How best to select a builder?

A little extra research pays off with peace of mind

Y

ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder.

It pays to check the reputation of the builder/ developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website.

Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour.

Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first.

When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Now is a good time to buy Restricted supply, rising prices and other issues mean waiting is only going to cost you more

I

f you’re in the market for a new home, you may be wondering whether now is a good time to buy.

Interest rates have inched up for some mortgage products, lowrise new-home sales are down, and prices continue to rise in some housing categories and are relaxing in others. All of this leads some consumers to wonder if they should buy now or wait. Wait for what, we’re not sure.

Indeed, land supply and other challenges specific to the home building industry are what’s causing lowrise new-home prices to rise – certainly not a lack of appetite among consumers. Do the math: reduced supply plus continued or growing demand equals higher prices.

However, it isn’t just market performance causing lowrise prices to climb; a key contributor – development charges – continue to climb and are becoming even more significant. These fees, by the way, are passed right on to you, the new-home buyer.

Still think it’s better to wait?.

HHHBA wins 2013 Local Association of the Year Award from OHBA

The Ontario Home Builders’ Association (OHBA) presented

the Hamilton-Halton Home Builders’ Association (HHHBA) with its 2013 OHBA Local Association of the Year Award at the association’s Annual Conference at the Niagara Fallsview Casino Conference Centre in Niagara Falls.

Prominent among a list of outst a nd ing achievements was HHHBA’s strong g row th i n m e m b e r s h i p, i n n o v a t i v e communications and awareness campaigns, as well as comprehensive government relations and advocacy efforts. Most notably, HHHBA successfully reached a settlement with its municipality regarding Development Charges that were inaccurately collected over a period of almost two years, ensuring that homeowners who were overcharged would get a refund. Heavily involved in encouraging youth to pursue careers within the industry, HHHBA has also supported and donated to several charitable causes including Habitat for Humanity and Citykidz.

“HHHBA are active participants on government advocacy work on behalf of the entire province,” says OHBA CEO Joe Vaccaro, noting, “their membership is not only growing, but highly engaged and enthusiastically supportive of the work of OHBA.” Lyn Townsend, of Townsend and Associates was named 2013 OHBA Member of the Year. Townsend, a

member of the GTA-based Building Industry and Land Development Association (BILD) was recognized for her hard work and dedication providing legal assistance and advice on countless development and planning issues that affect the association and its members. Her expertise has provided members with the knowledge and tools needed in order to forge ahead with community development and growth. Townsend will serve as chair of an OHBA committee formed to address government consultations on Development Charges in the coming year.

Aggie Tose, executive officer of Haliburton County Home Builders’ Association, was awarded the David Horton Leadership Award, recognizing her outstanding contributions to the industry and her fellow association professionals. Tose is Chair of OHBA’s executive officers’ council and is respected and admired by her peers for providing exceptional support and assistance to fellow EOs in Ontario and across the country.

The award honours the memory of David Horton who served as executive director of OHBA for more than 25 years before his death in May, 2011.

Tips for choosing a

new-home builder You’re ready to buy a new home. But with literally thousands of builders of all shapes and sizes to choose from, how do you know which builder is right for you?

Choosing the right builder can be just as important as choosing your new home. When you purchase a home, you also “buy” the company that will build it for you. Their experience, skills and commitment to customer service will play a key role in determining how satisfied you are with your condo and with the whole buying experience.

You’ve made your decision –

Canada Mortgage and Housing Corp. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations: To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. (New Home & Condo Guide is also a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers.

Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received.

Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does.

Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction.

If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come.

Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later.

After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years.

The benefits of downsizing and living Green

“Living large” is a mantra North Americans have been far

too familiar with over the past few decades. Fortunately, most of us have come to realize that it’s not just our fast food portion sizes or our behemoth SUVs that could use some slimming down. Wastefulness and excessiveness are in steady decline, with growing numbers examining where they can cut back in their lives in order to save time, money and effort. This shift in perspective has been quite apparent in today’s real estate market. As baby-boomers seek simplicity in smaller, uncluttered spaces, and young up-and-comers seek affordable living in minimalist condos and lofts, smaller spaces have become the dominant trend in new homes.

Not so long ago, the idea of a smaller home used to elicit images of being cramped and inconvenienced, with no place to entertain guests or even enjoy a bit of privacy. All that has changed over the past decade as architects and designers have devised and implemented proven techniques to maximize the functionality and flow of today’s living spaces.

Housing is typically the largest expense most people will ever assume.

Miscalculating just how much home you require can cost you thousands of dollars over the life of your mortgage. Try to imagine the myriad of benefits that go along with your smaller space and even smaller mortgage and all of a sudden the idea of less being more takes on a whole new meaning.

For starters, spending less on the actual home permits the homebuyers to redirect their money towards personalizing their living spaces with finer materials and superior craftsmanship, making it distinctively charming and livable.

Also, keep in mind that quality flooring, finishes, fixtures and furniture are all much more affordable when dealing with a smaller space.

Another major factor driving the smaller spaces trend is a rapid rise in eco-consciousness. The ideal of an enormous house filled with specialized, rarely used rooms is purely a North American one. If you are sincere about contributing to a sustainable future and reducing your carbon footprint, a smaller home can make the biggest difference. No matter how many Green materials a large home has, its sheer size, unutilized space and sometimes dysfunctional design make for a very inefficient living space.

Proper Green living almost always results in substantial long term savings, which is why the positives of living in a smaller habitat continue giving for the entire lifetime of the house, as every room must be furnished, heated, cooled and so forth.

The environmental positives of a smaller living space are even greater than the financial benefits that you reap. A smaller home means a smaller footprint

Canadian homebuyers are realizing that a home that expresses your values and that’s a joy to live in is not a function of square footage. Most of today’s larger homes are designed to overwhelm rather than welcome.

Homes with cavernous spaces just aren’t as intimate and comfortable as those properly scaled down to the homeowner’s life. Think of your house as a tailored suit, just big enough to fit you perfectly.

People who are able to make smaller living spaces work, often find themselves with a surplus of time and resources to direct towards other areas of their life such as family, health, career and leisure. Perhaps a smaller home can create a more balanced and enjoyable life for you – one that will keep you connected to the things that truly matter.

Steven Stipsits

inducted into HHHBA Hall of Fame T h e H a m i lt o n - H a lt o n H o m e

Builders’ Association has welcomed Steven Stipsits of Branthaven Homes into its Hall of Fame. Steven joins the exclusive list of more than 30 members who have been recognized for their outstanding and lasting contributions to the association, community or industry.

Steven Stipsits has dedicated his career to the home building industry and has been passionately involved with the HHHBA for more than 37 years. He began attending and supporting the association’s events beginning at age 14 when he attended committee meetings with his father, Al Stipsits, for Branthaven Homes. As a fresh faced 18 year old, Steven won his first HHHBA award – the Student Best Custom Home Design Award – it was the start of a life-long relationship that culminates today with his induction into the HHHBA Hall of Fame. Steven is proud to be the fourth father-son team inducted into the HHHBA Hall of Fame to date.

In 1986 Steven joined his parents’ company, Branthaven Homes and a mere three years later, took over as president.

Since that time, the company has grown to include master-planned residential communities, smart-growth infill, destination enclaves and midr ise condominiums. The talented Branthaven team and staff have worked hard and have been acknowledged by the community with more than 125 awards to date.

Steven is an active and valued member of the HHHBA and has served as an executive on the HHHBA board of directors. During his tenure from 1986 to 1994, Steven held all six of the executive board positions, culminating as HHHBA president in 1993. At the time, the economy was on a downturn and it was vital to hold onto the existing membership as well as increase membership numbers, and Steven secured the membership with resounding success. During this same term, Steven also sat on the NEAT (Novel Environmental

Advanced Technology) Home Committee and at the end of this term, Steven was presented with the Presidential Award of Merit.

It has always been important for Steven and his family to support philanthropic endeavors within communities with a Branthaven presence.

With other industry leaders, Steven helped raise more than $1 million for local charities through the North and South Pole adventures. He is the largest corporate sponsor of City Kidz, providing care for local children to help combat child poverty. Through significant financial contributions, Branthaven is also a strong supporter of Hamilton Food Share, McMaster Children’s Hospital, Hamilton Philharmonic Orchestra, Burlington Central Library and many other charitable organizations. Steven also donated the entire cost of construction for the Burlington Humane Society’s headquarters, as well as Ireland House Museum.

The HHHBA’s Hall of Fame was created in 1990 and includes some of the giants of the local residential construction industry among its ranks. With this latest induction, Steven Stipsits becomes the 32nd person to be named into the Hall of Fame.

Autumn is upon us and that means winter isn’t far behind.

As the weather begins to cool and the leaves start to fall, you should start to prepare your home for the cold winter ahead. Raking your lawn isn’t the only fall maintenance task that needs attention. In order to keep your home in good shape for the long run, and to maintain your new home warranty rights, maintenance should be performed year-round.

In the autumn months, just as we take out warmer clothes and put away the bathing suits and sandals, our home also needs to get ready for the change in weather. If you live in a home that’s less than seven years old, regular maintenance is also an essential part of protecting your new home warranty.

All new homes in Ontario come with a warranty that lasts seven years from the date of the first possession, guaranteed by Tarion Warranty Corp. The warranty protects homeowners from issues such as water penetration through the basement or foundation walls and defects in the electrical, plumbing and heating systems.

Blue Built Home When the Sim family started looking for a new

home, they had no idea they could marry their interest in water conservation to their home-buying experience. Then they visited a model Blue Built Home in Guelph and everything changed.

“We went to look at a model home by Reid’s (Heritage Homes),” recalls Tjun Sim. “When my wife and I walked into the house we saw a sign for Blue Built Homes, we didn’t know what it was before then, but when we read about it we were very interested in how these homes conserve water.”

Blue Built Home is a certification program for newly built homes, administered by the City of Guelph. A Blue Built Home saves water and reduces household bills by requiring an approved set of water-efficient home fixtures and appliances be installed in the home.

Inside and out, a Blue Built Home looks like any other home, with all the same luxuries and comforts. In a nutshell, a Blue Built Home helps cut your water bill without sacrificing your lifestyle.

“We don’t do anything more – or less – to conserve water than we did in our previous home,” notes Sim. “Some things are even better; we don’t have to wait for hot water in the shower like we used to.”

The Blue Built Home program has three certification levels: Bronze, Silver and Gold. A Bronze-certified home uses 24 per cent less water than a standard home, an amount equal to 293 full bathtubs of water. At current water rates, this adds up to savings of more than $130 a year on water bills.

When asked if he notices the savings on his family’s bills, Sim does not hesitate: “Yes, absolutely.”

Every Blue Built Home has WaterSense-certified toilets, showerheads and faucets, an Energy Star-qualified washing machine and a hot water recirculation system.

Silver and Gold homes include greywater reuse or rainwater harvesting systems (respectively), use 38 to 54 per cent less water than a standard home, and save homeowners $210 to $300 a year.

Homebuyers also benefit from a rebate of up to $2,460 from the City of Guelph – extra money you can use for luxury upgrades.

“I would definitely recommend a Blue Built Home,” Sim attests, a year after moving in. “Especially the Gold level – you’ll save so much more!”

IF “NOTHING IS CERTAIN BUT DEATH AND TAXES,” AS SEVERAL

famous authors have waxed in various forms, it seems Canadians have a curious way of preparing for the inevitable.

While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and for filing a return April 30, many Canadians take it right down to the wire – especially on the fi rst point.

Now that we’re into October and the end of the year is in sight, and while those deadlines are still months away, it’s an appropriate time to discuss how consumers tend to begin most of their tax planning.

Indeed, as many experts suggest, the best tax planning should begin during the year – not at tax deadline time. But, like death, perhaps Canadians just don’t like to think about taxes, viewing them as an equally unsavoury topic.

How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system.

David Chilton lamented this fact in his 1989 best seller, The Wealthy Barber. More than 20 years later, the challenge still exists – for Canadians of every age.

CONSIDER, FOR EXAMPLE: » A recent CIBC poll conducted by Harris/Decima shows that many Canadians across a wide range of ages say they do not feel financially prepared for their retirement. » According to a new TD Retirement Realties Poll, too many Canadians procrastinate in saving for retirement; 15 per cent plan to save for retirement for only less than five years before leaving the workforce.

More than two-thirds of retirees say, in hindsight, they should have saved for retirement for 25 years or more. » A recent BMO study found that 40 per cent of Canadians are unclear on the differences between an RRSP and a tax-free savings account. » If, like many Canadians, you believe that you pay too much tax, then tax-planning, and thinking of ways to minimize tax, should be a year-round task.

Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.

SOME SUGGESTIONS, COURTESY OF A VARIETY OF SOURCES: Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement.

Contribute to RRSPs regularly, even if smaller amounts throughout the year to avoid having to come up with a large lump sum at deadline time.

Manage and budget your spending, to better control where and how you spend and identify opportunities to save.

Remember that your finances are connected. Making progress on one aspect of your goals can lead to an opportunity to improve in others.

Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.
