or some, renting could be an opportunity to take money that would otherwise be dedicated to a mortgage and home maintenance costs and invest in big ticket items such as a vacation, a vehicle, an RRSP or other investment opportunities. Renters often tell me that they enjoy having less costs to deal with and appreciate the fact their time is their own. “It’s nice that I can call the Super to fix things instead of doing it myself or paying someone else to fix it,” one renter said. Jake, a homeowner-turned-renter, told me that moving to a rental property was, in his opinion, a wise move. “I wanted to work out more, travel more and spend more time with my friends since both my children have left home. The only way I could manage to find the time and money to do this was to sell my home. I’ve been able to cut costs and created more time for myself by not having to do things like yard work.” After hunting for a place that was affordable and convenient to his workplace, he was able to budget for three trips that he wouldn’t otherwise been able to take if he was still paying a mortgage. As an added bonus, he thinks he’s convinced a friend to do the same. “She saw how happy I was and she was impressed with building, I think she’s a little jealous,” he laughed. “Wait until she sees my vacation pictures.”

ndulge me here for a minute. Does social media make you crazy with all of the great and unusual spaces that other people live in? I’m not talking the multi-million dollar mansions of the rich and famous – I like getting a peek inside Beyonce’s mansion and Channing’s ranch – I’m talking about those awesome treehouses, those cool glass castles built into the side of cliffs and those wild lofts created using only shipping containers. Why are places like that never for rent! I love my home – don’t get me wrong, but it’s not unusual – and there is something amazing about an unusual space. There are some really unusual homes for rent in every city – it just takes a bit more digging. A houseboat? A converted warehouse? A coachhouse? And while it may not be a multi-level treehouse, you can still find apartments with exceptional and unusual features such as 20-ft ceilings, loft bedrooms, Victorian architecture, fireplaces or glassenclosed atriums. In my travels and numerous moves over the years, I’ve seen more than a few apartments that were anything but ordinary. One of the most amazing spaces I ever lived was a massive converted factory in Toronto. It was a 2,500-square-foot studio with 20-foot ceilings, a fire escape porch and exposed pipes and ducting. The neigbhours upstairs had a full swing in theirs – yes, a swing! – plus they’d suspended their dining table from the ceiling on chains. Many people in that building doubled the space of their home by building a loft area 10 feet off the ground for their bedroom. The main space of my studio could have been used for a gallery show, a dinner party for 20 or for riding your bike or skateboard around. It was a lot of space, and very unusual! THE ETOBICOKE RIVER PLAYED A PART IN SHAPING MUCH OF WHAT IS BRAMPTON. WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column. ypnexthome.ca All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the

That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation. When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc.. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates. Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live. Moving out for the first time can be a stressful change, an the transition to college or university on top of that can make it a very overwhelming experience. However, taking a few painless steps can make the move to the new “home away from home” go more smoothly. Moving children to their university or college of choice for the first time can leave parents and their student children physically and emotionally drained, if unprepared. It’s easy to get frustrated when faced with packing and condensing belongings which will ultimately have to fit in a small room in a space often shared by one, two, three or more people. So here are some tips for parents and students to make the process easier: PACK RIGHT, PACK LIGHT. Student apartments aren’t usually very big and there isn’t much room for clutter. Try to only pack the essentials with a few decorative items such as pictures of family and high school friends to make it feel more like home. 2. WHEELS MAKE THE JOB EASIER. Take a cart or box dolly to help you unload and move items from your car or van to the apartment. 3. ITEMS OF A FEATHER, PACK TOGETHER. Pack similar belongings together; it makes unpacking on arrival much easier. 4. PACK YOUR TOOLS. Buy a tool kit once you get to campus, or bring one from home, because you never know what you might have to put together, take apart or fix. 5. SURVIVAL OF THE FITTEST. A First Aid kit is always helpful. But make sure you’re packing medicines and cleaning supplies separate from your other items. 6. RECYCLE YOUR MATERIALS. Make sure to break your boxes down and pack them away in a safe and dry place so you can use them when it’s time to move out. If you don’t want to purchase boxes, rent totes instead. Totes stack so they get the job done well and can be picked up or retuned after a move.

Living with THE LANDLORD BY A M Y H A NCOCK Since it doesn’t apply, it means the landlord isn’t obligated to give notice and can ask the tenant to leave immediately if they don’t pay rent, or for any other reason. The landlord can raise the rent, change the locks or do a number of other things a landlord would be prohibited from doing under the RTA. It works both ways - a tenant can also jump ship without notice and the landlord does not have the same protection covered by the RTA. It is implied that treatment should be fair, but there are no legal regulations or support for either the landlord or the tenant in a home shared with the owner. In order for both landlord and tenant to protect themselves and have clear expectations, there should be a written roommate/ rental agreement. This kind of agreement is a contract and can be enforced through contract law. You may want some legal guidance on creating a proper contract. That agreement should include, but is not limited to: • Rent amount, how it will be split among residents and paid to the landlord. • How other costs like utilities, Internet, cable, etc will be split and paid for.

RENTING OUT A ROOM IN A PRIVATE HOUSE OR CONDO AND SHARING THE HOME WITH THE OWNER is a lot like having a roommate – except for the legal implications. Living with someone can be a great way to save on expenses, make your housing budget go further and enjoy a type of home you wouldn’t normally rent on your own. But unlike a typical roommate, where both of you rent from the owner, living with the landlord doesn’t offer you the same legal protection through the Residential Tenancies Act (RTA) It’s important to know the regulations and limitations that this type of tenancy has. You may be surprised to find that, in most ypnexthome.ca provinces, if a tenant shares the kitchen or bathroom with the landlord or the landlord’s immediate family (parent, child or spouse), then the Residential Tenancies Act (RTA) or Landlord and Tenant Act do not apply.

• How the property will be shared. For example: who gets what cupboard in the kitchen or space in the linen closet, and if any areas will be exclusive to one person. • How the chores will be split. • How notice of termination and length of notice should be given to the landlord and other roommates. • If there will be a damage or last month’s rent deposit, and how that will reimbursed upon terminating the tenancy leaves. The landlord and tenants can add to the contract, as long as it is agreed upon. Although you won’t be protected by the RTA, having a written contract will give both the landlord and tenants some protection.
