You’ve found that perfect place, now what? It’s not just the search – just when you think you’ve found the perfect place to call home, you’ll face your next hurdle. The application. Some landlords will offer you an apartment on the spot, but most will make you go through the application process. They want to check your references, you employment and your credit. Be aware, you have to authorize, with signed consent, for a prospective
landlord to do a credit check. You’ll also be required to leave last month’s rent as a deposit. This will eventually be applied, upon your next move, to your last month in your apartment. The landlord can ask for first and last month’s rent with your application or lease, but will often take last and then accept first when you pick up your keys. A GREAT LOCATION, exemplary residents and two 14-storey buildings – the ingredients were there for creating an exceptional, vibrant community. But it would take a management company with insight and a thorough understanding of rental living to fulfill the vision of what the community could become. Barney River has proven to be that company. Having taken possession of the buildings at the beginning of May, it’s taken only two short months to renovate, repair and improve almost every aspect of the community. As soon as they arrived, Barney River wanted to get to work. Within the first weeks, all residents were surveyed what needed repairing, what needed addressing, what was not up to par – in the suites and in the buildings. In only two months, Barney River cleared the backlog of hundreds of maintenance requests, updating suites, appliances and repairing damage. And as suites become vacant they’re being totally renovated to create clean, modern homes. Residents liked what they were seeing. But it went further than the suites. Barney River took to renovating common areas. Teams of plasterers, painters, carpenters and renovators have filled the two buildings doing a total overhaul. Work continues on the hallways and lobby, with a glass entry
way and marble finishes scheduled to be completed at the end of August, while elevators will take about four months. The new contract for the laundry room means that sets of modern new machines are available for resident use. Card access and security cameras have been added to the building for residents’ peace of mind. As the work progressed, the management really realize what a great community they’d found. There were no complaints about the work causing dust or disruption – the complete opposite, actually, residents were appreciative to see such dramatic change. Children were coming out in the evening to play cricket and enjoy running around together, while older residents would come together, watching children play while enjoying each other’s company. Management not only took note, but decided to landscape accordingly. With hearty grass, cricket games can continue. With a lovely, lush landscaping plan, the grounds will be even more accommodating for residents to enjoy gathering. Recently, the community had its first resident appreciation summer barbecue. LAWRENCE HEIGHTS is bordered by Jane Street in the west, the Allen Road in the east, Willson in the north, and Lawrence Avenue West in the south. This quiet neighbourhood is home to a close-knit community made up of both young families and seniors, often all living together in the same household. Walking down the residential streets of Lawrence Heights, you feel like you’re in a close-knit community. It’s the kind of place where people know their neighbours and stop to talk with them. There aren’t a lot of restaurants or nightlife, the area is quiet at night with
the exception of a few restaurants and Yorkdale, where the movie theatres are open in the evening. Lawrence Heights is convenient, with schools, libraries, and lots of greenspace. There is plenty of shopping, particularly at Yorkdale, Orfus Road, and Lawrence Square, although the shopping areas are mostly clustered at the eastern end of the neighbourhood. It’s easy to get around this neighbourhood – and access other parts of the city too. The northeast and southeast corners of the neighbourhood are anchored by two subway stations, and buses run along
the neighbourhood’s boundaries as well as along main and side streets through the area. The Allen Road is a convenient north-south corridor, and the 401 runs through too. Lawrence Heights is a relatively inexpensive neighbourhood to live in, with budget friendly rents and larger apartments that can accommodate a bigger family. It is well serviced by public transit, has good shopping, and has some lovely parks and residential

CITY LIVING KIND OF FORCES YOU INTO A SMALL SPACE. Whether it’s because you’re on a budget – hello bachelor apartment – or not. Condos and apartments are just not made to offer a lot of storage space. But no happy renter is about to give up their perfectly located rental, next to the best 24-hour Chinese restaurant in town for more space. Come to think of it, I know a happy renter who wasn’t willing to give up their rental for a long time girlfriend, never mind leaving it for a bigger closet! No, renters just learn to live in a small space by learning and accepting a few notions along the way: HOW TO STAY ORGANIZED: Organizing your home straight from the beginning is key to manage living in a small space. It’s also key when you’re late for work and you need to find your lucky tie, spreadsheets and coffee mug in a jiffy. Luckily, renters are as creative as they get and you’ll think of plenty of tricks and storage solutions for all your home items. HOW TO LOOSE THINGS IN 100 SQUARE FEET AND LESS: Yet no matter how small your space is or how organized you try to be, you will still manage to loose things. Where do my hair elastics go? Where is the spatula when my omelet is ready to be turned over? So many questions, yet so few answers. HOW TO LET GO: Small space living forces you to purge any unnecessary items and regretfully decline beautifully crafted pieces of furniture that won’t fit up the stairs of your rental, never mind in your actual home. Sometimes you have to choose between a 40 inch tv and space to stand to change your socks. This can be tough, but it can also be liberating. It’s the perfect excuse for why you can’t hold onto all of grandma’s terrible Christmas sweaters. HOW TO MAKE THE MOST OUT OF EVERYTHING: I’m talking about making the most out of every single inch, corner, step, crack and hole found in your rental.
You don’t need to fill your entire rental with items, but when it comes to storage, no space goes to waste. HOW TO DOUBLE-DUTY: Double-duty furniture will be your best friend. A coffee table that also rises into a desk and holds convenient storage compartments – check, check and check! But double-duty will also take on an entire other meaning. Soon enough you’ll realize you’re using your stack of magazines as a chair and your coffee mug as a utensil holder. HOW TO LOVE AND RESPECT WHAT YOU HAVE: If you don’t absolutely love something, you won’t want to bring it into your space because you will be forced to stare at it (there’s no place to hide!) This will change your shopping habits for the better and you will start to make quality purchases, not impulse ones. HOW TO CLEAN (LIKE, SERIOUSLY CLEAN): A small space means there’s less to clean, but that doesn’t mean you get to clean less often. In fact, you’ll discover real quick there are certain smells you can’t ignore or escape, and are better off totally avoiding. A small space means no dishes will go unwashed, no bedsheets will go unchanged and certainly no garbage will be forgotten.

Security deposits & post-dated cheques:

EVERY TIME SOMEONE BEGINS TO NEGOTIATE A LEASE FOR A RESIDENTIAL PREMISES, the issue of security deposits and post-dated cheques needs to be dealt with. Consumers are often unaware of their rights and obligations and so have an unequal bargaining position with a potential landlord. Here are some comments on both issues. We hope they help.

SECURITY DEPOSITS A deposit is usually demanded by the landlord in order to use all or part of the deposit to cover any damages to the property caused by the tenant or to cover rent should a tenant fail to make a rent payment. The legal limit for deposit and the type of deposit allowed will vary from province to province. A tenant may also be able to get interest on the security deposit when the tenancy ends or is terminated. Check with your local Landlord and Tenant Board to get up to date information on your rights. In Ontario, for example, a landlord can demand a rent deposit equal to one month’s rent, or the rent for one rental period, whichever is less. If the rent payments are made weekly, the deposit cannot be more than one week’s rent. If the rent payments are monthly, the deposit cannot be more than one month’s rent. However, it is illegal for a landlord in Ontario to demand a security deposit, for potential damages to a rental unit . Due to this, many landlords have tried to use creative ways to come up with charges to get around the rule for security deposits. However, the Ontario Residential Tenancies Act prohibits any other additional charges . Your landlord cannot directly or indirectly require or attempt to require from a tenant any fee or deposit of this nature. In British Columbia, the rules are diff different. erent. A security deposit can be demanded. However, it cannot be more than half the one month’s rent. If a landlord accepts a security deposit that is greater than this amount, you have the right as a tenant to deduct the overpayment from your next rent payment or recover your overpaid rent. A landlord may also demand a pet damage deposit which would cover damages to the property caused by your pet. POST-DATED CHEQUES This will also vary from province to province. A postdated cheque is a cheque that is dated for a future date. In the context of landlord and tenants, it is usually a cheque dated for the day rent is due for the remainder of the tenancy agreement. The reason for post-dated cheques is that a cheque will be incapable of being cashed until the date of the cheque.
This is convenient for both the landlord and the tenant. The landlord will not have to hound the tenant for cheques every month and tenant will get the benefit of post-dating, namely, the landlord will be prevented from depositing all the cheques at once. However, in practice, sometimes things do not go as smoothly. Due to the large amount of cheques and the automated process in most of the country’s financial institutions, sometime cheques may be cashed early. These causes issues as the bank may hit you with fees should your account have insufficient funds and go into overdraft. This is important to keep in mind should your landlord requests post-dated cheques. For example, in Ontario and Manitoba, landlords may request post-dated cheques, but a tenant is not required to provide them. However, once a landlord and tenant agree to a method of payment, it cannot be changed unless both the landlord and tenant agree. In other provinces, such as British Columbia or Manitoba, post-dated cheques may be requested by landlords. So remember, in the rush of signing a tenancy agreement and moving into a new place; do not neglect to read over your tenancy agreement. You should never agree to a requirement in your tenancy agreement if you are unsure of its effect! Elevator Etiquette: The 10 Commandments

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons. 46

5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.
9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride! Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a space heater or fan, computer, printer, desk lighting and whatever else you need all at once. Beware of tripping hazards like extension cords and power bars.
YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make myriad decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity.
Enclosing a porch or a balcony may do the trick. At the very least – and if it’s all your apartment can handle, designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries.
First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or mudroom can easily suit this purpose. Claiming part of a basement could work as well. When a full room isn’t available consider converting a large foyer or the space under a staircase.
Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; The majority of desires will follow.
If you will be seeing clients or colleagues in your space, there are other considerations. Check the local bylaws regarding signage and parking. The front walk will need to be well maintained with snow and ice removed when necessary. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. Just as important is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in, your work will flow.
