Good advice If you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease?

Occasionally provisions change.

Landlords may apply for rent increases above guidelines, there may be a change in services or changes to the property may occur. Your landlord needs to advise you of those, and let

you know how it will affect you well before you feel the effects.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. You can’t just leave. You have to leave properly or you may be on the hood for one or more months of rent.

Give written notice, preferable with a paper trail. Your Landlord Tenant Board has official forms, though most landlord accept a written letter stating your name, your apartment address and your final date of residency. Drop a letter off and email too. Some sort of written confirmation that they’ve received it is a good idea.

Just because your landlord is only holding onto one month as a rent deposit does not mean that’s all you have to pay them. The standard is two

months notice – 60 days (except in the case of February where 59 days is acceptable) – and it must start on the date you regularly pay rent. If you pay your rent on the 1st of every month, you can give notice on any day, but your notice begins on the 1st. If it’s the 2nd of the month they may give you leeway, but don’t have to. You’ll pay for the month, your deposit is applied to your final month. Don’t get stuck with an extra month’s rent!

St. E. in the north, Wellesley in the south, Parliament in the east, and Sherbourne in the west, St. James Town is a small but denselypopulated neighbourhood in downtown Toronto.

St. James Town is a friendly neighbourhood. Ethnic grocery stores give a taste of home to the area’s large immigrant population.

The few stores and restaurants in the neighbourhood are moderately priced.

This community-oriented neighbourhood feels like a small village. It’s a high-density area,

and people seem to know their neighbours better than in many other parts of the city. Residents often stop to talk on the street or, in nice weather, sit outside on benches.

This is a young neighbourhood, with only a small percentage of seniors. St. James Town is a linguistically, ethnically, and culturally diverse where residents take pride in their community.

St. James Town is a small but wellserviced area. The neighbourhood has a library, elementary school, and community centre. There is a public park, and playgrounds and greenspace on the properties of the

apartment buildings.

St. James Town is a great neighbourhood for cycling, with bike lanes on Wellesley, Sherbourne, and Bloor, and a Bixie Bike lot on Wellesley. The area is convenient for transit, with Sherbourne subway station at Bloor and Sherbourne and bus routes on Parliament, Wellesley, Sherbourne and Bloor. Bayview and the Don Valley Parkway are both close by and are good north-south routes for drivers.

The right rental

WHEN I FIRST STARTED looking for an apartment, I would jump any time someone told me they had or had a friend of a friend who had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats).

No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help:

STUDIO APARTMENTS Pros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own.

Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space.

You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck!

LOFTS Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status.

Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types.

Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned!

BASEMENT APARTMENTS Pros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all.

Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs.

CONDOS Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance.

Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash!

Condo rent is at the top of the price list – and you still have other bills to take care of.

Now it’s time for the hard part. Decisions, decisions, decisions…

MOVING TO A NEW apartment can require downsizing. If you’re ready to purge, it’s a great opportunity to rid yourself of that shaky Billy bookcase you’ve had since college. But what to do about that comfy sofa that almost matches your armchair – or your collection of Nancy Drew mysteries?

You might consider joining the millions of North Americans who would rather rely on self-storage than say goodbye to their beloved belongings.

So what does it cost to store your stuff here in Canada? In any of our major cities, you can expect to pay anything from $90 - $220 a month, plus taxes, for a typical five-by-10foot (50 square-foot) unit. That’s just enough space to store the contents of one bedroom or living room.

Vancouver, unsurprisingly, is the most expensive city for storage, with

an average cost of $177/month.

Toronto comes in second, at $156/ month, with Calgary close behind at $153. Montreal is a relative bargain, with an average price of only $118/ month – even in the city centre.

Winnipeg and Halifax are also more reasonable, ringing in at $114 and $109/month, respectively.

Halifax. When you weigh that cost against selling it for a couple hundred bucks and buying a brand new one for $450-ish, it doesn’t seem like that much of a bargain. Unless the items you’re holding onto are incredibly valuable, it might be wiser to seek out new digs that feature storage – or even an extra bedroom.

Many of the larger storage companies offer rental incentives such as first month free, or a small discount (five to 10 per cent) for payment 6 to 12 months in advance.

You can also save a lot by choosing a facility on the edge of town or in a rural area, but these drive-up spaces are often less reliably serviced for pests, and can be plagued by the dust of gravel parking lots.

Storage is cost-effective in the short-term, but make sure the cost of storing something isn’t going to run you more than it would to replace it when you’re ready to use it again (and just when are you planning that next move?). Besides, if you’re not saving money, and it’s not a family heirloom that carries great sentimental attachment, wouldn’t you rather just buy yourself a new one to suit your style the next time you move?

You could pay to store your lovely Ektorp sofa for a year, which will run you $2124 in Vancouver, or $1308 in

AS RENT PRICES CONTINUE to soar across Canada, here are a few ways you can take matters into your own hands and minimize your rent in the city – legally.

1. LIVE IN A ‘UNIQUE’ ROOM* Does your rental unit have a large storage room, closet or cupboard under the stairs? Could a person live in it?

My sister lived in a big closet in my apartment for almost a year to save on rent. Sure it was tiny, but it fit a mattress and small side table, and for her birthday that year my roommate

and I bought her a push lamp that hung on the wall. We split rent three ways (don’t worry, my sister paid less than us) and this arrangement made living downtown more affordable for all of us.

2. MOVE IN WITH YOUR SIGNIFICANT OTHER What used to seem like a big commitment is now just a good idea financially. It’s common sense – splitting rent, utilities and general living costs between two people is better than paying it all as one. For some people, moving in with a boyfriend or girlfriend is a huge deal, but if you’re not one of those people, why not take the leap and take advantage of the savings? Another option is to have your significant other move in with you and your roommates or vice versa 3. Another might argue that the Airbnb fee takes into consideration that you’re not just renting out a space but also renting out the use of your furnishings, possessions, cable and internet – things the landlord does not provide.

According to the Toronto Municipal Code Chapter 629, Property Standards; 629-25. Occupancy standards: A. A room designed and intended for use as a nonhabitable area shall not be used as a habitable area.

B. No basement or cellar space shall be used as a dwelling unit or as a habitable room unless this use is otherwise permitted by law and complies with the other occupancy provisions in this chapter. **Make sure there is nothing in your lease that limits the number of occupants allowed in your unit and check your municipal bylaws before creating a unique bedroom or adding an extra roommate.

According to the Toronto Municipal Code Chapter 629, Property Standards; 629-25. Occupancy standards: C. The maximum number of persons living in a habitable room shall not exceed one person for each nine square metres of habitable room floor area.

D. For the purposes of this section, the minimum height of a habitable room shall be 1.95 metres over at least 1/2 the floor area, and, for the purposes of Subsections E and F, any floor area under a ceiling that is less than 1.4 metres in height shall not be counted in computing the required minimum floor area of a room used for sleeping.

E. The minimum floor area of a room used by only one person for sleeping shall be six square metres with the room having a minimum dimension on one side of two metres.

F. The minimum floor area of a room used by two or more persons for sleeping shall be four square metres for each person so using the room.

Should your landlord claim an overcrowding issue, he/ she can take it up with the Landlord and Tenant Board and you can be forced to reduce the number of persons occupying the unit.
