But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. WOODBINE GARDENS A picturesque part of the city BY JANE HERMAN

WOODBINE GARDENS IS A PICTURESQUE NEIGHBOURHOOD nestled into the area bounded by O’Connor Ave. on the northwest, St. Clair Ave. East on the north, Victoria Park on the east, and Taylor Creek Park and Dawes

Road on the south. Originally, Woodbine Gardens was the site of an attractive golf course and the Woodbine Golf and Country Club which operated in the area during the 1930s. As you drive through the neighbourhood, with its many hills and dales and sloping crescents, it’s easy to imagine. Just beyond O’Connor, St. Clair Avenue ends as you approach the entrance to one of Toronto’s many spectacular ravines, its most distinctive, yet often totally hidden, geographic feature. Descend with care! It’s a steep walk down to the creek below. In 1932 the Woodbine Bridge, one of Toronto’s largest bridges – 810 feet long and 46 feet wide – was built across the Don Valley Ravine, paving the way, so to speak, for the future development of Woodbine Gardens. Having Fun The wonderful geography of Woodbine Gardens is further complemented by Taylor Creek Park, which wraps itself around the southern reaches of the neighbourhood.

A little further away: Taylor Creek Park is part of a major park system that stretches from Warden Avenue in the east to Edwards Gardens at the west end. Living in Woodbine Gardens offers easy access to this wonderful park system, and one can easily walk or bike to Scarborough Bluffs, Sunnybrook Park or the Ontario Science Centre. This nature trail is ideal for walking, jogging and cycling and includes many nice picnic spots. George Webster Park, situated along Chapman Avenue off of Dawes Road, has baseball diamonds, sports fields and a children’s playground. There is also an outdoor natural ice rink in operation at this park during the wintertime. The Dentonia Park Golf Course, a Par 3 Course run by the city of Toronto, lies just east of Victoria Park. Donora Park, located east of Dawes Road, has a tots playground. The moderate-sized hills in this park are good for tobogganing in the wintertime. The Dawes Road branch of the East York public library is located at 416 ypnexthome.ca Dawes Road. This branch offers a variety of programs for children.

SHOPPING Woodbine Gardens is conveniently situated with a busy retail district at O’Connor and St. Clair where you’ll find a number of desirable conveniences, from a pharmacy to dining options, as well as a number of different small shops and services. At Victoria Park and St. Clair you’ll find more shopping options, from fast food to the grocery. It’s a popular plaza offering a good variety of businesses and services. On the Golden Mile on Eglinton Avenue East north of the community, and along the Danforth south of Victoria Park you’ll find the big box stores and major chains and large discount merchants. Living in the Area In Woodbine Gardens many apartments are situated to take maximum advantage of the beautiful natural setting, scenery and access to Taylor Creek Park. RENTING A HOME Know your rights and responsibilities WHETHER YOU’RE A FIRST-TIME RENTER or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities. To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say “For Rent.” {Ed’s note: Renters Guide, ypnexthome.ca and YP NextHome Rent app are a great go-to sources!] When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed. When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history

and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual“wear and tear.” Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. Then, after all that work, there’s the unpacking and once again getting organized. So, before you say no to helping with a move, just consider asking your friend what exactly they need help with. Your strength at some point may be needed, but just being there to help pack, clean and organize can also be a big help. Also, rest assured there will definitely be pizza involved. Now with all of that said, helping your friends move still isn’t the most enjoyable way to spend a Sunday afternoon. That’s why I say keep your friends close and the friends you help move even closer – they totally owe you – including with your own next big move!

When moving, everyone wins PLAYING BY THE RULES BY CHUCK R ESNICK

WHEN HIRING A PROFESSIONAL MOVER, one expects to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives.

MOVERS ALSO ESTABLISH THEIR OWN GUIDELINES. At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, cash, as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items. Your renter’s insurance policy may have a rider for goods in transit. If it does, there’s no need to reinvent the wheel or double up. It is still critical to know and understand how much insurance your moving company carries. Alberta’s Conditions of Carriage, requires movers to insure at least 60 cents per pound per article when moving long distance and 30 cents per pound when moving locally. At Two Men and a Truck - Canada, you are insured up to $250,000, which is far greater than the minimum. We also offer replacement cost with a $250. deductible. Extremely large items and tough to move items such as pianos, pool tables ypnexthome.ca and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.
