Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data. Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed. The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

It’s bounded by Lawrence to the north, Victoria Park to the east, Eglinton to the south and Don Valley Parkway to the west. The quiet streets and manicured lawns appeal to young and growing families. Seniors and retirees also appreciate the peaceful streets of this neighbourhood. Several great schools, parks and a Toronto Public Library add to the family lifestyle. Two drastically different modes of housing – pricey detached bungalows tucked into the community and apartment buildings along Victoria Park – combine a variety of household demographics in one neighbourhood. Victoria Village is a mixed community with rich multicultural diversity. Quiet streets and wellmaintained properties attract young families. FINDING A GOOD RENTAL UNITfor a decent price is hard enough as it is, without the added task of finding one that is pet friendly too. I can accept that not everyone loves dogs as much as I do, but does that mean they can deny me a nice apartment, charge me a fee or evict me? If you’re a pet owner in Ontario, chances are you’ve heard somewhere that landlords can’t really tell you that you aren’t allowed to have a dog or cat in the unit. I myself tell people that all the time; and while it’s mostly true, it’s not really helpful advice. It is true in Ontario that a “no pets” clause in a lease is void (unless you’re renting in a condo building where the condo’s declaration forbids pets). So, if you keep quiet about your pets, sign the lease and move in with your fluffy family, your landlord can’t kick you out just because you signed that lease. Landlords can, however, decide not to rent to you because you have a pet. So either you accept that and solely look for pet friendly places, or you lie and hope for the best. Lying doesn’t exactly lead to a positive landlord-

tenant relationship. While landlords cannot evict you for disregarding the “no pets” clause, they can evict you if they are able to prove that your pet is dangerous, causing damage, or interfering with the enjoyment of the landlord or other tenants. You can also be evicted if your pet is causing someone to have an allergic reaction. It works a little differently in British Columbia and Alberta. If a lease states no pets, it means no pets. If you disregard that part of your lease, your landlord can consider you in breach of your agreement and you can be evicted. Ma’am minding her own business in my apartment. In Ontario, it’s illegal for landlords to ask for deposits for anything other than last month’s rent. I’ve seen puppies ruin all sorts of things from walls to carpets to stairs, so I can understand why landlords might not be too keen to take in an unknown pet without some financial reassurance. In Alberta, landlords can charge a non-refundable pet fee. This fee takes into account actual pet-related

and destroys less stuff than I did as a child. I wrote the names of all my crushes on the windowsill in my bedroom. My brother crashed through a wall while trying to slam dunk on our mini basketball net. My sister’s bed frame was on wheels and she would run and jump on her bed and attempt to slide across the hardwood floor which, naturally, gouged cuts into it. The list goes on. Regrettably, pet ownership doesn’t fall under the Human Rights Code, and so I admit, it’s not really a fair comparison. But still. So, where does this leave you as a pet owner and renter? Well, truthfully, probably right where you started, but hopefully now you at least know your rights and what to expect during your next search.

B.C. landlords can also ask for a pet damage deposit at the start of a tenancy but it cannot be more than half of one month’s rent, regardless of how many pets the tenant has. This sets an exact amount and leaves nothing to a landlord’s discretion, but given the average rental price in a city like Vancouver, for instance, the deposit can end up being a hefty one. As a dog owner myself, I might argue this could be the way to go. I know we’d all like to avoid extra deposits and fees, but maybe landlords in cities like Toronto would be more open to allowing pets if they had some financial reassurance. On the other hand, why should pet owners have to pay a fee or deposit? There are many other types of damages for which landlords don’t get to take deposits – they can’t ask for a deposit if they think you’ll leave water running in the bathroom, or if they think you look accident prone. There’s an argument to be made that my eight-year-old dog makes less mess

AT THE FEDERATION OF Rental-Housing Providers of Ontario, we continually look for ways to enhance the quality of life for tenants across the province. In 2008, we developed and implemented the Certified Rental Building Program (CRBP) to provide a “quality assurance” benefit that rental-housing consumers can count on when shopping for their rental apartment home. Apartment buildings and complexes accepted into the program must comply with more than 50 Standards of Practice and are audited regularly by J.D. Power & Associates to track compliance. Once an apartment building has been granted official “certification,” it is considered a well-run, well-managed property where the property manager and their staff care about providing good quality of service to their residents. To date, more than 260,000 rental residents reside in over 950 “certified” apartment buildings across the province. In 2014, we took the CRBP to a new level by introducing 10 new Environmental Operating Standards as part of our exciting new Living Green Together groundbreaking initiative. Basically, the 10 new Environmental Operating Standards are in line with current Canadian trends toward sustainability. For example, in National Geographic and GlobeScan’s 2014 Greendex scores report, although Canadians rank below the average on several scales, we are among the most frequent recyclers and likely to take reusable bags when shopping; we are among the most likely to have an energy-saving dishwasher and TV in our homes; and we are more likely to wash laundry in cold water to save energy. The “Cone Communications / Echo Global CSR Study (2013)” reported that corporate social responsibility toward environmental issues is now expected of companies to provide credibility. In the “Energy Efficiency & Canadians – National Opinion Research for CEEA (April 2013)” survey, 75 per cent of Canadians believe that conserving energy is very important. These are just a few of the reports and surveys that show how critical it is to keep respect for the environment at the forefront of our attention, and

why Living GREEN Together™ is a timely initiative. The CRBP’s new Environmental Operating Standards require participating property managers to have an Environmental Policy outlining its commitments and practices; an Environmentally Preferable Purchasing Policy documenting the purchase and use of products/ services that minimize negative environmental impact and human health impacts; Environmental Performance Monitoring that enables the efficient identification of areas where action should be taken to reduce consumption and improve performance; Electrical Product Standards; Natural Gas Consumption Practices; Water Product Standards; Waste Reduction, Reuse and Recycling Standards; Indoor Air Quality Standards; Employee Engagement and Education to create a culture of cooperation and positivity; and Resident Engagement through active interaction with tenants. Examples of how these criteria are being met by participating property managers are the installation of energy-efficient electrical fixtures, lamps/light bulbs; the use of water-efficient plumbing fixtures; the implementation of proactive measures to reduce the occurrence of leaking toilets and dripping taps; the promotion of effective waste management and recycling practices; and the use of Energy-Starqualified or energy-efficient appliances and laundry machines. Just as Ontario’s rental housing industry has a major impact on the province’s economy (over $18.3 billion annually), CRBP rental building management and their staff and residents can have a massive impact on protecting our environment through progressive thinking and proactive practices. Let’s face it: we’re all in this together, and we all benefit from greener apartment communities. It’s up to us all to do what we can to lessen our carbon footprint. The CRBP’s Environmental Operating Standards represent a key step forward in corporate environmental responsibility for the rental housing industry. IT’S NO BIG SECRET MOVING can be stressful — from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves. Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a no-brainer as you’d presume:

» Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. » Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. » As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes — or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled. 48

Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box — it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving.

WHEN YOU THINK ABOUT incorporating the colour pink into your interior, you probably associate it with being juvenile or ultra feminine. This doesn’t have to be the case. Pink actually is a very versatile colour that works well with almost any hue. It will add softness and sophistication, depending on what you pair it with and how you use it. Following are four schemes that will help inspire you to “think pink” in a sophisticated way.

Stark white + deep pink Nothing is more clean, fresh and hotel-esque than a room with white walls, white upholstery, white drapery… and a touch of pink can add some warmth to the scheme. Try using pink only in the artwork, like we did with this beautiful bedroom and stretched canvas art headboard. Accent it with mirror, like these mirrored side tables. Pink wallpaper, such as Trove’s Nekkar in Pink (troveline.com) will add beauty and elegance to any room setting.

Hot pink + jet black One strong colour deserves another. Keep in mind that the pink doesn’t always need to be in the paint. The black can also be in the upholstery, such as black leather club chairs. The ﬁnish that would work well here would be a rich looking type of natural wood, such as zebra wood.

Soft pink + dark blue Have you thought about using pink on the ceiling? WHEN I FIRST STARTED looking for an apartment, I would jump any time someone told me they had or had a friend of a friend who had a “rental” available. Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats). No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help: STUDIO APARTMENTS: Pros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck! LOFTS: Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-

to-cool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned! BASEMENT APARTMENTS: Pros: Are you happily antisocial? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs. CONDOS: Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of. Now it’s time for the hard part. Decisions, decisions, decisions…

The dreaded rent increase By Amy Hancock

IT IS IMPORTANT TO KNOW the rules for rent increases, especially if you’ve just moved to a new province as the rules vary across the country. Here are the basic rules from province to province. How does your province compare? BRITISH COLUMBIA: Landlords must use the official “Notice of Rent Increase” form and give their tenant three months notice to increase rent. BC has rent control and the allowable increase for 2015 is 2.5 per cent. ALBERTA: Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given and the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date. SASKATCHEWAN: If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year. MANITOBA: Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent once every 12 months. Three month’s written notice is required and must be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. ONTARIO: Landlords must give 90 days written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. The Board can prohibit all rent increases if the tenant has reported outstanding maintenance issues. QUEBEC: A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du

lodgement. Upon refusal to accept the increase, the landlord must apply to ‘fix the rent’ with the courts within a month. NEW BRUNSWICK: There are no rent controls. Three months notice is required to increase the rent in a year-to-year lease and two months for a month-tomonth lease. On a fixed-term lease the landlord can give three months notice if the box on the Residential Lease form has been checked. NOVA SCOTIA: There are no rent controls, but landlords can only increase rent once in 12 months. Notice must be issued four months prior to the anniversary date of the tenancy. PRINCE EDWARD ISLAND: Each year the Island Regulatory and Appeals Commission sets rent increase guidelines. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase. If they want to exceed the rates set out in the guidelines they must apply for approval. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they should be paying the same rent as the previous occupants. NEWFOUNDLAND & LABRADOR: Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months written notice is required. NUNAVUT & NORTHWEST TERRITORIES: Landlords cannot increase rent more than once a year and three months written notice is required. A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. The unit can be re-rented, but the rent must stay the same as stated on the increase notice. YUKON: Rent cannot be increased within the first year of tenancy. After that, a landlord must give three month’s written notice. The Canada Mortgage and Housing Corporation has more information on rent increases and lease renewals for each province.
