hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.

In the top spot – without a doubt – are actually two key items that go handin-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

e speak so much about our city, about the demands of our lives, about the high costs, the low vacancy and the lack of spare time. But it’s summer, and with Canada Day celebrations and festivities in the air, maybe it’s time to break and reflect on how good it really is to live here. Now it’s not just because the sun is shining and there’s no snow on the ground that I’m an optimist (although the sunshine makes it easier, I admit), it’s that we live in a country where human rights are enforced, where our homes are recognized as a basic need, where we can plant roots and enjoy our communities and build a life. Though our vacancy rate may be low, we are starting to see new construction developing across the country, and serving every type of renter. We’ve got low-, mid- and highrise options, so you can live in a small quiet community or have a home in the sky, complete with a view. You can rent an unusual, industrial space, lofts and conversions all the rage, or you can rent a home with perks like a swimming pool, fitness facility, tennis court and screening room – it’s really leisure living that’s being offered. It may not all be perfect, and there are definitely differences in experience based on budget and the choice of property management, but calling Canada home is nothing to take for granted. Look at the cover story of any newspaper and you’ll probably find a reason to be grateful for the clean water, freedom of speech and modern construction. If you check Mercer’s 2015 Quality of Living Rankings, out of the best cities to live in the world, Vancouver takes third, Toronto fourth, Calgary sixth out of 230 cities. That’s something to be proud of – and enjoy!

IT’S DOWNTOWN EAST, JUST ON THE EAST SIDE OF THE YONGE STREET STRIP. IT’S HOME TO MAPLE LEAF GARDENS, BUDDIES IN BAD TIMES AND THE SUBWAY LINE. It’s also the proud home of Toronto’s vibrant LGBT community, and the Gay Price celebrations of the ypnexthome.ca past week that took over the community are hard to miss. Church Wellesley ypnexthome.ca Village’s informal boundaries are from Charles Street south to Gould, and from Yonge to Jarvis. This 24-hour neighbourhood occupies the northern half ypnexthome.ca of what the City of Toronto defines as the Church-Yonge Corridor. 12

An urbanite’s paradise, this is another big-city neighbourhood that many locals commend for its small town feel. “The only thing gayer than you is your pet unicorn!” screeches a poster in a storefront window here, and to a degree that sums up the Church Wellesley experience. Friendly, funny and altogether fabulous, The Village is undoubtedly the most festive part of town. While Pride only officially happens once a year, rainbows are rampant – even the crosswalks here take you on a tour across the spectrum. While most households comprise of working adults over 25, the area also appeals to increasing numbers of families with young children. As long-time residents age, it’s also becoming home to a healthy population of very active seniors. It’s not uncommon to see shiny black-and-chrome mobility devices and motorbikes parked side-by-side along Church Street, as leather daddies become granddaddies. But the area is mainly populated by singles and couples who love the urban lifestyle. By downtown standards Church-Wellesley Village is a relative bargain, but shops and businesses cater to a more upscale clientele in general. Its proximity to Ryerson and the University of Toronto means that there are a range of reasonably priced accommodations scattered amongst the more upscale dwellings that typify the area.

A little further away:

The removal of the Jarvis Street bike lanes has been a blow to this otherwise very bikefriendly community. Getting around by foot is best. Luckily there’s not much that isn’t within walking distance. Subways run along Yonge and across Bloor. The DVP is just east of the community, though this downtown location totally cuts out the commute. The 519 Community Centre provides a grassroots home base for many of the neighbourhood’s non-profit groups, and is a fantastic resource for those new to the area. Students attend Church Street Elementary School, Jarvis Collegiate and the exclusive (yet public) Francophone school Le College Francais. Ryerson University’s campus helps define the neighbourhood’s south end. Rental in this area includes everything - something in every style, from highrise to homes, above-store walk-ups and condos too.

IIT’S NOT A HUGE AMOUNT, BUT THE 2016 RENT HIKE is on the higher end of what we’ve seen in recent years. The maximum rent hike for 2016 has been decided: 2 per cent. That is the most a landlord can legally increase the rent in ypnexthome.ca 2016 – for most apartments. Every year the provincial government sets the guideline for maximum rent increases based on the Consumer Price Index – which is based ypnexthome.ca on inflation – to a maximum of 2.5 per cent.

The Provincial Government sees this as a way to keeping housing costs affordable. In 2015 the rent hike was 1.6 per cent. In 2014 it was .8 per cent, the lowest increase since 1975. But not everyone will get the 2 per cent increase. Some landlords don’t raise the rent. Some landlords will have made capital investments in the property for which they can apply to the Landlord Tenant Board for an increase above the mark. And then there is the uncertainty those living in new buildings face. If you rent in a building first occupied in 1991 or later, there is no rent control. New condos, new apartment buildings, new triplexes, houses that have become rental properties since that time – none of these are covered by the renal increase guidelines. Though landlords may want to keep increases affordable to retain good tenants, there are no increase
