TEAMING UP WITH A RENOVATOR What a renovation can be like when an electrician homeowner teams up with a professional renovator!

WHEN BRANDON AND SHANNON FIRST FILLED OUT THEIR RENOVATION DESIGN

worksheet with Aquarian they were looking at opening up the kitchen wall to create more space within their home for a grander, more functional kitchen. They had done their homework for the past year reading renovation magazines, watching every renovation show on TV, looking at renovators in the industry and getting references from friends and family. Being an electrician and a handy kind of guy, Brandon wanted to do some of the work himself but he also knew that the project was just too big for one guy to tackle. He also acknowledged that working full time already tapped out a big chunk of personal energy and that if the renovation process was going to have a solid start and completion date he would be wise to enlist some professional help.

With these thoughts he and Shannon approached Aquarian with their ideas, their limited budget and a timeline for when they wanted to get the work done.

“The real clincher came when we visited the Home and Garden show and connected with Wayne from Aquarian who understood that we needed help with our design, budget and some of the work. Wayne said ‘sure we can come and take a look’.

As a trades person I know what it is like on the other side of construction,“ continued Brandon, “We felt a connection and a sense of trust and we followed that feeling all the way through. We also really liked the hard

numbers in the contract. The number you gave us was the number we spent.

I work in the trades and I know that what is quoted is often not the price you end up paying. It was really good to have the hard numbers so that we could plan for it. We did have a few change orders for things that we wanted to change or needed to add but we also knew what the amount would be so we could plan for it.”

Brandon and Shannon did their own demolition and one of their first surprises was finding a very high concentration of asbestos in their lino. “It was in the kitchen, hallway and bathroom. This was one of our first change orders and with the extra costs for removal we decided to remove the whole subfloor and completely eliminate this problem from our home.

We had to do the air quality test before your guys could come back into the work space and to ensure our own safety as well.” Brandon and Shannon shared a couple of other surprises like “finding a hornets nest in the wall and a vent full of dog food.” But they both agreed, “These were small in comparison to the asbestos!”

Brandon shared how Builder Trend, a web based turn-key communication software program that Aquarian uses to schedule and network all the trades, staff and homeowner really helped him plan their part of the work. “We did our own demo so we needed to know the timeline for this. I knew that the electrical work would come in the middle of the project and I didn’t want to hold up the work that Aquarian had

to schedule. I know normal construction schedules and I didn’t want to throw it off. Builder Trend really helped me to get that done.” Brandon went on to talk about other timing challenges, “The same was true for the painting… we primed the kitchen and the ceilings and we needed to be done before the lighting could go in and that was really difficult for us too. We originally wanted to put pot lights in but with the high pitched vault we just didn’t have the air space needed for proper ventilation so we had to find something else that would work in our new space.” As a result of working in tandem with Aquarian, Brandon smiled at the recollection of one of the magic chuckles that came from Jim, Aquarian site superintendent reminding him, “that part is the electrician’s job, or that is the painter’s job and then we’d be working again to get that part of the job done so the rest of the work could continue.”

Brandon and Shannon lived in the house during the renovation setting up kitchen and living space in the unfinished basement where Shannon was quick to JUL - AUG 2014 HOME DÉCOR AND RENOVATIONS 9

We had a hotplate, an electric wok and a rice cooker. Our taps were garden hoses and the only thing that saved my sanity was that Brandon had hooked up a dishwasher. The dishwasher made it bearable. I heard of people having to do their dishes in the bath tub and I can’t imagine having to have done that too! Our fridge was on the main floor and we had to run up and down for everything. We didn’t know where stuff was and could never find the spices we were looking for when we were cooking. We worked every single weekend except for Christmas and this has been a very long haul. Thank goodness we didn’t have to sleep in the basement. We love our new kitchen and our open space and can’t wait to have a weekend off!”

The biggest challenge in opening Brandon and Shannon’s kitchen had to do with moving a load bearing wall and stabilizing the proper transfer point loads. The high vaulted ceiling and the removal of load bearing walls required engineered beams and reinforced roof trusses to transfer the load to the foundation. In addition to the structural work, Brandon shared how, “The 3-D design work was also invaluable to us as we tried to design our kitchen around the window that was in the south wall. We came in to review the design with the window included and your guys had put one more idea together that they thought just might interest us. The design was brilliant. We loved it and never looked back! It involved closing the big window thereby giving a large unobstructed flowing kitchen and they added a triangular window above the cabinets to let in the sunshine.” As Shannon looks around her kitchen she is quick to remember, “Before we were looking directly at our neighbour’s wall and now we can see the trees in the park and we actually get more light into our kitchen for a longer time during the seasons. We love it!”

Shannon and Brandon also wanted to share just how valuable it was to have a design coordinator to help them select product and keep them on budget. “I recall how Marsha would take us into the cabinet store and tell us that we needed to choose product from this end of the store and don’t even wander down to the other side or you will blow your budget.” Both homeowners chuckled as they remembered the process of putting their renovation together.

When asked what they would do differently, Shannon and Brandon smiled at each other and said they would budget their time better. “Everything we thought was doable in a certain amount of time we would double it! It is coming up to a 10 HOME DÉCOR AND RENOVATIONS JUL - AUG 2014

full year of us working on the parts of this renovation that we chose to do ourselves and we can’t wait to finish the last few things so that the Aquarian guys can come back and finish the toe kicks in the kitchen and the other small finishing touches.”

Brandon and Shannon talk about doing their basement next and are planning to contract it all out!

Undoubtedly with the passage of time the urge to do some of the renovation themselves will emerge and Brandon will get the hammer out… He also knows who to call if he needs help.

down with Bryan and Sarah Baeumler, of HGTV’s House of Bryan, to discuss their third season of the show — and their experience during a third renovation as a family, this time in the country. They had some great advice on how to weather the storms of a major renovation.

HDR: What does the next season of House of Bryan have in store?

BB: It’s going to be a crazy season. We moved to the country, into an older home with a terrible layout for a family with three kids – then we brought home a fourth!

You’ll see a great adventure, along with the trials and tribulations (and there have been a lot of them) that come along with moving your family out of a custom built home in the suburbs, to a forest in the middle of nowhere. Not only are we putting on an addition, but we’re also living in the adjoining house the entire time — something I never recommend, which means I’ve discarded my own advice. It’s been a challenge but it’s going to be a great show.

HDR: Can you explain what prompted your decision to move to the country?

SB: It’s always been something that we’ve talked about but never very seriously.

It was definitely an impulse purchase. We took the scenic route home one day and

HDR: I’d love to hear from you about your decision to live in your new country home for the third installation of the House of Bryan panned out. What challenges did that present? Would you ever do that again?

BB: I think the decision to live through a renovation has to be made very carefully, there are a lot of factors to consider. My goal initially was to (for the most part) avoid encroaching into the existing house at all until the addition was completed — but that hasn’t exactly happened! Our current living space gets smaller week by week. It’s tight, but there’s an end in sight so we’re managing. You really have to watch the show to see all the details — but let’s just say it’s not always a walk in the park!

HDR: How do you handle the unexpected that almost invariably arises over the course of a renovation/ build?

BB: I’m never surprised, you have to expect the unexpected, and just deal with any changes or problems that arise. Renovating or building is a fluid process, and you have to roll with the punches. If you’re managing the job properly, there will always be good surprises to balance out the bad. The key is to keep the destination in relative focus, while paying close attention to every twist and turn the journey throws at you.

HDR: It’s often said that a renovation puts a lot of stress on a marriage. What are your tips on minimizing this stress and emerging from a renovation as happy a couple (or happier!) than you entered it?

SB: It’s true, there is a lot of stress. You are spending a lot of money, and making a lot of decisions very quickly. Anyone that thinks they can go through a major renovation or build together and not have a few good fights has their head in the clouds. You definitely have to pick your battles, at the end of the day, if building a

HDR: Has being on the opposite side of a build/ renovation changed your perspective on clients’ renovations?

BB: Not at all — I’ve always demanded the same attention to detail for my clients as I do for myself. I think being in the middle of my own build/reno keeps the needs and concerns of my clients very fresh, and in the forefront of my mind. There’s nothing like being immersed in your work!

HDR: Bryan, can you offer our readers any tips on hiring a contractor?

BB: Yes — go to baeumlerapproved.com! You’re either going to find a good guy there, or if none are listed in your area, there are some great tips on finding the right contractor. The key is to make sure they have all of their important stuff: license, insurance, WSIB, experience, lots of good homeowner and trade references etc., but the most important part is the communication and trust between the homeowner and contractor. People have to use their common sense: don’t hire the first guy that’s available, make sure you have a contract, don’t pay too much up front, don’t pay for things that haven’t been completed, don’t micromanage and, above all, realize that you get what you pay for, in most cases. The sad thing is that we’ve all been saying this stuff for years, and everyone knows it, but someone reading this right now will go out and hire the first unlicensed, uninsured, lowest priced guy they meet that will take cash with no contract to save a few bucks, and a few months from now they’ll be singing the blues about being taken advantage of by a contractor.

ncorporating a water feature into your home’s landscaping design is a welcome addition to a property’s overall appeal.

The soothing sights and sounds of running water are calming and can also mask unwanted noise such as nearby traffic or neighbors. Water features of all kinds attract birds and other wildlife that are enjoyable to observe. By adding plants, decorative rock or a custom koi pond to the water feature, you can create the illusion that you are off somewhere in “nature” while sitting in the comfort of your own backyard.

Decisions, Decisions, Decisions Decide on the type of water feature. Ponds set into the ground, waterfalls, streams, large bubbler rocks – the choices are endless. You also have to choose the style of the feature, which ranges from completely natural looking, made with native materials, to highly formal. When you see a design you like, take a picture or clip it out and build a file for future reference. What suits one gardener’s tastes may be unappealing or impractical for others. However, one thing is for certain – all water features will add beauty and movement to your landscape. Consider why you want to have a water feature and what’s most important to you. Is it simply to enjoy the beautiful sights and calming sounds? Does the prospect of growing plants in water intrigue you? Is a set of bubbler rocks on the frontyard your ideal? Having a clear picture in your head (and on paper) of what you hope to achieve will go a long way toward making sure it becomes a reality. Calling a qualified landscaping professional for some advice is a great place to start.

Location, location, location Study your space carefully and consult with your landscaping professional to determine the best place to situate your water feature. If possible, pick a location which can be viewed not only from your yard, but from the inside of your house too, such as near the kitchen window or deck. After all, if you’re going to the trouble of adding a water feature, you might as well have multiple opportunities to enjoy it. A qualified landscaping professional should have a photo album or a website, so you can easily view other projects and water features that have designed and constructed.

By taking some of this advice into consideration, the process of achieving the “yard of your dreams” will be easier.

A quality outdoor living space will not only make you the envy of the neighborhood and be a welcome sanctuary for your family, children and pets for years to come, it will also increase the value of your home. It is important to hire a landscaping contractor who has extensive experience in the industry, and is a full service landscaping company.

For those of you seeking inspiration to spruce up your small patio or balcony space, I have some fabulous design tips from my own outdoor living area to help get you started.

IS YOUR OUTDOOR SPACE A BIT OF A KILLJOY?

First things first, consider how you want to use your space. Do you want to lounge with friends or have dinner around a table with family? In this space I created for myself, I opted for a living-style hangout area, where I could sun on the sofa when I needed to relax. When it comes to your space, always keep in mind sizing. I chose to go with small profile arms and lower backs on my outdoor furniture, so that I didn’t close in the space or make it seem cramped.

FOR THAT EXTRA TOUCH OF COMFORT, I ADDED A SMALL FIRE BALL HEATER TO THE COFFEE TABLE, FOR WARMTH AND MOOD LIGHTING DURING NIGHT TIME ENTERTAINING When dealing with a balcony in the city, privacy is always an issue. I found this great white lattice at The Home Depot that I turned sideways and attached to the balcony railing. I added greenery in front for an intimate and functional privacy screen.

The other thing I did was add an umbrella, not to block the sun, but to block the view of the neighbours above me – taking away that fish bowl feeling and creating a relaxing outdoor room.

Adding planters of different heights to any balcony helps keep the space interesting and cosy. Choosing low maintenance plants ensures they will look great all summer long without the fuss.

Bring the indoors outside, by adding mirrors or decorative pieces, such an outdoor shag rug, or solar lanterns for ambiance at night. For that extra touch of comfort, I added a small fire ball heater to the coffee table, for warmth and mood lighting during night time entertaining.

Plus, it doesn’t take up much space or need firewood.

In small spaces try to stay away from adding too many different colours with plants and decor. Keep it simple so that it is easy on the eyes, giving the illusion of a larger area.

Last but not least, I added a water fountain to drown out the road traffic and to give the effect of being near a lake, it’s also a nice visual and conversational piece.

I hope these tips help spark your creative juices. Remember, your patio becomes an extension of your home, make it flow from the inside out with a stylish design that everyone can enjoy. Happy patio season!

Ingredients Serves 2 2 large Yukon gold potatoes, scrubbed, about 20 oz combined 1 live lobster, about 1.25 lb parcooked and shelled 2 cups clarified butter

1 tbsp gastrique 1/2 tsp lemon juice 3 drops each Tabasco, Worcestershire sauce Pinch of salt, ground white pepper 1 tbsp tarragon, chopped 1 tbsp chives, chopped

2 egg yolks

Gastrique Makes ¾ cup 1 cup white wine 1/2 cup red wine vinegar 2 shallots, sliced

2 bay leaves 2 tsp kosher salt 1 tsp granulated sugar 1 tsp peppercorns

Combine all ingredients, bring to a boil, then simmer gently to reduce by half. Strain and cool.

Perfect French Fries Serves 2 Trim one side from the potatoes so that they sit flat and stable on the cutting board. Slice them into desired French fry slice and plunge them in ice cold water. Soak for a few hours at least, ideally over night, changing the water periodically. >> Meanwhile, Heat the deep fryer to 325F. Dry the French fries well with a kitchen cloth and then blanch them in the hot oil until they wilt.

Drain on paper towels. Raise the heat of the deep fryer to 400F. Fry the blanched French fries until bronzed and crisp. Drain, and toss with lashings of salt.

Method Heat half the butter to 120F. Place a stainless steel mixing bowl over a pot of simmering water, add egg yolks and gastrique, and whisk together until they the mixture thickens and turns pale yellow. Remove bowl from heat, and while whisking continuously slowly add the butter. Add lemon, Tabasco, Worcestershire, salt, pepper and tarragon and set aside in a warm place. >> Heat the remaining butter to 170F. Cut the lobster meat into bite-size pieces and add to the butter. Finish cooking French fries, then drain and toss with salt. >> Simply scatter a warm plate lightly with some of the chives, add half the fries, then half the butter-poached lobster and dab with béarnaise. Add another layer of fries, the remaining lobster, a generous smattering of béarnaise and finally the remaining chives.

Toss carrots with olive oil and salt and roast until tender. Place carrots on the plate with avocado and orange segments and scatter the remaining ingredients on top. Drizzle dressing over salad.

Adjust seasoning and enjoy.

Pork Ribs Hong Kong Style Ingredients

1tbsp chopped garlic

serves 4

1tbsp sambal oelek

4 racks of pork side ribs

1/2 lemon sliced

2 cans Sapporo

Salt and pepper

1/2 cup light Japanese soya sauce 1/2 cup maple syrup 1/2 cup rice wine vinegar 1/2 cup barbeque sauce (your favourite) 2 bay leaves 1tbsp cracked pepper

Garnish 2tbsp minced chives 1 cup crème fraiche 1/4 cup Dijon mustard lemon juice to taste

Method Preheat oven to 375F. Arrange ribs meaty side down in a roasting pan, preferably in a single layer. Combine all the other ingredients in a bowl, stir well and pour over ribs. Cover the pan tightly with foil and transfer into the oven. After 45 minutes, carefully remove the foil, turn the ribs and reseal. After an hour, check on the ribs for doneness: the meat should be just beginning to pull away from the bone. >> Transfer the ribs to a clean roasting pan. Strain the braising liquid into a large measuring cup. Pour enough liquid over the ribs to submerge them completely. Although the ribs can be finished immediately, their flavour will be better if you set them aside, covered in the braising liquid overnight or for several days. Let the remaining braising liquid sit until the fat separates completely, then skim or pour off. Transfer the liquid to a saucepan and reduce by half until the liquid coats the back of a spoon.

Preheat grill on its lowest setting, brush rack with oil. Remove the ribs from the braising liquid (discarding the liquid) and transfer them to the grill, meat side down. Brush them with the reduced braising liquid, turn and brush again.

Continue turning and glazing, watching that the sugar in the sauce does not burn, until the ribs are heated through and nicely coloured. >> Cut the ribs and arrange on a platter, drizzle with extra sauce, season with salt and pepper, sprinkle chives and serve with ramekins of crème fraiche combined with mustard and a few drops of lemon juice. >> This same recipe can be used for pork back ribs, beef ribs, and even beef short ribs. Each will require a longer braising time than the side ribs. Test for doneness the same way. Heat larger ribs gently in their braising liquid before placing them on the grill. Pair with a Zinfandel or Viognier and enjoy!

GET RENO-ORGANIZED

RENOS ARE AS EXCITING AS THEY ARE STRESSFUL, and staying organized before, during and after the reno was the best thing I did to keep the stress level down. If you’re planning a reno, here are my top tips to help you get through it as easily as possible.

BEFORE: Pick the date you want the construction to begin. Keep in mind that good tradespeople are booked far in advance and some materials, like kitchen cabinets, need to be ordered six to eight weeks ahead of time.

Get referrals, check credentials, meet the people you will be hiring and make sure you feel comfortable communicating with them. Hiring the right contractor for us was the single most important thing we did. He always stayed in communication, remained calm when things went wrong, and was honest and trustworthy.

Start a file to keep all relevant paperwork organized — quotes, invoices, receipts, contact information, etc. I used an accordion file and labelled each slot with categories like: cabinets, appliances, fireplace, and flooring. I also created a file in my email program and put all emails related to the reno there, for easy reference.

Use a filing system that will work for you, but keep it simple because you’ll be busy.

Give yourself plenty of time to pack up the items in the areas to be renovated — especially kitchens. If you pack everything up well, the unpacking is much faster and things won’t get damaged. We used liquor boxes with the dividers inside for things like mugs and glasses. We removed the dividers for dishes and other flat items. These boxes are strong, a nice size so they’re not too heavy to lift when full, and best of all, they’re free from the liquor store. Label each and every box clearly, in case you need to find something before you unpack — especially if the reno takes longer than you anticipated.

Stack the boxes so the ones you’ll unpack first are at the front. Also,

While you are packing, take advantage of the perfect opportunity to get rid of things that you don’t use or are worn out or damaged.

DURING: Set up a temporary area to replace the room that is getting renovated.

For us, it was the entire main floor, so we set up the basement with the same areas we use on the main floor. Thankfully, we already had a bathroom and family room downstairs, so we just had to set up a kitchen. We used a folding table, a small fridge, and our microwave on a stand. We purchased paper plates, glasses, cutlery and napkins, because washing dishes was very difficult. Thankfully, our reno took place in the late summer and fall, so we were able to eat most meals on the deck. The barbecue also came in handy. If you can save your kitchen reno until nicer weather, I would recommend it.

AFTER: If you’ve followed my packing suggestions, this will be the easiest part of the whole reno. Once everything is cleaned (our ‘shop vac’ came in handy here), just unpack and put everything away. If you are not sure how to store items in a functional way, you may want to consider consulting a professional organizer — so that your kitchen not only looks great but also works effectively for you and your family.

Although there were some things that didn’t go according to plan, everything worked out in the end and all we can say now, as we enjoy our newly renovated home is, “why didn’t we do this sooner?”

Keep your stucco looking fresh

The benefits of Elastomeric coating

STUCCO IS ONE OF THE MOST COMMON EXTERIOR

finishes used in both commercial and residential applications. Stucco has been used for decades by contractors, due to its cost effectiveness, and when professionally applied, a variety of textures can be towelled to give a desired cosmetic appearance.

Although Stucco has many bonuses, it can require high maintenance to keep it looking its best. Cement, limestone, plaster, and other aggregate materials of which stucco is made are very porous, and can be prone to dust and dirt settling in crevices, cracks, water ingress and small pits within the finish. Also depending on the amount of moisture surrounding your home’s environment, algae and spores can build up on your stucco, leading to blemishes and seemingly permanent discoloration of the surface. Due to the fact that Stucco is a dense, hard material, over time, as temperature fluctuations occur, your home can shift and settle. This

can cause the stucco to crack, chip, or show water damage. This can be not only quite unsightly but difficult to repair.

Making your stucco look new again can be a lot easier then you think by using the right products. In recent years “Elastomeric Coatings” have become very popular to refurbish stucco.

Elastomeric coating is a special manufactured formula, not a paint, but a coating. It is an internally plasticized product that coats your stucco, filling in hairline cracks and small pits and pores. The internally plasticized elastic polymers within the product allow it to bridge

cracks permanently, and assure the product will stretch as the stucco moves, preventing new cracks from compromising the elastic surface coating.

Elastomeric coatings are available in custom colors, and are not only waterproof, they’re also breathable, which means that moisture can escape from within your wall cavity, allowing the coating to maintain solid adhesion, and prevent substrate damage, which could result from moisture entrapment. Elastomeric coatings are engineered to coat and protect materials such as concrete, masonry, brick and stucco.

Before applying an elastomeric coating it is very important to properly prepare the surface to assure maximum adhesion and longevity of the finish. The exterior of the home should be cleaned thoroughly using my Shell Busey Home Cleaning Formula to ensure dirt and algae are removed before the application.

Begin by wetting the stucco surface with a garden sprayer, not a pressure washer. Mix a ratio of three level lids of the powdered cleaning formula, into 3 gallons of water. Once the solution is mixed, spray on the wall and scrub the stucco with a stiff bristled brush and rinse well.

Never do this in the bright sunlight.

Elastomeric coatings are somewhat “do it yourself” friendly, but do involve some moderate to intense labour to apply properly. If you’d like a professionally applied coating such as a liquid vinyl coating applied on your stucco there are contractors throughout British Columbia who can take care of this for you.

I had an interesting question whether stages, tents and other festival-type structures require a building permit?

A

Many will remember the severe weather system that caused the collapse of the main stage at the Big Valley Jamboree in Camrose, Alberta on August 1, 2009.

Approximately 60 people were injured in the event and one person was killed as a result.

As the summer festival season in Alberta gets into full swing, it’s important for all permit issuers, festival organisers, event planners and equipment rental companies across the province to be aware of the requirements for permits and safety inspections for events and festivals.

The 2006 Alberta Building Code considers stages, tents and other festival-type structures to be buildings as defined by the Code. With this in mind, owners and event organisers are required to apply for a building permit any time a stage, tent or other festival-type structure is constructed, installed or erected, regardless of the duration or timing of the event.

While local authorities have the flexibility to require selective code compliance for temporary structures, they have a responsibility to take all reasonable steps to issue permits and inspections for compliance. In particular, stages, tents and other festival-type structures of larger size, that are adjacent to other structures, have a high occupant load, or involve activities that carry a fire or explosive risk, such as housing commercial cooking equipment, should be permitted and inspected.

While severe weather events cannot be predicted or controlled, everyone can do their part to minimize the risk of harm to the public.
