PAUL LAFRANCE

WITH MULTIPLE HIT HGTV SHOWS and a successful company, Cutting Edge Construction and Design, it’s safe to say Paul Lafrance’s resume is quite impressive. But, it’s not just his success that sets LaFrance apart; it’s his endless supply of creativity and addictive out-of-the-box approach to crafting aweworthy spaces. In his three incredibly popular shows Decked Out, Disaster Decks and Deck Wars, Lafrance has established himself as the deck maverick and wizard of outdoor living spaces. His newest show, Custom Built, launches February and lets us watch Lafrance add his signature whimsical approach to the interior of homes. With an upcoming appearance at the Edmonton Home + Garden Show on March 19-22, we had the chance to chat with the HGTV star and get a taste of his edgy approach to design first-hand. It’s no secret that Edmonton’s climate can be a little harsh at times - what is the most creative way you’ve seen an outdoor space being transformed to suit a colder climate? One of the more common elements that I would choose in the backyard is a four season’s room – but, I won’t do it in a typical fashion. One item that I am in the process of creating myself, in conjunction with number of other companies, is the concept of having a ’monkey’ in the backyard. Basically it’s like a 10x10 structure that is completely off the grid, it’s solar powered, and it’s got an ethanol fire place or something along those lines inside it. You come home in the middle January, you get the temperature to rise in there to about 21-22 degrees and you got your outdoor product – your outdoor studio, your man cave, a private room for reading – whatever you want it to be. And, it’s not attached to the house, it’s actually at the back of the property and it’s facing in towards your house. So, it’s taking advantage of the full depth of your property and it’s something that is a focal point from inside the house. It’s potentially designed to be aligned to the windows of the house, so that when you are looking out you are seeing this amazing room and it creates an actual emotional draw to the space. The last time I was in Edmonton I talked about this and I had about 50 people come up to me afterwards and say ‘Give me my monkey or die!” So, it’s fun to see the interest!

On your show Decked Out you do some pretty amazing work. What is the most extravagant or outrageous request you’ve received for an outdoor space? Well, it’s probably less about the requests people have given me and more the insane ideas I give other people. People often ask me where ‘where do you come up with your ideas?’ And, I say that I do my very best not to think like an adult – then whether it’s one person or a room of 10,000, immediately everybody nods their head up and down. When you’re young you wish you were a grownup and then the minute you’re grownup you wish you were a kid again. So I don’t really have a hindrance for coming up with ideas… because when you were a kid you’d say the crazy things that come into your head – when you have the freedom to do that, like I do, amazing things can come out of it. For a backyard, when someone says to me I really want a backyard with a water feature I’m the guy who’s saying ‘I don’t want to do the same water feature I did last time or the time before that’, so how about I create something that makes it feel like it’s raining in your backyard all the time but yet you stay dry? Or what about a moat? I’ve always wanted to create a moat because moats are cool! We won’t fill it with piranhas or crocodiles, but it will still be wicked. So, you have these creations that come out that function really well, that’s the most important thing, but also have the child-like whimsy appeal. And, that’s what I love. I love

MAR - APR 2015 HOME DECOR AND RENOVATIONS 9

being able to re-introduce the wonders of childhood to people but in an adult world it’s the balance of the two. There’s always that child-like whimsy in everybody, it’s just that most of the time it needs to be unlocked. In Disaster Decks you rescue some lack-luster outdoor projects - what do you see as the biggest mistake or oversight people make when building a deck or outdoor space? Not getting a design done is probably the biggest mistake. With a little design help, the space is going to be something more than just a square box with a place for a barbeque and plastic furniture. Now, it can be something people can still put together over the weekend, but when their friends come over they’re not just saying ‘oh, you just built a deck’ they’re saying ‘Wow! This is amazing!’ It’s really amazing how you can take a simple 10x10 structure and add stuff to it, particular from an aerial perspective and something that gives you a draw from inside the house, where it just completely changes the emotional feel of that space. In my home I have a deck that I spend 90% of my time when I’m in my backyard. It’s only 10x10 – it’s about quality of square footage over quantity. So, the biggest mistake guys make is that they just grab some wood, or take a deck out of the box, put it together and get their buddies together then say “Tada! We built the deck!” How do you approach your projects when it comes to creating a unique design? For years I was convincing people about bringing the indoors outside. Now I’m flipping it back around again with my new show Custom Built. The reason why I want to build structures that are outside is because there are elements to outdoor spaces that are an inherently peaceful – this is important, particularly when you are looking at a culture that is more stressed out than ever before in human history. One of the ways that I will design differently than your typical designer is that I don’t follow trends, because trends to me say ‘hey, this is what everyone else is doing, so therefore you should do this too’. I’m a musician, I’m a guy that wants to create something that impacts a person. I want my work to have a personal impact on an individual person – if it has an impact on 10 or 20 or a million people, great – but when you are designing with trends you are designing generically. Everybody has a story to tell, and most people feel like people don’t care about their story. If I can take what I do and actually make any room in a house tell a story about somebody – whether it’s a couple, a story about their kids, or telling a little story about their history or heritage…those things are really cool. You introduce these ideas to people and they love it because it feels so much more personal and so much more ‘them’ then just the usual ‘hey, I like this picture in a magazine’. 10 HOME DECOR AND RENOVATIONS MAR - APR 2015

What do you think is a key feature every outdoor space should include? One of the most overlooked things that people forget about is lighting. Even if you have the simplest of decks, it’s so easy and cheap to incorporate a LED lighting system – it’s remarkable! The difference that it makes to suddenly have a space that has an evening ambience, so that when you come home you have this whole different emotional feel to your backyard because you have this ambient lighting out there - it’s incredible how overlooked it is. Otherwise you have this big glaring light sitting at the back of your property with all these dead mosquitos in it, and that’s not exactly a welcoming draw to your outdoor space. A deck is never complete without lighting. Are there any innovative or new products that you find exciting in the industry right now? There are so many things changing with technology in the industry, and the funny thing about people is that they tend to get stuck in the past - they get stuck with the way things have always been done. My whole mantra is to introduce the things people haven’t seen - the new ideas. I mean, that’s the juice for me. It’s less about the products and more about using products that have been around in new and different ways. It’s about changing the way things are laid out, it’s about looking at kitchens and saying ‘why are we doing this kitchen in the same way it has been done for the past 100 years?’ I want to explore new paths. You’re a big music fan, so if you had to choose a few artists to be on a soundtrack to describe your style of work, who they be? Oh, man! As far as artists that describe my style, well Dave Matthews Band would have to be in there for sure. Without The Tragically Hip, it would be a lie to myself. I’m a huge U2 fan, so they have to be in there. And, I have to add Rage Against The Machine, just for argument’s sake…that’s just me – I’m a little rebellious.

TIPSANDTRICKS

Top reno tips from homeowners The Canadian Home Builders’ Association shares tips from homeowners who are reno-veterans. 1 Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects – you want to feel that “if the renovator did something like that in my home, I’d be very happy.” You also need to be confident that the company is financially stable and will

be around in the future. And while it may be hard to define a comfortable personal fit, you need to feel “in your gut” that you can trust and work well with this person.

2 Make sure you have a detailed written contract. “We chose the renovator who had it all written out. We knew what we were in for and didn’t have to lie awake at night worrying what the final costs would be.”

3 Take an active role throughout the project. “It’s your investment and your home, so you want to follow things closely and know what’s going on at all times.” The best results come from good communication and a good working relationship between you and your renovator. A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator. 4 Don’t expect a problem-free renovation. The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand that some things are beyond the renovator’s or your control. “If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem.” 5 It is not uncommon for homeowners to want to go an extra step – a better quality tile, brand new appliances and so on. “Once you are into it, you realize that just so-so is not good enough, and that now is the best time to get those extra little touches of style or luxury.”

Looks like a Hotel

FEELS LIKE HOME! by MARIE SOPROVICH, OWNER AQUARIAN RENOVATIONS

THE BEAUTY AND GRACE OF THIS STATELY HOME has been complemented with a renovation where the homeowner did it right- down to the towel warmer and the crisp white cotton that hangs in the luxurious and meticulously designed ensuite. Interior designer, Lori Elms described the renovation like a cake that not only combined the best of ingredients but is also finished with the most luxurious icing imaginable. The premise behind the look and feel of the renovation is a homeowner who enjoys beautiful things and wanted to create a space where she and her husband could feel the luxury of living in their own home. It was also a vision to create a spectacular space where their children, now all grown and moved away, would want to come home to. Lori described the feeling her client expressed for this renovation, “they wanted to create a space that they just loved and that when their kids came they would love it too.” Emotions are an important signpost when designing a renovation and the clearer a homeowner is about the “feel”, the more direction it provides for an Interior Designer and renovator. Lori went on to clarify the homeowner’s dream, “They wanted the feel of a luxurious 14 HOME DECOR AND RENOVATIONS MAR - APR 2015

hotel that was practical yet spacious, luxurious yet comfortable and elegant yet enjoyable. The vision was clear but the challenge was to create the wish list within the budgetary limit and the constraints of an existing footprint including plumbing stacks, electrical and other building logistics.” Having worked with this homeowner on a previous kitchen and main floor renovation both Lori Elms Design Group and Aquarian Renovations have a solid working relationship with each other and a deep sense of trust with the homeowner. “Understanding the

tastes and desires of the homeowners is a huge plus when working on a job like this. The homeowners were very particular and no detail was overlooked, right down to the view from the soaker tub that provided just the right angle to look over a naturally private and spectacular view of their oversized and graciously treed backyard. Careful attention to detail was in every step of the design phase and that did carry over into the renovation and finally into the decorating.” Lori recalled many of the practical elements along with the itemized selection purely for creature comfort and pleasure. “The design maximized more storage space along with a highly organized walk-in closet, we also needed to incorporate as much natural light as possible and the ensuite needed to feel spacious. A makeup area with proper mirrors and natural lighting were essential to the homeowner, a walk-in shower and tub were on that list too but the homeowners were willing to compromise with a soaker tub- shower combo, providing the angle was just right! There were other luxury items that were added including in-floor heating, extra pot lights, a pantspress in the closet, extra electrical for things like the towel warmer and other bathroom – spa appliances.” Lori continued to explain that the upstairs space needed to flow down the stairs into the classic style of the main floor below. “The challenges of this design mostly came from the fact that the space was limited. We had an existing fourth bedroom to work with and it is from there that we pulled in the creative design. The only way we could get this ensuite and the three-in-one closet to work was to be highly efficient with our planning. We carefully calculated about how much rod and storage space was needed. Using the short space, the longer spaces and the drawers to maximum value and by also including a solatube for natural lighting we were able to delight the homeowner and provide an elegant and highly efficient walk-in closet that met their approval.”

“THE FEELING IS A PEACEFUL TRANQUILITY THAT IS A NATURAL AND RELAXING SPACE AFTER A LONG AND BUSY DAY OUT IN THE WORK WORLD.”

BEFORE

WHAT WAS DONE:

» Reconfigured back portion of upstairs taking forth bedroom as space for walk-in closet & ensuite » Designed and built closet area for maximum organization and efficiency Creating the wow factor included careful consideration to the final details that enhanced the structural and finishing work done by Aquarian. “The Aquarian team provided the perfect backdrop for the master piece that is home to this couple. Good taste in lighting placement enhances the natural light in the hallways and closet areas. The carefully placed solatubes in the ensuite and the windows are perfect for the natural spotlight in the makeup counter. The classic style flows elegantly down the stairs and gently enhances the neutral selection of wall colours. Small colour accents add a dash of drama and personality without being overwhelming. The upstairs is also quite neutral with a calm serene spa-like feel. No one element is particularly strong”, says Lori Elms, “The feeling is a peaceful tranquility that is a natural and relaxing space after a long and busy day out in the work world. The feeling of luxury extends through the outstanding structural work right through to the high end bedding, the Egyptian cotton sheets, down filled pillows and classic duvet. These are the details that at the end of the day, the homeowner really enjoys.” Along with the careful selection of wall colour used in the new spaces, the artwork the homeowner selected along with Interior Designer Lori Elms is varied enough to maintain visual interest and yet keep the focus on the classic elements of the home design. “A house must represent the client, their history, their taste and it must hold their presence. When we went shopping for new pieces of art and furniture I looked for items that could have been in their house all along.” The echoes of the classic clean lines and the impeccable attention to the right details give this home a crisp hotel look and the sensuous texture and woodsy view of nature that graces the windows brings out the best this home has to offer. The ensuite, walk-in closet, master bedroom, guest room and office were designed with the picture frame of luxury but beyond the luxury is the comfort and practicality of an office with well positioned lighting for the late night or early morning reading of reports, newspapers or a good old novel. The guest room is designed for the elegant, practical and private space for guests and includes décor that not only looks gracious but also provides the space for the well positioned suitcase and a retreat for the fortunate guests. Tradition doesn’t necessarily dictate formality and these classic finishing have delighted the homeowner, the designer and the renovator. 16 HOME DECOR AND RENOVATIONS MAR - APR 2015

GET RENO-ORGANIZED by HELLEN BUTTIGIEG

strong, a nice size so they’re not too heavy to lift when full, and best of all, they’re free from the liquor store. Label each and every box clearly, in case you need to find something before you unpack — especially if the reno takes longer than you anticipated. Stack the boxes so the ones you’ll unpack first are at the front. Also, it’s helpful to put boxes with similar contents together (i.e. dishware in one area, decorative items in another). While you are packing, take advantage of the perfect opportunity to get rid of things that you don’t use or are worn out or damaged.

RENOS ARE AS EXCITING AS THEY are stressful, and staying

organized before, during and after the reno was the best thing I did to keep the stress level down. If you’re planning a reno, here are my top tips to help you get through it as easily as possible. BEFORE: Pick the date you want the construction to begin. Keep in mind that good tradespeople are booked far in advance and some materials, like kitchen cabinets, need to be ordered six to eight weeks ahead of time. Get referrals, check credentials, meet the people you will be hiring and make sure you feel comfortable communicating with them. Hiring the right contractor for us was the single most important thing we did. He always stayed in communication, remained calm when things went wrong, and was honest and trustworthy. Start a file to keep all relevant paperwork organized — quotes, invoices, receipts, contact information, etc. I used an accordion file and labelled each slot with categories like: cabinets, appliances, fireplace, and flooring. I also created a file in my email program and put all emails related to the reno there, for easy reference. Use a filing system that will work for you, but keep it simple because you’ll be busy. Give yourself plenty of time to pack up the items in the areas to be renovated — especially kitchens. If you pack everything up well, the unpacking is much faster and things won’t get damaged. We used liquor boxes with the dividers inside for things like mugs and glasses. We removed the dividers for dishes and other flat items. These boxes are 20 HOME DECOR AND RENOVATIONS MAR - APR 2015

DURING: Set up a temporary area to replace the room that is getting renovated. For us, it was the entire main floor, so we set up the basement with the same areas we use on the main floor. Thankfully, we already had a bathroom and family room downstairs, so we just had to set up a kitchen. We used a folding table, a small fridge, and our microwave on a stand. We purchased paper plates, glasses, cutlery and napkins, because washing dishes was very difficult. Thankfully, our reno took place in the late summer and fall, so we were able to eat most meals on the deck. The barbecue also came in handy. If you can save your kitchen reno until nicer weather, I would recommend it. AFTER: If you’ve followed my packing suggestions, this will be the easiest part of the whole reno. Once everything is cleaned (our ‘shop vac’ came in handy here), just unpack and put everything away. If you are not sure how to store items in a functional way, you may want to consider consulting a professional organizer — so that your kitchen not only looks great but also works effectively for you and your family. YARD OF DREAMS

Exploring today’s hottest landscaping trends and ideas by SHANE’S LANDSCAPING & CONTRACTING LTD. ONE OF THE EASIEST WAYS TO ADD LUXURY AND TRANQUILITY TO YOUR LIFESTYLE is to redefine how you look at your backyard, and what can be done to make it beautiful. In the past, many people used to think about their backyards as just a piece of land where you can plant flowers, grow vegetables and let your dog out to do its business. Today, you can do so much more with what you have, from creating a personal oasis from the hustle and bustle of everyday life to extending the comfort of indoor amenities to an outside living space. Here are some of the hottest backyard trends: CREATE AN OUTDOOR LIVING ROOM Instead of using your backyard strictly for utilitarian purposes, expand your relaxation territory and develop an outdoor living room. Create the same atmosphere that is found in your indoor living room by integrating large, comfortable outdoor sofas and ottomans. Let your backyard be your playground 22 HOME DECOR AND RENOVATIONS MAR - APR 2015

and use bold colors. Experience a level of unparalleled intimacy by strategically placing outdoor lights that can be adjusted to the desired intensity. Hold a “summer kick-off” party after you install a weather-proof flat-screen TV and stereo system. Control the temperature by setting up ceiling fans to circulate warm summer air and heating lamps to breathe warmth into your outdoor living space. WATER TO INVIGORATE THE SENSES To bring a calming element into your space, introduce a flowing water feature. The soothing sounds of bubbling water streaming from a constant source can add a sense of tranquility that rivals most day spas. There are many different ways you can integrate flowing water, including cascading waterfalls and custom-made fountains. Ponds are another route you can take when considering placing water sources in your space. Koi and other aquatic life transforms your backyard into a relaxing Eastern-style garden.

OUTDOOR LIVING

ELIMINATE THE INDOOR/OUTDOOR BOUNDARY Take advantage of a large outdoor living space and eliminate stifling walls. Incorporate retractable screens that disappear when not in use. If you are uncomfortable with the idea of a completely open space, consider installing a set of French doors with Phantom’s retractable door screens to form a nearly invisible separation between your indoor and outdoor rooms. In today’s modern outdoor areas, many people enjoy integrating plush fabrics and treatments to add comfort to their porches and patios. Motorized retractable screens can deliver shelter from the sun and the bugs, letting you spend more time relaxing on your outdoor couch with a good book. INSTALL A SOURCE OF FIRE What good is a luxurious outdoor living space with all the amenities of an indoor room without a good source of heat? If you really want to tie your project together, think about integrating either a built-in fireplace or a fire pit. These attractive, useful heat sources are ideal for romantic nights alone with your significant other or large family and friend get-togethers. It doesn’t matter if you are in the middle of a frigid winter or relaxing during a cool summer night, chilly weather can ruin a great mood. However, with a decentsized fireplace or firepit, you don’t have to run indoors to stay comfortable. You wouldn’t be the first person to consider

placing a fire source at the centre of your outdoor space. Be sure to check local bylaws when deciding where to place any fire source. According to a recent survey conducted by the Society of Landscape Architects, firepits and fireplaces enjoy a 97 per cent popularity rating. TOP TIPS

for a delicious barbecue season

IT’S TIME FOR A COOKOUT REFRESHER, ESPECIALLY WHEN IT COMES TO JUST

the right ingredients. Take a look at these 10 easy quick tips, courtesy of the popular food brand, Ozery’s Pita Break:

1 Great flavour with bold ingredients: Try incorporating bolder ingredients into your grilling sauces and marinades. Consider chilies or a dash of sriracha for heat, citrus zest for fresh flavour or even leftover herb stems from parsley or cilantro. Your taste buds won’t be disappointed. Tip: for easy marinating, try using a resealable bag.

2 It’s all about the bun: Instead of the regular bulky hamburger and hotdog buns, consider an alternative with added nutritional benefits. For example, the tasty OneBun from Ozery’s Pita Break contains whole grains, is lower in fat and is free of artificial preservatives. There is also a folded flat version designed for hotdogs – and this 100 calorie bun is a sound option for portion control.

3 Condiments are key: Condiment staples like ketchup and mustard are a necessity, but don’t be afraid to have a little fun. Set up a condiment bar containing the classics, but consider additions like banana peppers, sauerkraut, sriracha or blue cheese and let your guests get creative.

4 Don’t forget your veggies: Whether for salads, as kabobs, or to eat on their own, there’s nothing better than vegetables cooked on the grill. Fan favourites include, but are certainly not limited to, eggplant, zucchini, bell peppers, asparagus and corn on the cob. 5 Stick-free grilling: Cleaning and greasing the grill grate is such a simple step, but is often overlooked. Why is this important? It helps prevent food from sticking to the grill or falling apart as you try to flip it – and it will also make clean up quick and easy. 6 Food safety: Avoid cross-contamination by storing raw meat separately from other foods. When it comes time to cook, make sure you’re using separate dishes and utensils. Finally, don’t forget to wash everything – including your hands. 7 Time it: Keep an eye on the time to avoid over or undercooking your food. In addition to a timer, don’t be afraid to embrace a food thermometer to ensure your food is being grilled to perfection.

WHETHER FOR SALADS, AS KABOBS, OR TO EAT ON THEIR OWN, THERE’S NOTHING BETTER THAN VEGETABLES COOKED ON THE GRILL 9 Think outside the box: Don’t be afraid to get creative with your grilling. For the curious eater, embrace foods such as avocado, stone fruit or oysters. Impress guests with your own twist.

10 Stay cool and collected: When hosting a larger gathering, stay cool and collected when guests arrive by doing as much prep and cooking in advance. Better yet – invite guests to bring a dish.

8 Let food rest before serving: This will help maximize tenderness and juiciness. Place it on a warm plate or platter and cover loosely with foil. As a rule of thumb, for every 100 grams of meat, let it rest for one minute.

Exterior Renovations

ENHANCE YOUR HOME COURTESY OF THE CANADIAN HOME BUILDERS’ ASSOCIATION IF YOU LIVE IN AN OLDER HOUSE,

A NEW LOOK

chances are that you will want to update or replace cladding, doors and windows at some point. Exterior renovations can give new life to a “tired” home and reduce maintenance significantly. At the same time, you can improve the energy efficiency, security and general comfort of your home. When you are ready to begin planning, talk with a professional renovator to get ideas and a sense of cost. Make sure it’s someone who is experienced in exterior renovations and can offer you both sound technical advice and design assistance.

Maybe you simply want to update the appearance of your home, or maybe you want to transform it with a different look - now is the time to explore the possibilities. To begin with, there is a great selection of quality exterior cladding products - bricks, stucco and siding in many different materials, colours, sizes and styles. Renovators sometimes mix and match materials to create attractive, custom-tailored exteriors. Replacing your doors and windows can make a big difference to the overall appearance and brightness of your home. With the huge selection of windows and doors on the market, your best bet is to consult with your renovator: Which style, materials, sizes and types would work best? Can you add more windows? Should you increase the number of windows that open and close for a better airflow? Can you add a sidelight to your main doorway for a more welcoming entrance to your home?

26 HOME DECOR AND RENOVATIONS MAR - APR 2015

OUTDOOR LIVING

The possibilities for upgrading or adding a porch, a deck, overhangs and decorative finishing touches are almost endless. Looking at other people’s homes and browsing through magazines is a good first step. Also, ask your renovator for suggestions. Experienced renovators can often see possibilities that you might overlook. ENERGY EFFICIENCY

Replacing your siding presents the perfect opportunity to upgrade the insulation from the outside. Based on the existing structure, your renovator can suggest a number of different approaches, such as adding a layer of rigid or semi-rigid insulation or installing an air barrier to reduce leakage. An experienced renovator will also know what to avoid - for instance , trapping moisture between two vapor barriers. Your renovator can advise you on the right new energy-efficient windows to help capture the sun’s heat on the north side, block out sunlight and excess heat gain on the south side and to cut glare. Also check the Office of Energy Efficiency at Natural Resources Canada for helpful information on upgrading the energy efficiency of your home.

SECURITY AND SAFETY

With today’s new products, it’s easier to secure your home. Exterior doors can be fitted with dead bolts and strong locks, and windows can be installed with solid locking mechanisms. Consult with your renovator about other measures you can take, such as bars on basement windows. If you have been thinking about a security system, this may be the most cost-effective time to install one. Good lighting is also important to safety. Install lights wherever visibility is an issue - over entrances, along walkways and next to sheds or garages. A programmable timer or lights that are photo- or motion-sensitive offer additional security when you are away from home. LOWER MAINTENANCE

One of the great benefits of today’s exterior building products and materials is low maintenance - no more summers spent scraping, sanding and painting siding, trim and windows. As you select the products and materials for your renovation, consult with your renovator to make sure you understand the maintenance requirements. THE LITTLE DETAILS

An exterior renovation is also your chance to add the touches that make life just a little easier - moving exterior taps to the right location, replacing taps with frost-free hose-bits. and installing or relocating outside plugs. Take advantage of your renovator’s experience and ask for more suggestions.

MAR - APR 2015 HOME DECOR AND RENOVATIONS 27

Industries’ strong reputation and repeat customers. From the start of each renovation the Rencon Industries team understands that every project will have different client needs and wants. This is why the first step in every renovation with Rencon Industries is an on-site meeting with Adamski. In this primary meeting an initial site evaluation is made and renovation goals are established. The information gathered from this meeting is then taken back to the Rencon team and, depending on the scope of the project, appropriate plans or blueprints are created. At this point a renovation plan and budget are presented to the client for review, allowing for re-evaluation of the project details and final adjustments to be made. Once the client has approved the project plan, Adamski and his Rencon team begin allocating the necessary resources ensuring everything is in place when the renovation magic begins! Customers have an opportunity to meet with a custom cabinetry and millwork expert that can craft a 3D drawing of their dream kitchen cabinets. Rencon Industries recognizes that some individuals may be heading into their reno project

knowing exactly what they would like, while others can be starting with a blank slate and only a vision of what they have in mind for their dream home. This is where Rencon Industries sets itself apart from other renovators. The Rencon team is knowledgeable and experienced in the various types or of renovations people undertake – from extensive to the more moderate. Each project is assigned a project manager to ensure timelines are kept on track, and a site superintendent manages the day-to-day project specifics. Clients are provided with a list of preferred vendors and suppliers to visit so they can choose their renovation finishings, such as lighting and flooring. An interior designer is also available to help guide clients with interior finishing selections and making final decisions on appropriate options for their particular space. Rencon Industries is fully invested in providing each customer with customized services that fit each individual reno project. Clients of Rencon Industries can expect the highest quality and attention to detail that will allow any dream home to become a reality. No shortcuts are ever taken at the expense of quality; instead the team looks for special touches to include in the project that will exceed customer expectations. Adamski explains that there has been a recent trend in project requests regarding updates on newer homes that may have been built without a custom finish. Homeowners love the layout or style of the home but come to Adamski looking for a personalized touch; such as adding custom bookshelves, stonework and a mantel to what was originally a basic fireplace. Adamski and his team offer the vision, expert skills and creativity to help add character and individuality to the ‘cookie-cutter’ house, transforming it to the

As with all renovation projects clear communication is always key, and Rencon Industries ensures customers are provided with a comfortable and professional environment. The use of energy efficient materials and methods is an ever-increasing factor in the home building industry, and this is something Rencon Industries incorporates into the home renovating world. Adamski educates and suggests energy efficient upgrades to his customers, such as spray foam insulation, which carries slightly higher price tag but ultimately saves the consumer more dollars in the long run. With their extensive experience and exceptional attention to detail, Rencon Industries is a leader in the renovation market. RENOVATION TRENDS FOR 2015

W

ith January gone and spring in sight, have you been thinking about remodeling? Choosing what to do can be difficult but the key is to follow the trends that will offer timeless appeal and a sound investment. There is an emerging housing trend showing that more people are opting to renovate their existing homes rather than moving into a new one. They love their existing communities, mature neighbourhoods and convenient access to familiar amenities. Contemporary design is forefront and in high demand. Clients, when planning their re-modeling, want to create a clean, uncluttered serene space. “Keep it simple but beautiful”

BEFORE

A traditional style home can be transitioned to a contemporary feel by changing cabinet doors to flat, and finishings that demonstrate a cleaner look. Homeowners enjoy their “creature comforts”, that is to say features that look and feel good. Some examples include air conditioning, 2-sided fireplaces, heated floors and lots of glass to bring in the outdoors.

AFTER

Should you retain or replace? Customers are considering options such as re-staining existing railings or cabinets. Replacing flooring only where needed is more common today. Brick exteriors are painted to update rather than tearing it down. Ackard’s design team can provide you with the most current unique ideas to transform your home giving you the results you will love.

Important Considerations Before Starting

Your Home Renovation PHOTOS COURTESY OF ACKARD CONTRACTORS LTD.

THE TRUTH OF THE MATTER IS THAT YOUR RENOVATION WILL PROBABLY TAKE LONGER THAN YOU WOULD LIKE IT TO AND IT WILL COST YOU MORE THAN YOU THINK! Getting that

information right up front will help you, the homeowner, set a realistic timeline and budget for your project. You may have to make a few phone calls to various contractors to assure yourself that the timeline and budget are indeed realistic numbers. Selecting just the right Renovation Contractor to price out your project and do the work is an essential piece of the due diligence that a homeowner needs to have. It is true that some projects are small enough for a homeowner to contract directly with a suppliers but if you are a busy person and your job is even remotely complicated, your time and resources 34 HOME DECOR AND RENOVATIONS MAR - APR 2015

are better spent hiring an expert thus freeing yourself to carry on with the things that you know how to do best. To avoid the nightmare stories that have been echoed in the media, or by your neighbours and perhaps even your friends, it is best to go with a reputable company who has the credentials and the backup of organizations such as the Canadian Home Builders Association Edmonton Region (CHBA ER). The renovation contractors who are part of RenoMark are all members of CHBA and you can expect them to be professional and to work with you accordingly. Checking out a RenoMark renovator might be the most important consideration you make before starting your renovation because they are the experts in home renovations. Planning is the first consideration that you need to make when thinking about a renovation. If you are just planning to remove carpet and paint, it might be easy to plan, organize and manage while keeping your life moving forward. If you add in removing all the doors and casings, or maybe changing up the bathroom and upgrading the electrical, that small update starts to turn into a bigger renovation. If you are thinking about changing windows and removing walls, you are going to need some expert help. The planning stages are essential. You will be spending some money – be prepared for that - but money well spent on a design that you love and a finished project that you absolutely enjoy living in, is where a homeowners dollars should be spent. Be brave, take the time to plan your renovation and do it right the first time.

Planning a renovation begins long before the renovation actually starts. If you are thinking of having some work done this summer, most of the more substantial renovation jobs, like adding a second story, gutting your main floor or adding an addition to the back of your house are already in the queue for the reputable renovation companies! Building permits alone can take two months to get! If you still want to get in the mix, get right on it! Selecting your contractor is the second most important consideration that you need to make before starting your home renovation. How do you find one you might wonder… well personal references are always the best and every renovation company treasures these kinds of referrals. If you know someone or even if you don’t, a great place to look for a quality contractor is with RenoMark. Go beyond checking out the references that a renovation company gives you and include contacting the subtrades and suppliers that the contractor generally uses. Renovators should be able to provide you with a list. Subtrades and suppliers can give you all kinds of information about the company you are considering hiring. You can also ask to see a job that is currently under construction or at least talk to the homeowner of a project that this renovator is working on. These are tremendous sources of information and will help you visualize what life might be like working with this contractor as your project moves forward. The third part of the mix is how to be a good client. How the homeowner works with the contractor is an important part of the success when planning a renovation. Just as a contractor is expected to be a good communicator and do their very best for a client, even a good contractor can become frustrated with a client who is unable to make decisions, or have unrealistic expectations on a construction site. Effective communication, mutual respect, a good cup of coffee and a sense of humour go a long way to build the relationship that will become quite close as the contractor and homeowner share the common vision of a beautifully

Decoding the code by MICHAEL NYIKES

Q

An avid Decoding the Code reader recently emailed me and asked “Where do Canada’s building codes originate from?”

A

It starts with the Canadian Commission on Building and Fire Codes (CCBFC) which is an independent committee of volunteers established by the National Research Council of Canada (NRC) to provide direction and oversight on the development of the National Building Code. The CCBFC oversees the work of several standing committees, special purpose committees, and task groups involving more than 400 volunteers chosen from across the country for their individual expertise as subject matter experts in a number of different code disciplines. Its nine standing committees are responsible for developing and improving the technical content of the codes and related documents, such as user’s guides, thereby helping to protect the health and safety of Canadians. The CCBFC also works in partnership with provincial and territorial regulatory authorities to promote uniform adoption and understanding of the national codes by responding to their needs and priorities, and facilitating the resolution of issues. In Alberta’s case this authority would be the Alberta Municipal Affairs division of the provincial government. The process for determining if a code change is accepted by the provincial or territorial regulatory authority depends on the situation and can vary considerably. The provinces and territories are consulted and provide input on proposed code changes. If a large majority of jurisdictions support a proposed change, it normally proceeds through all considerations. If, from an administrative or policy point of view, some jurisdictions are concerned about a proposal that has received support through public review, the CCBFC will try to further address the concerns through an ad hoc committee. The committee will attempt to find a solution that may procure a greater consensus. Consensus, however, does not imply unanimity. If a strong consensus is not possible, the proposal will normally be withdrawn by CCBFC so as not to create disharmony. If the concern relates to a technical issue, the proposal has a good chance of surviving but may be revised to address the concern. Canada’s constitution gives the provinces and territories jurisdiction over construction, therefore it is at their discretion to adopt the National Building Code as a genesis document and develop their own provincial building code from it. In most cases, approximately 95% of the content of the National 36 HOME DECOR AND RENOVATIONS MAR - APR 2015

Building Code makes it into the provincial building code, with a few changes due to unique provincial scenarios such as differing wind loads, seismic activity, precipitation amounts, etc. This happens in five year cycles whereas an updated National Building Code is released and the provinces can then choose to create an updated provincial building code from it. Provincial and territorial authorities having jurisdiction are then responsible for enforcing their own codes and regulations; for providing interpretation of these codes and regulations; for providing training and education, and for establishing roles and responsibilities of trades people and professionals. Interestingly, a few Canadian cities (such as Vancouver) have a special relationship with their provincial authority so that they can create their own municipal building code that in effect overrides the provincial and national building codes. They are known as a “Charter City”. In this type of arrangement the municipality is given jurisdictional power in decision-making and the discretionary abilities over how and what building codes are required and enforced specifically within their municipality. It is questionable whether the Charter City concept is better or worse than building code development and enforcement through the provincial authority, but it certainly does introduce added cost, liability and procedural complexities into the equation for the municipality and the residents that live within it. Future Decoding the Code columns will continue to answer readers’ questions about how the provincial safety codes affect their projects. Email your questions to me at decodingthecode@gmail. com. Be sure to include which city you live in, as well as your phone number in case I need to follow up with you.

FEATURE

DRAPERY DECISIONS Are you making these 7 mistakes? BY TRACY FORTIN, FLAWLESS INTERIORS INC.

DRAPERY TREATMENTS HAVE A HUGE AND INSTANT IMPACT ON A SPACE. OUR EDMONTON CLIENTS ARE ALWAYS AMAZED BY THE AMOUNT OF INTEREST A SIMPLE FABRIC TREATMENT CAN ADD, AND WE LOVE SEEING THEIR EYES LIGHT UP WHEN THEY WITNESS THE TRANSFORMATION. BECAUSE OUR HOMES MAKE SUCH A PERSONAL STATEMENT, IT CAN BE DIFFICULT TO CHOOSE DRAPERY TREATMENTS; AFTER ALL, WHO CAN READILY ALIGN THEIR UNIQUE STYLE WITH A FABRIC PANEL? FOR THAT REASON, MISTAKES ARE REALLY COMMON IN THIS AREA OF HOME DÉCOR. HERE ARE A FEW WE’VE SEEN OVER THE YEARS, ALONG WITH OUR TIPS TO AVOID THEM IN THE FIRST PLACE.

38 HOME DECOR AND RENOVATIONS MAR - APR 2015

MISTAKE #1: VICTORIAN RENAISSANCE

Today’s timeless drapery treatments are simple and unfussy; going too elaborate or dramatic is a sure way to overpower a simple room. Look instead for sleek panels or roman shades that get their impact from color and pattern. These treatments aren’t giant debris collectors like the velvet draperies of yore, so you’ll never need to worry about trying to vacuum them or losing your pets in their folds.

MISTAKE #2: FOREGOING LINERS Lined panels are more expensive, but for good reason: they hang much nicer, they protect the life of the fabric, and they hold their shape longer, making them an investment that yields better returns. The lining also aids in sound absorption and energy efficiency, which would be a lot more expensive to address in other ways.

MISTAKE #3: CUSTOM CONSIDERATIONS

The benefits of choosing custom drapery extend far beyond having more choices (although that’s really fun!). A professional can design custom window treatments to hide uneven walls, off-center windows, unsightly views, and more. And don’t forget that having custom drapery really helps with resale (as long as you don’t make Mistake #1).

MISTAKE #4: MATCHY-MATCHY MISSTEP

Whatever you do, don’t buy a dozen matching pairs of whatever drapery you can find on sale. Different drapery materials and styles can and should be used for different rooms of the house. Blackout shades (or panels lined with blackout fabric) are a smart addition to bedrooms, while easy-care treatments can add texture and dimension to a kitchen or bathroom. Silk, linen, and cotton are statement-making choices for dining rooms and living rooms, and sheers add to the breeziness of a sunroom or covered porch area. Moral of the story: one panel does not fit all.

MISTAKE #5: SETTLING WITHOUT SEWING

Your windows aren’t doomed if custom drapery isn’t in the budget. You can achieve a custom look with this simple hack: splice your existing panel with some coordinating or contrasting fabric. Done right, the stunning color-block effect is both on-trend and affordably custom. And here’s one more hack, just because I like you: hang your curtain rod so much higher and wider than the window that you think it’s too much. Grab two panels (or more), sew them together lengthwise, and hang them as a single panel on the right side of the window. Repeat with another set of panels for the left side, then step back and admire how much bigger your window looks. You’re welcome.

MISTAKE #6: MISSING THE WINDOW

There’s a real art to choosing drapery at the right time. During a build or renovation, a professional can help you make sure your home’s window placements will allow for your preferred draperies; during a redesign, we love to be involved early to help you select window treatments that coordinate with finishes, fabrics, paint colors, and everything else. We always encourage our clients to dedicate a good portion of their budgets to window coverings, as it can be so disappointing to have a beautiful new space and not be able to dress the windows properly (or at all).

MISTAKE #7: SAFETY FIRST?

Many homeowners are so nervous about making an expensive mistake that they go too safe with their drapery choices. While there’s nothing inherently wrong with white or beige panels (sometimes they’re exactly right), window treatments are a great opportunity to invite layers and dimension into a space. You don’t want to make a boring decision based in fear of getting it wrong when there are so many ways to get it right. (Of course, when it comes to actual safety, custom drapery can typically be made cordless or with safety clutches to reduce dangers.) If you have beautiful trim work, a beautiful view, and/ or beautifully far-away neighbors, you might not need window treatments of any kind. The majority of homes, however, desperately need the warmth, color, and texture that a proper drapery treatment brings to a space. Avoid these seven mistakes, and you’re well on your way to a seeing the light (filtered, from just the right angle, and through a beautifully dressed window).

Window Grilles for Modern-Day Homes

Grille styles and trends to add character to your windows BY AYNSLEY DUECK, MARKETING MANAGER, and AL DUECK, PRESIDENT OF DUXTON WINDOWS & DOORS

AS PROMINENT ELEMENTS OF YOUR HOME, WINDOWS AND DOORS SHOULD

be carefully considered and styled to suit the overall architectural style. When you decide to use divided lites, or “grilles”, to enhance the look of your windows and doors, there are many considerations: How many divisions should there be in a piece of glass? What size grille would suit the size of the windows? Should the grilles be internal, or surface-applied? Historically, grilles, or “muntins”, were required to hold smaller, individual pieces of glass together to make one large window. Smaller panes of glass were more affordable to produce than one large pane of glass. Now however, grilles are seen as an essential architectural element in historic buildings. They are also used in new construction and renovations to add character to the home.

Grille Options – Internal Grilles vs. SDLs “One of the first decisions to be made is whether the grilles will be between the panes of glass, or applied on the outer surfaces of the glass,” according to David Smeding and Poul Kalkman of Shield Contracting, who specialize in residential retrofits. “Either option can add a sense of presence to the home – it’s a case of weighing the different objectives.” 40 HOME DECOR AND RENOVATIONS MAR - APR 2015

SIMULATED DIVIDED LITES (SDLS)

CRAFTSMAN INTERNAL GRILLES

For the most architectural impact, and the most historic accuracy, homeowners often select Simulated Divided Lites (SDLs). SDLs typically involve both surface-applied grilles, and black internal grilles. The internal grilles, or “shadow bars”, create the illusion of true divided lites. SDLs can be expensive due to having two sets of grilles, and requiring additional labour to apply the surface grilles. SDLs typically offer the widest variety in colour and finish options (exterior AND interior), including real-wood interiors. Alternatively, many homeowners select internal grilles for cost considerations or ease of cleaning. With no bars adhered to the glass, there is a smooth surface to clean, and no ledges where dust could accumulate.

Grille Patterns There are many grille patterns to choose from, but three of the most common patterns include Colonial, Craftsman, and Prairie. The Colonial style divides the entire window into equal-sized lites. The Craftsman style divides only one upper row of the window into equal-sized lites. Lastly, the Prairie style borders the edges of the entire window configuration, overlapping at the corners.

Divided Lite Sizing Divided lite sizes have varied, but historic lites for residential use were approximately 10” x 12”. Lites are typically taller than they are wide. “For modern-day architecture, small lites can look disproportionate,” comments Al Dueck, President of DUXTON Windows & Doors. “Customers have been attracted to our FiberWall™ product line, a fiberglass window with lots of glass. In that window, you want to have big boxes, and fewer lines obstructing your view.” Another option is to include grilles on the front elevation only – granting architectural style – but excluding grilles on the back elevation, which is unseen from the street, allowing the owners a completely open view.

HIGH PERFORMANCE FIBERGLASS WINDOW RETROFIT WITH INTERNAL GRILLES

currently selecting widths between 5/8” and 1”, which suit larger windows, and provide substance, without blocking too much of the view. Unique grille combinations can be used to amazing effect. Historically, many older homes were built with single hung, or vertically sliding windows, with grilles in the upper section only. To maintain the historic look of the home, while upgrading performance, homeowners should consider casements with SDLs mimicking the divisions. A thicker, 2” SDL can be applied to mimic the sliding sash, while the narrower, 7/8” SDL can mimic the divided lites above. The compression seal of the casement offers much superior air tightness compared to the sliding seal of the single hung.

High Performance Options

Grille Style

In the past, true divided lites were only single-pane units, with very low R-values (levels of insulation). With today’s technology, divided lites can be either dual or triple pane units; and with the addition of Low E coatings, argon gas, warmedge spacers, and low conductivity frames such as fiberglass, windows can replicate the same style with vastly improved performance levels. When it comes time to replace, or select new windows, consider both the aesthetic desired, and the performance suited to the climate. Carefully selected details will create an attractive, comfortable living environment that will not go out of style!

Different profiles are available for both Internal Grilles and SDLs, including flat or contoured. Flat grilles tend to be used for more contemporary applications. In terms of grille widths, options vary anywhere from 1/4" to 4”. Many homeowners are

Your Wood Flooring: The right environment can keep your floors like new by SHELL BUSEY THE WINTER SEASON CAN BE A CHALLENGE FOR

newly installed floors or even hardwood flooring installed decades ago. Products manufactured of natural wood fibre or composite materials have one thing in common, expansion and/or contraction (shrinking or bulging). This may rear its head as a squeaky or ugly looking floor. Squeaky floors are caused in most cases by shrinking or bulging taking place. With real wood floors the fastening nails or brad staples are being forced out of the sub-straight that it is fastened to allowing the wood to squeak as the floor moves up and down. Most laminate floors (floating floors) as well as engineered hardwood floors move with seasonal weather changes and moisture levels inside the home. Bulging seems to be the biggest concern with floating floors due to expansion, as the expansion causes the floors to tighten up against walls and cause the floor to bulge up. It is very important to allow for this when originally installing the flooring. The amount of moisture in the air of the home is the cause for both the shrinking and bulging concerns. How do you correct this? The answer is to maintain the relative humidity in your home during the colder months.

PRODUCTS MANUFACTURED OF NATURAL WOOD FIBRE OR COMPOSITE MATERIALS HAVE ONE THING IN COMMON, EXPANSION AND/OR CONTRACTION (SHRINKING OR BULGING).

Here are some points you should be aware of:

» With new floors all boxes should be open inside the home for at least 48 hours prior to installation. » It does not matter if the flooring runs the same way as the floor joists. » If there is a crawlspace under the main sub floor a moisture protection vapour barrier is required over the area that the new floor is being installed. » If the crawlspace has a dirt floor it must be covered with plastic and sealed. » If you have a new high-efficiency condensing furnace always keep the continuous fan running 24/7 to keep the air moving and air quality and temperature consistent. » Keep in mind the more upgrades to your home such as new windows, doors, draft proofing, basement finishing and/or crawlspace insulation the more exhaust ventilation your home will require in order to maintain a controlled relative humidity level. » Before any wood, laminate or composite flooring is installed, it is important to check the moisture levels in areas under the floors and between the floors to insure that your new floor is not going to be susceptible to moisture or lack thereof.
