Big considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity
to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options. Eglinton West in the north to Lonsdale in the south, and Bathurst in the west to the Oriole Parkway, along Chaplin Crescent and up Avenue Road in the east. This quiet, affluent neighbourhood in Toronto has the charming strip of Forest Hill Village. Forest Hill is a quiet residential neighbourhood of large, detached houses. Most shopping and other action takes place in Forest Hill Village (at Spadina and Lonsdale), or on Eglinton West. Many of the shops in Forest Hill are high-end boutiques that cater to the area’s affluent population. Parks and schools make
the area attractive to families. The schools in the area include some of the most prestigious in the city – and country, including Bishop Straughan School for girls and Upper Canada College for boys. There are some lovely parks as well as access to the Beltline trail and Cedarvale Ravine. Forest Hill is a neighbourhood of mixed ages and stages. There are lots of couples, both with and without children, as well as retirees whose children have left home. There are some bus routes that run through and around Forest Hill, including the 24-hour Bathurst route, but most residents use a car rather
than transit. Parking is allowed on side streets as well as on some of the larger streets. The Allen Expressway is a short drive west along Eglinton. Forest Hill is a safe and quiet neighbourhood. Homes are beautiful and it’s a wonderful area to go for a stroll. It’s also a very expensive area, and although there’s some great shopping in Forest Hill Village and along Eglinton, there’s not a huge variety of stores.

WE ALL HAVE our deal breakers when it comes to rental flooring. Maybe you hate carpet, maybe you can’t deal with linoleum or maybe you despise tile. Me, I hate parquet. And when I say parquet, I mean the cheap generic stuff you find in apartment buildings, not the beautiful 17th century flooring in Versailles. I’m not insane, obviously those floors are gorgeous. Parquet originated in France as this amazing new flooring. It was made by gluing small pieces of wood in geometric shapes to the floor like art. Back then, it was beautiful and expensive. Now, parquet flooring is affordable and popular in many rental buildings. Sadly, it’s also annoying as eventually the adhesive glue loses its stick and the flooring tends to tent up during summer months due to humidity. Plus, the generic stuff is boring. Sorry, not sorry. After parquet flooring was invented, years later carpet followed. I’m sure 2016 renters will agree, carpeting does renters little to no favours. Shag rugs, for example, were popularized in the ’60s and ’70s. A shag rug consists of a deep, thick pile of fabric that is usually made up of loops of yarn, giving the rug its shaggy appearance. While shag can be comfy to stand on in bare feet, it is extremely difficult to clean. You can vacuum – but that will only help remove dirt. For a full clean, you will need grooming rakes or professional help. And let’s face it, no renter wants to pay for carpet cleaning, nor do we Carpet in the bedrooms of a home can actually be wonderful to step onto on a cold winter’s morning. Old carpeting doesn’t have that appeal because it loses its warmth and comfort, and in an unfair exchange, it gains stains and rigidness. Plus, in a rental unit, you can never be sure who was stepping onto that carpet before you. Linoleum flooring is an eco-friendly and versatile option as it comes in many colours and patterns. But, because it is soft, it tears and scuffs easily. It also yellows when it’s exposed to light and so it doesn’t look great if it’s poorly maintained. In rental homes today, you will often find outdated linoleum in the kitchen if landlords have not updated the flooring in a while. It can look cool, especially if the vintage pattern is interesting and reminiscent of the ‘50s, but having flooring that has spanned across that many decades, unfortunately, means it likely holds the stains and dents of tenants past too. It’s to each their own in the rental world. I love hardwood, even grimy old stuff like the wood in my apartment. I currently have a few planks in serious need of repair, but I would still choose this over parquet. I was never that impressed by the tile in my kitchen, but a friend came over once and loved it. My highrise-dwelling friends take no issue with parquet because all you need is a Swiffer to clean it. So hey, whatever floats your boat. As always with renting, it all depends on your likes, dislikes and budget. One renter’s parquet is another renter’s hardwood.

YOU’RE THINKING of moving this summer, and that may seem like a long time from now, but it’s not. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all! Fortunately, there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for a summer move. Start by sorting and organizing closets. It’s time to get serious – if you don’t wear it, get rid of it. There is no point to moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants. Sort out items no longer used. Families outgrow things, styles change, needs change too. If it hasn’t been touched in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish42

THE FEDERATION OF RENTAL Housing Providers of Ontario (FRPO) continues to support initiatives that promote the development of housing that people can afford. FRPO believes that the inclusionary zoning bill introduced recently will not achieve that goal. As the cost of buying a house continues to rise in Ontario, renting a home is a much more affordable option for many individuals and families. “The supply of rental housing has not kept up with demand due to the already high costs of development in Ontario. Inclusionary zoning will result in fewer rental housing units being built, which will further limit supply and increase rents for current and future tenants,” said Scott Andison, president and CEO, FRPO. “More rental housing creates affordable housing.” The bill introduced recently leaves many of the critical program components to be determined later by regulation. Over the past several years, FRPO has urged the government to create a stable and predictable investment environment to promote the development of 56

much needed rental housing. “The bill introduced today would appear to further complicate an already complex development approval process,” said Andison. In the government’s March announcement of the Long-Term Affordable Housing Strategy, it confirmed its commitment to a portable housing benefit to assist low-income families and individuals to find affordable housing. FRPO continues to believe this is the most effective and cost-efficient way to provide families with housing they can afford in the communities they choose. FRPO hopes the outcome of the consultations on the regulations will ensure a fair and balanced result that will not discourage new rental housing development. The Federation of Rental Housing Providers of Ontario (FRPO) is the province’s leading advocate for quality rental housing. FRPO represents over 2,200 rental housing providers who supply and manage homes for over 350,000 tenant households across Ontario. www.frpo.org

How insurance works
WHILE IT MAY SEEM complex, insurance is really quite simple: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool. INSURANCE FOR INSURANCE COMPANIES: Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses. ANNUAL REPLENISHING: Your insurance is an 58

annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life insurance. HOW PREMIUMS ARE CALCULATED: Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it. Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs. INDUSTRY EARNINGS: Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums. The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim. INSURANCE PAYS FOR …: Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract. Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, uninsurable. The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers.
