Location (location, location) As you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location. Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well. There are so many personal variables. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public

transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. With rental supply in short stock and market prices going up, the investor condo market seemed like it was the solution to tight vacancy rates that would push the competition back into the renter’s favour with added supply to the market. Wrong. They were wrong. While the condo market brought more supply, it just didn’t put supply in pace with demand – though it did add a rental element that the market was lacking. It was upscale, it offered features and finishes that were in a new league. Buildings were new and fresh and luxurious.

It also showed rental developers that there is an appetite for new buildings – and it helped spur on new, purpose-built development. With market rents high, rentals could support the demand for hardwood floors and stone countertops, of soaker tubs and backsplashes. While we’re seeing a start to new buildings hitting the market, we’re also seeing a new vision of rental, and it’s gorgeous! vibrant LGBTTQ community, Church Wellesley Village’ is bound by Charles St. south to Gould, and from Yonge to Jarvis. This 24-hour neighbourhood occupies the northern half of the Church-Yonge Corridor. The neighbourhood is celebrating in full force and The City of Toronto has declared June ‘Pride Month’ which will culminate on the first weekend in July with the marches, parades and street parties that the Pride celebrations are known for, drawing massive numbers of visitors and a great outpouring of voices in support of and with the community.

While its importance to Toronto nightlife, and in particular gay culture, can’t be overstated, local residents are more likely to rave about the area’s abundance of culinary options – from fine dining restaurants and popular pubs, to the many specialty shops that appeal to the home chef. An urbanite’s paradise, it’s a big-city neighbourhood that many locals commend for its small town feel. Friendly, funny and altogether fabulous, the Village is undoubtedly the most festive part of town. By downtown standards it’s a relative bargain, but shops and businesses cater to a more upscale clientele in

general. Its proximity to Ryerson and the University of Toronto means that there are a range of reasonably priced accommodations scattered amongst the more upscale dwellings that typify the area. Your best bet for getting around is on foot, there’s not much that isn’t within walking distance. TTC subway stops and subway are College, Wellesley, and Bloor-Yonge.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

you bought a new couch? For me, the time came when the pull-out couch I stole — I mean was given to me by my parents — finally wore out. The seams had split on one of the cushions, the metal pull-out section sat so low under the couch that it scratched the floor and we had pillows shoved under the cushions to try to make it more comfortable. The couch had survived multiple moves, including a two-hour drive from Penetanguishene to Toronto in light rain. Even at that point, it had already been stitched up by my stepmom and was something like 15 years old. It

had a good run. But it was time to go. Of course, shopping for a new couch is no easy feat. What kind of frame should you opt for? Should you choose fabric or leather? What size is suitable for your space? How do you buy on a budget? There is a lot to consider when you’re looking for a new couch. This is where Clifford Goodwill comes in. Clifford is EQ3’s director of interior design and store planning. He looks after the floor plans for stores across Canada and the United States, and takes care of the interior design for upcoming store openings and helped me out with a few tips.

What is the first thing to think about when buying a new couch? How do you want your space to function? It is primarily a room for entertaining guests, being entertained in front of the TV, or does it need to function as both? Fabric or leather? Leather might be more cost up-front, however, it can be easier to care for — especially if you entertain or have kids. My biggest suggestion is to not restrict yourself to what you think you want or need — start shopping and see what is available. Talk to the sales associate and learn about all your options because they are often not all shown on the floor.

What do people often overlook? I think people often overlook the options available and select a sofa without considering other configurations. It’s not like walking through a clothing store and not buying something because the size isn’t there — ask questions! Think about how you want to use your space — and your new sofa — to best suit your needs. Many of our sofas come in two widths, apartment sofas, love seats, chaises, or completely configurable sectional components. Because of these options, EQ3 provides free in-home consultations to help our customers make that final decision with an expert. “CAN A RENTER THROW A HOUSEWARMING PARTY?” This is a legitimate question that has crossed my screen on the interwebs. Just google housewarming and renters and you’ll find it too. Why this is even a question is beyond me, because the answer to this question lays within the question itself. It all comes down to an accurate definition of the word housewarming. Open up your dictionary (just kidding) - go to merriam-webster.com - and you will see housewarming is defined as “a party to celebrate moving into a new home” or “a party to celebrate the taking possession of a house or premises”. There is nothing in this definition that speaks directly to the act of buying a home or signing your soul to a mortgage broker. So why are renters questioning

it? Questioning their right to a housewarming. This definition is as significant to a buyer as it is to a renter. When you rent, you are moving into a new home and you are taking possession of a property be it for a determined or undetermined amount of time. Now of course, renters use your judgement and stick to the premise of this definition. Is your rental a place where you will be there short term – for a few months? Is it that place where you’re setting in to stay? Is it just a stop-over or will it really be your new home? If the answer is the latter, you have the right to want to celebrate this turning point in your life. It’s your new home, a fresh start and a place to begin making new memories. For the sake of all renters, throw

a housewarming! An apartment is a legitimate home. And let me be clear; call it a housewarming. Don’t back out and start making excuses to your friends and family like “I just wanted to get together” or “I’m only renting, but wanted to show you my new place anyway”. No, no, no… you are having a housewarming because as per the definition of housewarming, you want to celebrate moving into your new home! You don’t need to make excuses. Own your right to a housewarming like you don’t own your rental. And when your guests bring you gifts, tell them “thank you, you should have”, because you deserve a housewarming gift just as much as a buyer does. So there you have it renters - throw a housewarming party, have a cake in the shape of your new home and eat it too.

APPROXIMATELY 4.3 MILLION Canadians move every year, and of that, 14 per cent opt to move in June. “Of that 14 per cent, a whopping one-third will choose June 30th as their moving day,” said Chuck Resnick, vicepresident of Marketing and Operations, Two Men and A Truck - Canada. “That boils down to roughly 199,000 individuals and families who will be on the hunt for boxes, packing materials, and most likely, help with their move,” he added. “There are many reasons why June 30th is so popular,” says Resnick. “It’s the end of the school year so it works well for parents who prefer not to disrupt their children’s schooling and to assure they get settled prior to beginning in their new school year come September. Many families also want to get settled into their new homes before the summer gets underway, to get the most out of their backyards and balconies. The Canada Day holiday also gives people an extra day to unpack and wind down, while the weather is consistently pleasant,” he said. To make sure moving day goes smoothly, Resnick recommends planning in advance. “Make arrangements for small children and pets to be looked after so they’re not underfoot. Pack a ‘day of the move’ box with essentials so you’re not scrambling for toothbrushes a towel, a coffee mug or a kettle,” he added. According to Resnick, the following tips will also help ensure a stress-free move: • “Boxes of books get heavy fast. Use small boxes when it comes to these items. Apply this rule to everything you pack: the heavier the item, the smaller the box. • Emptying closets can be a nightmare. Use wardrobe boxes to simplify the process. Clothes in drawers can

be packed into suitcases. • As tempting as it may be, don’t use cardboard boxes from the grocery store. You never know what little critter may be hiding in the corner of food boxes. In fact avoid used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled. • Moving day should be a celebration of your new home; make it as stress-free as possible.”

Create a cozy bedroom

in five easy steps by LISA CANNING

BEDROOMS ARE ONE OF my favourite rooms to design as I argue they have the most impact on our quality of life. So when a client hired me to consult on her son’s bedroom design, I was so excited to help her create a space that would be warm and cozy and conducive to rest and relaxation. Here my top strategies for creating a cozy bedroom:

1. Paint it deep and dark I am such a fan of painting walls dark in a bedroom. The 58

impact a dark hue has on a space can be not only visually striking, but also create a cozy dark space that’s ideal for sleep. The key in painting a bedroom dark – and not having it feel like a cavernous dungeon – is to ensure that it is well lit. I always prefer a layered lighting plan; overhead lighting paired with wall sconces or lamps for function. The other key for using dark paint successfully is to ensure there is an element of contrast. In this client’s son’s room, we added contrast with the white bedding and textured wall art.

2. Use warm woods

4. Create a reading nook

A big feature in this bedroom is the beautiful bed and side tables we selected from Artemano. There is something about the natural texture and colour of wood grain that is so warm and inviting. Paired with matching side tables, these pieces have a strong masculine presence. For a lighter/more feminine look, consider pairing a textured wood bed like this with painted night stands. We continued the wood trend in custom stained built in shelves above a white and wood desk, and mid century modern desk chair.

If space allows, a comfy chair to curl up in is another cozy element in a bedroom. Since this room is small, we opted for a chair on legs with a compact silhouette to balance out the heavy stature of the wood bed. To keep the space serene, we kept the chair in a colour close to the wall hue, and kept the grey theme going dresser from Casalife. The dresser will also (hopefully) help from allowing the chair to become a catch-all for laundry.

3. Vary your textiles One of the simplest ways to make a bedroom cozy is through textiles. Start with the bed. Layer softer fabrics like cottons and linens with textured furs, chenilles and velvets for variety. Don’t forget the ﬂoor too – a patterned wool rug or fur scatter rug creates a comfy place for feet to touch down ﬁrst thing in the morning. And don’t forget about windows – I love drapes with black-out lining for uninterrupted sleep. Consider customizing drapes and using that same fabric in throw pillows on the bed for a cohesive look.

5. Make it personal To me, a cozy space is one that also tells a story of the people that live there. We made sure the client’s son’s story was told through art on the walls and through displaying many of his childhood trophies and personal mementos on ﬂoating shelves. These personal artifacts bring life and visual interest to a room’s design and are integral to creating a space that’s warm and inviting.
