Renting a lifestyle WHY DID YOU CHOOSE the home you

rented? Many people want to rent in a building with numerous amenities.

Depending on what your apartment building includes, it can really feel like you’re not just renting a home, but that you’re renting a lifestyle.

says a lot about you. It’s your most intimate and personal space after all, and the one place you run back to day in and day out. Your friends, family, and recent connections are reading the signs when they enter your home – and are making some interesting notes.

Don’t send out mixed signals. This is what your home decor is saying about you: Still looks like Move-in Day Decorating a rental might feel impossible because of painting and other decor restrictions, but leaving your apartment bare gives off the impression that you’re lazy and uninventive. You have paintings to hang up, they’ve just been leaning against the wall since move-in day, and any other attempt at home decor basically began and ended when you bought red pillows for the living room. White walls and parquet flooring is not a style! Stop being afraid of taking a few risks and start adding some personality to your home.

Your home style is a mix and match of second-hand furniture from your parents’ home, a combination of bad house warming gifts and items you refuse to live without. You just can’t say no to the things you love or bear to let a good item go to waste. Your taste won’t please everybody, but at least we know you’re all about functionality and living by your own rules.

Modern Minimalist If your home has a modern and minimalist style, you like to be on trend without taking big risks. You are low maintenance just like your home style. Clean lines, modern furniture and low key colours like black and white dominate your home’s decor. Still, you get bored easily, so you occasionally punch things up with new pillows or faux fur throws. No big deal, you’re all about easy-going living.

Three things every renter should do

By Elisa Krovblit Keay YOU’RE A RENTER AND you appreciate the lifestyle. Ask any homeowner who has had a roof repair bill or had to move to accept a job offer, and you’ll appreciate it even more.

But rental living has a few demands that can be easily met by every resident, ensuring their rental experience should be nothing but maintenance-free comfort.

1. Understand your lease

You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask.

If there is any wrong info, have it corrected. Leases can be negotiated, changed and rewritten. Once it’s signed, those are the rules.

2. Know your rights

Each province and territory has its own set of rental rules and there will be a landlord and tenant board or government office that enforces them. Know how to access them and understand the basics. If you have issues during your tenancy, this is where to find out what your rights are. You’ll also need to know how your deposit works and how to give proper notice. If you do that wrong you might find yourself on the hook for a lot of money unintentionally.

3. Rental insurance

A lot of renters are under the misguided impression that the landlord has you covered. The landlord has insurance, but it only covers the building – literally the structure, mechanicals and the

common areas. You need tenant’s insurance to cover your personal belongings. Imagine if you had to replace everything you own at once. Clothes, furniture, electronics, kitchenware, everything. And it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that, if you have it. If a visitor has an accident in your premises, insurance foots the lawsuit bill. Rental insurance is quite inexpensive. Many leases stipulate you must have it, but even if it’s not mandatory, you should have it.

The dreaded rent increase

By Amy Hancock IT IS IMPORTANT TO KNOW the rules for rent increases, especially if you’ve just moved to a new province, as the rules vary across the country. Here are the basic rules from province to province. How does your province compare?

British Columbia: Landlords must use the official “Notice of Rent Increase” form and give a tenant three months notice to increase rent.

BC has rent control. The allowable increase for 2017 is 3.7 per cent and for 2018 is four per cent.

Alberta: Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given, though the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date.

Saskatchewan: If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year.

Manitoba: Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent once every 12 months. Three months written notice is required and must

be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. For 2017 the increase is 1.5 per cent and for 2018 it is set at 1.3 per cent.

Ontario: Landlords must give 90 days written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. For 2017 the rent increase is 1.5 per cent and for 2017 it is 1.8 per cent.

Quebec: A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du lodgement. Upon refusal to accept the increase, the landlord must apply to ‘fix the rent’ with the courts within a month.

New Brunswick: There are no rent controls. Three months notice is required to increase the rent in a year-to-year lease and two months for a month-to-month lease. On a fixed-term lease the landlord can give three months notice if the box on the Residential Lease form has been checked.

Nova Scotia: There are no rent controls, but landlords can only increase rent once in 12 months.

Notice must be issued four months prior to the anniversary date of the tenancy.

Prince Edward Island: Each year the Island Regulatory and Appeals Commission sets rent increase guidelines, it is set at 1.5 per cent for both 2017 and 2018. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they pay the same rent as the previous occupants.

Newfoundland & Labrador: Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months written notice is required.

Nunavut & Northwest Territories: Landlords cannot increase rent more than once a year and three months written notice is required.

A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. The unit can be re-rented, but the rent must stay the same as stated on the increase notice.

Yukon: Rent cannot be increased within the first year of tenancy. After that, a landlord must give three month’s written notice.

The Canada Mortgage and Housing Corporation has more information on rent increases and lease renewals for each province.

Timing your move to minimize stress

Between apartment searching, paperwork, giving notice and booking movers, you’re probably finding yourself impatient to get it all over with. As excited as you might be to get out of your current place, it’s a good idea to build in a few days of overlap between your old and new lease. Having extra time to clean, pack and tie up loose ends before turning in your keys can help cut down on moving day stress.

But if your old lease ends right when your new lease begins, things can get a little tricky. According to the Landlord and Tenant Board of Ontario, you’re required to be moved out of your unit by 11:59pm on the last day of your lease, and you can take possession of a new unit at 12am on the first day of your lease.

“It’s not ideal to schedule your move on the exact closing date of

your lease,” says Nicole McNeely, marketing manager at Park Property Management. If you’re timing your moves very closely together, make sure to talk to your both your old and new landlords. In some cases, they may have some flexibility to add a couple extra days on your lease or let you move in early, so you and your boxes won’t have to resort to couch-surfing for the turnover time. Also, If there’s currently a tenant living in the unit you’re slated to move into, it wouldn’t hurt to confirm with your new landlord that they’ll be gone by the time you’re planning on moving in, to avoid any unwelcome surprises.

In the event you find yourself having to move out and in on the same day, it’s important to be organized. McNeely suggests getting in touch with the superintendent to book an elevator, if needed, and

coordinating with your moving company to ensure your belongings can go straight from your unit into the truck. This way, you’re not wasting time waiting for the movers to show up, or paying extra for your movers to wait around until the elevator opens up.

Being organized also includes being fully packed and ready to go on the day of the move. McNeely estimates that it can take two people at least three days to pack a threebedroom home, so it’s important to give yourself enough time. You may also want to arrange for your mail to be forwarded to your new address, so you don’t miss the delivery of any important items.

Even though moving may never be your idea of fun, keeping these things in mind can help make the process headache-free.

When moving, everyone wins playing by the rules

WHEN HIRING A PROFESSIONAL MOVER, one expects to have

your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck.

Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material.

It is important for consumers to understand what can and cannot be moved before the day arrives.

Movers also establish their own guidelines.

At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, and cash – as examples. Common sense dictates that these are items you would want to take yourself.

If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance. The basic package your mover offers may not cover these pricey goods. You may need to arrange for additional insurance.

Your renter’s insurance policy may even have a rider for goods in transit. It’s best to check with your insurance company.

It is critical to know and understand how much insurance your moving company carries.

Most provinces have a “Condition of Carriage” and most movers have their own set insurance amount. For example, at Two Men and a Truck - Canada, you are insured up to $250,000, and we offer replacement cost with a $250. deductible.

Extremely large items and toughto-move items such as pianos, pool tables and massive wall units are a challenge. These types of large items should be discussed before moving day. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in an apartment building

or condominium is arranging with your super or property manager to reserve the elevator for the time of your move.

Right up front, you should determine how this process works.

Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows, the more accurate their estimate will be.

No one likes moving day surprises, including your mover.

Communication is key. So, once we all know where we stand, we can work together for a successful move.
