LOCATED NEAR DOWNTOWN MISSISSAUGA, the neighbourhood of

Erin Mills begins at Dundas St. West and Mississauga Road in the east, and ends at Ninth Line and Winston Churchill Blvd. in the north. Average to larger luxury suburban homes characterize this neighbourhood, known for wide streets and lawns catered towards families with children. Demand for housing has increased over the years, resulting in higher home prices. Residents consider Erin Mills a suburban paradise. Its population is steadily rising due to several housing developments in the area. A diverse

population lends to a variety of ethnic food choices, and fuels celebrations in Mississauga’s downtown core such as Carassauga, and the South Asian Heritage Festival. Erin Mills uses Mississauga’s MiWay bussing system that has 80 different routes covering 3,600 bus stops. Buying a pass or using a Presto Card would be the best option when using this service, as the fare is $3.50 per ride on its own. Erin Mills is close to several Go Train Stations including Streetsville Go, Clarkson Go and Erindale Go, all about 10-15 minutes from Erin Mills Town Centre. Erin Mills is designed for those

who enjoy a fairly affluent suburban lifestyle. Denser urban centres are not too far away, with Toronto, Mississauga’s downtown core and Oakville all nearby. But a vehicle is needed to leave the city or you’ll be relying on public transit alone. Activities within the boarders of Erin Mills are limited other than Erin Mills Town Centre along with a variety of restaurants. There’s a lot of construction going on in the area as it continues to be developed.

Don’t pick a home based strictly on budget. At worst, you’ll “Get what you pay for” as the old adage goes. That can often mean a subpar home – something in disrepair or with major issues, or it can be a neighbourhood that is very inconvenient or unsafe. If a home is under market value there could be something stigmatizing the property – from a train running through the backyard to sirens from a next-door fire station blaring all hours of the day and night. If you’re looking for a property priced very low, make sure you know why it’s that low. There’s bound to be a reason and you don’t want any surprises.

LIFE HAPPENS. Plans change. Sometimes an opportunity comes knocking – one that you can’t turn down. One that will take you away from home for an extended but not permanent stay. On first glance the options can seem like a rock and a hard place have come to visit with your lucky happenstance. Either give up your home and pack it all into storage while you go away, and then face finding a new place when you return, or pay rent for an apartment to sit empty while you are gone. The former is a lot of upheaval, especially tricky if you are under lease and are obligated for many more months. The later seems like a huge waste of money, and may not make sense or even be feasible financially.

technically, you continue to be responsible for your lease even if you are not living in the apartment. Subletting has a legal aspect to it. Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.” The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease. If you’re planning to leave your unit for an extended period of time but want to return to it, you must ask your landlord’s permission to sublet the unit. You must inform the landlord when you are leaving and when you will be returning. Your landlord cannot refuse the idea of subletting a unit, but they can refuse a specific person if they believe the person is unsuitable. You, and not your landlord, are responsible for finding someone to pay your rent while you are temporarily away. It’s best to give the subtenant’s info to the landlord, who may need to contact the subtenant and/or enter the apartment in case of an emergency.

Subletting may be an ideal option. Just as you may need to leave temporarily, there are plenty of people that need a short-term place to stay. Whether they’re moving here and need a landing spot until they find more permanent accommodations, are renovating and need to vacate their homes for a limited period of time, or are just here, as in your situation, for an extended but not permanent stay, it’s just a matter of finding someone with comparable needs and making arrangements for them Subletting is often confused with to live in your apartment and take “Assigning a Unit.” Assigning a Unit over the financial responsibilities. While it can be a great arrangement, means that the tenant moves out of

the unit permanently and transfers their lease to another person. All aspects of the lease stay the same. This is the option that you may choose if you’re still in a lease but circumstances arise where you need to leave. Notify your landlord as soon as possible. The situation is similar to a sublet: you need the landlord’s permission to Assign the tenancy. It is your responsibility to find someone to take over the lease. You are responsible for paying your rent and maintaining your commitment until a suitable tenant has been found. The landlord has the right to refuse to let this person become a new tenant, but must have a good reason for doing so. It’s possible that the landlord might refuse the idea of the Assignment or might not respond to your request to do so. If your get a refusal or no answer within seven days of your request, you are then permitted, under the Residential Tenancies Act, to give your notice of termination with an N9 Form instead of assigning your lease, and do not have to fulfill the remainder of your lease term. Your landlord may simply prefer to start a fresh lease with a new applicant instead, allowing them to raise the rent. Read and understand your contract

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The fi first rst thing to do is fi find nd a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find fi nd out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else fi first, rst, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.
