ou’ve decided it’s time to rent a new space. Now you have another decision to make – choosing your property management company.
How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who can provide a testimonial.
Get a feel for each company and the staff. You should be comfortable and courteous asking questions, and in turn, you should expect to be treated with consideration and respect. Think twice about a property management company that doesn’t willingly provide any information you request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. he difference between a successful move and a nightmare move is all in the planning. I have personally learned this lesson well, having moved no less than eight times within a three year period at one point in my life.
Moving is a lot of work, a lot of time – and can be a lot of stress, too. You’ve got to get all of your worldly possessions from point A to point B – and you’ve got a tiny window with a ticking meter that is costing you more by the minute.
Want to make it easier, smoother and less expensive? One simple word will do all of that: Plan. Just plan for your move. You know the date, don’t procrastinate. Clean out your closets. Get rid of anything you no longer need. Streamline your belongings. Clean it and pack it – or toss it and move on. Start early. No harm in having it ready ahead of time, but if you’re not finished in time it will start to cost you – whether it’s the truck that you’re renting or the moving company that will have to wait on you, time really is money during a move. Moving should be exciting, a new home is a great opportunity. Get a jump on it – plan your move, get your belongings packed up and organized and book the truck or the moving company early – the good ones book up fast. FOR SOME, THERE’S NO OTHER CHOICE WHEN IT COMES TO CITY LIVING BUT TO GET AS DOWNTOWN AS DOWNTOWN GETS. Toronto has an amazing, enormous, sprawling downtown, but the heart of it all is on Yonge St. – the area around the Eaton Centre and Yonge–Dundas Square are at the centre. Yonge–Dundas Square has turned into the Toronto version of Times Square, where lights, signs and live-action billboards add a surge of frenetic energy to the city pace. Toronto has an amazing vibrancy and a downtown that is alive and in action, 24 hours a day, seven days a week, 365 days a year.

Downtown offers it all – shopping, restaurants, services, businesses, entertainment, the financial sector, activities, nightlife, buskers, festivals, art, music... The list is endless. Toronto is a huge city and offers it all.
up the west side of the downtown area, along University. But the stops along Yonge are key points in the city’s flow. Bloor, Wellesley, College, Dundas, Queen and King St. see throngs of people coming and going all day long.
It’s really a ‘something-for-everyone’ city – every walk of life, every style of living, everyone has opportunity here.
There is the PATH system underground, attaching a number of buildings throughout the city’s core so that you can travel quite a distance without having to go outside. The subway system adds to that insulated lifestyle. In fact, many buildings located near subway stations offer direct access without stepping outside.
Downtown has changed over the years, but it has always been a focal point. At one time it was records and arcades, the next it was fashion and food. Along the strip of Yonge St. there are some long-time favourites like the Elgin Theatre, The Hard Rock Café and The Eaton Centre, but a lot of the stores have changed, modernized and cater to contemporary urban needs. Of course there are still tattoo parlours, head shops and tourist stops interwoven with the big brands, the chain restaurants and the electronics outlets. The launch of Yonge–Dundas Square and the development at 10 Dundas really breathed fresh life into the aging area. Following that, some of the area’s older buildings that didn’t age well started coming down and being replaced by modern storefronts and contemporary architecture. The new construction changed the face and the function of the area immensely. From buskers to street food vendors, the streets are busy and active! Musicians, sidewalk chalk artists and fire-grilled hot dogs are part of the landscape. The subway, a focus of downtown transportation, runs along Yonge Street from Finch to its terminus at Union Station and then turns north and runs

The city core is a destination, and most of the buildings cater to that, from shopping and nightlife to office space and commerce, but the residential side caters to renters. There are really no single family houses to speak of, but there are a few new rental buildings as well as walk-ups above area stores.

Downtown is popular with young urbanites, professionals, singles and couples – from young to old, it’s ideal for anyone that enjoys the busy city. Security deposits & post-dated cheques:

EVERY TIME SOMEONE BEGINS TO NEGOTIATE A LEASE FOR A RESIDENTIAL PREMISES, the issue of security deposits and postdated cheques needs to be dealt with. Consumers are often unaware of their rights and obligations and so have an unequal bargaining position with a potential landlord. Here are some comments on both issues. We hope they help. SECURITY DEPOSITS A deposit is usually demanded by the landlord in order to use all or part of the deposit to cover any damages to the property caused by the tenant or to cover rent should a tenant fail to make a rent payment. The legal limit for deposit and the type of deposit allowed will vary from province to province. A tenant may also be able to get interest on the security deposit when the tenancy ends or is terminated. Check with your local Landlord and Tenant Board to get up to date information on your rights. In Ontario, for example, a landlord can demand a rent deposit equal to one month’s rent, or the rent for one rental period, whichever is less. If the rent payments are made weekly, the deposit cannot be more than one week’s rent. If the rent payments are monthly, the deposit cannot be more than one month’s rent. However, it is illegal for a landlord in Ontario to demand a security deposit, for potential damages to a rental unit . Due to this, many landlords have tried to use creative ways to come up with charges to get around the rule for security deposits. However, the Ontario Residential Tenancies Act prohibits any other additional charges . Your landlord cannot directly or indirectly require or attempt to require from a tenant any fee or deposit of this nature. In British Columbia, the rules are different. A security deposit can be demanded. However, it cannot be more than half the one month’s rent. If a landlord accepts a security deposit that isypnexthome.ca greater than this amount, you have the right as a tenant to deduct the overpayment from your next rent payment or recover your overpaid rent. A landlord may also demand a pet damage deposit which would cover damages to the property caused by your pet.

POST-DATED CHEQUES This will also vary from province to province. A post-dated cheque is a cheque that is dated for a future date. In the context of landlord and tenants, it is usually a cheque dated for the day rent is due for the remainder of the tenancy agreement. The reason for post-dated cheques is that a cheque will be incapable of being cashed until the date of the cheque. This is convenient for both the landlord and the tenant. The landlord will not have to hound the tenant for cheques every month and tenant will get the benefit of post-dating, namely, the landlord will be prevented from depositing all the cheques at once. However, in practice, sometimes things do not go as smoothly. Due to the large amount of cheques and the automated process in most of the country’s financial institutions, sometime cheques may be cashed early. These causes issues as the bank may hit you with fees should your account have insufficient funds and go into overdraft. This is important to keep in mind should your landlord requests postdated cheques. For example, in Ontario and Manitoba, landlords may request post-dated cheques, but a tenant is not required to provide them. However, once a landlord and tenant agree to a method of payment, it cannot be changed unless both the landlord and tenant agree. In other provinces, such as British Columbia or Manitoba, post-dated cheques may be requested by landlords. So remember, in the rush of signing a tenancy agreement and moving into a new place; do not neglect to read over your tenancy agreement. You should never agree to a requirement in your tenancy agreement if you are unsure of its effect! CITY LIVING KIND OF FORCES YOU INTO A SMALL SPACE. Whether it’s because you’re on a budget – hello bachelor apartment – or not. Condos and apartments are just not made to offer a lot of storage space. But no happy renter is about to give up their perfectly located rental, next to the best 24-hour Chinese restaurant in town for more space. Come to think of it, I know a happy renter who wasn’t willing to give up their rental for a long time girlfriend, never mind leaving it for a bigger closet! No, renters just learn to live in a small space by learning and accepting a few notions along the way: HOW TO STAY ORGANIZED: Organizing your home straight from the beginning is key to manage living in a small space. It’s also key when you’re late for work and you need to find your lucky tie, spreadsheets and coffee mug in a jiffy. Luckily, renters are as creative as they get and you’ll think of plenty of tricks and storage solutions for all your home items. HOW TO LOOSE THINGS IN 100 SQUARE FEET AND LESS: Yet no matter how small your space is or how organized you try to be, you will still manage to loose things. Where do my hair elastics go? Where is the spatula when my omelet is ready to be turned over? So many questions, yet so few answers. HOW TO LET GO: Small space living forces you to purge any unnecessary items and regretfully decline beautifully crafted pieces of furniture that won’t fit up the stairs of your rental, never mind in your actual home.
