admit it may take some time for me to get used to seeing my face staring back at me from this page, but as the new guest editor at RENO+DECOR magazine, I am so excited to share my passion and expertise in design with you. In every issue I will begin a conversation that expands on what our editorial team has been working on to bring you the best in home design and decor trends. As I celebrate being welcomed into this role, I am acutely aware of the importance of design in our lives as it relates to our mental well-being. Transitioning through these past two years of the pandemic has shown me that sometimes the simplest home elements can give us great peace in a time of struggle. From a well-placed workspace to a whimsical piece of art, many everyday home pieces silently provide us with the comfort and organization we need to continue to move forward in an environment that is familiar and special to us that grounds our soul.

From a design perspective, kitchens have often been recognized as the heart of the home. Now more than ever, they’ve been at the forefront of our minds as a place to escape into an exotic recipe or a welcoming retreat during a work-fromhome lunch break. People are craving mixed materials, smart appliances and organic curves, all of which create the perfect blend of welcoming luxury that sets the mood for living comfortably now or in the future, regardless of what the universe brings our way. Some of my favourite additions to kitchen design right now are mid-tone woods, in particular walnut and oak for its beautiful, tactile texture. I am also consistently specifying organic elements such as natural stone or curved archways for the warmth it brings. And finally, incorporating ecofriendly appliances or recycled materials that are kind to Mother Nature. This issue is packed full of kitchen design inspiration, so if you have been contemplating a kitchen renovation, this is your time!

on timing, including building permits. Moreover, with supply chain issues and tradespeople in heavy demand, you may have to recalibrate your expectations.

Source materials and products Remember that big book of fabrics and samples? This is where that comes in. For many, this is a really fun part, where your creativity can run wild. For others, it can be agonizing to decide between a durable quartzite or a gorgeous veined marble. Relax! With an extensive knowledge of materials and suppliers, an interior designer can provide options for something that’s sturdy and beautiful. Campacci has strategies for getting this information. “For esthetic direction, we take inspirational images from the client. It shows us what appeals to them and picks up on subtleties that they may not be able to articulate. Interesting artwork or decor they already possess can also be a source of inspiration.” An interior design project can involve a ton of decisions, and after looking at the millionth faucet, it’s normal to have decision fatigue. An interior designer can make decisions you don’t want to address or bring you three choices, so you’re not stuck in decision paralysis. Taking on a home renovation project is no small task, but a registered interior designer can make the process a lot less complicated.

With this in mind, our word for 2022 is: Trees. Trees are the world’s most advanced breathing machines, a miracle of nature that has not been matched for efficiency and economy by anything created by humankind. We need more of them. We have all experienced the many health benefits of getting out into nature or ‘forest bathing’ – breathing clean air, watching wildlife, birds and insects while we enjoy the shade and the quiet. But most importantly, trees efficiently store carbon emissions that help to fight our climate change emergency. While it has always been this way, the number of trees is in decline. We need to act fast to save these miracles of nature and ensure a safe future for people and the planet. Design trends are finding inspiration in nature, sustainability and bringing the outdoors, inside. Perhaps you’ve been considering a landscape project for your home, be it a balcony project or a more ambitious endeavour. We also have some expansion plans. On November 11, 2022, the last tree of the Highway of Heroes Tree Campaign will be planted, marking the completion of a project that has created living tributes to Canadians

esthetics. Exceptional design is an aspiration for most kitchen designers, and just as important, are wheelchair accessible kitchens built with ADA compliance in mind. While ADA-compliant kitchens have advanced over the years, the reality is, there currently are more

kitchens that don’t require ADA compliance than those that do. But with the senior population projected to increase and aging in place a viable option, we anticipate a shift in the kitchen design industry toward even more advancements to cater to that need.

In an effort to address that demand, designing with accessibility in mind is becoming an important consideration in residential architecture and design. In addition, kitchen furniture and cabinet manufacturers and suppliers are introducing innovative and cutting-edge systems to support and accommodate this growth.

What makes a great accessible kitchen design?

An ideal layout should have a lot of maneuvering space and take into consideration all the needs of the user. You want to avoid areas that have cross routes and parallel surfaces, and limit travel distances between functional zones. Kitchen styles to consider are the single row (if you are limited for space), and L-shaped kitchen, a U-shaped kitchen, an L-shaped kitchen with an island, and a semi-island with at least 60 inches minimum of accessible space between counters and opposing sides.

FUNCTIONAL ZONES Functional zones facilitate the process of prepping and making meals. It includes countertops and food prep zones, food storage, tableware and cutlery storage, a clean-up area, as well as cooking zones. The goal is to eliminate any barriers that can interfere with being able to

comfortably work in the kitchen. Equally important, the design needs to consider the user’s motor skills in relation to their preferred movement if they are using a wheelchair, a walker or other mobility device. Whether right-handed or left-handed, they tend to use their dominant hand to use their device and the opposite hand to perform tasks such as opening drawers and moving things around.

ADAPTABILITY This kind of design involves rethinking how a kitchen functions. That means adjusting sink and countertop heights; installing induction countertops and motorized cabinet systems; addressing knee and toe guidelines, incorporating appliances with mobility enhancements such as pull-out dishwasher drawers; incorporating smart storage solutions; and installing flooring that is as flat as possible with few grade changes. While ADA compliance takes centre stage, you don’t need to compromise

in style and esthetics. Final finishes such as cabinetry, tile backsplash, and flooring still have a role to play in the design scheme. There is ample room to add character and texture, colour and to play with tones.

OPTIMAL LIGTING, VENTILATION + AUDIBILITY The perfect mixture of ambient, task and accent lighting enhances the kitchen design while providing functional capability and access within the space. For those with a level of hearing loss, audibility is key and can be addressed by installing timer buzzers and smoke alarms to assist the user. Depending on the electrical code of your region, installing switches and receptacles within the cabinets and drawers that also store appliance can provide efficient access and use. hen Jude Kamal and her design team at Sansa Interiors met with her clients, they quickly relized the builder-grade home needed a serious contemporary update. The 3,000-sq.-ft. home had clean lines but outdated interiors.

So, Kamal and her team quickly got to work brainstorming a fresh and modern design scheme. “We knew that functionality was their top concern, so we approached their house renovation in layers. We brought in materials and finishes that would complement the function of

the space, while still making it feel brand new; this enabled us to stay within budget,” says Kamal. With pandemic restrictions in full effect, it became a challenge for the design team to get permits, find specific finishes, and have crews into the house to complete the renovation.

“Even though the permits forced the project to be delayed by a month, we were still able to get creative in how we phased out the construction to keep the delays at a minimum,” says Kamal. “COVID-19 may have made the process more challenging, but it didn’t affect the quality of the end result.”

For this project, Kamal and her team drew inspiration from Moroccan architecture (since their clients appreciated its simplicity and organic feel) and modern design. They gutted the home’s inside while honouring the original architecture, which allowed the rooms to flow better.

In addition, they kept the colour palette neutral and introduced light wood tones and minimalist-inspired furniture to create a modern and streamlined home. In the kitchen, they introduced a bold cobalt blue, echoing a typical shade found in Moroccan architecture. A more modern, subtle blue was used in the laundry room. Kamal and her team got creative when designing the perfect space for their clients to entertain and throw large parties. “We had this grand vision of a massive custom sectional sofa that could seat all of our clients’ guests. We were told it was impossible to build what we were trying to achieve, but we refused to take no for an answer,” says Kamal.

Through various experiments with cardboard test models, the team was able to come up with a way to create a large enough sectional that was sturdy in build and could still fit through the door. “As a final touch, we worked closely with the millworker to detail this perfect custom sectional that would fit seamlessly into our clients’ space, using a fabric that was both easily cleaned and had a high thread count so it could withstand heavy use,” Kamal explains. FIRE SAFETY IN THE KITCHEN

The kitchen is known as the heart of the home for a reason. It’s the place we gather to share meals and create memories every day. ESTABLISH KID-SAFE ZONES Never leave cooking unattended and designate a “kidfree zone” of at least one metre around the stove and any area where hot food or drinks are being prepared. Create a space away from any kitchen appliances where kids can play freely while still being supervised. Make sure to keep knives and appliance cords away from edges for when young children do enter the kitchen.

CLEAN THE APPLIANCES Food splashes and splatters all the time, but don’t leave the mess. Keep your appliances clean of grease and food debris that could potentially catch flame, and don’t forget to clean your oven at least every three to six months.

AVOID POTENTIAL BURNS Cook on the back burners of the stove whenever possible and keep all pot and pan handles turned inward and away from the stove edge to avoid bumping them. To prevent hot food or steam from burning your skin, always stir and lift pan lids away from you. Keep oven mitts and potholders near the stove so you can quickly access them when needed and remember to place hot items in the centre of counters on non-slip placemats.

INSTALL AND TEST SMOKE ALARMS

KEEP A FIRE SUPPRESSANT ON HAND

The National Fire Protection Association recommends protecting your home by installing smoke alarms on every level, including the basement and inside every bedroom. Alarms should be tested every month and the batteries changed every six months. Even with 10-year alarms installed, it’s still important to regularly test them.

Bolder trends are moving into the territory of the all-white kitchen

as the long-standing trend of the all-white kitchen finally fizzled out? I’ve recently seen some bolder trends bubbling up to the surface, as is the case in this dramatic kitchen design, which became a showpiece in a brand-new build that I recently undertook with my team. The

ask: A sophisticated space, anything but common white or neutral. Here’s where we went with it. We were starting from the ground up, and as a designer, that’s an ideal scenario, giving us complete flexibility with our design direction. As with all our projects, our clients – in this case a young professional couple with two young children – guided the concept

for the space. They were big on entertaining and, like the thoughtful hosts they were, they wanted their space to make a big splash. At the same time, their busy lives demanded practicality and integrated ease. We looked to high-contrast elements to make the statement our clients were hoping for. We maintained the light, contemporary

pro-tip If you’ll be sharing meals at the island or breakfast bar, allow 24 inches per person to accommodate each place setting with some wiggle room for elbows. If the island will also function as a prep area, factor in a four-foot-wide path around it for foot traffic.

colour palette of a gentle hint of grey, and dressed it up with high-contrast black elements. These included the dark-veined marble countertops and backsplash, and an amazing dark obsidian range with chrome inserts that echoed the hue of the central island – an instant focal point and natural gathering place within this open-concept kitchen and living area. When planning your kitchen (and hopefully you’re working with a professional designer), choose your focal point first. Then, plan everything else around it. In most kitchens, the main focus is the range hood and island, which anchor the entire composition, and are organic attractions from both a style and function perspective. Choose something that stands out, but still aligns with the overall esthetic of the space. The kitchen island requires some special consideration, since it’s a central element, physically and in terms of use. Determine what the primary purpose of your island will be in your kitchen, since it can serve many different functions, from food preparation, dining and entertaining, to storage. Not only will this inform the specs, but it will affect other aspects of your kitchen as well. In this kitchen design, we maximized the island by satisfying all three. Our clients requested a raised breakfast bar to visually conceal the cooking clutter at counter level

While we’re talking function, storage is a recurring theme in this kitchen design, and this was a high priority for us. The kitchen can get cluttered quickly with all the action it sees on a daily basis. To get ahead of the mess, we included features such as built-in spice racks, pull-out garbage bins, extradeep pots-and-pans drawers tucked underneath the cooktop, and a Lazy Susan in corner cabinets that maximize every inch while keeping kitchen essentials conveniently on hand. Last, but not least, lighting was an important consideration – natural and artificial. Aside from functional

necessity, lighting also creates ambience and highlights thoughtful features. Avoid blocking natural light that streams through windows and doorways, keeping sightlines open. Then, get creative with your lighting plan. Along with standard pot lights, add pendants, under- and in-cabinet lighting and even wall sconces, to add interest. In this kitchen, we went against traditional upper cabinets windowside for that very reason, opting instead for a simple stone ledge. A new kitchen is a big investment. Deciding whom to

HIRE

Once you have interviewed renovators, checked their references and received written price quotes from those you are interested in hiring, it’s time to decide who will be doing your job Renovators should be allowed adequate time to prepare a bid for your project, and you must ensure that each renovator is working with the same plans and specifications. For all but the simplest projects, you should expect the renovator to present their bid in person, so that they can discuss each aspect with you an answer any question you may have.

Decide the importance of each aspect of your evaluation. While overall price is important, it is only one factor. Many homeowners who have successfully completed major home renovations speak about the importance of “peace of mind” – working with a renovator they trusted and felt confident in.

2 Once you have met with the renovators who are bidding on your job, you should review each set of bid documents carefully before deciding who to hire.

If you have a particularly strong sense of confidence in one of the renovators, they are probably your best choice, even if their price is not the lowest. In the end, you should choose the renovator based on your sense of the overall value they can provide to you.

wo years locked inside our homes has taken its toll. Everyone is yearning to spend more time outside. The thing we all tend to forget is that our climate varies not only by region, but in a daily fashion. Our prime outdoor seasons are short. The best way to ensure you can enjoy the feeling of the outside, while remaining somewhat protected by the elements, is by

having a sunroom. Depending on your region’s specifics, the benefits of a sunroom can include, but are not limited to, avoiding insects, rain, wind, hail, dangerous UV rays, warmth-stealing clouds, leaves, dust and pollen. Here are our tips for designing a space that will ensure you and your guests are as comfortable as possible as you experience the outside world from the comfort of a sunroom.

Seasonality

If the sunroom is being attached to an existing house, a frost-protected foundation is required. A foundation can be achieved via a full basement, an insulated slab on grade, sonotubes or engineered helical piles. Each type comes with varying levels of costs, benefits and drawbacks. The more robust the foundation, the more viable the building will be for the long term. Access, budget and the intended use of the sunroom will all come into play when deciding which element of support to use.

In the summer, if the room is fairly enclosed, you want to consider air flow. In the winter, the opposite is true, and a heat source is needed. The shoulder seasons can be enjoyed in relative comfort by adding or removing a few layers of clothing. Natural ventilation can be achieved via window openings and ceiling fans in a cost-effective way. An air-source heat pump with a ductless head is an efficient way to add both cooling or heating to the room in an ondemand fashion, and can quickly adjust the temperature in a room. Electric heated floors can also quickly warm up a tile floor. If you can afford to insulate the structure, we recommend you do. The more you do to allow for protection from the elements, the more enjoyable this space will be for you, your family and your guests.

Walls The typical sunroom does not have a lot of closed walls. Window openings can be completely open air, screened, enclosed with removable or permanent plexi, conventional or even insulated thermopane glass. How you treat the openings will affect how connected the room feels with the outside. The newest advancement in technology here involves roll-away screens and heavy-gauge vinyl to allow for an open connection, or insect protection, wind, pollen, dust or even temperature guard, without affecting the view. Products such as “weatherwall” and “phantom screens” are options that can provide solar shading, insect screening or wind stops that are manual or motorized to provide shelter, or can be removed from view when you want an unobstructed experience. While not cheap, these products can have a major influence on how you enjoy the space. Columns to support the roof are required in some form or other for any sizeable room, but knee walls and enclosed wall sections should be considered for elements such as furniture backing, as well as animals/kids or protection from falls. Should there be a grade difference between the sunroom and the ground outside, it should be 24 inches or greater.

Final result A sunroom is often a true extensios to a home, built for comfort, longevity and four-season enjoyment. If the goal is warm-weather use, it can be quite cost effective. If the desire is for an everyday space, it can be extremely expensive. The choice is yours! Roof Cover from rain and snow are critical in the creation of any room. A glazed roof is possible, but glass on the roof can create issues with passive heat gain (and loss), given the relatively low insulating value of glass. It can also intensify the heat. Skylights or sun tunnels can be effective at bringing in natural light while limiting temperature impacts. Shades, films and operating roof windows can also help. Insulating the roof structure, even if not climate controlling the room, can help extend the seasons of enjoyment in these rooms.

Floors If you have the budget, insulating the floor will allow for three or even four-season enjoyment. One of the big considerations comes with the flooring finish. Think of how the room will be used and its connection to the house. Will people enter from the outside with shoes on, or from the main house in socks or bare feet … or both? Durability of the finish can be paramount, but a bare stone or tile floor can be frigid if you are not wearing shoes. If the space is occasionally used outside of the summer, you might consider a heated floor, or area rugs that are easy to remove and clean.

ne of the most popular questions I get about home renovations is: “Do I really need to get a permit for such a small job?” Often, the answer is yes. Building permits are considered formal permission for the construction, demolition or alteration of a home. Every municipality in the GTA has its own set of regulations, but most major renovations such as changing structural walls, modifying plumbing systems, installing new windows or altering electrical systems require a building permit. A professional renovator can advise you on whether building permits are needed for a particular renovation and if so, can help you acquire them, speeding up a process that can take several weeks or even months. In some municipalities, it can take as long as 46 weeks to receive a permit for large or complex renovations. This means you could be waiting almost a year to receive a building permit to start your home renovation project. These delays can discourage you from renovating your home or push you to begin a project without the necessary permits.

It’s important to know that building permits must be obtained before you start renovating. Be wary of renovators who suggest you can forgo a permit. Their reasoning could be that it may cost more money, it may increase the renovation period, or that they are unfamiliar with building codes and don’t want their work to be inspected, allowing them to cut corners or bypass work that is required by the building code. Renovation professionals who are part of the RenoMark program are required to have permits for all their jobs as outlined in the RenoMark code of conduct. Before they begin a project, RenoMark renovators insist on having a detailed set of drawings and a scope of work attached to a construction contract that outlines items such as timelines, payment

schedules and whether permits are required. If building permits are needed, RenoMark renovators will ensure that they are in place before construction starts. Building permit fees in the GTA range from about $150 to $300 for a small renovation project. An electrical permit adds $49 to $124 to the cost. Overall, permits for a small project can run $200 to $450. This may seem expensive, but imagine the cost of having to redo the work if it isn’t done according to the building code. A professional renovator will guide you through your renovation project, ensuring everything is right the first time with a written contract, all necessary permits and a warranty in place before construction begins.
