re you ready to buy a home? There may be some homework you’ll want to do before you rush into the market. Take the time before you begin your home search to go to the bank for a pre-approved mortgage. Not only does it define what you can afford, but it also locks you into today’s low rates for up to 90 days or more. Having that extra peace of mind is a good thing when you’re searching for the perfect home. If you’re looking at homes that require a possible renovation, take this into account as part of the purchase price as well. Since price is the driving factor, once you have an idea of what your budget will be, compare what you’ll get in the locations that interest you most to see what’s available. If you’re a first-time buyer with a limited amount to spend on a home, consider living a little outside of your location of choice. It will mean getting a lot more home for a lot less money until you’ve built up enough equity to make a strategic move to your preferred location. Do your homework and don’t fall victim to “over-analysis paralysis.” If you’ve found what you’re looking for, remember the “here today, gone tomorrow” scenario. Chances are, if you’ve found the perfect home, others could be seriously considering it too.

f you are in the market for a home, you are surely focusing on your present-day needs – and rightly so. You might be looking for hip, neighbourhood gyms, restos and bars. Whatever your situation, don’t overlook what you will need from your home and the nearby amenities down the road – assuming you plan to stay there for a reasonable length of time. I learned this lesson first-hand. I bought my house seven years ago when I was single (plus dog). Little did I know that a year-and-a-half later I would be married, with a baby on the way. I hadn’t looked at nearby schools or recreation centres. I had been concentrating on how close my place was to the subway – and Starbucks. The Canadian Mortgage and Housing Corp. (CMHC) has a good list of things to contemplate when looking for a home that can grow and change with your needs. For instance, consider the following: › SIZE How many bedrooms and bathrooms do you need? Do you need space for a home office? What kind of parking facilities do you require? › FEATURES Do you want storage or hobby space? Do you have family members with special needs? Do you want special features to save energy? › LIFE STAGES Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? he Realtors Association of Hamilton-Burlington (RAHB) reported 763 property sales through its MLS for the month of January, representing a 6.4 per cent decrease in sales over the same month in 2012. RAHB also reported a 6.1 per cent increase in listings compared to January 2011. The average sale price for all property types was up over January of last year by 6.2 per cent. “Our sales in January seem to be low because we are comparing them to last year,” says RAHB CEO Ross Godsoe. “But they really are right on average for the month.” Seasonally adjusted sales of residential properties were 10.2 per cent lower than the same month last year, with the average sale price up 3.9 per cent for the month. Seasonally adjusted numbers of new listings were 3.5 per cent higher than the same month last year.

Actual overall residential sales were 6.7 per cent lower than the previous year at the same time. Residential freehold sales were 7.6 per cent lower than last year; the condominium market saw a decline in sales of 2.9 per cent. The average sale price of freehold properties showed an increase of five per cent over the same month last year, while the condominium market saw an increase of 4.6 per cent. “There are big differences in how the real estate market performed in various communities,” says Godsoe. “For instance, Burlington has an almost 20 per cent increase in inventory over last January, where Hamilton has a 13 per cent decrease. Looking at the numbers gives the big picture of what’s happening in the overall RAHB market area, but buyers and sellers would be wise to consult with a Realtor when they need information specific to their communities.”

In Ontario, for example, expansion of the QEW and Hwy. 403 in and around Hamilton, the extension of the GO train north through the GTA and into areas such as Barrie and improvements to the TTC have opened up new or growing areas. In such cases, it’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way. Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities. The greatest benefit, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines. Value enhancements can be 10 to 20 per cent higher for homes within this distance than those outside of it. “Distance is now measured in minutes, not kilometres,”

says Don Campbell, president of Cutting Edge, summarizing a principle that homebuyers anywhere in Canada can follow: as people increasingly factor commuting times into their buying decisions, proximity to transportation is a top determining factor for both convenience and resale value. This is especially true, given that a new travel-time study conducted for the Toronto, York, Durham and Peel regions indicates highway commuting in these areas is taking noticeably longer than even two years ago. Prospective buyers, then, while you’re out there shopping for your new home or condo, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities – and your new home – that will make a sound buying decision.

he kitchen is where most families and friends gather on any given night. It works as a conference table, take-out counter, mail-sorting station, homework table, computer desk and, of course, a food-prep and eating area. Itâ€™s no wonder the kitchen is such a huge selling feature in a home. This is where you will see the biggest bang for your buck when considering renovations for resale purposes. The kitchen is where life happens. There are many ways to modernize, upgrade and give colour to a kitchen. Key investments in solid surface

countertops, upgraded hardware, backsplashes and new appliances are all places where money is well spent. Strong kitchen renovations will double your investment. For example, I helped a client transform their kitchen by introducing features that local buyers wanted to see. You can see in these before and after photos that just a few upgrades make all the difference. The main changes in this kitchen makeover were the installation of a striking backsplash, granite countertops, a new kitchen undermount sink and a stunning faucet. I removed the builder grade light fixture and replaced it with a flush-mounted

light fixture to create some interest on the ceiling. These few upgrades alone changed a tired old kitchen, making it much more appealing to potential buyers. My client spent a total of $4,200 to create a whole new look from passĂŠ to modern. These few easy changes took about two-and-a-half weeks to execute and subsequently triggered the home to sell in four days versus the prior 33 days it was on the market without an offer. The best part: it sold for $11,000 more than the asking price. Larger homes are viewed differently from a buyerâ€™s perspective. When investing $500,000 or more, there is a certain level of expectation. If you have a larger kitchen with old appliances, it is worth investing in new ones as well as installing granite countertops. Larger and older homes sell for significantly more, in less time when the kitchen renovations have already been completed. For example, an $800,000, 30-year-old home with an original kitchen would sell for $925,000 with a $50,000 kitchen renovation investment. I know what you are thinking: I do not have $50,000 to renovate my kitchen. No problem. There are many low-cost options to bring an out-of-date kitchen back to life. For example, if the cabinets are outdated you could hire a company to come and spraypaint the cabinets (about $1,000 for

There is some legwork involved, but a little elbow grease will go a long way for resale purposes and your wallet. There are also kitchen companies who will come in and reface your current cabinets and the cost is about 30 to 50 per cent of a full kitchen renovation. Refacing will make your kitchen look brand new. In the end, kitchen colour, functionality and feel are all essential. Trends come and go like the wind. Before doing any renovations for resale, take a couple of minutes and do some research. Remember you want to appeal to the masses, not just necessarily to your personal taste. Consult a professional if necessary. This will ensure the maximum return on your investment and a quicker sale. Eye appeal is buy appeal and kitchens sell homes.

Study determines

most affordable markets

for ‘aspirational’ home

indsor, Ontario was dubbed “Canada’s most affordable market” in a recent study by Coldwell Banker Real Estate LLC. According to the annual Home Listing Report, the average list price of a four-bedroom, two-bathroom “aspirational” home in Windsor was $170,991. It was the only major market under $200,000 in the study, which looked at 75 markets across Canada. Ontario accounted for five of the 10 most affordable markets in the study (see chart), while an additional three markets were in Atlantic Canada. Close to 30 Canadian markets had an average home listing price of less than $300,000 for a four-bedroom, two-bathroom “aspirational” home. “An aspirational home is a home that someone would aspire to,” says Barbara Zaprzala, PR & Corporate Communications at Coldwell Banker Canada. “It could be detached, attached, a townhome and so on, but it’s typically not a starter home – it’s what is aspired to by move-up buyers.” The report analyzed more than 72,000 home listings in approximately 2,500 North American markets, comparing the listing prices of similar homes from January 2012 to June 2012. “Our home listing report captures an insightful look at local market conditions and emerging trends in real estate,” says John Geha, president of Coldwell Banker Canada Operations ULC. “Although home prices have reached record highs in many markets across Canada, there are still affordable options available to homebuyers, especially those who are able to work from home, or who make the decision to trade location for commute.”

MOST EXPENSIVE MARKETS

Vancouver held its position as the most expensive market in Canada, with an average list price of $1,876,414 for the subject home. Nearby Richmond ($1,181,654) and Burnaby ($917,968) followed Vancouver as the B.C. markets secured the top three spots in Canada. “The universal appeal of Vancouver for foreign buyers and relocating Canadians, particularly retirees, continues to fuel demand for this market,” says Paul Prade, president of Coldwell Banker Westburn Realty. “Despite some moderation after new mortgage regulations took effect last July, listing prices in our market are a product of ongoing high demand, projected population growth and the low inventory levels of homes in what is one of the most desirable locations in Canada.”

U.S. MOST AFFORDABLE

Not surprisingly, the most affordable markets in North America were in the U.S. Four of the top 20 most affordable markets were located in Michigan, where bidding wars are making headlines, particularly in pockets of the metro Detroit region. “Canadians are well aware of the wealth of real estate opportunities that are currently available in many U.S. markets,” says Geha. “In fact, Canadians are the number one foreign buyers in the U.S., with a particularly strong presence in warm weather destinations such as Florida and Arizona that are favoured by Canadian ‘snowbirds’.”
