If you’ve been living in the same apartment for many years, it’s likely your rent is far below market value. With the few percentage points landlords have been allowed to raise the rent annually, it may be in stride with an inflation index, but there’s no way it’s kept up with market value. It makes it hard to move, knowing that your new rent will take a jump. Many people stay put, becoming longterm tenants because it’s the best financial security they can get. Except if you’re not with a professional landlord. Then it may become a problem. Less professional landlords who

realize their properties have low rent often want to cash in on market rent. They can’t just raise your rent, however, once you move they can raise it to whatever they want. LOCATED NEAR DOWNTOWN MISSISSAUGA, the neighbourhood of

Erin Mills begins at Dundas St. West and Mississauga Road in the east, and ends at Ninth Line and Winston Churchill Blvd. in the north. Average to larger luxury suburban homes characterize this neighbourhood, known for wide streets and lawns catered towards families with children. Demand for housing has increased over the years, resulting in higher home prices. Residents consider Erin Mills a suburban paradise. Its population is steadily rising due to several housing developments in the area. A diverse

population lends to a variety of ethnic food choices, and fuels celebrations in Mississauga’s downtown core such as Carassauga, and the South Asian Heritage Festival. Erin Mills uses Mississauga’s MiWay bussing system that has 80 different routes covering 3,600 bus stops. Buying a pass or using a Presto Card would be the best option when using this service, as the fare is $3.50 per ride on its own. Erin Mills is close to several Go Train Stations including Streetsville Go, Clarkson Go and Erindale Go, all about 10-15 minutes from Erin Mills Town Centre. Erin Mills is designed for those

who enjoy a fairly affluent suburban lifestyle. Denser urban centres are not too far away, with Toronto, Mississauga’s downtown core and Oakville all nearby. But a vehicle is needed to leave the city or you’ll be relying on public transit alone. Activities within the boarders of Erin Mills are limited other than Erin Mills Town Centre along with a variety of restaurants. There’s a lot of construction going on in the area as it continues to be developed.

Welcome to 21st century banking If you don’t already have it, set up telephone or internet banking for your accounts. 3. Reduce fees by setting up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4. Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think. 32

Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6. Set up your “in-baskets” Create an in-basket containing two folders for your bills. Label the first folder “1-15” and the other “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder. Recycle all the marketing materials in the envelope. Create a second in-basket with three folders labelled “bank statements,” “bills paid”

and “tax receipts.” WEEKLY

7. Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule — you’ll need about 30 minutes — to pay your bills. Always pay your bills in one place that is equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin. When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your “bills paid” file. Deduct the amount

that haven’t yet cleared the bank. A cheque that is taking a long time clearing the bank can lull you into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. » Talk about anything unusual. QUARTERLY

9. File Once a quarter, file all your paperwork to keep your system current. 10. Talk Have dinner with your business partner and talk about the bumps, your goals and how you’re doing. ANNUALLY

11. Re-vamp your budget Review your budget using last year’s credit card statements and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to cut back. 12. Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/budgeting purposes.

HAVE YOU EVER seen your neighbour do something so ridiculous you wondered; “is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease. If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead talk with your landlord to try and break your lease or look for someone to sublet your apartment. If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of these things, you’re asking to get evicted. 44

month and all of a sudden he’s living with you. It’s not a big deal until your landlord finds out. The name of everyone who is living in your rental should be listed on your lease agreement if not, your friend might not be the only one who’s looking for a place to crash. DAMAGE CONTROL Things break, I get it. I know that wine stain on the carpet was an accident and you didn’t mean to rip the shower curtains. What I really want to talk to you about is that hole in the wall, which is the size of my head! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted. NOISE POLLUTION Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.

BEDROOMS ARE ONE OF my favourite rooms to design as I argue they have the most impact on our quality of life. So when a client hired me to consult on her son’s bedroom design, I was so excited to help her create a space that would be warm and cozy and conducive to rest and relaxation. Here my top strategies for creating a cozy bedroom: 1. PAINT IT DEEP AND DARK I am such a fan of painting walls dark in a bedroom. The impact a dark hue has on a space can be not only visually striking, but also create a cozy dark space that’s ideal for sleep. The key in painting a bedroom dark – and not having it feel like a cavernous dungeon – is to ensure that it is well lit. I always prefer a layered lighting plan; overhead lighting paired with wall sconces or lamps for function. The other key for using dark paint successfully is to ensure there is an element of contrast. In this client’s son’s room, we added contrast with the white bedding and textured wall art. 2. USE WARM WOODS A big feature in this bedroom is the beautiful bed and side tables we selected from Artemano. There is something about the natural texture and colour of wood grain that is so warm and inviting. Paired with matching side tables, these pieces have a strong masculine presence. For a lighter / more feminine look, consider pairing a textured wood bed like this with painted night stands. We continued the wood trend in custom stained built in shelves above a white and wood desk, and mid century modern desk chair. 3. VARY YOUR TEXTILES One of the simplest ways to make a bedroom cozy is through textiles. Start with the bed. Layer softer fabrics like cottons and linens with textured furs, chenilles and velvets for variety. Don’t forget the floor too – a patterned wool rug or fur scatter rug creates a comfy place for feet to touch down first thing in the morning. And don’t forget about windows – I love drapes with black-out lining for uninterrupted sleep. Consider customizing drapes and using that same fabric in throw pillows on the bed for a cohesive look.

4. CREATE A READING NOOK If space allows, a comfy chair to curl up in is another cozy element in a bedroom. Since this room is small, we opted for a chair on legs with a compact silhouette to balance out the heavy stature of the wood bed. To keep the space serene, we kept the chair in a colour close to the wall hue, and kept the grey theme going dresser from Casalife. The dresser will also (hopefully) help from allowing the chair to become a catch-all for laundry. 5. MAKE IT PERSONAL To ma, a cozy space is one that also tells a story of the people that live there. We made sure the client’s son’s story was told through art on the walls and through displaying many of his childhood trophies and personal momentos on floating shelves. These personal artifacts bring life and visual interest to a room’s design and are integral to creating a space that’s warm and inviting.

GWYNETH PALTROW is loved for more than just her acting. She’s become a style maven, a food writer, singer and an inspiration for fashion, decor and lifestyle through her website goop.com. With her new book, ‘It’s All Easy,’ hitting the shelves to great accolades, we’re sharing her recipe for Singapore rice noodles. It’s vegetarian, gluten-free and ready in under 30 minutes.

These pan-fried noodles are gluten-free, full of veggies, and kid-approved (my kids inhale this). The prep does take some time, but once you’re cooking, the dish comes together quickly, so be ready with all the ingredients. Add chicken, shrimp, or beef for a little extra protein, and if you don’t have a wok or a really big nonstick pan, use two smaller pans — these noodles don’t like to be crowded. Pan-frying noodles is not an exact science, so trust your instincts and add a couple more glugs of oil if things are looking dry or starting to stick. Ingredients » 3½ ounces thin rice noodles (such as Eden Foods bifun noodles) » 4 tablespoons peanut oil » 2 tablespoons toasted sesame oil » 1 medium yellow onion, thinly sliced » ½ cup finely chopped broccoli » ½ cup chopped green beans (½-inch pieces)

» ½ cup fresh or frozen peas » 7 ounces firm tofu, cut into ½-inch pieces » 1 teaspoon madras curry powder, or more to taste » 1 large egg » ¼ cup tamari » 2 scallions, thinly sliced » ¼ cup chopped fresh cilantro » Salt, if desired

Directions » Soak the rice noodles in hot water for 10 minutes or according to the package instructions. » Meanwhile, heat a wok or large nonstick sauté pan over mediumhigh heat and add 1 tablespoon each of the peanut and sesame oils. When the oils are hot but not smoking, add the onion and cook, untouched, for 1 minute to sear. Reduce the heat to medium and sauté, stirring occasionally, for 4 minutes more. Transfer the onion to a bowl. » Add the broccoli, green beans, peas, tofu, and another tablespoon of peanut oil to the pan. Sauté over high heat until the veggies are just cooked through and the tofu is beginning to brown (about 2 minutes); transfer the veggies and tofu to the bowl with the onion. » Add 1 tablespoon of the peanut oil, the remaining 1 tablespoon of sesame oil, the soaked and drained noodles, curry powder, and 2 tablespoons of water to the pan and stir to combine. » Make a hole in the middle of the noodles, add the remaining 1 tablespoon peanut oil, and crack in the egg. Stir vigorously with a wooden spoon and let scramble until almost cooked through, then mix in with the noodles. » Add the tamari, scallions, and cilantro and stir everything to combine. Taste for seasoning, add salt if necessary, and serve.
