Times have changed and buying a home in today’s marketplace can have many unexpected twists and turns if you’re not properly prepared with the right information and resources. Ensure you have a lawyer and a mortgage provider in place before you go home shopping, rather than rushing out to find these important resources mid-way through the process. Consider your lawyer and lender to be your fairy godmothers. Only they can grant wishes such as a smooth closing and a great mortgage rate that will save you thousands of dollars in the long run. hile buying a home is exciting, it can induce a bit of nail chewing. Much of that comes from worries about money and ending up “house poor.” Some of the costs involved are small, and seemingly insignificant, but when added together they can really lighten your wallet. The Canada Mortgage and Housing Corp.’s website (cmhc.ca) has a long list of these expenses, but below are some of the more important ones to consider: Moving expenses: Whether you’ll be hiring a moving company or renting a truck and asking friends for help, there are likely to be moving expenses. Renovations or repairs: Can renovations or repairs be delayed or are some necessary to do immediately? Service connection fees: Telephone, gas, electricity, cable TV, satellite TV, Internet, and so on, may charge service connection fees. Some utilities may ask you to pay a deposit. Appliances: Does your new home come with appliances or do you already have your own? Gardening and/or snow-clearing equipment: Will you need to buy any of this during the first year in your new home? Decorating materials: Do you want to re-paint or apply wallpaper? Do the floors need to be refinished or re-carpeted? Do you have all the tools you need for redecorating? Even the best-planned budget can take a bit of a beating when moving: there seems to always be something you didn’t anticipate. So do your research – and don’t forget to leave a little wiggle room so that if the unexpected rears its ugly head, you’ll be prepared.

T

he holidays are just around the corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time. But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift. Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same: you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your holiday spending in January. You would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled around, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love.

If you can’t do that, start here, with this “Holiday Spending Plan”:

›› Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos. ›› List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the new year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it will take you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. ›› Jot down any gift ideas that you might have for the people on your list. Comparison-shop online before heading to the store. (Don’t forget to include shipping costs in your calculations if you decide to buy online).

A dash of planning and a dab of creativity can also help you keep your entertainment costs under control:

›› Invite guests to bring something to share at a potluck dinner. ›› Serve brunch, throw a finger-food party or host a wine and cheese tasting instead of a full-blown turkey dinner. ›› Co-host a party with a pal or sibling, and share the cost. ›› Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. ›› Remember, that the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time babysitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at. Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll babysit one weekend a month from February to June.” Or better yet, make your own coupon book. There now, you don’t have to worry about starting the new year with a financial hangover. Happy holidays!

How to be mortgage-free within 10 years BY CA LUM ROSS

I

am increasingly faced with clients who are intent on retiring their mortgage as quickly as possible. While most mortgages today are amortized over 25 years, below are the tips that I give my clients who want to be mortgagefree as quickly as possible. If you follow all the suggestions below, your mortgage will be gone quicker than you think.

1

Never get an open mortgage at a fixed rate unless you plan on paying it off within its term. Today’s closed mortgages generally offer 10 to 20 per cent prepayment privileges, and can usually be obtained at one per cent or more off the posted rate. Open mortgages at fixed rates carry higher interest. Why pay higher interest unless you are going to exceed this 10- to 20-per-cent prepayment? You can always make bigger lump sum payments at renewal time with no penalty.

Use accelerated weekly or bi-weekly payments. Accelerated weekly payments are equivalent to onequarter of your monthly payment. Accelerated bi-weekly payments are equivalent to half your monthly payment. Both of these methods enable you to make one extra monthly payment a year. The impact of this alone reduces your amortization from 25 to less than 21 years.

Give your mortgage the same raise that you get each year. If your income goes up 10 per cent, so should your mortgage payment. This extra increase in payment will go directly towards principal repayment.

Give your mortgage a portion of any bonus or extra income. If you spend 30 per cent of your income on your mortgage, then 30 per cent of any extra income should also go to your mortgage in the form of a prepayment. This bonus portion will go straight towards principal repayment.

Use extra money from your budget. Most financially sound people have a budget that they live by. If you have a little bit extra then apply it to your mortgage. Minimum prepayments can be as little as $100.

Round up your mortgage payments. Why not round off that $656 bi-weekly to $660, or $675? You will be amazed at the difference.

Consider a variable rate mortgage. While the fluctuation will keep some people awake at night, those who can endure the rate adjustments can save money. Some variable rate, or adjustable rate mortgages are up to 0.5 per cent below prime.

Seek independent financial advice. While some bankers do look out for your best interest, they work for the bank, not you. Their branch, organization and shareholders all have a financial interest in lending at higher rates, and it is in their best interest for you to keep your mortgage for a long time. Talk to your financial planner, mortgage consultant, or talk to a financially savvy friend.

I know that these steps take discipline and dedication, but the old adage still holds true – a penny saved is a penny earned. The one thing that most financially successful people have in common is discipline. It might not feel fulfilling now, but believe me when I say that this short-term sacrifice will result in long-term gain. Just think of what you can buy when your mortgage is all gone.

Keep your payments the same, even if you renew at a lower rate. Since you know you can afford to pay at this level, don’t decrease your payment when you negotiate a lower rate. The difference in payments between your new rate and the old rate will go directly to the principal.

Use your income tax return to put a lump sum payment towards your mortgage. This is extra money that is not used in your monthly budget. Don’t indulge – make it really benefit you.

Provincial regulators to increase

consumer protection for mortgages

ortgage broker regulators from across the country have partnered to establish the Mortgage Broker Regulators’ Council of Canada (MBRCC). This means regulators from participating provinces will have a forum to improve consumer protection, develop national solutions to shared concerns and promote harmonization of Canada’s mortgage broker regulatory practices.

One important initiative is the development of competency standards and curriculum requirements for mortgage brokers

approach to identifying and addressing issues in the mortgage broker industry. The MBRCC strategic plan for 2012-2015 has also been released, outlining the strategic priorities and initiatives of the organization for this period. In addressing consumer protection concerns, the MBRCC committed to assessing practices that ensure mortgages are suitable and will also review the information consumers receive about the material risks involved in a mortgage. “We believe the next three years will bring about positive changes not only to protect mortgage consumers in Canada, but also in industry standards and professionalism,” Bacon says. “The MBRCC looks forward to working closely with consumers, industry and other interested stakeholders in bringing these changes to fruition.”

The event was part of the team’s “Christmas to Remember” campaign. Everyone involved enjoyed a great afternoon and participated in both a live and silent auction, raffles, door prizes and a 50/50 draw. For the past 12 years, the Hamilton Brokerage has been helping families in need during the holiday season. “We started out purchasing personal care kits for teens and delivering them to a local schools,” says Cathy Mac Queen, Secretary at Coldwell Banker Pinnacle Real Estate. “Over time we did more and more kits until one Christmas we decided to adopt a family. Our sales representatives were so generous that we were able to help two families. As time went on we formed a Christmas committee and came up with great ideas to raise money all year.” The team created the “Christmas to Remember” fund and came up with creative ideas to raise funds, including summer barbecues, garage sales, clothing swaps and pizza parties. Last year, they brought a

“Christmas To Remember” to 28 children and their families from five local schools in the Hamilton area.

For the past 12 years, the Hamilton Brokerage has been helping families in need during the holiday season “We’ve come a long way in the past few years, and although sometimes it gets overwhelming with organizing, shopping, wrapping and delivering of the gifts, we never lose site of why we do it,” says Cathy. “Santa gets busy and sometimes needs a little help, and Coldwell Banker Pinnacle Real Estate, Brokerage is always more than happy to offer that help.”

ecent mortgage rule changes from the federal government make it more challenging for people to buy investment properties, but if you have the cash and know what you’re doing, opportunities await. Buying an investment property is different than buying a primary residence, and it’s about more than down payment requirements.

With the federal government’s changes to mortgage rules, as of April 19 buyers need a minimum 20-per-cent down payment for investment properties. Rule number one when you’re setting out as an investor is to take a long-term view with an emphasis on generating positive cash flow. Your strategy should be to buy, hold and rent the property to generate income over and above your mortgage costs, while building equity over time. Achieving positive cash flow means renting out the property for more than the monthly costs. But once you include condo fees, taxes, insurance, property management fees, maintenance and advertising, the financial picture can look different. If you can generate positive cash flow, the benefits are three-fold: you pocket the surplus; you build longterm equity while someone else pays down your mortgage; and when you go to sell, you gain from any value appreciation in the property. With the federal government’s changes to mortgage rules, as of April 19 buyers need a minimum 20-per-cent down payment for investment properties. On the plus side, you have to borrow less and your monthly payments are lower. For example, if you buy a condo for $200,000 and put down 20 per cent, or $40,000, your basic mortgage amount would be $160,000. At an annual interest rate of 5.25 per cent over a 30year amortization, your monthly mortgage payment is $878. As an investor/landlord, you will want to pay attention to vacancy rates, which Canada Mortgage and Housing Corp.

(CMHC) summarizes, along with average rents, in its twiceannual rental market reports. An increasing rate means rental supply is growing and renters have more to choose from, and you, as a landlord, may have trouble renting out your property or increasing the rent. Declining vacancy rates are music to your ears, because that means supply is tightening and your property may be in higher demand. A vacancy rate between two and three per cent is generally considered a balanced market, meaning supply of rentals is appropriate for the demand. Anything below that level is ideal. Like real estate prices, rental markets vary between specific areas, or even streets. It’s necessary to do your research to determine which areas have a tight supply. Look for areas with strong economic fundamentals: job growth, population influx, average income growth and increasing property purchase prices. Other influences in value appreciation are proximity to mass transit, shopping, schools and amenities. Ultimately, you want a property that appeals to potential owners, not just renters, because if you can’t sell it to someone else one day, you won’t be able to take advantage of any increase in value. How to set the “right” rent – high enough to yield positive cash flow, but not so high you price yourself out of the rental market for the area? First, find out what comparable units in the area rent for by checking sources where landlords advertise. You can also check provincial rent registry databases, along with CMHC’s rental market reports. Downtown properties might be your first choice as a location for an investment condo. The location no doubt appeals to a lot of renters, but it’s also where average prices are higher and therefore less affordable than out of the city core. This makes achieving positive cash flow more difficult, because you might not be able to rent out your unit for what you need to cover your mortgage and expenses. You might have better luck buying in some of the outlying areas, where, due to transportation improvements, tenants can live but work downtown and still have a reasonable commute.
