Many property management companies are putting floorplans on their websites these days. It’s a great way to vet prospective apartments before taking the time to visit. That square footage number keeps jumping out at you. Not all square footage is created equal. When comparing similar-sized suites, take a look at whether there is any wasted or awkward space. Check if large bedrooms mean a small living area – or vice versa. Do floorplans include the balcony in the total? Square footage may seem like a bottom line – an easy way to

compare prices and value. While it’s a starting point when comparing apartments, it’s not the defining factor. Open concepts are popular, oddly shaped rooms can make placing furniture quite difficult. Big dens may work for some, while others want more room in the kitchen. IF YOU THINK ALLERGIES affect Canadians in springtime only, think again. Late summer and early fall produces mould blooms and ragweed, which can heighten allergies and worsen respiratory problems for those who suffer from asthma. It is estimated that 3 million Canadians suffer from asthma. Allergy and asthma sufferers are not the only ones that can benefit from clean indoor air. Almost anyone these days is sensitive to dust, mites, renovation/construction debris, second-hand smoke, pet dander, particle matter and re-circulated air from closed loop HVAC systems. All this stuff we can’t see in the air can potentially lead to a cold and flu brew, particularly in closed or windowless spaces. Not to fret, there are a number of things you can do to improve the quality of the air you breathe in your home (and office) right now. Here are seven easy steps: 1. Open windows and doors regularly for air circulation 2. Invest in a True HEPA air purifier 3. Limit use of non-organic home fragrance products (candles, room sprays) 4. Dust and clean your home regularly 5. Do a major clean twice per year (fall and spring) to wash large items that collect dust regularly like curtains, bed covers, pillows, rugs 6. Add living plants to naturally clean air and add oxygen 7. Limit use of products containing VOC’s (volatile organic compounds)

WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.

Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or

For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

Can my landlord really tell me

MY FIRST FEW YEARS AS A RENTER, it was pretty common to be told by landlords that nail holes were not allowed. As a young renter, I was initially too afraid to go ahead hammer into the walls and challeng them – but let’s face it, bare walls get old fast, and there are only so many crafty ways to hang frames without nails. But this is a good question. Do nail holes fall under the category of general wear and tear in a rental unit? Are landlords allowed to request that you do not put any holes in your walls, even though you’re paying to occupy the space? Can they take from your deposit or go after you for the cost to fill the holes when you move out? These questions are debatable. Quick calls to the Residential Tenancy Branch (RTB) of British Columbia, Service Alberta and Ontario’s Landlord and Tenant Board (OLTB) revealed that the answers vary from province to province but generally fall into a grey zone. BRITISH COLUMBIA In B.C., landlords can ask for a security deposit. It can be no more than half of the first month’s rent. According to the RTB, you are allowed to make your rental unit your home, and your landlord cannot add a “no nails stipulation” to your lease. At the end of your tenancy, your landlord cannot withhold your deposit because of nail holes, but you are responsible for filling the holes with putty before you move out. ALBERTA In Alberta, landlords can ask for a security deposit but it cannot be more than one month’s rent. There is nothing about nails in the landlord and tenant laws, but if your landlord has specified in your rental agreement that you are not allowed to hammer nails into the wall, that is binding. Your landlord could therefore, potentially deduct the repair cost from your deposit when it comes time to move out. General wear and tear is expected, but the definition of what that means is rather vague, and ultimately your landlord could decide that your wall holes were excessive and consider them damage. Should you choose to dispute it, the board would hear from both sides and go from there. ONTARIO In Ontario, landlords cannot ask tenants for a security deposit. The OLTB says that there is nothing in the Residential Tenancies Act that specifies you cannot put nails in the wall. It does, however, say this: “The tenant is responsible for the repair of undue damage to the rental unit or residential complex caused by the willful or negligent conduct of the tenant, another occupant of the rental unit or a person permitted in the residential complex by the tenant. 2006, c. 17, s. 34.” The definition of undue damage is up for legal interpretation but if your landlord believes your wall holes should be considered damage to the unit, they can apply to the board and the verdict will be decided from there.
