THE PROUD HOME of Toronto’s vibrant LGBT community, Church Wellesley Village’ is bound by Charles Street south to Gould, and from Yonge to Jarvis. This 24-hour neighbourhood occupies the northern half of what the City of Toronto defines as the Church-Yonge Corridor. While its importance to Toronto nightlife, and in particular gay culture, can’t be overstated, local residents are more likely to rave about the area’s abundance of culinary options – from fine dining restaurants and popular pubs, to the many specialty shops that appeal to the home chef. An urbanite’s paradise, this is another

big-city neighbourhood that many locals commend for its small town feel. Friendly, funny and altogether fabulous, the Village is undoubtedly the most festive part of town. By downtown standards it’s a relative bargain, but shops and businesses cater to a more upscale clientele in general. Its proximity to Ryerson and the University of Toronto means that there are a range of reasonably priced accommodations scattered amongst the more upscale dwellings that typify the area. While most households are comprised of working adults over 25,

the area also appeals to increasing numbers of families with young children. As long-time residents age, it’s also becoming home to a healthy population of very active seniors. But the area is mainly populated by singles and couples who love the urban lifestyle. Your best bet for getting around is on foot, there’s not much that isn’t within walking distance. TTC subway stops and subway are College, Wellesley, and Bloor-Yonge.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

HAVE YOU EVER LIVED IN A rental unit where you had to deal with property managers and it felt like you were jumping through hoops whenever you needed something fixed? While some management teams are better than others – something that you recognize as you become an experienced renter, sometimes it’s hard to get prompt responses to your requests. One of the benefits of renting is not having to fix things when they break, am I right? The fact is, sometimes we need to work with ‘the management’ to get things done. I know firsthand that this can be frustrating. When my boyfriend and I moved into our current apartment, a gaping hole caused by a leak in the bathroom appeared. I emailed our seemingly reasonable property manager. She sent someone to plaster it. The leak reappeared. I emailed her again. She sent someone in while we were at work, and they said they couldn’t see a leak. I emailed her photos of the growing bubble of water. Again, she claimed to have sent someone who saw nothing. I insisted on being home when the next repairperson came in. This went on and on for some time and did nothing to solidify a positive relationship between us. Talk about getting off on the wrong foot. At the end of the day, everyone is looking to save money and time. While it may sometimes feel like the management team doesn’t prioritize your rental issues to your liking, it’s important to get along with them for the sake of having a good rental relationship. Plus, nobody likes to make enemies. IF YOU’RE A LITTLE HOTHEADED, DON’T DO THE TALKING Of course, this only works if you live with a significant other or a roommate. I always send the emails to our property management office because I’m able to reread what I’ve written to try to come across less angry, but sometimes I will avoid making

the calls when I’m upset and leave it to my better half. BEFRIEND YOUR HANDYPERSON We quickly learned that the way to get things fixed in our building was to know our super. If you befriend this person and they give you their number, you generally won’t have to call management when you have an emergency or need something small fixed. BE NICE A little kindness goes a long way. If you live somewhere where you see the management all the time, say hello and consider dropping off a coffee here and there. If you plan on living in your unit for a while, why not develop a positive relationship with the people that can help you maintain a nice living space? KNOW YOUR RIGHTS If you’re in a dispute with management about what needs to be done around your rental, check your local property standards and your provincial legislation along the lines of a landlord and tenant act. There’s no point in getting bent out of shape if you’re asking for something they can’t actually help with. Find out where you stand on the issue so that you can accurately lay out your request. Both sides benefit from being in the know. ALWAYS REMAIN CALM It’s taken my all to not lose it on a property manager more than once — but it just doesn’t make sense to freak out. But that’s not going to help anything. Stay calm and look for the appropriate person to talk to. People are always more willing to help someone who is calm and looking for help… They are also more likely not to help if you are yelling. Know your rights and explain your situation, but also be prepared to understand if there are exceptional or extenuating circumstances that may cause a bit of a wait. Get things in writing for greater accountability and, ultimately, keep things professional and civil.

Our unnatural disaster: Homelessness in Canada By Mitchell Cohen

We have come together as

compassionate Canadians on several occasions over the past 12 months. We opened our hearts, homes and communities to thousands of Syrian families seeking refuge from a devastating civil war. We also opened our hearts and wallets to contribute over $165 million to the Red Cross to help fellow Canadians re-build their homes and lives after wildfires destroyed most of Fort McMurray. We are, in fact, very good at disaster relief. When faced with a disaster, Canadians act. We seize ideas, find untapped strengths. We use what we have and become resourceful. We don’t wait for a perfect plan. We don’t seek permission. In the face of disaster, we rise up and take a stand, reflecting a spirit that “we’re in this together,” that if a member of our family or a guest in our house is in trouble, we’re all in trouble. Unfortunately, we have yet to rise up to address the unnatural disaster of homelessness that afflicts over 235,000 Canadians every year. Somehow we’ve grown accustomed to seeing fellow Canadians sleeping rough on the street. We walk around. We step over. We look the other way. Today, with “The 20,000 Homes Campaign,” we have an opportunity to look homelessness in the eye, and to put an end to an everyday disaster that has been swept under our 42

collective carpets for decades. Today, this formidable grass roots campaign is unfolding across the country, a campaign that isn’t simply about counting the number of homeless people. It is about getting to know each and every person by name and understanding each personal story. It is then about wrapping our arms around every person with the support needed to make the difficult transition from street to home. Most importantly, it is about taking action. The incredibly successful “100,000 Homes Campaign” south of the border demonstrated that fulsome community engagement works, that chronic homelessness can be eliminated. This campaign has clearly shown that the key to success is not about adding shelter beds to an already challenged system. It is, rather, about a “key” to a front door, a place to call home, a safe and private place to re-group with support from new friends, neighbours and health care workers from the local community. The 20,000 Homes Campaign is building on the success achieved in the United States, and is currently unfolding in 36 communities

across the country. The campaign’s manifesto tells it as it is, calling homelessness “a national emergency requiring urgent and immediate action.” It goes on to say that “The time has come to stop managing homelessness, and start ending it.” If we’ve given any thought at all to chronic homelessness, we’ve probably concluded that this is a problem for government to solve, that we don’t have a role to play. The reality is that we do have a role, and that we all have something meaningful to contribute. There is no doubt that government funding is needed, but the path to ending chronic homelessness is a shared path, with every one of us walking hand in hand to the finish line. We’ve shown the best of our love to our new Syrian friends, and have tapped a deep well of compassion in the face of many emergencies and natural disasters over the years. It is time to show the same depth of compassion for thousands of homeless Canadians who need our help. It is indeed time to end homelessness in our communities.

RENTING vs OWNING 10 reasons renting is better By Anne Marshall

WHILE MANY PEOPLE idealize home ownership and cling to it as a goal, in this time of less stable employment and rising interest rates, it’s not as appealing you’d think. Especially after retirement, the “perks” of home ownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting is preferable to owning your home. 1. Mobility. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it, and buy a new one.

2. Property maintenance. Whether it’s shovelling snow for 90 days straight in a heavy winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. Fixture repair. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility.

4. Interest rate invulnerability. Unlike homeowners, your rent is fixed and can only increase by small increments dictated by law once the lease expires. Not so the financial market, which could see you renegotiating your mortgage every couple of years as interest rates and property values change. 5. Access to amenities. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, high-density housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life.

6. No down payment. All you have to come up with to secure your apartment in Ontario is enough to cover your first and last month’s rent. Elsewhere across Canada some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day.

7. Safety. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. Cheaper insurance. Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters insurance, expect to be paying approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to 30 a month in most parts of the country. 9. No property taxes. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. Lower utility costs. Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of home ownership. Rental units have more compact floor plans, and in the winter you may even benefit from ambient heat from the building around you, depending on its layout.
