Look a little deeper Don’t just look at apartments, look at the companies managing them. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business. Most have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the residents. Many property management

companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions, and in turn you should expect to be treated with consideration and respect. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Let us know how your search for a new home goes. Most of us look forward to summer for nice weather and the opportunity to get out and enjoy life. But for many, summer means moving. In fact, June 30th/July 1st is often touted “the busiest moving day of the year.“ It makes sense. Nobody wants to slug it out in the rain or a snowstorm, while parents and students often arrange a move outside of the school year to cause the least disruption possible, while post-secondary students will often be moving to or from campus. Moving can be a good thing, but it’s normally stressful, and if you really think about it, apartment hunting is a little weird. You invite yourself into someone’s home in person – or through photos in a listing, and judge whether it’ll work for you. Looking for roommates is equally as strange. How do you describe yourself? How do you describe what you want in a roommate? How do you encourage someone choose you over someone else?

you want them to like you and you want to make sure they will be a good fit too. What matters most to you? Someone with the same schedule? Someone clean? Someone you think is cool? When you’re the outsider, should you let your personality shine in your posting? Or is it more important for the ad poster to show their true colours? Do you go the route of too much info to really make sure people know what they are getting before they come to visit? Or do you omit a little information about yourself to get the apartment? Landlords normally know what they want – a good, clean tenant that pays on time and doesn’t destroy the rental unit. You know what you want if you’re looking for your own place. But when you’re selling yourself as a roommate, it’s a little harder.

Today it’s safe to assume most people look online when they are looking for a new place or in need of a roommate. Listings are easy to get, easy to find and easy to promote. But what’s a little trickier is knowing what to write in your listing, whether you’re looking to add a new roommate to the household or the one looking to be that new roommate.

Unfortunately, it’s pretty easy to lie when you’re looking to move in with roommates. And it’s easy to leave out the downsides to your apartment too when you’re desperate to fill a room. At the end of the day, you just need to know what you want and – maybe more importantly – what you don’t want, and you just have to hope for the best in your hunt!

YOUR LANDLORD HAS THE legal right to ask you to move out for major renovations, repairs or even rebuilds to your rental building. As a tenant in a legal rental agreement, you have some rights too. Minor renovations like new paint or countertops don’t count, but if the renos make your place unsafe or unliveable, you’ll have to move out. In most provinces, your landlord must give you the same amount of notice to terminate the tenancy as required by the rental agreement. You have the right of first refusal, meaning you get first dibs on moving back into the new-and-improved unit once renovations are complete with the same rent and the same provincial rental increase rule apply. In order to exercise your right of first refusal, you must put it in writing before you move out and within the specific timeframe outlined in your provincial Rental Tenancy Act. In the case of multi-unit buildings, your landlord could be responsible to compensate you equal to three 32

month’s rent or the amount of time you’ll be relocated, whichever is less. You may also negotiate a reasonable compensation amount. Even if you don’t move back in, they might have to compensate you for up to three months rent. If the building is to be converted into a non-rental property or the landlord would like it for their own use, they could owe you compensation as well. The rules change if a government agency orders the building to be demolished or cleared of its tenants and in these cases, compensation might not apply. If you decide to terminate your tenancy and move out before the date on your landlord’s termination notice and decline your right of first refusal, you might not be eligible for compensation. Check with your provincial Rental Tenancy Act as details of this legislation regarding terminating tenancy due to renovations may differ slightly from province to province.

HIRING PROFESSIONAL MOVERS CAN SAVE YOU A LOT OF WORK AND AGGRAVATION, especially when everyone understands what’s involved. The best way to ensure that situation is for all parties to communicate effectively. From the mover’s point-of-view, having a contract that is clear and agreed upon is the number-one way to achieve success. In Ontario, service agreements with moving companies come under the umbrella of Consumer and Corporate Affairs. When we provide you with a written quote in person, by law, we cannot charge you greater than 10 per cent over the amount stipulated in the contract – unless you change the conditions of the move. At Two Men and a Truck - Canada, we price by the hour, whatever it takes. If you call and ask to have 100 boxes moved, and we show up to find 200, of course we have to charge more than what we agreed upon. That is considered a change to the conditions of the move. Moving takes time, and there are many unexpected situations that might cause a delay and make your price go up. For example, the person who moves out of your apartment building before you may be running late, and the elevator is tied up longer than you planned. For the mover, the meter is running the entire time.

Sometimes customers neglect to tell us that they are giving a large furniture item to a friend or relative and want us to drop it off on the way. The journey to my first rental (spoiler: it was rough) By Sonia Bell

AFTER YEARS OF PLOTTING and procrastinating, I’ve finally up and left the nest. But the quest for my first rental was harder than I thought it was going to be. My boyfriend and I decided to get a place together and had our hopes on a one-bedroom plus den in Liberty Village. The area is close to each of our 52

workplaces, close to the downtown core, and the best part was that it seemed to be its own little community – the perfect transitional neighbourhood from someone going from the suburbs to the city. While it may sound a little cliché, Liberty Village – to us, at least – is that perfect blend of urban and suburban.

Our hunt started a few weeks ago. I told myself I wanted to find a rental privately; I figured I might get more selection seeing as not all landlords use agents (as they don’t want to fork out one month’s rent). I went online, contacted the owners of a dozen places, but to my surprise, it was rarely a landlord responding to me, it was a realtor. I found myself juggling dates and times, and if one realtor sensed I was going to other showings, they’d blow me off. One of the realtors I met ended up sending me more listings after our meeting. I was interested in them, and before I knew it I was was working exclusively with her. So much for doing it on my own – but it was convenient. Messaging agents and landlords to coordinate meetings was time consuming. I was happy to have a buffer; even though I knew I was potentially limiting myself. We went to our first showing and loved the place. We put in an offer on the spot – it was declined. I immediately put in an offer on the second unit we had seen that day – that, too, was declined. To be frank, I never anticipated the rejection. I thought my boyfriend and I were a shoo-in. Our combined income is likely more than one individual seeking a onebedroom unit, we’re in our late twenties, full-time jobs, good credit – why wouldn’t a landlord want to accept my offer? Landlords, however, have the luxury of choosing the cream of the crop. We keep hearing how it’s a seller’s market, and this trickles down into the rental market. Investors and landlords let the applications come in and they choose whomever they wish. No matter how good I was on paper, there was that one applicant who made more money, one person who had better credit, one person with more rental experience, more references, and the list goes on. One of the reasons I decided to rent in the first place was to get out and do it fast. Clearly I’d misunderstood the process. It seemed almost as intricate as buying. Bidding wars? I didn’t even know those existed in the rental market. Believe me, they do. When it came time to put in the offer for my next unit, I got a message from my realtor: “If needed, would you be willing to offer $25 more a month on rent?”

She wanted this in her back pocket; if she sensed the landlord wouldn’t accept the offer, we’d offer more. I said, “Okay.” The next day, I received another message from my realtor: “Are you willing to pay three months up front?” Again, she wanted this in her back pocket. After living at home for four years since graduating university, we both had some money saved, so again I said, “Okay.” Here’s the situation I was left in: I offered to pay more per month and agreed to pay thousands of dollars up front just to compete. And the outcome? My offer was declined. Before I started this process, I didn’t realize that renting was very much like finding a job – it takes time, persistence and a touch of luck; you hope you stand out enough to be considered, you then hope to impress, and you hang tight with your fingers crossed, hoping that the person making the decision will take a chance on you. And here is where my touch of luck kicked in: The landlords of the second offer we put in called my realtor and asked if my boyfriend and I would be willing to accept a flex move-in date; we would get our unit no later than June 15, but could potentially get the keys and start paying rent anytime as of June 1. My boyfriend and I agreed. Remember, we were both living at home and didn’t need to be out by a particular date. The tenant needed more time to move and asked her landlords if they could potentially give her a couple weeks. However, most applicants wouldn’t accept a flexible move-in date, so they withdrew their offers. It all worked out in the end, and we recently got the keys to our new rental. My advice for first-time renters is to be patient. It’s a tough market out there, not just for buyers, but for renters too. Unfortunately the reality is, patience isn’t always an option. If this is the case, focus on enhancing your application – like finding personal references since you’ve never had a landlord. Also, start re-evaluating your rental needs – figure out what features you’re willing to sacrifice. That way, you have a broader selection of units to choose from. And lastly, stay optimistic – eventually you’ll find something right for you!

THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) RELATES TO RENTAL APARTMENT BUILDINGS, but was established on the foundation of providing rental housing consumers with the confidence that comes with quality assurance. In other words, the CRBP is as much about people, as it is about the physical bricks and mortar of the apartment buildings that are part of it. A rental home is still a home, and just as with ownership, the surroundings should nurture an acceptable quality of life for tenants. That is why the Federation of Rental-housing Providers of Ontario (FRPO) created this program – to offer a recognized symbol of quality and a proactive approach for those seeking rental accommodations and help them zero in on a well-run, well-managed building more easily. When a property manager, and/or owner register a building with the CRBP, it is a pledge that all involved with the buildings’ operations will uphold standards that protect the safety and comfort of all tenants. The program’s people-focus component is strongly reflected in the mandatory training course which property managers and their building staff attend. Those enrolled learn how to meet the requirements of the program’s Standards of Practice, and how following them improves daily building operation and the quality of service they provide to tenants. The program’s Standards of Practice also reflect a people-first focus. In fact, the program ensures that each successfully certified building practices over 36 established building operations, resident management services, financial management, and human resource management

standards. The latter category includes ensuring the building’s staff are provided with training and education opportunities to continually upgrade their professional skills and competencies. Increasing the level of professionalism of a CRBP-approved building’s management, and their employees, goes hand-in-hand to ensure that the quality assurance promise the program makes with consumers can be successfully met. Certified owners and/or property managers also agree to conduct business according to a Member Code of Conduct. This brings great peace-of-mind to renters and offers a clear, concise reminder of what is expected of them once their buildings have been granted certification status. For renters, this means improved communication with the building manager and/or owner, as well as a higher quality of life. The key word in the Code of Conduct is “professionalism.” It is interesting that the Code of Conduct is based on the golden rule – again, focused on people. Everything about the CRBP involves respect for the buildings and for those who live and work in them. Any time a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct.
