ou are about to pick a real estate agent. How do you decide? Some people are happy to go with the same person they used last time. Others have a family member or friend that’s a Realtor. Commissions are their income, so an agent is definitely interested in helping their client find a buyer or a property. But with the biggest purchase of your life in the balance, you may want to think of choosing an agent more strategically.

Some agents are very familiar with specific neighbourhoods. If you drive through an area you’ll repeatedly see the same name and face on lawn ‘For Sale’ signs. They specialize in knowing the nuances of the area – the trends, the streets, the schools, the businesses and the residents. If you’re localizing your search, you may want the agent who knows the area best. If you’re selling, they may know how to market your property to maximize its best potential against local market competition.

There are definitely other specializations – some agents focus on suburban properties, some focus on the urban. Some are more familiar with income properties, luxury properties or starter homes, and can help you navigate the nuances that are particular to that situation. What’s available and What it Costs In the City of Toronto, sales were down by five per cent yearover-year to 3,265 in June compared to the same month last year.

Over the same period, the average selling price was up by five per cent to $578,575.

“Sales have been down over the past year in the City of Toronto for a number of reasons. First, stricter lending guidelines prompted some would-be home buyers to move to the sidelines, but some of these buyers started to renew their home searches this spring.

In addition to stricter lending guidelines, Toronto buyers are also faced with an additional Land Transfer Tax. Polling suggests that some households, faced with this additional tax, have either decided not to purchase a home or are looking at areas outside of City of 12

Toronto boundaries,” said Jason Mercer, the Toronto Real Estate Board’s senior manager of Market Analysis.

Despite lower sales, market conditions have remained tight, with new listings down on a year-over-year basis by a greater amount than sales. New listings were down by 12 per cent in Toronto in June compared to last year.

“In many parts of the City of Toronto, seller’s market conditions remain in place for low-rise home types. Listings for these home types have been scarce and demand has been strong.

This is why year-over-year price growth for singles and semis in the ‘416’ area code approached 10 per cent in June,” added Mercer.

ew beginnings at the Toronto Real Estate Board as Dianne Usher, an accomplished leader, will represent Greater Toronto Realtors as our professional association’s President throughout the next year.

Dianne began her career as a real estate salesperson just north of the city in 1978, earning a broker designation and managing a small sales group shortly thereafter. It wasn’t long though, before her career with Royal LePage brought her back to the central core.

Today, she serves as Vice President of Royal LePage’s Johnston and Daniel division, a fitting position for a strong female leader given that the division traces its roots to Robert Johnston and Eggerton Daniel, who in 1950 pursued the novel idea of hiring the women who lived in Toronto’s most prestigious neighbourhoods – Rosedale, Moore Park, Forest Hill and Lawrence Park – to sell homes.

Despite the demands of her position, Dianne routinely offers her time to advocate for Greater Toronto Area homebuyers and sellers on issues that affect your life’s most significant transaction. A registered lobbyist, Dianne has shared the perspectives of Greater Toronto Realtors and their clients with legislators on numerous issues including the Toronto Land Transfer Tax, the Condominium Act and standards for home inspectors.

While sales in the Greater Toronto Area were down slightly in June compared to a year earlier, Halton region bucked this trend with a large year-over-year increase.

Sales amounted to 713 in June 2013 versus 588 in June 2012. New listings on the TorontoMLS system were also up in the region but by a lesser amount than sales in percentage terms.

“The fact that sales grew at a faster pace than new listings points to a tightening in market conditions in Halton. In other words, buyers were likely faced with more competition for listings. This generally means that there will be continued upward pressure on selling prices,” said Jason Mercer, the Toronto Real Estate Boards’s senior manager of Market Analysis.

The average selling price in Halton was $602,314, representing an annual increase of seven per cent compared to an average price of $564,412 in June 2012.

“The average selling price grew well above the rate of inflation in June. In Halton, the housing stock is dominated by low-rise home types. Listings of singles, semis and townhomes have been in short supply from a historic perspective across the GTA this year. The result has been sustained price growth in these categories,” continued Mercer.

June sales results in Peel Region/ Orangeville were similar to those reported for the GTA as a whole, with sales down by two per cent compared to the same month last year and new listings down by a greater annual rate of five per cent. Total sales in June amounted to 2,061. New listings totaled 3,721.

“The combined area of Peel Region and Orangeville encompasses a wide variety of housing choices, which attract buyers with many different housing needs. While sales were down, so too were listings, pointing to continued market tightness and price growth above the rate of inflation,” said Jason Mercer, the Toronto Real Estate Board’s senior manager of Market Analysis.

The average selling price in Peel Region and Orangeville was $464,431 in June – up by four per cent compared to $444,990 in June 2012.

“Looking forward through the end of 2013, and indeed into 2014, average selling prices are expected to increase in the GTA, including within the combined areas of Peel Region and Orangeville.

Listings remain in short supply for many home types in many areas, which means competition between buyers has remained strong. This competition will continue to prompt price growth,” continued Mercer.

In the City of Toronto, sales were down by five per cent year-over-year to 3,265 in June compared to the same month last year. Over the same period, the average selling price was up by five per cent to $578,575.

“Sales have been down over the past year in the City of Toronto for a number of reasons. First, stricter lending guidelines prompted some would-be home buyers to move to the sidelines, but some of these buyers started to renew their home searches this spring. In addition to stricter lending guidelines, Toronto buyers are also faced with an additional Land Transfer Tax. What’s available and What it Costs The June sales and listings picture in York Region differed slightly from the overall result for the Greater Toronto Area. Sales, which amounted to 1,929, were up slightly in comparison to the same month last year and the number of new listings entered into the TorontoMLS system was the same as last year, at 3,378.

“York Region and Simcoe County are popular locations to live given the diversity of housing stock and the availability of many employment, leisure and transportation alternatives. This is why home sales have held up well over the last year and prices have continued to grow,” said Jason Mercer, the Toronto Real Estate 50

Board’s senior manager of Market Analysis.

The average price for York Region and Simcoe County combined was $593,140 in June, representing a year-over-year increase of four per cent.

“Last month, sellers in York Region and Simcoe County combined were selling homes in an average of 25 days for 98 per cent of their asking price. These statistics are indicative of tight market conditions and go a long way to explaining why the average selling price was up substantially compared to last year,” continued Mercer.

What’s available and What it Costs Durham Region sales in June 2013 were essentially flat when compared to the number of sales recorded in June 2012.

However, the average selling price was up by five per cent to $361,318, compared to $344,582 in June 2012.

“Compared to all other regions in the Greater Toronto Area, Durham Region, had the lowest average days on market, at 22. This suggests that there is a lot of interest from buyers and helps explain why average selling prices have continued to climb over the last year,” said Jason Mercer, the Toronto Real Estate Board’s Senior Manager of Market Analysis.

The supply of homes for sale in Durham was down this past June compared to the same period in 2012, both in terms of new listings entered during the month and active listings at the end of the month.

“The shortage of supply in listings has resulted in seller’s market conditions in Durham Region, with sales representing over 70 per cent of new listings. Market conditions are expected to remain tight through the remainder of 2013 and into 2014, meaning average price growth will continue,” said Mercer.
