pending money to make money makes good sense, so let experienced, expert real estate agents earn their commissions by helping you prepare, market, show and sell your home, then close the deal. “Realtors do a lot more than market your home and they’ve demonstrated time and again that they’re worth every penny,” says Dale Ripplinger, a Regina-based Realtor and past president of the Canadian Real Estate Association. Homeowners who have had less-than-rewarding experiences with Realtors may wonder exactly what they’re getting in return for the commission they pay. They ask themselves, “How hard can it be to sell my home?” without seriously considering the answer.

“A good Realtor has the relevant skills as well as real estate and business expertise and experience,” says Frank Leo, a broker with Re/Max West Realty Inc. “Rather than learn how to safely and effectively sell your home yourself, find and hire a true professional.” While becoming a licensed Realtor doesn’t require the investment or commitment needed to become a lawyer or a doctor, consumers often take their Realtors’ expertise for granted until their do-it-yourself efforts result in costly, inconvenient and stressful mistakes that can’t be undone. So, before taking the sell-it-yourself route, consider these facts and realities to see what you actually get in return for the commission you pay.

1. It’s a numbers game. Yes, you will pay a commission, but remember that the commission is typically split between the seller’s and buyer’s agents. Many sell-it-yourselfers end up turning to Realtors when their homes take too long to sell, the offers are too low and they find the process too time-consuming, frustrating and stressful. but the seller is not, the seller may be at a disadvantage as the price and contract details are negotiated,” Ripplinger says. In addition, the commission structure is common knowledge, so informed buyers will immediately lop a few per cent off your asking price. The commission helps cover the agents’ hard costs, which may include office space, staff, marketing (such as online, print, outdoor and radio ads, photographers, graphic designers, printing and delivery), licences and other fees. If you don’t have an agent, you’re paying those costs yourself and forgoing certain products/services or doing them yourself. Your agent provides a valuable service and deserves to be compensated for his or her time, just like you expect to be fairly paid for the job you do. Ask yourself how much time you can realistically devote to taking phone calls, responding to email queries, showing your home and more. As importantly, will you be comfortable doing all that? 2. Homes don’t sell themselves – people do! Consumers may find an agent willing to post their homes to the Multiple Listing Service (MLS) and on Realtor.ca for a reduced or flat fee. After congratulating themselves on the thousands of dollars they’ve potentially saved, sellers then find themselves wondering why their homes haven’t sold yet. They’re astonished at how

Agents can refer homeowners to trustworthy, credible evaluators, home inspectors, painters, stagers and more. “My painter is so good that he’s rarely available, but he moves my clients to the top of the list and gives them a discount because I give him so much business,” Ripplinger says. 4. Feedback. Agents can better solicit and accept valuable feedback to sellers, such as too high a price or a pink bedroom that’s deterring agents and their buyers. Of course, the seller can then decide whether to act on that information. “Most consumers and agents won’t be comfortable telling the homeowners what they really think or don’t like,” notes Ripplinger. 5. Negotiating, closing and contract expertise. A savvy real estate agent will be able to help negotiate everything from conditions to pricing and closing dates to ensure the sale is completed. “Homeowners don’t always close on the offers they have, because they don’t realize there is more to it than sitting down and signing the papers,” Ripplinger says. An agent can tell you if the deposit is inadequate, the closing date is unrealistic or the conditions are problematic.

Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place.

If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right. Consider nook/alcove areas, corners, and areas in front of windows. THE WORK SURFACE

Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it. Maintaining a clutter-free area while working is very important because clutter equals distraction. Utilitarian boxes, glass vases, pegboards and vertical shelving can all be good storage solutions for items like your pens and paper. LET THERE BE LIGHT

Cut down on eyestrain and headaches by making sure there is ample lighting in your work area. Position your computer monitor so there’s no glare from a window or overhead light, and invest in a good task lamp for your desk. he basement is damp, just not quite right. Is it a problem? The answer is ‘yes’. There is a problem with your foundation, it’s letting water into your home and it needs to be fixed. Professional waterproofer Stephen Ksiazek is principal of The Waterproofer (thewaterproofer.ca). While it might seem obvious that dry is good, wet is bad, it’s astounding what Ksiazek has found, repeatedly, during his 30+ year career. Water doesn’t belong inside your home. It’s not a matter of destroying the foundation, Ksiazek explains, the concern is the damage that it does once water gets inside. In past eras, when homes were originally built, basements were unfinished and unused. They contained no organic material like drywall or flooring.

“If your basement is empty concrete it doesn’t really matter,” says Ksiazek. “But now we want to use every square foot of the house,” explains Ksiazek. Finished basements are common, but this creates conditions not conducive to a wet basement. Carpeting, drywall, furniture and décor, when mixed with water, is a perfect environment for mould to grow. Once mould starts to grow, contamination can spread quite quickly. Mould carries a host of health concerns, from allergy symptoms and headaches to respiratory illness and more serious issues. “After spending $40-, $50- $60,000 on a basement reno, nobody thinks to waterproof. It happens a lot,” says Ksiazek. “Nobody thinks to waterproof first.” And it’s not just occasionally – he sees it all the time, quite regularly in homes that have been flipped. Not wanting to detract from the overall profit with an expensive job that won’t add to the sale price, instead of waterproofing, a fresh coat of paint and new drywall can conceal dampness long enough for an unaware homebuyer to purchase the problem. He feels that there’s also an issue that a contractor hired to finish the basement doesn’t want to add another job that may take away from their budget, even though they may be looking at a home whose age and style warrant having the job done. Other times Ksiazek believes that it’s purely an oversight. “The vast majority of homeowners don’t understand what their foundation does, other than hold up their house.” Ksiazek strongly recommends

Mould carries a host of health concerns, from allergy symptoms and headaches to respiratory illness and more serious issues having someone check the foundation and basement for dampness during a home inspection, and highly recommends having it checked before beginning any basement renovations. Sometimes you can feel the dampness, sometimes you can see moisture or wetness in areas. Those are bad signs. Ksiazek prefers a more scientific approach. Using an infrared camera and a moisture meter, leaks and dampness can be located. A free and easy inspection can save the expense of renovating the basement twice, or let a homebuyer make an informed decision about purchasing a potentially costly issue.

Ksiazek also suggests basement renovations be done with water-resistant materials. Greenboard and Bluewood can handle moisture, and can be used instead of regular lumber and drywall with little added expense. Most people are simply afraid to address the problem because of price. Surprisingly, it’s not as expensive as you might fear, especially if you can localize the problem. It’s certainly less expensive than renovating twice. Repairing the foundation generally needs to be done from the outside of the home. Once the issue is localized, a trench is excavated alongside your home to expose the affected areas of your foundation. The amount of space available beside your home will determine whether the trench is machine excavated or dug by hand. The wall is then scraped and cleaned, after which, any holes and cracks are filled with hydraulic cement. After repairing the foundation a liquid waterproofing membrane, actually a rubberized asphalt membrane, is applied to the foundation. There are many different products that can be used for the process says Ksiazek, explaining that they vary in quality – and are priced accordingly. He strongly advises not cutting corners on this product since its cost is minimal compared to the labour involved in the entire process. Insist on a quality product. This product can keep the home from having future issues. Once the membrane cures – it takes up to 24 hours – a second membrane is applied in the form of boards that keep water and water vapour away from the foundation wall. It’s a third layer of insurance that your waterproofing won’t fail. The final step before filling the trench is to lay weeping tile at the foot of the foundation. A four-inch perforated pipe, it essentially helps water drain into the ground instead of towards your foundation.. The waterproofing process is extremely labour-intensive, with material costs a less significant factor in the price. Ksiazek recommends that, when sourcing a waterproofing company, don’t just go with the bid, ask and research the materials they’re going to use. “It’s not cost, it’s value,” he explains. Investigate the options and go for upgraded materials. Also discuss a time frame. A very low bid or a company that quotes a one-day job should send up a red flag. Because of the time it takes for the products to cure alone, the ground cannot be filled less than 24 hours after a liquid membrane application, otherwise it will never harden. Ksiazek has been called in to redo waterproofing and found jobs where the membrane is still tacky, years later, because it wasn’t given enough time to cure and solidify. He realizes that most homeowners aren’t aware of the process and that waterproofing is an area where a poor job won’t be noticed for quite some time. It’s not a regulated industry and it’s not a do-it-yourself project. “This is also not something that you want to pay to do twice,” he explains, though he’s unfortunately seen too many homeowners have to do just that. The bottom line is, just check. Have the foundation inspected, be suspicious any time you find water where it shouldn’t be. It’s key to enjoying a nice, dry and healthy basement addition. A total of $40,600 was raised at the annual Christmas charity auction and social, held on December 18th. “This auction shows the great things that happen when Realtors and the community come together,” says Aileen Araujo, co-chair of the 2012 Charity Auction Task Force. “The support we received was amazing.”
