Smaller household smaller home Canadian households are definitely shrinking, according to Stats Canada. Seven decades ago the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become

increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes we live in.

Last year, a close friend moved to New York City for her dream job. She’d owned her own home here for over a decade, and she had been quite worried about the prospect of having to rent. Everyone in NYC rents. Of course, she called me. She had a love-hate relationship with her home, she loved doing the decor, but she hated that she was always in the middle of a project. She loved the idea of someone else taking care of any problems, but she was also concerned about what kind of control she’d have over her environment if she lived in a rental that belonged to

someone else. I guess when you own for a long period, you start to forget how easy and comfortable renting can be. I answered all of her questions. Since moving, she’s become the happiest renter I’ve ever known. The ease, the amenities, the improved cash flow – I doubt she’s every going to buy real estate again – even if she returns from NYC. THE PROUD HOME of Toronto’s vibrant LGBT community, Church Wellesley Village’ is bound by Charles Street south to Gould, and from Yonge to Jarvis. This 24-hour neighbourhood occupies the northern half of what the City of Toronto defines as the Church-Yonge Corridor. While its importance to Toronto nightlife, and in particular gay culture, can’t be overstated, local residents are more likely to rave about the area’s abundance of culinary options – from fine dining restaurants and popular pubs, to the many specialty shops that appeal to the home chef. An urbanite’s paradise, this is another

big-city neighbourhood that many locals commend for its small town feel. Friendly, funny and altogether fabulous, the Village is undoubtedly the most festive part of town. By downtown standards it’s a relative bargain, but shops and businesses cater to a more upscale clientele in general. Its proximity to Ryerson and the University of Toronto means that there are a range of reasonably priced accommodations scattered amongst the more upscale dwellings that typify the area. While most households are comprised of working adults over 25,

the area also appeals to increasing numbers of families with young children. As long-time residents age, it’s also becoming home to a healthy population of very active seniors. But the area is mainly populated by singles and couples who love the urban lifestyle. Your best bet for getting around is on foot, there’s not much that isn’t within walking distance. TTC subway stops and subway are College, Wellesley, and Bloor-Yonge.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

IT’S 2016, AND YOU KNOW what that means? Leap year! It means you get an extra day of rent for the same price. Think about it – if you were staying at a hotel and you booked the entire month of February, they’d charge you for 29 nights, but your landlord can only charge you one month’s rent, even though this year there is one more day than usual. One free day! Getting the most for your money is important to most people, and while a free day during a leap year gives you a little bonus, there are many other ways that renters can really make their money matter and get the most bang for their rental buck – even when it’s not a leap year. Most renters have amenities. These are things like a gym, squash and tennis courts, pool, sauna/steam room, business centre, party room, library, lounge, lobby, concierge, screening room, manicured grounds and superintendent. It’s great that you have them, but are you using them? While you may not be paying per use, what you’re paying in rent includes access to these amenities. If you’re not using them then you’re spending money on something you don’t need. Your building provides you with all of these great additions to your lifestyle, and it’s to your advantage to enjoy them. Do you have a gym membership and a fitness centre at your disposal? Steering clear of the gossip By Jennifer Braun

GOSSIP IS JUST ONE OF THOSE THINGS we hate (but also secretly kind of enjoy). We peak at People magazine when were in line at the grocery store and we watch entire hit TV series developed around the most juicy scandals. It’s a part of our culture – but when gossip starts to spread up and down the elevators and hallways of our apartment building, that’s where people start to draw the line. Our home is the one place where we go back to day in and day out, and where we expect to feel safe. Don’t be caught in the line of fire. Use these five strategies to avoid rental gossip for good. DON’T SPREAD THE FIRE: No one wants to be caught at the end of a nasty rumor, but did you ever cause the start of one? Small comments that you may never have thought twice about sharing can spread like wildfire through a building and be the start of a bad rumor. Comments about your neighbours’ living habits and schedules are none of your business, or anyone else’s. Save the drama! Your building doesn’t need a resident therapist. Keep your completely invalid psychoanalysis to yourself. DON’T STOP TO LISTEN: Gossip is a twoway street. Don’t think just because you’re not spreading the rumors that you’re in the clear. If you are lending neighbours a listening ear and catching up on rumors in the hallway, you’re still guilty of being a part of the rumor mill. Avoid jumping into conversations that are about other people, no matter how juicy the information

sounds (I know it’s hard). When no one cares to listen to gossip, no one will be able to spread it. KEEP YOUR BUSINESS TO YOURSELF If you know your building is a gossip hot zone, try your best to keep your business to yourself. Avoid asking people about their lives so you don’t have to bring them up to speed on your own. Keep your neighbours guessing about your life and soon they won’t know what to think, or what to say. CHANGE THE SUBJECT The obvious way to avoid being an accomplice or victim of gossip is to avoid your neighbours all together. The fact is though, that’s not possible – or much of a good idea! Besides, you never know when you may be in need of a neighbourly hand. Your best bet is simply to switch the topic of conversation. Don’t talk about yourself or other people. Instead talk about broader subjects like the weather, current events or even how your local sports teams are doing. Keep conversations short and light – you can do it – the elevator ride isn’t that long! LET IT BE: If you’re doing your part not to participate in neighbour gossip, then you’re doing your part and you can’t bother to sweat the rest. People are always going to talk and you just have to let them. Go on with your life and your daily activities. Don’t bother with nosey neighbours who have nothing better to do with their time and soon gossip won’t be a part of your life.
