STRETCHING FROM LANSDOWNE AVENUE AND DAVENPORT ROAD ACROSS TO DOVERCOURT, this area carries along Davenport until it hits the railroad tracks just below Geary Avenue. Next, it travels along the rails over to Christie, where it reaches down to Bloor, encompassing Christie Pits Park. Colliding lifestyles range from funky to traditional. The formerly lowincome Portuguese, Italian and Korean pockets have become home to more avant-garde establishments, mixing students and artists in with communities that have been in the area for generations. Housing is no longer cheap though, due to the proximity to downtown, so students compensate by sharing accommodations, and families in modest houses. The vibe along Bloor, the main commercial area of Dovercourt/Wallace Emerson, is a wonderful variety. Tattoo parlours, upscale pubs serving only craft beer, community daycare, and a discount wig shop sit beside greasy spoons and a local butcher. Away from Bloor, quiet streets surrounding churches and parkettes make for the basis of the community that has long been established here. Despite its down-market appearance, rents are not nearly as high as they are downtown. New businesses and artistic ventures take advantage to draw in the hipster crowd, relying on the foot heavy traffic. Grocers, delis and coffee shops tend to be small, independent, family-run and inexpensive. Families enjoy the park in the daytime, nighttime activity can be a little more rowdy. Up closer to Davenport, things are much quieter. And with easy access to all parts of the city, the neighbourhood is in demand.

Is clutter getting you down? Due to space limitations, apartments present both unique challenges to store and manage everything we and our families really need and the opportunity to live simply and avoid excessive clutter. After managing a household for over 25 years

I go through my refrigerator weekly, keeping those containers of leftovers and the fruit and vegetable bins under control, wiping out the shelves as I go. When I put something away I check to see that the drawer or cupboard is wiped and clean. I have a designated shelf for wrapping paper and gift bags that I re-use, as well as a special place in my closet where anyone in our family can leave clothes or any other articles they no longer need or want. Having an “Outbox” makes it easier to discard things that lose their usefulness.

While I do manage to stay on top of much clutter through regular routines, it’s the stuff that’s been in the same place seemingly forever – like my husband’s refusal to ditch his collection of 25 year old cassette tapes – that is literally driving me crazy. Besides the fact that cassettes are pretty much obsolete, and he hasn’t listened to any of them in years, we could sure put the cupboard to better use. A friend of mine didn’t even bother asking her husband (a serious music lover, no less) if she could get rid of his cassettes, she simply tossed them all out one day, to his great consternation. But there’s a fine line between saving mementoes and saving garbage. How do you get your partner to overcome their “disposaphobia” (the fear of letting go of things) – where do you draw the line? “One person’s garbage is another person’s treasure,” says Hellen Buttigieg, a professional organizer and the president of We Organize U, a company that provides a personalized approach to clearing clutter and organizing space to help clients regain control of their lives. ‘There can be a lot of conflict when spouses are sorting through old possessions,” says Buttigieg. “It’s important to give people the opportunity to make decisions about what’s important to them,” she adds. Buttigieg says that people tend to hang on to things long after they’ve lost their usefulness because they represent a memory. But hanging on to old things prevents you from making space for new things, new ideas, new experiences and new ways of thinking. Renting or borrowing items you use infrequently can help to significantly cut down on the amount of stuff you need to acquire. Some buildings, like Maple Leaf Quay, have a large variety of appliances and other things that tenants can borrow. Tenants and good neighbours can also share within the community. If your neighbour has a bread maker and you have a pasta machine, an exchange will benefit both parties. Likewise, get in the habit of patronizing the public library or purchase an e-reader instead of buying books. There isn’t space in an apartment to own every book you’ve ever read.

you live. Using your balcony as a storeroom is particularly unsightly. Bicycles belong in a rack or in the garage. If your building does not have a storeroom, you could consider off-premises storage for large seasonal items (like sporting equipment, luggage, extra furniture you are no longer using, etc.). However, be aware that it’s easy to forget about things that are in the storage unit, and sometimes the expense of storage is not worth the value of the goods that are stored. Lastly, I suggest that, rather than try to de-clutter your whole apartment at once, focus on small projects like that junk drawer in your kitchen, your files, your collection of plastic containers, the bathroom cupboard, or that basket of hats and gloves in the front hall. YOUR IDEA OF THE PERFECT RENTAL IS dependent on a number of factors – location, unit design, price, and possibly even an amenity packages. There are many perks to having resources like a fitness room and designated social spaces in your building, unfortunately, these advantages can easily become hard to enjoy if you have a couple of bad apples around your rental. To ensure everyone can benefit from all the shared offerings in your building, follow these simple dos – and especially make note of these don’ts:

DO WORK UP A SWEAT IN THE FITNESS ROOM // DON’T LEAVE YOUR SWEAT IN THE FITNESS ROOM Ignoring all the Fitness Room rules in your building is tempting. There’s no gym personnel on staff ready to wave a finger at you for not putting the weights back. There’s never more than a handful of people around to give you a dirty look. But ignoring all the Fitness Room rules also sucks for everyone else. Read the rules (usually found printed on the wall) and do everything you would do at a normal gym. Wiping down the machines after each use is especially important!

DO GET COMFORTABLE ON THE TERRACE // DON’T THINK YOU OWN THE TERRACE This summer, I highly suggest you make use of any outdoor space your rental offers. Make time to take advantage of the terrace, firepits and more. Just consider sticking to the unwritten “Two Item Rule.” (I just invented this rule.) The way it works is if you’re going to the terrace you can only bring two items with you, like a sandwich ypnexthome.ca and a book, or a coffee and your iPad. Don’t come down with a four-course meal and the bathtub and take up all of the space. And whatever you do, don’t even think about watching a movie or listening to music without headphones. ypnexthome.ca

DO COOL OFF IN THE POOL // DON’T INVADE THE POOL It’s really great to have an outdoor swimming pool at your rental, especially on a hot summer day. What’s even more enjoyable is actually having the chance to use it in an agreeable fashion. That means don’t invade the pool with your friend Jack, Jill, Bob, and Sam, as well as your cousin and his four kids on the hottest day of the year. Most pools will have rules for how many guests you can bring – and will usually be enforced on busy days. DO PARTY IN THE PARTY ROOM // DON’T BRING THE PARTY TO YOUR NEIGHBOUR’S ROOM As its name suggests, the Party Room is all about the party, but outside the Party Room – that’s still the hallway. You can celebrate everything from the NHL playoffs to a new promotion inside the Party Room, just don’t bring the fun all the way to your neighbour’s front door. MOVING TO A NEW APARTMENT CAN REQUIRE DOWNSIZING. If you’re ready to purge, it’s a great opportunity to rid yourself of that shaky Billy bookcase you’ve had since college. But what to do about that comfy sofa that almost matches your armchair – or your collection of Nancy Drew mysteries? You might consider joining the millions of North Americans who would rather rely on selfstorage than say goodbye to their beloved belongings. So what does it cost to store your stuff here in Canada? In any of our major cities, you can expect to pay anything from $90 - $220 a month, plus taxes, for a typical five-by-10-foot (50 square-foot) unit. That’s just enough space to store the contents of one bedroom or living room. Vancouver, unsurprisingly, is the most expensive city for storage, with an average cost of $177/month. Toronto comes in second, at $156/month, with Calgary close behind at $153. Montreal is a relative bargain, with an average price of only $118/month – even in the city centre. Winnipeg and Halifax are also more reasonable, ringing in at $114 and $109/ month, respectively. Many of the larger storage companies offer rental incentives such as first month free, or a small discount (five to 10 per cent) for payment 6 to ypnexthome.ca 12 months in advance. You can also save a lot by choosing a facility on the edge of town or in a rural area, but these drive-up spaces are often less reliably serviced for pests, and can be plagued by the dust of gravel parking lots.

You could pay to store your lovely Ektorp sofa for a year, which will run you $2124 in Vancouver, or $1308 in Halifax. When you weigh that cost against selling it for a couple hundred bucks and buying a brand new one for $450-ish, it doesn’t seem like that much of a bargain. Unless the items you’re holding onto are incredibly valuable, it might be wiser to seek out new digs that feature storage – or even an extra bedroom. Storage is cost-effective in the short-term, but make sure the cost of storing something isn’t going to run you more than it would to replace it when you’re ready to use it again (and just when are you planning that next move?). Besides, if you’re not saving money, and it’s not a family heirloom that carries great sentimental attachment, wouldn’t you rather just buy yourself a new one to suit your style the next time you move? MOVING IS NEVER EASY, IT TAKES A LOT OF ENERGY AND PLANNING TO PACK UP A HOUSEHOLD, transport it and then set it all up again. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

Carry important documents, money and jewelry with you.

Pack toys, games or special items for the kids to keep them busy during the move.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

Donâ€™t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape ypnexthome.ca them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items.

Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell.

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

Check the weather forecast for your move day. If itâ€™s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.
