Come home to a Lifestyle Community

Y

our next home needs to fulfi ll more than just a change in location – it needs to deliver a level of comfort, convenience and quality that you’ve likely not considered on your previous journeys for a place to call home. Perhaps a bungalow is in order to help you get around better? Or fewer bathrooms and general living space to help minimize housework? And what about maintenance – does a condo make more sense for you this time around?

Whatever your needs, it’s imperative that you create a realistic shopping list so you can assess a home’s potential without any distractions. Once you’ve found that perfect home, research the builder before you buy and have a team of experts ready to help guide you through the process, including a real estate lawyer and a mortgage professional if you need one. With so many beautiful new lifestyle communities being developed in Ontario, we’re here to help you find a home with all the bells and whistles you want and need. Not only do we focus on new homes and communities in this issue, we offer tips and advice, and we’ve got several great features including a story on a “cruising” adventure that’s not for the faint of heart. Homebuyers this year are fortunate to be able to take advantage of a moderation in real estate prices and low interest rates – today, more than ever. Your journey starts here. We hope you enjoy our fall issue. Do let us know what you think! We’d love to hear from you.

One of the many financial benefits of residential land lease is that you can free up some of the equity in your current home, to help you more readily plan for your secure retirement, while still retaining the equity in your new home. Because we share with you an investment in the community, we work hard to maintain our reasonable and sound community standards, ensuring both the appearance of the neighbourhood and your investment in your new home. Our Community Managers and staff are there to deal with day-to-day issues efficiently, relieving you of undue stress and worry. Most of our communities are gated with Property Maintenance programs that can include grass cutting and snow shoveling (whether you’re here, or away for days or months!) to further ensure curb appeal.

I don’t own

the land!?

by

ownership - you own the home, you own the land! It was like breathing air; you never even considered an alternative. And suddenly, recently, owning your home but not owning the land has become more accepted.” How”, some ask, “can this be?” “Who owns their home but not the land on which it sits?” Well, in my opinion, over 1,000,000 Canadians already do; some live in RLL communities and others live in condominiums. I’m old enough to remember when the notion of condominium ownership was introduced in Canada. In 1967, the Erik J. Peters first condo in Canada opened in northeast Edmonton. Two years later, the first condo in Toronto was created by converting a rental building. At the time, I had a paper route, delivering the Toronto Daily Star (as it was then called) in our neighbourhood, and I remember reading stories challenging this new idea; “You rent an apartment, you don’t own it!” I remember how difficult it was for so many to accept the concept. And yet now, 45 years later, look at what’s driving the real estate market, not just in Edmonton or Toronto but across the country; it’s the condo market. In the same way, the ‘new’ idea of RLL still seems odd to some people. And, like condos, it’s not for everyone. To some, owning the land on which their home sits was, is, and always will be paramount. But to many more, land ownership is no longer important, and RLL affords them the opportunity to more easily own their own detached bungalow or townhome – to start the next stage of their lives, whatever that may be – with the sense of security and peace of mind that is a hallmark of home ownership. And it will continue to do so for many years to come... just like condominiums did almost half a century ago.

A ‘new’ idea with a long history makes home ownership easier I’ve written before in this column about

residential land lease (RLL), an alternative to freehold home ownership for Canadians, wherein you own your home and lease the land it’s on. I’ve explained how RLL can help them plan a future with the peace of mind that home ownership can uniquely provide, easier and less expensively than freehold ownership can and that renting, by definition, simply can’t. In this issue, I‘d like to briefly address the notion of land ownership itself. In eight years specializing in the RLL arena of the Canadian real estate market - first in sales, then as a Community Manager and now, in my current position - I have come to appreciate that it is this, more than anything else, that is the crucible in which some apprehensions about RLL are still forged. Home ownership in Canada has always been comprised of two components: owning the home and owning the land. This notion has existed throughout our entire history, not so much dominating as defining the very notion of home 14 Lifestyle Communities | fall 2012

SANDYCOVE ACRES embraces its residents with a sense of community

S

andycove Acres is the best example of an active adult lifestyle community in Ontario. Not only does it offer so much in terms of location – only 10 minutes from downtown Barrie and 45 minutes from Toronto - but it offers a multitude of conveniences within arm’s reach! Most importantly, it offers a neighbourhood that is reminiscent of a small town community and that is the biggest difference. The rural setting in Innisfil is what draws many people to the area. Lake Simcoe is minutes away and perfect for so many activities, boating, fishing, swimming and beautiful sunsets. Innisfil maintains that small town rural feeling while modernizing and improving all the time. The revitalized waterfront area is ideal for picnics, ballgames, beach access and the location of winter & summer festivals. The town centre urbanization includes banks, shops and services in an old fashioned waterfront streetscape designed to create an enjoyable experience for residents and visitors.

Walter Gretzky’s fitness tips for active seniors

CANADA’S FAVOURITE HOCKEY DAD, WALTER Gretzky, knows how important it is to stay healthy and active – especially as we get older. Just because you’re over 60, doesn’t mean you can’t be in great shape, he says. “The great thing about retirement is that you have the time to get in the exercise you need, just by going about your daily chores or making exercise part of your life,” he says. “There are countless benefits to exercising, even if it’s only a few times a week.” Take a look at Gretzky’s health and fitness tips for seniors: Talk to your doctor No matter what your age is, you should always consult your doctor before you start any type of fitness regime. Ensure you are in good health and know your limitations. Make a date One of the best ways to ensure you keep with your program, at any age, is to exercise with a buddy. Make a date with a friend three times a week to head out for a brisk walk, 30 to 45 minutes is ideal. Incorporate household and outdoor chores Gardening and chores around the house can get your heart pumping. Pulling weeds, mowing the lawn and vacuuming get you moving. Walk it off Park in one of the furthest spots when you go to the grocery store, or the mall –or leave the car at home all together. Doro, a company that makes cell phones specifically for seniors, suggests always bringing your cell phone with you when you go for a walk – especially if you are by yourself. Hop in the pool Swimming is a great, low-impact way to stay active. Many community centres such as the YMCA offer water aerobics classes on a daily basis. If arthritis is a problem that stops you from enjoying certain exercises, a pool is a great alternative. Put on your dancing shoes: Aerobic dance classes are a fun way to stay active and are great exercise – as long as you don’t get too fancy and start jumping and jiving. Know your limits – if you are working out in a

class, simply skip the jumps and march on the spot until the next move. Don’t forget the strength training To keep your bones and joints healthy and strong, don’t forget to incorporate some strength training into your exercise routine. You can use free weights or elastic resistance bands and perform the moves right in your own living room. Make it fun This is the most important thing to remember. We all know exercising can be a bit of a chore sometimes, but if you do something you enjoy, you are more likely to stick with it. NC

RESORT LIFE YEAR ROUND Active Adult Community in Niagara

G

olf course living in a resortinspired environment is available at Hunters Pointe by Ballantry Homes. “The adult lifestyle community is the perfect answer for anyone who is looking for an active lifestyle when they retire”, says Kim and Jeff Jones residents of Ballantry Homes

As much as the golf course itself may be the main attraction, there are other upswings to this lifestyle. We love the clubhouse where we can entertain guests. Our home surrounds the golf course and provides an impressive view of greenery. “We enjoy the perks offered with a 14,000 sq. ft. community centre with pool, fitness facilities, tennis courts, hot tub and a host of year round activities”, Kim adds. More and more boomers are choosing this lifestyle. We find ourselves in the company of residents with whom we have discovered we have a lot in common. We have made many new friends on and off the golf course. Kim participates in the weekly walking programs, while Jeff enjoys a game of bridge in the community centre.

The impressive open-concept interior décor of the bungalow style homes is perfect for anyone seeking resort-style living with an abundance of amenities surrounding the golf course. The five beautifully decorated model homes showcase many of the outstanding features that are available in a Ballantry home. Architectural features include, open plan kitchens overlooking great rooms, cathedral and or vaulted ceilings with dining rooms, large windows to enjoy the spectacular views and plenty of storage space. The floor plans combine functionality and imagination. Hunters Pointe by Ballantry Homes is situated on one of the nicest golf courses in Niagara and is the perfect answer for anyone looking for the appeal of golf course living with all the conveniences and luxuries they have been accustomed to in their larger homes. When Kim and Jeff starting contemplating the type of house they wanted after Jeff retired, they envisioned a smaller, lower-maintenance home than their current 3500 sq. ft home in Burlington. They found what they were looking for in Hunters Pointe by Ballantry Homes. Since moving to Hunters Pointe, Jeff is perfecting his golf game, while Kim has enjoyed taking up yoga and tennis lessons. “What a perfect opportunity for us to learn something new. We love to participate in the many activities offered to residents who haven also decided to call Hunters Pointe home. We love learning something interesting just for fun”, Kim explains. With prices starting in the mid $300,000’s Hunters Pointe bungalows also come with a $2,000 credit applicable towards any of the membership packages offered by Hunters Pointe, including green fees, dining, and pro shop purchases. The active lifestyle community provides a wonderful opportunity to enjoy everything that is around the neighbourhood, the minute people move in. No buffets on this cruise

A Grand Canyon rafting cruise is exhilarating – and easier than you might think by D. Mattson and J. McInnis

T

here are so many different places to cruise these days – from Alaska to the Mediterranean to Europe. There are literally hundreds of ships and hundreds of itineraries to choose from. But there is another type of “cruise” that is geared for the adventurer looking for more than a midnight buffet – a Colorado River cruise. There are approximately five million people that visit the Grand Canyon each year, but less than 20,000 experience it from the bottom looking up. White water rafting on the Colorado River – the jewel of the Grand Canyon – will let you do just that. And, as if the thrill of the rapids were not enough, you’ll discover the Canyon has so much else to offer: geology, history, flora and fauna, as well as off-river hiking and exploration where you can see the glorious “architecture” of the Grand Canyon. PERFECT FOR OLDER TRAVELLERS You don’t have to be highly trained or an expert white water rafter to experience this natural wonder of the world. If you are worried about a lack of experience or an increased age, rest assured neither of these will prevent you from experiencing this amazing cruise. The typical Grand Canyon rafting customer is

between the age of 45 and 65 years of age. No experience is required; all you need is a healthy sense of adventure and the time to do it. Colorado River trips range from a short, three-day tour to week-long rafting adventures to long, 13+ days trips, and are either motor powered or oar powered (the guides do all the rowing). Special rates are available during May and August. Feeling a little anxious about safety? Risk studies done by the insurance industry found that while white water rafting in the Grand Canyon is more dangerous than billiards, it is less dangerous than golf.* The river outfitters take safety very seriously – it is their top priority.

There are approximately five million people that visit the Canyon each year, but less than 20,000 experience it from the bottom looking up. White water rafting on the Colorado River – the jewel of the Grand Canyon – will let you do just that.

A FAMILY AFFAIR Many rafters use this escape as a priceless chance to bring generations of their family together for an active reunion that all ages can enjoy and be engaged, whether they are eight or 80. This is one of the few journeys you can do with the “whole” family, and the best part is the guides make all the decisions. They do all the cooking, letting you just sit back and enjoy the scenery and companionship. And if you don’t come with family, you are sure to meet lots of like-minded people. It is easy to strike up a conversation with someone in the raft or over dinner because you already have something in common – your love of travel and adventure. Many passengers are moved to tears and are unprepared for the powerful impact the experience of a Grand Canyon white water rafting vacation has on their lives, and wonder why they waited so long to experience Arizona’s Grand Canyon from the river’s view. Unlike the big cruises where more and more cruise “extras” come at a price, these Colorado River trips are truly all-inclusive. One outfitter operating in the Grand Canyon, Arizona River Runners, has shared this exciting venture since 1970 (raftarizona. com). There is no need for credit cards or cash, except for some money to tip the crew. All food, snacks, non-alcoholic beverages, hi-tech camping equipment and rafting gear are included. All you pack are personal items and clothing. Have you already enjoyed the culture of European river cruises or the relaxation of a Caribbean cruise? If so, maybe now is the time for a rafting “cruise” to a magical land of azure pools of water and towering canyon walls, big horn sheep and California condors. Take a Grand Canyon rafting cruise on the Colorado River; it is one of the most scenic and breathtaking adventures you’ll ever experience. *Over the Edge: Death in Grand Canyon by Michael Patrick Ghiglieri 25
