editor’snote

How best to select a builder?

A little extra research pays off with peace of mind

Y

ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/ developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Now is a good time to buy Restricted supply, rising prices and other issues mean waiting is only going to cost you more

I

f you’re in the market for a new home, you may be wondering whether now is a good time to buy. Interest rates have inched up for some mortgage products, lowrise new-home sales are down, and prices continue to rise in some housing categories and are relaxing in others. All of this leads some consumers to wonder if they should buy now or wait. Wait for what, we’re not sure. Indeed, land supply and other challenges specific to the home building industry are what’s causing lowrise new-home prices to rise – certainly not a lack of appetite among consumers. Do the math: reduced supply plus continued or growing demand equals higher prices. However, it isn’t just market performance causing lowrise prices to climb; a key contributor – development charges – continue to climb and are becoming even more significant. These fees, by the way, are passed right on to you, the new-home buyer. Still think it’s better to wait?.

HHHBA wins 2013 Local Association of the Year Award from OHBA

The Ontario Home Builders’ Association (OHBA) presented

the Hamilton-Halton Home Builders’ Association (HHHBA) with its 2013 OHBA Local Association of the Year Award at the association’s Annual Conference at the Niagara Fallsview Casino Conference Centre in Niagara Falls. Prominent among a list of outst a nd ing achievements was HHHBA’s strong g row th i n m e m b e r s h i p, i n n o v a t i v e communications and awareness campaigns, as well as comprehensive government relations and advocacy efforts. Most notably, HHHBA successfully reached a settlement with its municipality regarding Development Charges that were inaccurately collected over a period of almost two years, ensuring that homeowners who were overcharged would get a refund. Heavily involved in encouraging youth to pursue careers within the industry, HHHBA has also supported and donated to several charitable causes including Habitat for Humanity and Citykidz. “HHHBA are active participants on government advocacy work on behalf of the entire province,” says OHBA CEO Joe Vaccaro, noting, “their membership is not only growing, but highly engaged and enthusiastically supportive of the work of OHBA.” Lyn Townsend, of Townsend and Associates was named 2013 OHBA Member of the Year. Townsend, a

member of the GTA-based Building Industry and Land Development Association (BILD) was recognized for her hard work and dedication providing legal assistance and advice on countless development and planning issues that affect the association and its members. Her expertise has provided members with the knowledge and tools needed in order to forge ahead with community development and growth. Townsend will serve as chair of an OHBA committee formed to address government consultations on Development Charges in the coming year. Aggie Tose, executive officer of Haliburton County Home Builders’ Association, was awarded the David Horton Leadership Award, recognizing her outstanding contributions to the industry and her fellow association professionals. Tose is Chair of OHBA’s executive officers’ council and is respected and admired by her peers for providing exceptional support and assistance to fellow EOs in Ontario and across the country. The award honours the memory of David Horton who served as executive director of OHBA for more than 25 years before his death in May, 2011.

Lifestyle, affordability and convenience await in

TILLSONBURG

Dreaming of a day when your life doesn’t depend on the

traffic report? It could be closer than you think. “Homeowners in Toronto have a huge advantage when looking to relocate,” says Colleen Pepper, marketing and partnerships officer for the Town of Tillsonburg. “We see it all the time. People sell a property in the GTA and then build a brand new home in Tillsonburg for a fraction of the price.” Of course, the benefits of relocating aren’t just financial. While it’s certainly nice to have an extra $500,000 in your pocket, lifestyle matters as well. And it’s here that Tillsonburg really stands out. “Tillsonburg has tremendous inter-generational appeal,” says Pepper. “The relaxed pace of life is attractive to young families as well as emptynesters, and the lower cost of living creates all kinds of possibilities – from more time spent with family and friends, to early retirement.” Adult lifestyle community Baldwin Place features all-brick, freehold homes on the westerly edge of town. Now in its eighth phase, Baldwin Place offers meticulously crafted bungalow homes on large lots starting from $232,000 (including HST). An on-site recreation centre offers an outdoor pool, library and a full calendar of social activities.

Baldwin Place also offers convenient access to shopping. The centrally located Tillsonburg Town Centre is home to more than 50 stores, including Walmart, Staples, Canadian Tire and Shoppers Drug Mart. Meanwhile, a host of specialty stores, cafes and restaurants round out the retail offerings in the core. Other boomer-friendly amenities in Tillsonburg include two 18-hole golf courses and the Tillsonburg Community Centre – a multi-purpose facility with an indoor pool, arena, fitness facilities and dedicated senior centre. Anchoring the town’s cultural scene is The Station Arts Centre. Located in a historic train station, the facility plays host to all kinds of arts programs, including pottery and painting classes. On weekends,

Located in a historic train station, the facility plays host to all kinds of arts programs, including pottery and painting classes. the site also provides a picturesque backdrop to the vibrant farmer’s market. Located just across the street from Baldwin Place, you’ll find Reynolds Way. Wh ile t h is new Hayhoe Homes’ development doesn’t exclusively target the 50-plus market, a variety of open-concept, single-storey plans are available, including a 1,380-sq.-ft. home backing onto mature trees from $275,200. Also worth a look is The Oaks. Located just to the north, this Fusion Homes development of fers the char ming Brentwood II ($211,900) and Ennisclaire ($219,400), in addition to larger, more family-oriented plans. Other options to consider in Tillsonburg include Heritage Way by Landmark Homes, and future phases of development at Harvest Retirement Community, from Nautical Lands Group. Tips for choosing a

new-home builder You’re ready to buy a new home. But with literally thousands of builders of all shapes and sizes to choose from, how do you know which builder is right for you? Choosing the right builder can be just as important as choosing your new home. When you purchase a home, you also “buy” the company that will build it for you. Their experience, skills and commitment to customer service will play a key role in determining how satisfied you are with your condo and with the whole buying experience. You’ve made your decision –

Canada Mortgage and Housing Corp. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations: To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. (New Home & Condo Guide is also a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers.

Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received. Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does. Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction. If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come. Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years. Take your time and make the right choice for you. For more information or a free copy of the About Your House fact sheet, Selecting a New Home Builder, or for information on any other aspect of owning, maintaining or buying a condo, visit the Web site at cmhc.ca or call CMHC at 1.800.668.2642. For more than 60 years, CMHC has been Canada’s national housing agency and a source of objective, reliable housing expertise.

When you visit a builder, ask how long they have been in business, how many homes or communities they build each year and what kind of background and experience they have.

If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. 27

Smaller spaces, bigger vision

The benefits of downsizing and living Green by Jeff Paikin

“Living large” is a mantra North Americans have been far

too familiar with over the past few decades. Fortunately, most of us have come to realize that it’s not just our fast food portion sizes or our behemoth SUVs that could use some slimming down. Wastefulness and excessiveness are in steady decline, with growing numbers examining where they can cut back in their lives in order to save time, money and effort. This shift in perspective has been quite apparent in today’s real estate market. As baby-boomers seek simplicity in smaller, uncluttered spaces, and young up-and-comers seek affordable living in minimalist condos and lofts, smaller spaces have become the dominant trend in new homes. Not so long ago, the idea of a smaller home used to elicit images of being cramped and inconvenienced, with no place to entertain guests or even enjoy a bit of privacy. All that has changed over the past decade as architects and designers have devised and implemented proven techniques to maximize the functionality and flow of today’s living spaces. Housing is typically the largest expense most people will ever assume. Miscalculating just how much home you require can cost you thousands of dollars over the life of your mortgage. Try to imagine the myriad of benefits that go along with your smaller space and even smaller mortgage and all of a sudden the idea of less being more takes on a whole new meaning. For starters, spending less on the actual home permits the homebuyers to redirect their money towards personalizing their living spaces with finer materials and superior craftsmanship, making it distinctively charming and livable. Also, keep in mind that quality flooring, finishes, fixtures and furniture are all much more affordable when dealing with a smaller space. Another major factor driving the smaller spaces trend is a rapid rise in eco-consciousness. The ideal of an enormous house filled with specialized, rarely used rooms is purely a North American one. If you are sincere about contributing to a sustainable future and reducing your carbon footprint, a smaller home can make the biggest difference. No matter how many Green materials a large home has, its sheer size, unutilized space and sometimes dysfunctional design make for a very inefficient living space. Proper Green living almost always results in substantial long term savings, which is why the positives of living in a smaller habitat continue giving for the entire lifetime of the house, as every room must be furnished, heated, cooled and so forth. The environmental positives of a smaller living space are even greater than the financial benefits that you reap. A smaller home means a smaller footprint

Jeff Paikin (Past President of HHHBA) has been in the building industry for more than 20 years. As President and CEO of New Horizon Development Group (Builders of the inaugural CHBA Green Home of the Year), there isn’t much in the housing world he hasn’t seen. Jeff will provide regular insight and perspective of what’s going on in today’s market and what buyers should be aware of as they prepare to make a purchase. He can be reached at info@newhorizonhomes.ca

on the earth, in every measurable way – fewer trees cut down, less earth bulldozed, less petroleum burned, less steel mined – essentially less usage of every resource. So, a smaller living space is an eco home, and using Green materials, appliances and building methods can make it even Greener. Canadian homebuyers are realizing that a home that expresses your values and that’s a joy to live in is not a function of square footage. Most of today’s larger homes are designed to overwhelm rather than welcome. Homes with cavernous spaces just aren’t as intimate and comfortable as those properly scaled down to the homeowner’s life. Think of your house as a tailored suit, just big enough to fit you perfectly. People who are able to make smaller living spaces work, often find themselves with a surplus of time and resources to direct towards other areas of their life such as family, health, career and leisure. Perhaps a smaller home can create a more balanced and enjoyable life for you – one that will keep you connected to the things that truly matter.

Live & play

at Village on the Grand

B

y next spring, you will be able to live and play on the Grand River in “the prettiest town in Canada.” Paris is now home to Village on the Grand, a community of elegant townhomes by Kingwood Homes, offering all of the pleasures of riverside living. “You can literally fish from your back door,” says Kingwood president John Martin. “In minutes, you can drop in your canoe or kayak or go white water rafting a little further up the river. It’s definitely an adventurer’s paradise.” With lots to see and do, these freehold towns offer a condo element to ensure minimum maintenance. Home and lot are freehold but the road, gardens and sprinkler

system are common elements so they are cared for all year. “It frees up residents to enjoy their homes and the surroundings,” says Martin. “We know they can travel around by foot, bike, kayak or canoe and they’ll have the freedom to do that.” While secluded in this quiet corner of this pleasant town, it is served by a thriving community of schools and churches and a thriving downtown of more than 80 shops, services, boutiques and restaurants that have been drawing day trippers and antique hunters for decades. Paris is minutes to Brantford and Cambridge, 10 minutes to Ancaster and in 30 minutes you can reach the GTA. The historic buildings host an intriguing mix of retail, restaurants, and financial and professional services, overlooking the Grand River as it winds its way through town. Particularly delightful are restaurants and cafes that offer terraces for outdoor dining overlooking the river. It’s long been a great location for sport fishing along the banks, or for fashion, fresh homemade treats, local cuisine or just to pass the time.

KINGWOOD HOMES

Village on the Grand

This collection of 95 three-bedroom townhomes offers three different styles to accommodate nature lovers from all walks of life. Twenty-seven homes will be located right on the Grand with master bedrooms overlooking the water. Some will offer an optional upper deck. All will offer walkouts to backyards that are as close to the river as can be. In addition, these riverfront towns have increased spaciousness from frontages of 24 ft. They offer from 1,850 to 2,000 sq. ft. of living space, along with an optional double garage. Urban towns make up The Willow Collection that offers a carefree and coveted urban courtyard patio. Like the riverfront towns, they also enjoy a width of 24 ft. and have a capacity for a two-car garage. They range in size up to 1,800 sq. ft. of chic contemporary style. The Courtyard Collection is a traditional townhome style with a single garage. At 1,350 sq. ft., these towns address buyers with a more modest budget at an entry price in the $230,000s. Construction on the first block of models begins in November with others getting underway soon after to offer late spring closings. It won’t be long before residents will be able to live and play on the Grand, at Village on the Grand. For more information and to register, visit villageonthegrand.ca

Steven Stipsits

inducted into HHHBA Hall of Fame T h e H a m i lt o n - H a lt o n H o m e

Builders’ Association has welcomed Steven Stipsits of Branthaven Homes into its Hall of Fame. Steven joins the exclusive list of more than 30 members who have been recognized for their outstanding and lasting contributions to the association, community or industry. Steven Stipsits has dedicated his career to the home building industry and has been passionately involved with the HHHBA for more than 37 years. He began attending and supporting the association’s events beginning at age 14 when he attended committee meetings with his father, Al Stipsits, for Branthaven Homes. As a fresh faced 18 year old, Steven won his first HHHBA award – the Student Best Custom Home Design Award – it was the start of a life-long relationship that culminates today with his induction into the HHHBA Hall of Fame. Steven is proud to be the fourth father-son team inducted into the HHHBA Hall of Fame to date. In 1986 Steven joined his parents’ company, Branthaven Homes and a mere three years later, took over as president. Since that time, the company has grown to include master-planned residential communities, smart-growth infill, destination enclaves and midr ise condominiums. The talented Branthaven team and staff have worked hard and have been acknowledged by the community with more than 125 awards to date. Steven is an active and valued member of the HHHBA and has served as an executive on the HHHBA board of directors. During his tenure from 1986 to 1994, Steven held all six of the executive board positions, culminating as HHHBA president in 1993. At the time, the economy was on a downturn and it was vital to hold onto the existing membership as well as increase membership numbers, and Steven secured the membership with resounding success. During this same term, Steven also sat on the NEAT (Novel Environmental

Advanced Technology) Home Committee and at the end of this term, Steven was presented with the Presidential Award of Merit. It has always been important for Steven and his family to support philanthropic endeavors within communities with a Branthaven presence. With other industry leaders, Steven helped raise more than $1 million for local charities through the North and South Pole adventures. He is the largest corporate sponsor of City Kidz, providing care for local children to help combat child poverty. Through significant financial contributions, Branthaven is also a strong supporter of Hamilton Food Share, McMaster Children’s Hospital, Hamilton Philharmonic Orchestra, Burlington Central Library and many other charitable organizations. Steven also donated the entire cost of construction for the Burlington Humane Society’s headquarters, as well as Ireland House Museum. The HHHBA’s Hall of Fame was created in 1990 and includes some of the giants of the local residential construction industry among its ranks. With this latest induction, Steven Stipsits becomes the 32nd person to be named into the Hall of Fame.

COME ENJOY THE ORIGINAL SPRING FRESH SCENT IN SMITHVILLE.

Live the good life on up to 60’ lots in wine country. It seems like small towns have become big towns. Big towns are small cities. What if you could have the best of both worlds, and live just minutes from everything, yet wake up to the sound of, well, nothing. We’re talking beautifully crafted homes surrounded by wine country and farmers’ markets. Instead of traffic jams you’ll have conservation areas, bike trails and homemade pies just a hop, skip and a jump away. Starting to sound pretty good isn’t it?

Autumn is upon us and that means winter isn’t far behind.

As the weather begins to cool and the leaves start to fall, you should start to prepare your home for the cold winter ahead. Raking your lawn isn’t the only fall maintenance task that needs attention. In order to keep your home in good shape for the long run, and to maintain your new home warranty rights, maintenance should be performed year-round. In the autumn months, just as we take out warmer clothes and put away the bathing suits and sandals, our home also needs to get ready for the change in weather. If you live in a home that’s less than seven years old, regular maintenance is also an essential part of protecting your new home warranty. All new homes in Ontario come with a warranty that lasts seven years from the date of the first possession, guaranteed by Tarion Warranty Corp. The warranty protects homeowners from issues such as water penetration through the basement or foundation walls and defects in the electrical, plumbing and heating systems. Your home needs year-round care and our harsh winter climate means you’ll need to take a few extra steps this time of year. To ensure your home warranty is protected, a fall maintenance plan should include:

› Checking windows and doors for cracks around the framing, and re-caulking if you notice any cracks or separations › Clearing leaves from eavestroughs and examining downspouts for damage › Having your roof inspected to ensure shingles, flashing and chimney caps are in place and sealed properly › Shutting off your exterior water supply and draining exterior water lines › Testing smoke alarms and carbon monoxide detectors › Cleaning and testing all exhaust fans

Your home needs yearround care and our harsh winter climate means you’ll need to take a few extra steps this time of year. › Checking your sump-pump float and discharge line and testing overall operation › Installing a protective winter cover on your air conditioning unit › Cleaning or replacing your furnace filter › Having your furnace serviced in preparation for winter › Inspecting your fireplace and chimney dampers and servicing or cleaning if necessary › Winterizing your landscape by storing outdoor furniture and covering plants Making sure your home is properly maintained will protect your statutory warranty and ensure that you can enjoy your home for many years to come. Find more home maintenance tips on tarion. com and at pinterest.com/tarionwarranty Fall and winter tip

next time you’re at the hardware store, pick up a hygrometer. This inexpensive tool measures the humidity level of your home, helping you keep your interior climate at optimal humidity levels, which should be in the 30- to 40-per-cent range.

Edgewater Estates & Arkell Springs

New home excellence from

Terra View Homes

H

ow does a builder earn superstar status and rack up a slew of awards? The answer is simple: one home at a time. Terra View Homes has had an impressive track record ever since Andrew Lambden started the company in 1991. His vision centred on creating communities and not subdivisions, homes instead of houses. And he wanted to do that while ensuring that his building practices were as Green as possible. Fast forward to 2013. Lambden’s original vision, backed by president David Brix, has become a reality. Current examples include Kitchener’s

Edgewater Estates and Arkell Springs in Guelph. Those new communities will have certified Energy Star homes that not only meet the standards, but exceed them by 25 to 30 per cent. The Green theme is extended beyond things such as low-flow toilets and roofmounted solar panels. has conservation lots that back on to pristine greenspaces, handy to hiking and biking trails and parks. The Chicopee Ski Hill is an attractive feature for active families. In winter, there’s skiing, tubing and a skating rink. In the summer, mountain bikers snake their way down the rugged hill. In the midst are carefully crafted homes – the result of honing the building process for more than 22 years. History and experience are important to Terra View. Most of its employees have been with the company at least a decade, from designers to sales staff, including Shelley Barclay, Terra View’s new homes sales specialist. She has seen first-hand how a builder’s reputation can make or break a company. “I see repeat buyers all the time,” she says. “I recently had a couple come back and buy their dream home from me after they purchased a starter home eight years ago. I also have one client who has bought five Terra View homes. That speaks volume about us.” To sweeten the deal for Edgewater Estates, buyers are also being offered a double promotion. First of all, they’ll be getting an amazing gourmet kitchen complete with granite counters, elegant crown molding, and superior cabinetry. Plus, they will receive an additional $20,000 worth of upgrades of their choosing. It could be anything from a sleek fireplace to a luxurious ensuite. The fact that purchasers in Edgewater Estates can tweak their floor plans is another big plus. As Barclay explains, “Not all builders allow their clients to do this. We work with them to create spaces that work for their

Arkell Springs

It’s clear from the current projects in Guelph and Kitchener that Terra View Homes really does make the effort to make houses into home sweet homes. individuals needs.” Remove a wall, make the bedrooms bigger, or bring in more storage space. At Guelph’s Arkell Springs, now in its third phase, prospective buyers are enticed by attractive model homes that combine the best of classic and contemporary design. Also close to a park and conservation area, the fledgling community appeals primarily to first-time homebuyers, young couples and single executives. These townhomes in the city’s desirable south end also come with their own promotion. They come equipped with four gleaming stainless steel appliances. It’s clear from the current projects in Guelph and Kitchener that Terra View Homes really does make the effort to make houses into home sweet homes.

Welcome to the next wave in homes:

Blue Built Home When the Sim family started looking for a new

home, they had no idea they could marry their interest in water conservation to their home-buying experience. Then they visited a model Blue Built Home in Guelph and everything changed. “We went to look at a model home by Reid’s (Heritage Homes),” recalls Tjun Sim. “When my wife and I walked into the house we saw a sign for Blue Built Homes, we didn’t know what it was before then, but when we read about it we were very interested in how these homes conserve water.” Blue Built Home is a certification program for newly built homes, administered by the City of Guelph. A Blue Built Home saves water and reduces household bills by requiring an approved set of water-efficient home fixtures and appliances be installed in the home. Inside and out, a Blue Built Home looks like any other home, with all the same luxuries and comforts. In a nutshell, a Blue Built Home helps cut your water bill without sacrificing your lifestyle. “We don’t do anything more – or less – to conserve water than we did in our previous home,” notes Sim. “Some things are even better; we don’t have to wait for hot water in the shower like we used to.” The Blue Built Home program has three certification levels: Bronze, Silver and Gold. A Bronze-certified home uses 24 per cent less water than a standard home, an amount equal to 293 full bathtubs of water. At current water rates, this adds up to savings of more than $130 a year on water bills.

When asked if he notices the savings on his family’s bills, Sim does not hesitate: “Yes, absolutely.” Every Blue Built Home has WaterSense-certified toilets, showerheads and faucets, an Energy Star-qualified washing machine and a hot water recirculation system. Silver and Gold homes include greywater reuse or rainwater harvesting systems (respectively), use 38 to 54 per cent less water than a standard home, and save homeowners $210 to $300 a year. Homebuyers also benefit from a rebate of up to $2,460 from the City of Guelph – extra money you can use for luxury upgrades. “I would definitely recommend a Blue Built Home,” Sim attests, a year after moving in. “Especially the Gold level – you’ll save so much more!” To learn more about Blue Built Homes, visit bluebuilthome.ca/nhc

aterfront parks, greenspaces and recreational facilities promise year-round fun for people of all ages. Its downtown core, anchored by a majestic landmark and a long-established farmers’ market, is alive with activity. A diverse business sector and prominent Canadian university bode well for its continued growth. And with easy access to Hwy. 401 and other major roadways, it’s ideal for today’s on-the-go lifestyle. Welcome to Guelph, Ont., a city established in 1827 by John Galt at the junction of the Eramosa and Speed Rivers that’s now home to 118,000 residents and counting. Central to this family-friendly community is a delightful downtown where historic buildings such as The Church of Our Lady – circa 1888 and whose steeples are visible from many parts of the city – pleasantly mingle with an enticing array of shops, restaurants and services, from unique clothiers and spas to out-of-the-way bistros. At the nearby River Run Centre, a magnificent performing arts venue set along the banks of the Speed River, residents enjoy world-class music, dance, comedy and live theatre. Many of these same residents reserve their Saturday mornings for a trip to the Guelph Farmers’ Market. A focal point of the downtown for more than 180 years, this year-round tradition has long been a go-to place for fresh fruit and vegetables, quality meats and cheese, baked goods and preserves and delicious food prepared by market vendors. Also in downtown Guelph are the Sleeman Centre (home to the Ontario Hockey League’s Guelph Storm and local concert, family activity and sporting event hotspot), the Old Quebec Street Mall and the Guelph Civic Museum. Outside the downtown core, many parks, trails and conservation areas offer a breath of fresh air while indoor facilities such as the Victoria Road Recreation Centre/Victor Davis Pool and the West End Community Centre boast arenas, gymnasiums and multi-purpose rooms. Guelph residents and their guests also enjoy a myriad of annual events, including the Guelph Spring Festival held every year at the end of May, The Guelph Jazz Festival, John Galt Day, The Guelph Contemporary Dance Festival, the Downtown 5 km Run, Art on the Street, Winterfest and The Guelph Film Festival. Historical walking tours also take place every Sunday afternoon in the summer. When they’re not at play, Guelphites are hard at work within several of the city’s stable economic sectors. These include research and development, manufacturing, agricultural operations, environmental management and technology as well as service. Among the city’s largest employers are the University of Guelph, the hospital and health care centres and numerous large companies and manufacturers.

Other community attributes are Stone Road Mall, an appealing array of golf courses, farming activities for the whole family and sporting opportunities for children and adults, alike. Guelph has also earned various honours including Canada’s Most Caring Community, one of the top 10 places to live in Canada for four out of five demographic categories and Canada’s safest city from Maclean’s Magazine, Richard Florida (the director of the Martin Prosperity Institute at the University of Toronto’s Rotman School of Management) and Statistics Canada, respectively. The city is also undergoing a major transformation of the downtown core courtesy Envision Guelph, the official plan for residential and commercial development, natural and heritage conservation, and the transportation and energy systems. The city’s economic development department is also working on Prosperity 2020, a strategy to enhance Guelph as a place to live, work and invest. With a combination of heritage and culture, progressive economic and environmental development, it’s no surprise more builders are active in Guelph. Reid’s Heritage Homes, Fusion Homes, Claysam Homes and Country Green Homes are just a few developers offering new product, ranging from single-detached homes to bungalows to multi-residential housing.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

IF “NOTHING IS CERTAIN BUT DEATH AND TAXES,” AS SEVERAL

famous authors have waxed in various forms, it seems Canadians have a curious way of preparing for the inevitable. While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and for filing a return April 30, many Canadians take it right down to the wire – especially on the fi rst point. Now that we’re into October and the end of the year is in sight, and while those deadlines are still months away, it’s an appropriate time to discuss how consumers tend to begin most of their tax planning. Indeed, as many experts suggest, the best tax planning should begin during the year – not at tax deadline time. But, like death, perhaps Canadians just don’t like to think about taxes, viewing them as an equally unsavoury topic. How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system. David Chilton lamented this fact in his 1989 best seller, The Wealthy Barber. More than 20 years later, the challenge still exists – for Canadians of every age. CONSIDER, FOR EXAMPLE: » A recent CIBC poll conducted by Harris/Decima shows that many Canadians across a wide range of ages say they do not feel financially prepared for their retirement. » According to a new TD Retirement Realties Poll, too many Canadians procrastinate in saving for retirement; 15 per cent plan to save for retirement for only less than five years before leaving the workforce. More than two-thirds of retirees say, in hindsight, they should have saved for retirement for 25 years or more. » A recent BMO study found that 40 per cent of Canadians are unclear on the differences between an RRSP and a tax-free savings account. » If, like many Canadians, you believe that you pay too much tax, then tax-planning, and thinking of ways to minimize tax, should be a year-round task.

Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy. SOME SUGGESTIONS, COURTESY OF A VARIETY OF SOURCES: Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement. Contribute to RRSPs regularly, even if smaller amounts throughout the year to avoid having to come up with a large lump sum at deadline time. Manage and budget your spending, to better control where and how you spend and identify opportunities to save. Remember that your finances are connected. Making progress on one aspect of your goals can lead to an opportunity to improve in others. Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.
