your lease agreement there may be information about vacation procedure (check it!). Either way, let your landlord know if you will be away in case they need to get in touch with you to plan repairs or gain access to your apartment or for any other emergencies. CLEAN YOUR RENTAL Cleaning your rental seems pretty obvious, but it requires a bit more attention before you leave on vacation. Don’t fool yourself in believing that leaving a couple of dirty dishes on the counter won’t make a difference. It will! Do a thorough cleaning. Clean out your fridge of any perishables that wont be good once you come back home. Most importantly, make sure you take out the trash. You don’t want to come home to any surprising odours. DON’T FORGET ABOUT YOUR DOG/CAT If you’re not bringing your furry friends with you, plan to have someone take care of them. It’s a big responsibility and you wouldn’t leave them with just anyone. Don’t leave this important detail to the last second. If a pet-sitter, daily dog-walker or cat companion isn’t a possibility, boarding may be the answer. Don’t leave pets unattended for long stretches. Just don’t. DOUBLE CHECK EVERYTHING To really ensure you won’t be worrying about your home while on the beach, double check everything! Make a list if you have tob and cross things off once you checked them to make sure you did in fact get them all done. Now you’re ready for a well deserved vacation! What to do when THE LANDLORD CROSSES THE LINE By Kathryn Kusyszyn

STEP 3. If there still continues to be no resolution, check in with a legal clinic or the landlord tenant tribunal. Common FAQs and answers are online. Most provinces and territories offer a board and call centre so that you can get guidance on your issue before pursuing litigation.
WHEN YOU ARE A TENANT, it’s important to have a good relationship with your landlord. Unfortunately, sometimes the needs of the tenant conflict with those of the landlord and actions are taken that are outside established boundaries or laws. If you feel you have been wronged by your landlord, take your time and go through the steps available to you. Hopefully you can resolve the issue easily and to everyone’s satisfaction. If not, there are legal avenues to pursue. Here are some general guidelines for the process. Check with your local Landlord and Tenant Board for the specifics of your area.
STEP 1. Talk to the landlord about the issue. This can be in person, on the phone or in an email. Give them a chance to explain or rectify it. There may be a misunderstanding or extenuating circumstances. Talking is more personal, using email gives you a paper trail. If you use email, be very clear about your wording so there is no room for misinterpretation. Consider asking another person to read the email before you send it. STEP 2. If still unresolved, follow up with another message. This time, definitely put it in writing and refer to your previous conversation/email, including the date.
STEP 4. After becoming informed of your rights, let the landlord know the legal advice you’ve been given and the action you plan to take should the issue not be resolved within a mutually agreed-upon time frame. The time frame will depend on the advice you’ve been given and the nature of the issue. Heat and water issues are higher priority than minor repairs. Be prepared to be true to your word regarding the action steps you mention. STEP 5. If still unresolved, file a claim with the appropriate Board. Note that this is a last resort, and it may be costly in time, money and aggravation. STEP 6. Mediation or a hearing. As a tenant, it is best to act respectfully and within your rights, showing that you have made every attempt to resolve the issue before taking legal action. In any case, be sure to have all your conversations pertaining to the issue documented. Hopefully the result will be a win-win for all.

In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year. Here are some tips from Two Men and a Truck to keep in mind while packing away holiday decorations: DELICATE ITEMS • Wrap breakables in paper or bubble wrap. Do not use newspaper - the print may wear off on ornaments. Use tissue or packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. • Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice where ever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. These “Dish Pack” boxes are very popular at all our Two Men and a Truck branches • Keep extra hangers, hooks and ornament parts in a labeled bag or box. LIGHTS • To prevent tangles, wrap lights around empty gift wrapping paper tubes. • Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them.
WRAPPING PAPER • Hanging garment bags provides good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. • To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. • Ribbons and bows can be saved and reused, pack loosely so they keep their shape. Some Other Considerations • Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together. • Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. • Use a “Wardrobe Box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. • If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it. • Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture. • The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colors to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. • Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.
