In the area Thornhill has the Promenade Mall at Clark and Bathurst – a shoppers paradise. It features a number of businesses, services and dining options. The mall also includes movie theatres. Several community centres service the area, as well as a curling club, golf course and country club. A variety of public and private schools cater to area demographics.

LOCATED NORTH OF STEELES,

the area of Thornhill to the west of Yonge Street is designated as the municipality of Vaughan.

Thornhill sprawls north to Highway 7 and west to Dufferin St. A large suburban community, the area rapidly transitioned from pastoral farmland surrounding the Village of Old Thornhill to a suburb with numerous residential subdivisions.

This community has seen a lot of new construction.

Lifestyle The plaza style, with wide sidewalks and storefront patios, creates an inviting atmosphere, welcoming those to stroll. The area has become diverse, though with pockets catering to specific ethnicities, Thornhill has a wellmixed demographic and a fabulous lifestyle.

Vibe Thornhill is a mix of conservative and progressive sensibilities. Various stores, restaurants and home styles clearly expose upper and uppermiddle class affluence. It’s quiet and mostly residential, but every area has its own neighbourhood hub, generally a strip mall with the necessities and conveniences. Not much nightlife, there are lots of parks, cafes and shopping options.

It’s still got that small-community charm, even with the spike in population.

Meet the neighbours There are a lot of young families in the area and lots of babies, kids and teens. There’s also quite a large older population, many of whom contributed to the rapid growth of the area and are now downsizing seniors.

Planes, trains & automobiles Highways 7 and 407 are in the area, so east-west travel is efficient, though there’s no immediate access to northsouth highways; major arteries like Yonge, Bathurst and Dufferin are used instead. The public transit system provides convenience and connects with the TTC, making the city easily accessible – for an additional fare.

The good, the bad & the rest Perfect for those looking for a peaceful suburban location, the sprawl necessitates a car for convenience. There are a few lovely parks and the pond, full of hungry ducks expecting you to toss them bread crumbs, is a great family destination.

Real estate Thornhill is expensive. The community has great property value because of its proximity to the city and because of the larger homes.

There is a range of rent available, while some can be affordable, a lot of it is upscale.

WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck – Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems.

MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GAS-POWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL: This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods.

MOVE LIVE PLANTS: Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer.

If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.

MOVING ANIMALS: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.

REARRANGE YOUR FURNITURE: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service – for a fee – but it shouldn’t be assumed it is automatically included.

MOVE PERSONAL VALUABLES: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END: We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues

on as planned, but will likely extend longer than your estimate.

MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavyduty dollies and a truck with a lift gate. We can definitely help you with any size of piano.

Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required.

PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE: Ontario’s Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit.

INSTALL MAJOR APPLIANCES: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.

LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD: We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

Rental Scams How do they work?

RENTAL SCAMS ARE AN ongoing problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you.

How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim.

1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam.

How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you.

You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access.

2. CASH OR WIRE TRANSFER: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability!

3. INFORMALITY: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag.

4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is.

You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent?

Too nice, too big, too new for what the price is?

Question it. This is the biggest warning sign in avoiding a scam.

5. THE CON: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings.

Scammers know how to make people trust them. They aren’t making this up as they go they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards.

Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you.

When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.

The pros and cons of

dating the neighbour

YOU NEVER KNOW where you might find love – at your local coffee shop, in the gym or even in your rental’s elevator. If you think you found your future soul mate in the latter, then you’re about to find out that dating your neighbour can get complicated. Honestly, whoever came up with the “boy next door” fantasy didn’t have a clue!

Still, you can’t help who you love, so I’ll let you be the judge. Here are the pros and cons of dating a neighbour.

PRO: TALK ABOUT CONVENIENCE! At home movie nights and dinner dates are literally just a couple of steps or an elevator ride away. This will allow you to spend more time with your significant other cuddling up on the couch or getting to know each other better. In the dead of winter, who wants to battle the cold and leave the building anyway?

CON: GETTING TOO COMFORTABLE TOO FAST Getting comfortable with your significant other is an awesome feeling, but inter-building dating might lead you to get too comfortable, too fast. If you don’t carefully balance going out and staying in on date nights, you might find yourself hanging out in your pyjamas and ordering take out sooner than expected.

PRO: YOU GET TO KNOW THEM VERY WELL There’s no place to hide when you’re dating your neighbour, so you’ll get to know your beau’s schedules and affairs very well. Not to mention the close proximity will probably lead you into their rental fairly quickly, and there’s nothing like dissecting a person’s home to help you figure them out.

CON: WHAT PRIVACY? Living close to your significant other is great, until you don’t want to see them right now.

Everyone needs some alone time, but that can be impossible if you start to feel like every spare minute should be spent next door, or you meet at the mailbox or the pool or the fitness room whether you want to or not. Set boundaries and

make sure no one comes knocking uninvited.

PRO: CASH SURPLUS Quick dates will often not require a coffee date rendezvous or a cheap bite to eat at a local bistro. That means more cash in your pockets.

CON: IT’S THE LITTLE THINGS THAT MATTER On that same note, missing out on the small things that couples usually do when first getting to know each other may lead your romance straight into hot water. You want to get to know your significant other in all situations. Do they offer to pick up the bill? Are they snarky with the Starbucks barista (big turnoff!)? It’s all these small things that can make you see a significant other in a different light.

PRO: TWO RENTALS ARE BETTER THAN ONE When you’re inter-building dating, you’ll never have to worry about running out of anything again. You’ll basically be living out of two apartments. One more bottle of wine? I’ll go upstairs to get that.

CON: TALK ABOUT AN AWKWARD BREAK-UP When you couple-up, there’s always a potential break-up if it doesn’t work out.

Hopefully, you’re both mature enough to do this in an amicable way, but let’s be honest – no one wants to bump into their ex, let alone be stuck in an elevator with them. Now that’s awkward elevator talk!

The perks of LIVING ALONE

TO HAVE A ROOM OF ONE’S OWN, as famously championed

by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation, and pollution of all sorts, living alone provides a sanctuary for the soul. It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications.

Primary among the benefits of living alone is the freedom afforded to come and go as one likes, do as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly!

Other perks are privacy and the opportunity for full self-expression.

No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3am, having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around to get into long conversations with. The next Great Canadian novel is more likely to be written without the distraction of others.

When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples.

Apparently so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it.

to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude.

A single inhabitant home can also be a castle. Knowing that everything is just where one left it (excepting mischievous pets), is a feature not available to multi-person households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else.

So if you think about it, for reasons of social health, peace of mind, selfexpression and creativity, solitary living is on the upswing. Virginia would certainly approve.

UH-OH. YOUR LANDLORD wants to sell the property and they just mentioned it to you – or worse, you just came home to a “For Sale” sign on the front lawn. It’s a seller’s market and rental is a hot commodity, you can’t blame them if they’ve decided to cash in. But how will this affect you?

Usually the new company will do an audit to see what needs to be invested into the building and improvements may even take place. But when you’re renting a house – or a unit within a house, duplex or triplex and the owner wants to sell, it’s important to keep communications open for a smooth process.

Tensions can mount quickly, especially if you want to stay. You may voice your hopes of remaining, but unless you have a lease, you may need to move unexpectedly. And even if you have a lease, that only guarantees your stay temporarily.

Living with uncertainty is challenging, however, staying positive and respectful will help keep the situation manageable. And it reflects well on you when potential new owners ask your landlord about you.

It’s unsettling to be at the mercy of someone else’s decisions. Take time to digest the fact that you may need to move against your wishes before

reacting. Find out how much notice and/or compensation is legally due to you in this situation. In Ontario, if you are in a lease, you cannot be evicted before the end of the term.

You can be given 60 days’ notice to leave, at the end of the lease, whereas in a month-to-month situation you may only have 60 days.

Be clear on the laws and boundaries around showing the unit. Ontario and BC require 24 hours’ written notice be provided to the tenant. If you have children or pets, discuss their needs around showings with the landlord. If you work from home, that is another consideration you may want to bring up. Having agreements with your landlord on preferred showing times is helpful.

Put it in writing and agree together to be flexible. For example, if you are planning a dinner party which happens to fall within your agreed standard showing times, give your landlord plenty of notice and ask them to avoid scheduling showings on that day – or at least that time.

Name other times that will work.

Be willing to cooperate. But be clear, the landlord has the right to enter with 24 hours written notice provided to you.

You will likely have to deal with Realtors. If a Realtor asks to show your place with less than 24 hours’ notice you are within your rights to refuse. In this situation it is helpful to suggest other suitable days and times. Landlords understand this is a stressful situation and should back up your rights here, especially if you are respecting and backing up theirs. But again, keep in mind that you won’t stop the property from being sold by not being helpful, but by making it difficult for prospective purchasers to enter you may find that you prolong the process and cause yourself additional stress with more showings and a less understanding landlord. And if you don’t accommodate the person who may end up being your new landlord, you may find that your new landlord isn’t terribly flexible or understanding of your needs and requests.

Working together as a team will reap the best outcome. Whether or not you have to move may be out of your control, however, being reasonable when the landlord wants to sell is the best practice and may ingratiate you to your new landlord.

If it doesn’t sell, you may wind up with a better relationship with your landlord and your chosen place to live. If it does sell, you may get to stay and start off in the good graces of the new owners.
