Five ways to steer clear of

GOSSIP IS JUST ONE OF THOSE THINGS we hate (but also secretly kind of enjoy). We peak at People magazine when were in line at the grocery store and we watch entire hit TV series developed around the most juicy scandals. It’s a part of our culture – but when gossip starts to spread up and down the elevators and hallways of our apartment building, that’s where people start to draw the line. Our home is the one place where we go back to day in and day out, and where we expect to feel safe. Don’t be caught in the line of fire. Use these five strategies to avoid rental gossip for good. DON’T SPREAD THE FIRE No one wants to be caught at the end of a nasty rumor, but did you ever cause the start of one? Small comments that you may never have thought twice about sharing can spread like wildfire through a building and be the start of a bad rumor. Comments about your neighbours’ living habits and schedules are none of your business, or anyone else’s. Save the drama! Your building doesn’t need a resident therapist. Keep your completely invalid psychoanalysis to yourself. DON’T STOP TO LISTEN Gossip is a two-way street. Don’t think just because you’re not spreading the rumors that you’re in the clear. If you are lending neighbours a listening ear and catching up on rumors in the hallway, you’re still guilty of being a part of the rumor mill. Avoid jumping into conversations that are about other people, no matter how juicy the information sounds (I know it’s hard). When no one cares to listen to gossip, no one will be able to spread it.

The fact is though, that’s not possible – or much of a good idea! Besides, you never know when you may be in need of a neighbourly hand. Your best bet is simply to switch the topic of conversation. Don’t talk about yourself or other people. Instead talk about broader subjects like the weather, current events or even how your local sports teams are doing. Keep conversations short and light – you can do it – the elevator ride isn’t that long! LET IT BE If you’re doing your part not to participate in neighbour gossip, then you’re doing your part and you can’t bother to sweat the rest. People are always going to talk and you just have to let them. Go on with your life and your daily activities. Don’t bother with nosey neighbours who have nothing better to do with their time and soon gossip won’t be a part of your life.

APARTMENT HUNTING CAN be challenging in the best of circumstances. If you’re searching, you probably have a vision of your ideal abode: a number of bedrooms, ground or upper floor, parking, neighbourhood, access to transit, carpet versus hardwood. But what happens if the landlord who owns your perfect pad also has a vision of the ideal tenant – and you’re not it?

Québec adds ancestry and language to its protections; political beliefs are protected in P.E.I., Newfoundland, Manitoba, the Yukon and Northwest Territories. Yukon and N.W.T. also make it illegal to refuse housing on the basis of a criminal record or conviction. In every province except Alberta, discrimination based on age is also against the law.

While we’d like to believe that countries like Canada offer equal opportunities for all when it comes to housing, there is still the occasional landlord who may discriminate against prospective tenants based on their own prejudices and assumptions. However, when they do so, they are breaking the law. In every province, it is illegal to discriminate against a tenant on the basis of race, skin colour, religion, nationality, marital or family status, gender/sex (including pregnancy and gender identity), sexual orientation, pet ownership, physical disability, intellectual disability, and source of income.

How can you ensure that your personal circumstances don’t somehow work against you? Start by knowing what information your landlord can ask you to provide. Landlords have the right to ask: whether you work, and where; your income; how many people will be living with you, and what their names are; if you smoke; whether you can provide references from previous landlords; and whether you give permission for a credit check. They may ask whether you have pets, but only in B.C. can landlords actually restrict pets on their premises. Landlords cannot inquire about: your marital status; your age; your

sexual orientation; your ethnicity; your religion; your citizenship; whether you receive any type of social assistance; whether you are pregnant; or whether you plan to have (more) children. It’s worth noting that you’re more likely to encounter these examples of prejudice when dealing with a private landlord rather than a property management company, whose legal team will be aware of and dedicated to upholding the current laws. But in any instance when you’re asked about such things, even if it seems like innocent small talk, you should remind the landlord that they don’t have the right to ask (or know), and also make a point of reporting that individual’s actions. Many provinces, including Ontario, have begun explicitly cracking down on discriminatory language in rental ads in recent years. Using seemingly innocuous phrases like “suitable for single professional” or “mature couples preferred” has become a sneaky way for landlords to violate provincial human rights codes without explicitly stating “no kids” or “students keep out!” With human rights agencies and housing advocates now focusing on these forms of indirect discrimination, which are much more common and widespread than blatant bigotry, it’s harder for intolerant or prejudiced landlords to get away with denying you a place to call home.

WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck – Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems. MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GAS-POWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL: This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods. MOVE LIVE PLANTS: Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. MOVING ANIMALS: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. REARRANGE YOUR FURNITURE: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service – for a fee – but it shouldn’t be assumed it is automatically included. MOVE PERSONAL VALUABLES: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END: We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues

on as planned, but will likely extend longer than your estimate. MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavyduty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required. PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE: Ontario’s Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit. INSTALL MAJOR APPLIANCES: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD: We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

EMPLOYERS CHECK REFERENCES, landlords check references, and if you’re considering someone as a roommate, you should check their references too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important. The application form will have a spot for references. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them that you will call these people

to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify.
