f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. enting is one of those situations with a lot of grey area – is it your home or someone else’s property? Do you have the right to do whatever you want because you pay for the privilege of occupying a space, or are there other considerations to factor in that may require compromising your desires? It’s a bit of both. Truthfully, it’s a lot of give and take, and a lot of compromise. Rental apartments involve two parties, both with vested interest in the property. The renter is paying to enjoy living in the apartment, and the landlord is interested in keeping the property in top shape as it’s quite a sizable financial investment. Of course the landlord would like to maximize on investment while the tenant would ideally like to feel they’re getting good value, including comfort and lifestyle, for their top rental dollar. Over time the Residential Tenancies Act evolved to moderate the two interests. While there are very few black-and-white laws, there are a lot of rules that account for the overwhelming majority of situations, enabling both landlord and tenant to have the same expectations. It protects both parties while being fair as to the obligations and expectations of each as well. If you’ve ever got questions about the Residential Tenancies Act you can always contact your provincial office for clarification. All renters and landlords should be familiar with the Act. THE AREA SURROUNDING THE BLACK CREEK PARKLAND, SPECIFICALLY, THE AREA BETWEEN JANE, KEELE, STEELES AND FINCH, CONTAINS SOME OF THE MOST SCENIC TERRAIN IN TORONTO. The neighbourhood is conveniently located, with access onto Highway 400 at Finch, bus lines running on both Jane and Steeles, and the York University GO stop just east of Keele and south of Steeles. York Finch Hospital, just east of the 400 on Finch, is a convenient feature of this community.

This community has a very diverse population. If you are a university student or have one in your family, you’ll enjoy living near the York University campus, which sprawls across the broad landscape. Just to the west sits Black Creek Pioneer Village, a living museum of a rural Ontario village from the early 1800s, now a historic attraction run by the Metro Toronto Region Conservation Authority. Today you can enjoy a spectacular view and other benefits of proximity to the creek and adjacent parkland from one of the many highrise apartment buildings and townhouses located in the area.

Access to the Black Creek Parkland can be found on Steeles just east of Jane, adjacent to the MTRCA offices and Visitor’s Centre. You can enjoy walking through the parkland for several kilometers. There are several other parks with playgrounds and other facilities dotting the area, including Fountainhead Park which has skating and tennis courts on Finch just west of Keele, and Driftwood Park on Driftwood Ave. Driftwood Community Centre at Jane and Driftwood has a popular swim program as well as other activities for ypnexthome.ca area residents. The York Woods branch of the Toronto Public Library has good programs as well as a theatre, offering community theatre and numerous musical productions.

While there’s a small strip plaza with a pharmacy at Jane and Shoreham Drive, the best shopping in the area, by far, is located at the intersection of Jane and Finch. On the northwest corner is the Yorkgate Mall, with a great variety of stores and services, anchored by a grocery store and department store. There’s even a branch of Seneca College right here if you want to explore your educational options. The Jane and Finch Mall, on the southeast corner, features another grocery as well as a bank and several restaurants for additional convenience and choice.

There are a number of very affordable options to choose from in this area. There are numerous highrise buildings located on Jane Street, which is convenient for shopping and transit, as well as some others in the Keele and Finch area around Fountainhead Park. This area is more wooded and has a quieter feel than Jane Street, but you’d have to travel a little further to do your shopping. There are also some townhouses for rent in the area if you want more space and the feel of a private house.
