f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. ent control makes the news at regular intervals. The conversation differs depending on what province you live in, right now that conversation is happening in Alberta – and it’s a contentious conversation.

To understand why rent control is so contenious, you need to understand both sides of the rent cheque. If you’re a landlord, rent control keeps you from being paid based on market demand. Everything from the cost of gas to the price for pasta is based on market value, why are landlords not allowed to control their own product? If you’re a tenant, you want rent control. Supporters argue that people are entitled to have the ability to budget and to rent a home. They should have some level of security that they won’t experience the upheaval and stress of moving annually because of market demands. A home shouldn’t feel temporary and beyond one’s control. The problem becomes that, without the ability to profit, there has been a decline in interest in investing in new rentals. Most provinces have near-record low vacancy rates. Urban populations are growing, but the number of purposebuilt rental buildings are not in stride because investors would rather invest in commodities that can give them better returns. In turn, makret rents soar.

And it’s not all about profit – the price of hydro goes up, the cost of wages goes up, property taxes go up. Things break. New laws, new technologies, new systems need to be added. Without being able to increase prices, there is a loss. There is no perfect solution, but it will be interesting to see what happens in Calgary now that the conversation has been started. We’ll keep you informed. WHILE IT MAY SEEM COMPLEX, INSURANCE IS REALLY QUITE SIMPLE: The payments (or premiums) of the many, pay for the losses of a few. Your premiums go into a large pool, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims â€“ even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) INSURANCE FOR INSURANCE COMPANIES Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

ANNUAL REPLENISHING Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life insurance.

HOW PREMIUMS ARE CALCULATED Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it. Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.

INDUSTRY EARNINGS Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums. The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

INSURANCE PAYS FOR … Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract. Insurance is generally intended –ypnexthome.ca and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a

Moving day SURVIVAL GUIDE BY JENNIFER BRAUN

YOU’VE SEARCHED, YOU’VE PLANNED, YOU’VE PACKED AND NOW THE BIG DAY HAS FINALLY ARRIVED - you’re moving into your new place! Your moving day is bound to be busy and chaotic, and unfortunately, by the time all your things reach your new place the madness still won’t be over (sorry, not sorry). But before you get lost in a sea of boxes in order to find everything from bathroom essentials and “oh no... where are my keys,” I suggest you plan ahead with one last item - a moving day survival kit. Your moving day survival kit is a combination of things you should keep on hand as well as in a clearly labeled box which you will move to your new place first and foremost. It will include a mix of items that you would normally pack for a weekend camping trip as well as all the essentials to get over a really bad first date. Grab one final box, and don’t forget to pack any of these items in your survival kit: 1. TOILET PAPER: Congratulations! You, your friends and your movers have officially made it to your new place with a truck filled with all your stuff. First things first, where is the bathroom?

3. EMOTIONAL SUPPORT: When artistic photos of Starbucks coffee and exotic scenery on your Instagram feed can’t cheer you up, have a friend by your side. With this said, make sure it’s a friend who is actually more emotionally stable than you are. It’s never very helpful when the emotional support needs emotional support… 4. SNACKS: Nothing screams chaos more than an empty stomach! It’s going to be a long day and you’re going to need the energy. Keep snacks like fruit and granola bars close by to keep your appetite in check. That is until the pizza delivery guy arrives. 5. TRASH BAGS: Everything from that gum you’ve been chewing all morning to your granola bar wrapper are going to have to go somewhere. Pack a trash bag that you can lay out in your place so garbage doesn’t end up on the floor or worse, in the hallway where you’re sure to rub your new neighbors the wrong way.

It doesn’t matter if you’re driving 20 minutes or two hours to your new place, someone will need to use the bathroom – and always sooner than expected. Avoid the obvious and make sure you have toilet paper on hand.

6. WINE + GLASSES: You’ll be itching for a bottle of wine by the end of the night, just make sure you don’t crack this open before all the heavy lifting is done. Once you’re ready to call it a day, sit back, relax and cheers to your new home! Tomorrow is another day.

2. PHONE CHARGER: Let’s be honest with ourselves, if there’s anything we can’t live ypnexthome.ca without - it’s our phone. On a day as important as Moving Day, we absolutely need our phone by our side to either call mom or Tweet about this life changing event.
