Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data. Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed. The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

EVERY CITY HAS ITS HOTSPOT– the coolest community, the hippest hood. It’s the place where the stylemakers go, the trendsetters do their thing. It’s about knowing where to go, where to be seen. The area may evolve over time, as it becomes more mainstream – as the vibe trickles down into the masses and mainstream knowledge. The “cool” may move to a less popular destination, and those

that want to be ‘in the know’ follow. So how do those cool communities compare? Here is the consensus, but if you’ve got your own ideas, or your favourite neighbourhood didn’t make the list, take YPNextHome’s Great Canadian Neighbourhood Survey to add your faves as contenders!

TORONTO: WEST QUEEN WEST: Queen West has long been the home of Toronto’s scene. It sprawls along Queen West for miles, and spills into side streets and alleys, with the unsigned entrances to places so avant garde that you need to know exactly where to go in order to find them. Bars and lounges cater to the cutting edge, where DJ beats and busy crowds find each other late into the night. Queen West has its staple of bars and music venues that have endured over the ages, like The Horseshoe and The Cameron House. There is a huge selection of restaurants, and patios here are just made for people-watching, like the Black Bull and The Rivoli. While the main drag of Queen West will always have its allure, it’s become more mainstream and the epicentre of cool has migrated west – to West Queen West – a continuation of the community just a bit further out of the way of the downtown strip. While still undergoing gentrification, the area has come alive with the old stores and dilapidated buildings having new life breathed into them and becoming the new urban destination. CALGARY: 17TH AVE. SW: There’s a coolness about 17th Ave., and everyone knows it. It has a lot going on, especially when it comes to the best restos, lounges and dining. From foodies to shopping to nightlife and a little bit of everything in between, a stroll down 17th Ave. keeps it real. It’s a bit rock’n’roll, a bit streety and a bit hipster all in one. It’s a fun, vibrant area and those that call it home or claim stake to its strip usually have the personality to match. Full of independents, each shop, each business and each ﬂavour brings a unique feel to the community. People are trying to go beyond the average and embrace individuality. A mouth-watering palette of 20 hues – a veritable feast for the eyes! “White kitchens have been trending for a number of years, but now we’re seeing a resurgence of colour in the kitchen, from cabinetry to counters to walls,” said Alison Goldman, brand manager for CIL paint, a brand of PPG Architectural Coatings, crediting the revival to current rich-in-colour Bohemian, retro and return-to-nature trends in home decor. “The kitchen is the most-used room in the house and the area where family and friends tend to gather, so it’s the perfect place to add colour and personality to a home,” Goldman said. Still, it’s important to choose kitchen colours wisely, she cautioned, as some are better suited for this multipurpose environment than others. “Warm, uplifting colours, such as yellow, red and orange, and soft shades of grey, violet, blue and green, are known to be more conducive to appetite-building, entertaining and conversation,” she 44

COUNTRY KITCHENS: Complement wood cabinetry by painting the walls cozy shades of terra cotta red, such as Burnt Pumpkin (24YR 12/447 DL08) by CIL paint, warm orange such as Persimmon Berry (60YR 26/605 DL10), or light sage green such as Cabbage Patch (90YY 62/264 MC21), creating a welcoming space reminiscent of open fires and roasted foods. Don’t know which colour to use? Simply identify the predominant undertone of your cabinetry or flooring – yellow, orange or red, for example – and choose a paint colour with the same base. SMALL KITCHENS: Make a small space appear larger by minimizing the contrast between the walls and cupboards. Choose a palette of colours with similar tonal value – such as Peach Punch (56YR 48/398 CP10) orange, Ripe Banana (39YY 66/628 DL18) yellow and Citrus Fruit (70YY

IF YOU’RE SHARING A space with someone else, unless you’re both on completely different schedules, they’re going to become a pretty big part of your life. Girlfriends and boyfriends come and go, but especially in a big city, roommates can be with each other for years – even decades if the lease is good enough. If you’ve been “set up” by friends, it’s easy to find out about the other person’s habits and foibles before you let them sign the lease. But how can you ensure that cool-seeming stranger who answered your ad won’t become your new worst enemy once the lease is signed? I just happen to be a professional matchmaker, and the similarities that run between a love match and a roomie match are astounding, so I’m going to offer my professional matchmaking advice on finding that perfect roommate. These five topics can guide your roommate compatability testing – and are ideal to cover before you go making any yearlong commitments. 1. Are you lark, or an owl? If you’ve barely hit the sack at 3am after a Walking Dead marathon and your

IT’S HOT. IT’S NOT JUST HOT, IT’S VERY HOT. It’s a mid-summer heat wave and it’s relentless. And when it gets this hot, many people start to ask whether the landlord has an obligation to keep residents cool. Is there a maximum permitted temperature in apartment buildings and rental homes? What is the landlord’s obligations as far as comfort and air conditioning go? It would stand to reason that, since the Residential Tenancies Act requires a minimum temperature during winter months that it would also include a maximum temperature in summer months. While it might seem reasonable to some, it’s not as clear cut as that. Summer heat really only affects Canadians for about two months – even less in some areas. Out of those two months, heat waves don’t last the entire time, maybe coming in chunks of a few days to a week at a time. Legislation to require such expensive equipment for such a short period of time would be unreasonable. Ultimately, it depends on whether a rental unit includes air conditioning as a term of the lease. Residents in a building with air conditioning will be happy to know that there is a maximum temperature. If you’ve chosen a building with consideration for requiring or desiring relief from the heat, you’re entitled to that amenity. For example, if you have air conditioning in Toronto, the landlord is obligated to keep the temperature at or below 26°C – but this only applies to properties wth air conditioning as a part of the rental package. If your rental building doesn’t have air conditioning, you’re going to feel the heat. Many rental buildings were built long before central air conditioning was a luxury of life. They’d be extremely hard and expensive to retrofit, so this isn’t the solution. There are a few reasonable options for those who live in rentals without air conditioning. 1. Buy an air conditioner. There are both portable and window-mount air conditioning units that you can buy to help keep your apartment cool. Your landlord is not responsible for the cost of a unit. Second-hand ones may be significantly cheaper, but older models will use more energy. You are responsible for safely installing the unit (window mount) without doing any damage

to the window, window sill or any other part of the landlord’s property. If you don’t install it safely you are liable for any issues that may arise. Generally, you’re allowed to get an air conditioner, but check your lease. Some rental specifically exclude them. This is often the case where utilities are included in the rent. Air conditioning units can be expensive to run and the landlord may have a specific clause prohibiting them or expecting a supplemental payment should you opt to use one. This seems fair as it’s a significant expense, and they’re only passing on the expense to building residents who want air conditioning – not to all residents. 2. Modify your activities. Use a fan, keep the lights off, don’t add more heat by cooking big, hot meals in the oven or on the stove-top. Create a cross breeze with the windows open. Pull the blinds to reflect the sunlight. 3. Leave. You will need to get out of your home to cool down. Swimming pools, malls, cooling centres, coffee shops with air conditioning – all temporary solutions, but they’ll work. 4. Move. You didn’t consider air conditioning when you chose your current place. If you feel that it’s a necessity, you may want to consider finding something specifically with central air for your next place. The elderly, the very young and those with compromised health may be in greater need for air conditioning than others, but it’s one of those things that renters will need to consider as part of their housing needs. There are lots of other solutions that may help, but being upset with the landlord isn’t one of them, so don’t lose your cool over it during a heat wave. AUG 20 - 27, 2016 | RENTERS GUIDE
