Now is the time to think about a regular home-maintenance schedule to keep your house looking and working great in any weather and for many years to come. » Gutters: Clear the gutters of leaves and debris, install gutter guards and ensure your attic is well-ventilated to prevent ice damming and resulting damage. » Pipes: Ensure all pipes near the exterior of your home are well insulated to prevent freezing and cracking. Protect exposed pipes with insulation sleeves. » Roof and walls: Make sure roof shingles are securely fastened and repair cracks in masonry. This will prevent water from getting between the bricks, expanding as it freezes and causing larger cracks. » Interior hot spots: Ensure proper ventilation when using fireplaces, stoves or space heaters. Keep flammables away from heat sources and don’t overload electric circuits. As a general rule, furnaces, boilers and chimneys should be serviced once a year to prevent fire and smoke damage. And always make sure you have functioning smoke detectors. » Flooding: Shovel snow away from the house, especially basement windows. Ensure melting snow is draining away from the building. ne of the best ways to ensure your move goes smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) urges consumers to get an early start, giving them time to find the best mover for them – and to ensure they don’t get caught hiring a rogue mover at the last minute. Pitfalls to planning poorly or leaving booking until the very last minute are that you risk getting limited choices of movers, unreliable estimates, empty promises and poor service. Here are 10 tips to help you get a good move: Dos

1. DO hire a reputable mover. Check with your provincial

government, the Better Business Bureau and/or the Canadian Association of Movers (CAM) before you contract a mover. 2. DO get three on-site estimates in writing. An in-home estimate is a more accurate estimate, and that means fewer disputes later on, during or after the move. 3. DO validate any estimate that is significantly different from the others. Check the movers’ reputation and confirm their affiliations. 4. DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers. 5. DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DoN’Ts 1. DON’T make your decision based on the

mover’s advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move. Always get promises in writing. 2. DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees, and only a disreputable mover will avoid collecting tax. 3. DON’T allow any company to do an over-thephone estimate. A phone estimate is not binding unless it is followed up in writing, and it is often unreliable because the mover does not have all of the necessary information. 4. DON’T accept the references a company provides at face value. References can be a marketing strategy so they should not be your deciding factor. 5. DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute. Always get promises in writing. You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after moving issues arise.

4 ways to make sure you are

buying the right home

inding a home and getting a deal signed, sealed and delivered is one of the biggest and most emotionally charged decisions that most of us will ever make. In fact, a recent Bank of Montreal report found that 80 per cent of prospective homebuyers know if a house is “the one” the moment they step inside. According to Phil Dorner, president of the Ontario Real Estate Association, while that initial feeling is important, buyers should keep in mind that there are several other factors to consider before making a final decision.

“Although your initial feeling about a property is a powerful force, make sure to follow these steps to help ensure that you aren’t going to be faced with unwelcome surprises,” says Dorner. Here are four important steps for prospective buyers to take before making any decisions: Talk to the neighbours: The best way to get an idea of what it would be like to live in a particular neighbourhood is to talk to someone who already lives there. Chat with neighbours about the community, schools, commute and any potential surprises that you should know about. Work with a local realtor: Look for a realtor who works in the area and knows the ins and outs of the community. Asking friends, family and colleagues for references is a great place to start. Another good way to find a realtor active in the area is to go to open houses in the neighbourhood. Get a home inspection: In Ontario, a home inspection reports on the condition of the roof, structure, foundation, drainage, heating, cooling, plumbing, insulation, walls, doors and electrical system. The cost of a home inspection can vary, so do your research and make sure to choose a qualified home inspector who will also inform you of the scope and limitations of the inspection. Check with the city: Visit your local building department and find out if any new developments are planned. Check to see how many owners have applied to build homes or additions that are larger than the by-law permits – this gives an indication of the neighbourhood’s future. When it comes to making a home-buying decision, do your homework and be sure to enlist a real estate professional to guide you through the process.

Now, where was I? If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off. When you return to the task, you won’t waste as much time figuring out where to resume.

ack-to-school and back-to-work season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get errands done. Here are some helpful tips to handle the stress of autumn.

Multi-tasking reduces productivity. Contrary to popular belief, multi-tasking may actually lower productivity. The switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm. As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention.

What’s for dinner? Avoid the stress and expense of lastminute dinner decisions with advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Double the amount you make and freeze it for quick meals on the busiest nights. School lunches made easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. Involve the kids. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. Clean as you go. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom/kitchen spot-cleaning. How’s your “to do” list working out for you? If you find your list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create several short ones based on the category of the task (like errands, home, calls, computer, etc.). Keep your lists together in a small notebook that’s portable and easily accessible.

Two-timing the simple stuff. Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. Read the morning paper while running on the treadmill. Exercise decision making. Having trouble making decisions? Putting off decisions is actually a decision – a decision not to do anything! Most of us avoid decisions out of fear of making a mistake or upsetting someone. There is an element of risk in making a decision to act, but by not taking action, we can miss opportunities for positive change in our lives. The next time you are faced with a decision, instead of imagining the worst possible outcome, imagine what could go right and how your life would improve as a result. Some guidelines I use when making decisions are “trust your gut” and “if it’s not an absolute yes, then it’s a no.” Stand up for yourself. You can’t please all people all the time, so aim to at least please yourself. It’s incredibly freeing once you consciously decide that everybody doesn’t have to like you. You’ll be able to say “no” to things you don’t want to do, and as a result, you’ll find more time for activities and relationships that nurture you and bring you joy. Your real friends will understand and may even have more respect for you. or many of us, the process of selling a home can be an emotional roller-coaster ride filled with nerve-wracking inclines, unpredictable dips, and unexpected loops. But once the ride ends and we arrive safely back on solid ground, there is often a sense of relief and joy, and some of us even have the guts to do it all again! If you’ve recently buckled your resale seat belt or are planning to take a real estate ride in the near future, I have a few tips that can help to make the experience move smoother and faster. Preparing a home to sell is so much more than just making a space look good at first glance! It’s equally important for a home to feel good,

smell good, and even sound good! Successful staging really is all about creating a positive sensory experience for potential buyers, and ultimately making upgrades and changes that will have a significant return on your investment of time and money. But where should you begin? The easiest way to kick-start the staging process is to first perform a little domestic CPR – Clean, Purge, and Repair! Clean:

A huge staging misconception is that it takes the investment of a brand spankin’ new kitchen or newly renovated bathrooms for a home to increase potential resale profits. The good news is that those pricey upgrades will likely shorten the length of time that your home is on the market, but the actual return on investment is often dollar for dollar. If you really want to get the most bang for your buck, simply rolling up your sleeves and thoroughly cleaning your home from top to bottom can offer upwards of a 500 per cent or more return on your investment of time and money. That’s like saying that for every dollar you give me, I’ll give you back five. And the great news is that most cleaning tasks only require a little bit of time and elbow grease to completely transform the look, feel, and smell of a home.

If resale is on your horizon, it’s a great time to weed through all of your “stuff” and determine what you want to take with you when you move, and what you can get rid of immediately. I often say, if you haven’t used it in the past six months, it’s time to lose it! It’s easiest to create three categories of unwanted and unused items and separate them into the following piles: sell, donate, and toss! It’s also incredibly important to depersonalize and de-clutter as much as possible by removing family photos, reorganizing closets, and tackling the “junk drawer.” Ensuring that all areas of your home are free from clutter will help potential buyers focus on your space and not your stuff, and removing personal items will help them to envision themselves living in the home more easily.

In the second repair category, create a list of tasks that require hiring a professional. Be realistic with your budget and time line, and remember that repairs done by a professional should be seen as an investment, not a cost. Now, take a deep breath and breathe a little CPR into your home to speed up the real estate roller coaster ride and maximize your potential for added profit.

Nothing sounds worse to a potential homebuyer than the sound of work! Squeaking doors, creaking floors and screeching appliances are red flags that a home has not been lovingly maintained. The best way to tackle your list of repairs is to divide them into two categories. In the first, make note of tangible DIY tasks that you can efficiently complete on your own. This figure is the monthly payment you can afford to make on your home. 3. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow. 4. Refer to the chart below. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers choose the 25-year amortization). 5. Multiply this figure by the amount you need to borrow. Divide by 1,000. 6. Add to this your estimated monthly heating costs and monthly property taxes. 7. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
