Spring H.O.P.E. Food Drive Answer the door with a food donation on April 12th! POKE AROUND IN YOUR PANTRY. Dig deep into those drawers, shop your shelves or just pick up a few extra non-perishables next time you’re at the grocery store. On Tuesday April 12th you’ll find volunteers for the 16th Annual Spring H.O.P.E. Food Drive showing up at your door between 6:30 and 9pm. They’re there to collect donations that will go a long way in restocking the shelves at your local food banks. This is your opportunity to make a difference and help a neighbour in need. H.O.P.E. stands for Housing Owners and People Everywhere, a real sense of a community looking after each other. The Food Banks shelves could use some restocking and Apartment Associations across the province, in conjunction with landlords and property management companies are making it easy for you to pitch in by collecting donations in support. If that time isn’t convenient for you, you can leave your donation outside of your door; you can bring your donation down to your super or site office in advance; you can even make an online donation at any time that’s conveninet for you: springhopefooddrive.ca. is that all food collected stays within the community – residents should feel good that they’ll be supporting neighbours. Hunger can affect anyone – it doesn’t discriminate by age, background or neighbourhood. According to Gail Nyberg, executive director of the Daily Bread Food Bank, this food drive is one of the most important because of its timing. “It’s a time of year when the shelves are depleting,” she says. “The infusion of food restocks our shelves.” The most needed items are the staples: rice, peanut butter, tins of fish, lentils, cereal – anything with good, substantial nutritious value. There is also always great need for baby food and products. Do what you can, even if it’s just a single item sitting at the back of your shelf that you know you can spare. And if your building isn’t participating, you can still make a donation directly to your local food bank. jammed into driveways you’d imagine no one walks or takes transit in Maple, but that’s not entirely the case. While easy access to Highway 400 (and all connected highways) makes this area appealing to commuters, within Maple it’s pretty easy to get around on foot, and unlike some suburban developments elsewhere, all newer streets feature sidewalks.

The Good, The Bad & The Rest While attractive shopping and entertainment options draw many visitors to Maple, one has to dig pretty deep to find any of the local and independent businesses that usually define a smaller community. Since most of the development of this area has occurred in the last twenty years, there aren’t a lot of mom-andpop places — this is chain store and franchise heaven.

IN THE SHADOW OF “WONDER MOUNTAIN,” this section of Vaughan

has become an appealing destination for those looking to enjoy all the perks of small-town life, within easy driving distance of The Big Smoke. Just east of Highway 400, Maple stretches from Rutherford Road in the south to Teston Road in the north. Lifestyle Maple is abuzz with excitement. This is a suburb, but definitely not a sleepy one. Active families on the go and a much younger population than much of the GTA make this a happy, upbeat community in which every day has the potential to be a “grand day out.” You can actually smell cotton candy and funnel cakes in the air! Vibe Maple is late twentieth-century suburban paradise. The more

established area near Rutherford boasts perfect cookie-cutter brick houses and townhomes with peaked dormers. Further north, housing continues to expand far into the former farmland — it’ll be a while before these trees mature. The houses get bigger, subdivision streets more byzantine, and new developments are sold out and filled up as fast as they can be built. Meet the Neighbours It doesn’t get more family friendly than Maple, and that’s who you’ll mainly find living here. Few single professionals are drawn to Vaughan for reasons other than work. There isn’t much of a nighlife here, and it’s definitely a community to come home to rather than go out in.

In the Area With so many expensive recreational options nearby, such as Canada’s Wonderland theme park, one of the best features of Maple is its many greenspaces and parks. There are at least 25 of them offering free entertainment for the whole family (pets too!). The area is also home to two Montessori schools. Secondary students attend Maple High School or St. Joan of Arc Catholic High School. Real Estate It’s a hot market. Modern midrise rentals along Jane, Keele, and other main thoroughfares are planned surrounding green spaces. Duplexes, townhouses and detached rent fast, particularly to families awaiting completion of new homes and condos.

Are millennials choosing to rent or

choosing not to buy By Jackie Marchildon

IF THERE IS ANYTHING MORE frustrating than an entire generation being painted with the same, broad brush, it’s the current housing conditions faced by that same generation. I admit that sometimes, as a long-term renter, I do think about what it would be like to own a home. But that doesn’t mean that I consider renting a stopover before buying. Renting is its own lifestyle and although currently dominated by millennial city dwellers in Toronto and Vancouver, it is not unique to this generation, nor to their respective cities. Look at Manhattan, for example. It’s assumed people rent there and that’s okay. In fact, it’s routine. Why shouldn’t it be the same in Toronto? Let’s start discussing the benefits of renting instead of the disadvantages.

Renting is convenient My generation, stereotypically, is filled with wanderlust. We like to travel, we like to know we can pick up and move to the other side of the country, or to a new continent altogether. Renting allows for that freedom. Two months’ notice is all you need to start somewhere new. Renting allows you to experience different living conditions I’ve lived with roommates, I’ve lived alone, and I currently live with my boyfriend. Every apartment, house and condo had its own unique characteristics, some I loved (like the backyard bonfire pit), and some I hated (like the carpeted stairs). Each home taught me something about what I liked or didn’t, and I discovered neighbourhoods as I moved. I’ve lived in 11 different spaces in the last nine years. Moving 11 times in such a short period isn’t exactly ideal for a homeowner. Of course, moving that often isn’t great as a renter either, but the point here is that I was always able to move easily enough. The costs were minimal in comparison to the costs of selling and buying a home – let alone 11 of them. The fact of the matter is, millennials aren’t all renting by choice, but many of them are, and that’s great. We’ve been dealt this hand, and we’ve settled into

mortgage payment of about $1,943. Let’s say a mortgage payment of approximately $1,900 a month gets me a nice one-bedroom unit with two bathrooms in a trendy neighbourhood, or even a two-bedroom unit in certain areas of the city (assuming I put down the minimum 5 per cent on about $400,000). It would be a nice condo, but small for two people and a dog, regardless of the number of bedrooms. A $1,300 or $1,400 monthly rent, on the other hand, gets me a cute one-bedroom apartment in Roncesvalles that essentially takes care of itself. By renting, I’m able to have more cash flow at the end of each month, which I can continue to put towards other things that matter to me — like travel and paying off school debt. I’m sure I could potentially find a smaller unit with a monthly mortgage payment that would be around the same amount as my rent, but that still doesn’t take into account closing costs, maintenance fees and unexpected repair costs. Personal development vs. real estate development it. Many of us would rather pay a decent rent to live somewhere that we love than buy a home somewhere affordable that we don’t. Real estate bubble? I know we aren’t predicting a housing crash in the near future, and we continue to refute the idea of a potential real estate bubble, but the fact remains that housing prices are at an all-time high. In the city of Toronto, the average price of a detached house was more than $1.2 million as of February 2016. It’s hard for any 20-something to look at a that kind of number and think, “Sure, I could easily pay that off in 25 years.” If the housing market does not continue to heat up as predicted, and home prices do drop, where does that leave the 20-something-year-old with a near million-dollar mortgage for the next 25 years? ‘If buying a detached home doesn’t seem appealing, what about a condo?’ you might ask. The average condo in Toronto costs $435,579 according to the Toronto Real Estate Board. A $400,000-mortgage with the average national rate of 3.24 per cent interest and an amortization of 25 years will have a monthly

I have critical illness insurance in case something worse comes along, an RRSP to plan for my retirement and a TFSA set up as a travel fund. My savings may not be going towards a home, but they are going towards my well being, both mental and physical, and I’d take that over a property title any day.
