Apples to apples If you are thinking of renting a new place, get started sooner than later. Vacancy rates are exceptionally low in many markets today, and with house prices rising and steady population growth, there are many people who prefer to rent in a prime neighbourhood in a great building rather than own. Renters Guide is a great source for helping you find the perfect place to call home. As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and
what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with? • How long do I plan on leasing for? • What locations will I consider? • Does the rental property cover my needs in terms of parking, transit and other key considerations? Once you’ve determined this check list, shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best. When you rent an apartment, you are covered by the Residential Tenancies Act. It stipulates what your rights and responsibilities are. But, did you know that if you live with your landlord, the Residential Tenancies Act doesn’t cover you? Most don’t realize what they’re getting into when they live with the landlord. Now the act still applies if you’re renting a self-contained unit within the same building – but if you’re renting a room and you share a kitchen or a bathroom with
the landlord, it does not. While the property owner may make a great roommate, you need to be aware that you are not protected legally. Rent increases, privacy, terminating your residency – that’s all up to the landlord’s discretion and not mandated by law. It leaves a tenant in a pretty risky and uncertain position. Willowdale is an affluent community centred around Yonge St. from Steeles Ave. down to the 401, and from Bayview to Senlac Rd. It has gained in popularity as its amenities continue to grow and new condo development changes its landscape. Noise can be a pain in your

A NOISY TENANT CAN BE A PAIN in your otherwise perfect rental lifestyle. It can be excessive noise from music, vacuuming or through the ceiling because the Tenant above removed the carpet. This can adversely aff affect ect your sleep, your job performance and your health and emotional wellbeing. For a Landlord, a noisy Tenant might drive away quality Tenants and give the building a bad reputation, impacting future rentals and income. Do not despair there are ways this issue can be resolved. Generally, Tenants are allowed to make reasonable noise during reasonable hours of the day. Check your local “quiet hours”, by calling City Hall or checking online. There are usually city ordinances or by-laws that prohibit excessive, unnecessary and unreasonable levels of noise. For example, in Calgary, hours between 10pm and 7am Monday to Saturday are considered quiet hours. If your neighbours or Tenants are making noises outside these by-laws, police can be called. For noise outside of these quiet hours you can make an application to your local Landlord and Tenant Board. In order to do so, the noise must be deemed unreasonable. What does ‘unreasonable’ mean? Generally, take into consideration the level of noise, the frequency and whether steps can be taken to reduce the noise. Another factor will be demonstrating how the excessive noise impacts you – and the eff effect ect this has. For example, in a case called The Owners, Strata Plan LMS 4555 v. Chan (L040727 BCSC), (It is a condominium case, but applicable) loud piano playing was considered an excessive and unreasonable noise; however, once sleepers were installed into the piano to minimize the noise, the Court decided that it was a reasonable noise level even though the noise had not been completely eliminated. Another example could be loud footsteps from neighbours above you due to wood fl flooring. ooring. In a situation like this, the noise could be brought down to a reasonable level by the purchase of a rug by the noisy tenant. Quite often there are rules for the building ensuring wood fl floors oors are covered. Check this before you rent.
Remember, you have to prove that this is happening if you want to take up the issue with the Board. You should keep a log of the time and dates of the noise and make it as detailed as possible. You can record the noise and have witnesses available to substantiate the situation at the Board, if necessary. You could also report excessive noise to your Landlord and find out if other Tenants are also impacted in order to bolster your case. In all probability, if the noise is too loud for you, other people in your building may be experiencing the same problems. You may be tempted to bring an application right away, after establishing that the noise is unreasonable, but the first step should be to talk to your noisy neighbour or if the Landlord, to the Tenant first. This is often the simplest way and sometimes it is all that is required. Your neighbour or Tenant may not even realize the amount of noise they are making. The remedy, if the noise persists even after several requests – and make them in writing after the first – should be an application to your local Landlord and Tenant Board, or go and see a lawyer to determine the best way to proceed. Often a small investment in getting legal advice at the beginning yields a great reward. Only a Landlord can take noisy neighbours to the Landlord and Tenant Board. Tenants need to bring an application against the Landlord if the Landlord does not take steps to stop the offending Tenant. It is always in the Landlord’s best interest to ensure buildings operate properly and to control obstreperous, unruly and inconsiderate Tenants. Landlords and Tenants working together to maintain healthy and happy living environments lead to long and fruitful relationships for both parties. ELEPTICAL: Everyone who owns a piece of exercise equipment knows they don’t use it half as much as they should. Then there’s the fact I’m constantly bumping into it when I get out of bed in the morning. KING SIZE BED: About 2/3 of the furniture I assembled from IKEA seemed a lot smaller online then in my actual rental. Now my bedroom looks like it could belong to Shrek. LUXURY KITCHEN APPLIANCES: Kitchen appliances like a blender, Vitamix, and KitchenAid, I consider a luxury because you have to have the luxury of having a decent amount of counter and cupboard space to be able to use and store any of these items. Do you know how many different produces go into a Martha Stewart smoothie?
MY APARTMENT IS A nonstop question zone. I have very limited space, yet still enough space to constantly be asking myself “Why did I buy this? And this? And that!” I’ll admit, when I moved into my first apartment I got a little excited and, despite budget restraintes (zero budget), I went a little crazy with what I considered investments. It’s not that all the items in my apartment are totally useless. It just took me some time to figure out they don’t all fit with my kind of lifestyle. Still, I like to think I’m not the only one to blame. Seriously, no one could have warned me not to buy any of these seven ridiculous items? SOUND SYSTEM: Besides the fact I would actually like to be on good terms with my neighbours, a sound system is just not at all necessary for my tiny apartment. Let’s face it, the sound from my iPhone speakers reach from the kitchen to my bathroom just fine.
DECORATIVE PILLOWS: How many pillows can you fit onto one sofa? The answer is a lot! The pillows look great. The only thing is I’m constantly looking for space to place all these pillows when it comes the time to sit on the only couch in my apartment. If you haven’t guessed yet - it happens a lot. LOUNGE CHAIR: Summertime is so short. You better believe I invested in a state-of-the-art lounge chair to make the most of my balcony. The only thing is, the lounge chair is now the only thing that fits on my balcony. Any suggestions on where to store a lounge chair now that it’s winter? VACCUM CLEANER: I really had the best intentions to keep my rental as clean as possible when I moved in. Of course, that meant I had to invest in the right cleaning appliances. The thing is when you have a small space, ends up your cutting edge vaccum cleaner doesn’t fit under any of the funiture and appliances which take up like 90 percent of your space. Just one more 12 pound item for me to store. Now, I wonder how much I can sell these items on Kijiji for...

When moving, everyone wins

WHEN HIRING A PROFESSIONAL MOVER, one expects to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives. Movers also establish their own guidelines. At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, cash, as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items. Your renter’s insurance policy may have a rider for goods in transit. If it does, there’s no need to reinvent the wheel or double up. It is still critical to know and understand how much insurance your moving company carries. Alberta’s Conditions of Carriage, requires movers to insure at least 60 cents per pound per article when moving long distance and 30 cents per pound when moving locally. At Two Men and a Truck - Canada, you are insured up to $250,000, which is far greater than the minimum.
We also offer replacement cost with a $250. deductible. Extremely large items and tough to move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate. Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/ unloading zone is, or whether they will have to walk items through the lobby to get to the elevator? The more your mover knows, the more accurate their estimate will be. No one likes moving day surprises, including your mover. Communication is key. So, once we all know where we stand, we can work together for a successful move.

Simplify your cleaning products Limit spring cleaning products to a quality window/ glass cleaner, all-purpose cleaner, tile/grout cleaner and a toilet bowl cleaner. 2 The Molly Maid system Clean each room from the top to bottom starting on the left and moving right. This really is the quickest and most efficient efficient way to thoroughly spring clean your home. 3 Dust first, first, vacuum second Any bits of dust or dirt that fall to the floor floor as you’re dusting will be picked up by the vacuum cleaner. 4 The best dust cloth: a damp, clean microfiber microfiber cloth Hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface. 5 Pet hair Remove it from upholstery with a damp microfibre microfibre cloth or rubber glove. 6 Damp mop First sweep or vacuum floors floors to collect crumbs and dirt. Then start washing the floor floor in the farthest corner of the room and work your way towards the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances. 7 Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot. 8 Dish cloths and sponges These are germ incubators, if you don’t clean them you’re just spreading the bacteria around. Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria. Even better, toss the sponge and stick to microfibre microfibre cloths, which dry quickly when hung up and help prevent the spread of germs. 9 The toothbrush Use a toothbrush for hard to reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain). 10 Streaks on the balcony door Streaks are tricky to eliminate. When spring cleaning,
wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside. 11 Clean your laundry routine. You fill your laundry basket with dirty clothes. You take it to the laundry room and setting it on the floor. Then you repack it with clean clothes an hour later. Give your laundry basket, hamper and detergent/bleach/ softener caddy a good cleanse. Now, add anti-bacterial wipes to your laundry kit so that you can wipe out the inside of the basket before refilling it with clean clothes each time. 12 De-scale the kettle. Fill the kettle half-and-half with white vinegar and water and leave it to soak overnight. Using an old toothbrush, dislodge any stubborn bits of lime scale. Rinse out thoroughly a couple of times and then boil some water to eliminate any odour of vinegar. For more information visit mollymaid.ca
