hat’s on your wish list when searching for a home to lease?

I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.

In the top spot – without a doubt – are actually two key items that go handin-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

hhhh, the middle of summer. It’s the tipping point where the mercury has reached its peak and thoughts of vacations and making the most of the last month of summer start coming to mind. Those lofty plans that you had need to be put into action before the fall comes. (Truly, I’ve never lost that ‘back-to-school-in-September feeling, so August always gets put to good use.) It’s also a good time to move. The weather is in your favour - no snow and ice to slow you down, and the chances of rain aren’t that high. And then there is the back-to-school aspect, you want to be settled in the fall if you’re a student or if you have kids in school. It’s easier than doing the mid-year switch – on them and you! It’s a great time to visit apartments and see how the sunshine brightens up the rooms, how much use you’ll get out of the balcony and see how much fun you could have with a pool onsite. But don’t overlook the necessities! Summer living is important, but with a short summer stretch, you’d better make sure it’s a home you’ll love, year round. CORKTOWN IS A COMMUNITY ON THE MOVE AND ONE TO WATCH. As one of Toronto’s oldest ‘hoods, it’s popular with young professionals for its affordability and being within reach of the city lights, while laying claim to shops and eateries along its very own Queen Street East. A short walk or a streetcar ride away is Yonge Street to the west, with more theatre and the Distillery District, to the south.

Corktown is a community on the move and one to watch. Corktown lays claim to the shops and eateries along King Street East, while also being within reach of the St. Lawrence Market. With warehouse conversions and loft living and working commonplace, Corktown residents now seek out King and Parliament as the go-to area to browse, shop or dine, and with close proximity to downtown, city nightlife is there whenever the heart desires. There is a bit of everything, from mom’n’pops shops to trendy storefronts and pricey furniture. It’s got that cool vibe of new and old intermingling. One block features the area mechanic who’s been servicing the community for decades, and on the next, you’ll find an ultra-lux spa. The St. Lawrence Community Centre on the Esplanade includes squash courts, a swimming pool, a gymnasium, and more. Residents will find even more at the John Innes Community Recreation Centre on Sherbourne with an indoor pool, gym and running track. Residents are just a stone’s throw from the Adelaide Street ramp to the Don Valley Parkway, and an equally short distance to the Gardiner Expressway and Lakeshore Boulevard. Public transit is just as easy as the Queen and King streetcars connect to stations on the Yonge-University-Spadina subway line, while the Parliament streetcar connects passengers to the Castle Frank station on the Bloor-Danforth subway line. Retail-wise there are lots of bargains and down-to-earth shops on Queen. Lining the streets of Corktown are some of the oldest Victorian rowhouses in Toronto dating back to the mid-1800s, many refurbished, and in great demand. Former workers’ cottages can be found on narrow laneways hidden from the main drag. Corktown is one of the ypnexthome.ca city’s newest hot spots and still maintains relatively affordable housing prices, but as the trendsetting neighbourhood grows by leaps and bounds in popularity, prices are edging higher. That’s when you realize you have about five thousand different things to worry about before your feet hit the sand and that mojito finally makes it into your hands. I’m talking about those little details you worry about that can ruing a trip. Like the possibility of losing your passport at the last possible moment, wondering if you actually locked the back door of your home and the thought of forgetting to ask your parents to feed the cat. Then there’s the anxiety that comes with actually leaving your home behind. Those four walls hold all your worldly positions so it’s kind of normal that it’s totally a big deal. Still, summer has arrived and you have earned a vacation.

TELL YOUR LANDLORD In your lease agreement there may be information about vacation procedure (check it!). Either way, let your landlord know if you will be away in case they may try to get in touch with you to plan repairs or any other emergencies. In fact, if there is a need for repairs or maintenance that would otherwise interrupt your happy lifestyle, this would be a perfect time for management to perform the work. CLEAN YOUR RENTAL Cleaning your rental seems pretty obvious, but it requires a bit more attention before you leave on vacation. Don’t fool yourself in believing that leaving a couple of dirty dishes on the counter won’t make a difference. It will! Do a thorough cleaning such as clean out your fridge of any perishables that wont be good once you come back home. Most importantly, make sure you take out the trash. You don’t want to come home to any surprising odours. DON’T FORGET ABOUT YOUR DOG/CAT If you’re not bringing your furry companion with you, plan to have someone take care of them. WINDOW DIRECTION OFTEN FEATURES PROMINENTLY IN RENT AND REAL ESTATE ADS, but have you ever wondered what the fuss is all about? Will a north-facing window really make or break your living experience? While other factors, such as proximity to surrounding buildings, your unit’s layout, and the size of the windows, can all come into play, understanding the basics to window direction can help you find the best apartment for your lifestyle. NORTH: North-facing windows get very little direct light, thanks to the orientation of the sun and our position in the northern hemisphere. While this might not be great news for early birds and indoor gardeners, it does have its upsides. If you’re renting an older unit with no air conditioning, you’ll find it much easier to keep cool in the summer if there’s less sunlight streaming in. Night-shift workers might be more likely to get in a good sleep during the day (although heavy drapes will still help). EAST: Find it hard to get up in the morning? An east facing bedroom window might help fix that. Your room will brighten with the sunrise, and it’s almost impossible to ignore its bright rays on your face. Great for maintaining a regular circadian rhythm, some gentle warmth in the morning, and finicky plants that need light but can’t handle sustained heat. Not great for night owls or the nocturnal among us. WEST: Is it hot in here? It can be, especially in the afternoons with a west facing window? This can provide energy efficiency in the winter, but pose more of a challenge in the summer. MORE THAN 4 MILLION PEOPLE MOVED RESIDENCES IN CANADA LAST YEAR, MANY OF WHOM DID THE PACKING themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

MOVING INTO A NEW APARTMENT SHOULD BE AN EXCITING PROCESS AND A POSITIVE LIFE STEP. We feel so strongly about this at the Federation of Rental-housing Providers of Ontario (FRPO), that we developed and launched our Certified Rental Building Program (CRBP) to help identify well-run apartment buildings for those seeking quality and professionalism in their new home.
