Long-term commitment will afford you peace of mind

W

hether you’re relocating from one coast to the other or moving to your first place, changing homes can be hectic, exciting and certainly stressful. But, relax. You can eliminate the anxiety associated with moving by taking control of the situation with confidence. Understanding the market is just part of the story. Knowing what you need and what you can afford is the more important part of the equation. Making a prudent purchasing decision that doesn’t keep you up at night when interest rates rise, or market news becomes the talk

of the town, is up to you. Any expert will tell you that buying a home or condo is a long-term commitment. This issue is full of great tips from the experts as well as the latest news designed to help you make a wise purchasing decision. Along with our Community Focus features, which outline the specifics on many fine communities, there’s lots to take in – so kick back, relax and enjoy. You’re in the driver’s seat.

New home treasures

As the saying goes, one man’s trash is another man’s treasure. But does it apply in real estate?

A

few weeks ago, an item hit the news: “Forsaken Detroit homes for sale for as little as $1.” And digital media being what it is in 2013, within hours the story had been picked up by outlets across the continent, and republished, repurposed, regurgitated and retweeted ad nauseam. “What? Homes for sale for $1? Let’s buy 10,” seemed to be a common refrain from many people, speculating – some, perhaps, not in jest – that this was their opportunity to become real estate moguls. While interesting reading and entertaining thinking, such scenarios usually offer little real potential. People seem to forget why these properties are available for next to nothing in the first place: foreclosure, located in a bankrupt city with high unemployment, abandoned by owners and now occupied by squatters, and so on. Even if you really were able to buy a house for $1, what would you do with it? Would you move there? If not, how would you “manage” the property, fix it up, rent it out, pay the taxes – all in a way that made financial sense? And how many years (or decades) would you have to wait to sell it to recoup those investments of time, energy and money? In the real world, such easy riches are but a dream. In Southwestern Ontario and elsewhere in Ontario and Canada, there are no homes for sale for $1 – for good reason.

Niagara-on-the-Green is a hive of activity

as executive towns and semis take shape

T

rendy Niagara-on-The-Green is a hive of activity – construction activity – as all available homes have been sold, leaving only new construction such as framing, roofing and bricklaying for visitors to view. For the first time, this premiere new home community in Niagara is offering townhomes that are taking shape alongside the golf course. Unfortunately, says Michelle Corney, sales manager at the site throughout its 13-year history, there is nothing to see. “The models have all been sold. We’re just selling holes in the ground,” she laughs. But that means there is “lots” to see – where homes are being built with golf course and greenspace views. Future residents can rest assured that the cacophony of construction

will soon lead to attractive streetscapes like those already in place. Others may call this pleasant blend of homes along gently winding streets “new urbanism” but the sales team points out it’s simply the “1812 look” of Niagara-on-the-Lake from two centuries ago. The 106 homes that will be under construction now and in the future paint a perfect picture of Niagara-on-the-Green with their diversity of plans, designs and finishes. Fabulous sales and ongoing construction have established Niagara-on-theGreen as the place to be among homebuyers of all ages. These executive-style townhomes with golf course views are perfect for those looking for a great lifestyle in a golf course community partnered with low maintenance living. The season’s newest finishes and fixtures will be showcased in these towns, semis and corner semis with models completed later this fall.

Plus – construction is underway on the new Niagaraon-the-Green mega mall. Located across from the existing community, it will be the largest open-air mall in Canada. It will include high-end fashion retailers, many from the U.S., and boutiques, specialty stores as well as restaurants, cafes, a food pavilion and open-air farmers’ market. Residents already enjoy nearby amenities such as White Oaks Racquet Club, dining and greenhouse experiences at Niagara College along with The Wine Route, Shaw Festival and quick access to the U.S. border. Plans for the mall, along with this newest phase of construction that includes the towns, and a new collection of semis and corner quads, are on view at the awardwinning Niagara-on-The-Green Presentation Centre. With each sale of a new home in this newest phase, BW Homes will be making a $100 donation to Habitat for Humanity Niagara. The living space of these towns with Victorian and Colonial facades ranges from 1,353 to 1,664 sq. ft., with semis ranging from 1,600 to 1,962 sq. ft. Fashionable corner semis of 1,620 to 1,764 sq. ft. are equally appealing for their style and low maintenance nature. Built in blocks of four, each is a corner location with a side yard and filled with luxury features. Plans like the Harbour offer a wrap-around porch while inside a “parlour” offers the opportunity for a dining room with enough space to add a sitting area for after-dinner aperitifs. It faces out to an open-air courtyard bordered by brick walls for total seclusion. “How different is this?” asks the sales team. Look out to the courtyard from the parlour, the breakfast area and the family room that envelop it. Standard features of the Harbour include a vaulted ceiling and fireplace in the family room, breakfast bar, main floor laundry, single garage and a choice of Victorian or Regency façade.

Niagara-on-the-Green is the award-winning community by Bayview-Wellington Homes, where more than 400 families already make their homes. Elegant stone gateways and historic street lamps accent heritage-style residences within this quiet community where there is “lots” to see as construction continues on your new home. aug 31 - sep 14, 2013 | New home & condo guide SWO 15

Eastforest Homes

boasts excellence at Doon South

E

astforest Homes has received nominations from the Ontario Homebuilders Association Awards of Excellence for Best Design/ Décor Centre and Best Interior Decorating – Model Home under 2,000 Square Feet – The Tamarak II – Doon South. Building in 12 locations in Southwestern Ontario, Eastforest’s recognition supports the strength and talent of the Design Studio team who continually strive to excel in the level of excellence they bring to the services provided at the 18,000-sq.-ft. showroom where homeowners are guided through their selection process. The convenience of this magnificent Design Studio and fully decorated model homes at every location combine to help new homebuying decisions easier than ever. The Tamarak II, at 1,790 sq. ft. with three bedrooms and a second floor family room, is the ideal first or move up home for today’s young families with small children. The decorator gave first consideration to who would be living in this home and how they would live in it. Today’s young families like to use all their space; there is no place for a pretty room that never gets used but a smooth flow without clutter is important.

This modern yet traditional look has been created using a combination of black, white and cream. Black tile against white trim is clean and crisp, while the cream adds a soft touch. A model home should look good without furniture with simple paint colours, an accent wall or two and strategically placed warm and inviting lighting to set the mood. The furnishings should then be the artwork to complete the masterpiece. Care was taken in selecting furnishings and artwork that would work within a young family’s lifestyle and budget. Elegant while not being overly elaborate. Well selected focal points such as the fireplace, granite counter and textured wallpaper lend the unique features every home deserves. This modern yet traditional look has been created using a combination of black, white and cream. Black tile against white trim is clean and crisp, while the cream adds a soft touch. The duplicating tones in the carpet are not only striking against the dark floor but pull the room together. The use of pot lights with the coffered ceiling creates a relaxing atmosphere, while the black sheers create a feeling of privacy and letting the light in. In the kitchen the black

appliances against the dark brown/black cabinets are showcased against the light granite. Model homes demonstrate what is and what is not included in a new home, helping purchasers make an informed decision while working within their financial means. The 18,000-sq.-ft. Design Studio displays all included features and options available to new homebuyers and visitors seven days a week. Private consultations are offered for homeowners and guided tours and pricing information for prospective buyers. By demonstrating what is and is not included in their new home, purchasers are in a better position to make an informed decision while working within their financial means. Buying a new home should be fun, it should be a wonderful memory you look back on and embrace as you begin your new life in your new home. by howard bogach When purchasing a new home or condominium,

it isn’t unusual for homebuyers to negotiate a “side agreement” with their builder. By this, I mean, the builder offers something beyond what is in the Agreement of Purchase and Sale (APS), such as an upgrade or something in lieu of another item. A builder can also offer a supplementary warranty that is over and above the statutory warranties. These agreements can be attractive to homebuyers as they may be offered at a discount, or simply as an “extra.” While most homebuyers would see this as a bonus, it can also be extremely frustrating if the builder does not honour the side agreement. And

These agreements can be attractive to homebuyers as they may be offered at a discount, or simply as an “extra.” unfortunately, side agreements fall outside Ontario’s new home warranty program. To protect yourself, remember that if it’s not included in the APS, it’s not covered by Tarion. New home warranty versus a supplementary warranty or agreement Tarion warranty protection ensures your new home meets the structural requirements and health and safety standards of the Ontario Building Code. The warranty includes deposit protection or financial loss, delayed closing compensation, and a one-year, two-year and seven-year warranty that provide coverage for specific items and conditions. While your builder provides the warranty, Tarion backstops it by getting involved at the homeowner’s request if your builder does not honour his/her statutory warranty obligations. Your builder may offer services that are above and beyond the new home warranty, which Tarion does not have authority to get involved with. Over the years, Tarion has seen examples of frustrated homeowners who have approached us for help when either their builder has failed to come through on a side agreement or there is a misunderstanding between parties. It is always disappointing to tell them that Tarion cannot force a builder to honour an arrangement that falls outside of their APS.

Examples of side agreements not covered by Tarion: One of the most common scenarios we see is upgraded electrical components such as wiring for pot lights or pre-wiring for home theatres. Many homeowners negotiate with the builder to wire the home before the drywall has been completed. However, in cases where the upgrades weren’t included in the APS, Tarion wasn’t able to intervene when an issue arose. Over the years, we’ve also received complaints from homeowners who haven’t received items their builders promised, such as f i n i she d b a s ement s, back ya rd deck s a nd extended warranties on heating and ventilation systems or foundation waterproofing. My best adv ice to homeowners is to never accept an upgrade or modification to your new home without having it included in your APS. If you want to add something to your home after your APS is signed, you may be able to have it included in the APS in the form of an amendment. I recommend making these changes with the help of a lawyer to ensure it is done properly. This way, the builder’s agreement will be backed by Tarion and you have somewhere to turn should you need assistance. A s a lways, i f you have quest ions |about your warranty, visit tarion.com or f i nd us on Facebo ok at facebook.com/tarionwarrantycorp

Get a taste of Eden with semi sweet homes by

S

pallacci Homes is pleased to announce that the Semi Collection at Eden Park has been well received and is now nearly 50 per cent sold. Recently opened to great success, Spallacci Homes Semi Collection provides all the cachet and character of the Singles Collection with the added benefit of equally smart layouts, outstanding elevations and attainable pricing. “That’s been our greatest success,” says Dino Tomassetti, sales representative for Spallacci Homes. “We have been able to attract a wide variety of new homebuyers – everyone from first-time buyers, young families and even empty nesters because

these plans feel so spacious and sophisticated. There are many buyers who even chose our semi’s over other builders singles due to the well conceived interior layouts and the overall look of the homes.” Eden Park’s Semi Collection offers the same upgraded French Chateau elevations and Classic Olde World Façade as the singles and estate homes in this successful master planned community. “No one should have to sacrifice style over size. Our elevations are so elegant, so engaging, people just love the quality and curb appeal,” confirms Tomassetti. “They have the same quality materials, tonal palette, level of detail and authentic styles that will complement the singles at Eden Park.” There are six semi plans to choose from at Eden Park. They range from the 1,438-sq.-ft. Gardenia, to the 2,188sq.-ft. Azalea. Each is offered in a French Chateau or

Classic elevation. The design team at Spallacci was very mindful of the custom-inspired design benchmark they set for the Eden Park community. Tomassetti adds, “There are 24 different facades offered for the semis. Furthermore, each semi has its own unique left or right elevation guaranteeing that Eden Park’s curb appeal is never cookie cutter or compromised.” The Hosta plan is a favourite. With a large 1,578-sq.-ft. floorplan, it features an impressive foyer, pretty powder room is located on the main level. With nine-ft. ceilings and expansive windows and patio door located across the rear of the home, it is bright, airy and spacious for everyday entertaining. The kitchen is a pleasure to use with its abundant cabinetry and countertops as well as the convenience of the breakfast bar. The kitchen overlooks the family room and breakfast area across the rear expanse of the home. A beautiful stairway ascends to three good-sized bedrooms, including a master retreat with ensuite and a main bath a family friendly layout! Starting in the low $300’s, this plan offers plenty of luxury living and functionality for families to spread out or empty nesters to smart size. Eden Park is just minutes from the bustle of Hamilton’s busy city life, but is it perfectly situated on the quiet West Mountain. Shops, schools, services and recreation abound. “Eden Park’s location on the West Mountain is very coveted. Our community has been designed as an exclusive enclave. It is set back from Rymal Rd. and residents and their guests enter through an impressive wide street for a stately first impression. Many of Eden Park’s homes back onto parks or very mature large lot homes. “It really feels like a sanctuary,” adds Tomassetti. The first phase of the Eden Park community is nearing its final stages with the final release of semis. Families have moved in and construction is underway for the semis. “Sales this summer have been swift because visitors to the community at first glance can easily see for themselves the quality of this Spallacci-built neighbourhood. And with only 50 per ent of our Semi Collection remaining,

4 ways to make sure you are buying the right home Finding a home and getting

a deal signed, sealed and delivered is one of the biggest and most emotionally-charged decisions that people ever make. In fact, a recent Bank of Montreal report found that 80 per cent of prospective homebuyers know if a house is “the one” the moment they step inside. According to Phil Dorner, president of the Ontario Real Estate Association, while that initial feeling is important, buyers should keep in mind that there are several other factors to consider before making a final decision

“Although your initial feeling about a property is a powerful force, make sure to follow these five steps to help ensure that you aren’t going to be faced with unwelcome surprises,” says Dorner. Here are four important steps for prospective buyers to take before making any decisions: Talk to the neighbours: The best way to get an idea of what it would be like to live in a particular neighbourhood is to talk to someone who already lives there. Chat with neighbours about the community, schools, commute and any potential surprises that you should know about. Work with a local Realtor: Look for a realtor who works in the area and knows the ins and outs of the community. Asking friends, family and colleagues for references is a great place to start. Another good way to find a realtor active in the area is to go to open houses in the neighbourhood. Get a home inspection: In Ontario, a home inspection reports on the condition of the roof, structure, foundation, drainage, heating, cooling, plumbing, insulation, walls, doors and electrical system. The cost of a home inspection can vary so do your research and make sure to choose a qualified home inspector who will also inform you of the scope and limitations of the inspection. Check with the city: Visit your local building department and find out if any new developments are planned. Check to see how many owners have applied to build homes or additions that are larger than the bylaw permits – this gives an indication of the neighbourhood’s future. When it comes to making a home buying decision, do your homework and be sure to enlist a real estate professional to guide you through the process.

Two dream homes debut at

N

ow you can awaken to the home of your dreams – two homes, in fact – at Evergreens at Southcote, where Dawn Victoria Homes is debuting two model homes at its newest new home community in Ancaster. You’ll find this serene enclave of 57 stately homes on 42- and 50-ft. lots at Southcote Road, north of Garner Road. Showcasing style and substance, two graciously appointed models open their doors just minutes from olde Ancaster with its history, shops and boutiques. Evergreens is only seconds to Hwy. 403, making access to Hamilton, Toronto and Brantford quick and easy. Or take the backroads and enjoy the scenery. In minutes, you can access the LINC and be in Stoney Creek or hop on the Red Hill Expressway and be on your way to Niagara. Two models illustrate two lifestyle possibilities. Family living is gracious and easy to achieve in the two-storey, four-bedroom Rousseaux of 3,157 sq. ft. Next door, the 2,212-sq.-ft. Halson features main floor living with a twobedroom loft, ideal for empty-nesters or busy professionals looking to retreat to the lap of luxury and comfort. “We’ve taken the traditional sub-division and modernized it,” explains company President Don Husack, “and then introduced the heritage feel of Olde Ancaster. I think a lot of new subdivisions have missed this. Our homes

have a custom appearance but maintain a competitive subdivision price.” With only two streets of homes, Evergreens will retain the charm of a community within a community. Designs offer three elevations and dozens of exterior finishes for an appealing streetscape that artfully merges natural elements of the day – stone, brick, wood siding – with stateof-the-art home construction. Built for today, The Rousseaux gives a modern nod to the central hall plan of yesterday with a spacious two-storey entry that extends into the home in several directions. The den/home office is right here, with the addition of a bay window that takes advantage of the nine-ft. ceilings found on the main floor. There is an open-concept dining room. The garage door and mud room are found beyond a door of waterfall glass where family gear is easily accessible but hidden from guests. Across the back of the home is where the family can stretch out and relax in the family room or entertain in a fabulous kitchen that is sleek and contemporary with granite counters and stone-hued tile underfoot. The dinette area with patio doors to the back, bridges the space between the kitchen and family room – a family room which is spacious beyond words to accommodate the largest of gatherings. Each of this home’s four bedrooms is its own private suite with a walk-in closet and ensuite or shared ensuite. Each tub is fully tiled to and including the ceiling, a detail often forgotten, but not here. There is a full-size laundry, not just a converted closet, which is fully outfitted with cabinets and counter. Double door provide the entrance into the master suite with a walk-in closet lined with cabinets. Beyond another door of waterfall glass, the ensuite offers modern contemporary style with a pedestal tub set beneath the window against wall of glistening mini glass tile, next to the glassed-in shower. Water flows from wall-mounted fixtures into a pair of glass bowls in his and hers vanities set into a granite counter. Main floor living doesn’t get any better than within the

Halson. Modern design begins at the entrance as a cathedral ceiling rises overhead in the private dining room. In the kitchen, solid surface counters are a contemporary balance to the rustic tones of the cabinets. The laundry room and mud room are combined at the entry to the double garage, concealed behind a door of waterfall glass. Beyond the kitchen, a vaulted ceiling reaches high above the family room to the upper level with sitting area, two bedrooms and a bath. The pinnacle of drama is reached beyond the eight-ft. door of the master suite with the unexpected continuation of the vaulted ceiling. The height is reinforced with eight-ft. doors of waterfall glass that lead to the walk-in closet of custom cabinets and ensuite. At Evergreens at Southcote, these aren’t just dream homes, they can be reality for you and your family. Visit the models at 475 and 479 Southcote Rd., 1 to 6 p.m., Monday to Thursday, noon to 5 p.m. weekends. Prices begin at $421,900. Also in 2011, Goodrich Landing Gear received a $3.3-million investment from the provincial government to assist the company’s R&D. Sheridan College also officially opened its new Applied Research and Collaboration Centre, for use by the faculty, students and external partners specifically involved in research projects administered through Sheridan’s office of Applied Research and Innovation. A number of new businesses have also made their way to Oakville, bringing more than 650 new jobs and absorbing more than 411,000 sq. ft. of commercial and industrial facilities. An historic town with a thriving waterfront, Oakville has preserved its rich heritage, with many 19th Century buildings in the downtown core. Downtown also boasts one of two local harbours on Lake Ontario, featuring more than 1,000 slips and moorings for sail and 64 New home & condo guide SWO | aug 31 - sep 14, 2013

Supporting all this development is a strong and further improving transportation infrastructure. Prime location at the centre of major transportation routes – the QEW and Hwys. 403 and 407 – facilitates access to major markets in Canada and the US. The network includes toll and toll-free expressways, commuter and urban public transit, by rail and bus, national and international rail service for people and goods, global passenger and cargo aviation services, and extensive inland and international marine shipping facilities. Illustrating how important transportation is to the city, the Town of Oakville is currently surveying residents to help identify community priorities from now until 2031. The “Switching Gears” Transportation Master Plan is intended to deliver an exceptionally detailed level of integration between land use and transportation planning, to help identify Oakville’s transportation needs and consider a diverse range of options to satisfy future travel demands. Says Mayor Burton: “Our goal is to offer more balanced, efficient and sustainable transportation choices for people, goods and services to move around Oakville. Public input is key to helping us focus on transportation priorities that matter most to our community.” Switching Gears is one of several master plans that together with other key planning initiatives will create a path to a more livable and sustainable Oakville into the future, the Town says. Developers see the growth potential in Oakville, and a number of projects are underway from companies such as Fernbrook Homes and Menkes Developments. And in nearby Hamilton, DiCenzo Homes, Multi Area Developments and New Horizon Homes have new openings, while in Burlington, Davies Smith Developments is also building. This means plenty of new-home shopping options for prospective buyers. Oakville also boasts abundant natural attractions and culture, with more than 2,400 acres of parkland, theatres and galleries, Glen Abbey Golf Club, and the annual Waterfront Festival and Jazz Festival. Culture in the city, in fact, received a big boost on March 24, 2012 with the grand opening of the new Queen Elizabeth Park Community and Cultural Centre (QEPCCC). Located at 2302 Bridge Road, QEPCCC offers more than 144,000 sq. ft. of active living space, making it one of the largest venues in Canada to house such a diverse collection of recreation, arts and cultural opportunities. It offers classes, workshops, camps, drop-in activities and events for all ages and abilities. The facility boasts an aquatics centre, two gymnasia, a youth centre, an older adult centre, dance studios, a recording studio, fine arts studios, a rehearsal hall, black box theatre, gallery and museum space. “This new facility symbolizes our goal to be the most livable town in Canada, and its opening clearly demonstrates our continued progress towards that goal,” says Burton.

BurLiNgToN Building on history with economic growth Ten years or so ago, if you were asked to describe Burlington, you might have thought of it as just west of Oakville, lots of land space, a bit of a bedroom community between Toronto and Hamilton, with some big box retail outlets. Burlington still shows those characteristics, but is increasingly earning a reputation as a city on the rise, with a progressive local government and economic development office helping to build a self-sufficient economy. Burlington shines in business as well as culture, recreation and leisure. And like Oakville, Burlington’s proximity to Hamilton, the GTA and the U.S. is central to its prosperity. The city has a clear vision of its future. Core economic strengths focus on advanced manufacturing, software development, financial services, biotechnology, environmental and logistics enterprises. Increasing diversity is one of the keys to future growth, as this would build resilience and sustainability to expand further beyond its traditional industrial markets. For example, the city is expanding its partnerships with nearby post-secondary institutions, including McMaster University and Mohawk College, in emerging fields of technology, research and skills training. In addition, Mayor Rick Goldring says the Burlington Economic Development Corp. is one of the city’s top priorities in 2013. City Council has endorsed aggressive growth targets and has formally asked BEDC to take a more direct and active role in the short- and long-term development and marketing of Burlington. Already well positioned with extensive access to regional, national and international transportation networks, the city is also the beneficiary of recent investments in infrastructure to improve highways and mass transit, to facilitate business growth and community development. The city has enjoyed substantial growth recently. By 2006, the population topped 160,000 and continues to grow; development is spreading north, with farmland north of Dundas St. (formerly Hwy. 5) increasingly giving way to suburban housing. BEDC has a very clear and ambitious plan for the city. With a mission statement “To promote a healthy environment and prosperous community by facilitating opportunities for economic growth,” BEDC is positioning Burlington as a globally competitive community. Currently in Burlington, a disparity exists between local jobs and the skill-set of residents, says BEDC. Residents have to commute outside the city to find work, particularly in professional services. As a result, approximately 55 per cent of Burlington residents commute to jobs in Oakville, Mississauga and Toronto. In the manufacturing industry, the opposite occurs, as Burlington imports labour from outside the city. BEDC’s strategy is to create the right job opportunities for residents to live and work in the same community, improving their quality of life. In 2012, Burlington City Council approved a BEDC employment land strategy, with five districts that have the potential to increase the city’s non-residential tax levy revenues by two per cent per year. This should generate more than $600,000 or about 87,000 square metres of non-residential construction, annually. All of this is important news for prospective new-home buyers looking to buy in and around Burlington. These plans mean more local job opportunities, which leads to employment and average wage growth – key determining factors to support new housing and increasing real estate values. Developers catering to this demand include: Branthaven Homes, with two- and three-storey luxury townhomes in downtown Burlington; Tobyn Park Homes, which is building ParkCity, a condominium also in the downtown area; and Adi Development Group is building Mod’rn Condominium, in the heart of the city. Residents can enjoy a variety of cultural and local attractions in Burlington, from the famous Royal Botanical Gardens to the Burlington Art Centre, home to the world’s largest collection of contemporary Canadian ceramics.

Parkland is abundant in Burlington, with 75 parks occupying 800 acres within the city Key among them is the Spencer Smith Park, a highlight in downtown old Burlington which has undergone significant redevelopment over the years to become one of the city’s central recreational centres along the waterfront. For those looking for amateur sports and recreation in their community, Burlington has a vast array of excellent programs and youth leagues, as well as the Burlington Cougars junior hockey team. aug 31 - seP 14, 2013 | New home & coNdo guide Swo 65

The importance of keeping a

dynamic public face The value of an ongoing commitment to a public

relations (PR) strategy is difficult to quantify and explain for anyone in the position of marketing director, as I am for Geranium Homes. To communicate a company’s goals, achievements and offerings, word has to get out via the media, correspondence and a variety of events and marketing materials. People need to be aware of Geranium Homes in order for them to research our homes and communities, and they have to trust us enough to consider purchasing. We think of public relations as the “gatekeeper” of our corporate image – a function that challenges us to adhere to our corporate values while also helping to establish protocols for communication, supports customer service and even impacts how we treat our employees. For the past five years, Geranium has worked with Toni Pettit of The Morrison Group to spearhead our PR function. Pettit has over 25 years of experience in the new home building and related industries. Her management of our public relations builds and sustains awareness of our company and assists us in maintaining a good reputation among our customers. She is a critical member of the Geranium team. “Public relations is the channel through which we share a company’s story,” Pettit says. “With Geranium, we are always finding new avenues to promote this award-winning company’s dedication to quality in every aspect of building homes and nurturing communities.” Contributing to our overall marketing efforts, The Morrison Group has devised many successful new initiatives. These are in addition to planning and executing numerous events each year. In our industry, this is often a vital aspect of PR, and for Geranium has included a wide variety of activities. For example, we hold annual gardening events for new homeowners once they’ve moved in, large community barbecues for several hundred, intimate seasonal soirees and Hard Hat Tours for prospects and buyers. Pettit has also recommended and implemented many of our programs in support of charitable organizations. “PR is dynamic, a continual message delivery system that engages the public’s attention, and often, participation. The goal is to have every one of these touchpoints be a positive experience for the audience,” Pettit explains. Another critical component of PR is cultivating a positive and trusting relationship with media representatives. “Facilitating news reports via media releases and interviews promotes the company’s brand in a different way than straight advertising and sales presentations,” Pettit says. “As an independent representative, I

interact with the media on a regular basis and keep those lines of communication open.” Geranium’s twice-yearly newsletter is another important vehicle we’ve established working with Pettit. The newsletter tells our story in more detail than we can include in media releases or blogs, for example. In 2010, this combination of fresh ideas, sound advice and attention to detail is what earned our companies’ the award of Best PR Campaign from the Building Industry and Land Development Association (BILD). An award we were also a finalist for this year. As an active member of BILD, Pettit is able to keep up to date with the new home industry. Geranium’s management shares a passion for home building and our PR efforts reflect that dedication. “I feel fortunate to have clients who respect and appreciate my contribution to their overall marketing efforts,” adds Pettit. “We get a lot accomplished yet still find time to have fun!” For Geranium, PR is an integral part of our annual marketing strategy and makes a significant contribution to our ongoing success. This is part of a series of articles on topics of interest to new-home buyers, authored by Sue Webb Smith, marketing director for Geranium Homes.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Here are some tips to consider: Larger down payment: The larger down payment you have when buying a home, the smaller mortgage you require and the less interest you pay over the life of the mortgage. And if you put down more than 20 per cent, you also avoid mortgage default insurance.

GREAT GULF

Edgewood & Rolling Meadows

Two great communities in

Niagara by Great Gulf

“L

ive Greatly” for less in one of two great neighbourhoods in Niagara. Both communities boast of amazing value, stellar locations, top-notch designs, and quality craftsmanship for which Great Gulf is well-known. Edgewood Edgewood’s value begins with its phenomenal location, which is an easy drive to a tremendous array of amenities including 40 championship golf courses. Families appreciate proximity to public and separate schools, as well as the convenient shopping at Niagara Square mall and Canada One Factory Outlet Mall, plus the recreational opportunities along the Niagara Millennium Trail. The local McBain Community Centre includes a YMCA, public library and skate park. Commuting is a breeze as access to Hwys. 58, 420, the QEW and Thorold Stone Road are close by. Buffalo International Airport is minutes away, and it’s only a 90-minute drive to Toronto. Edgewood’s homes feature modern interiors with superb standard appointments including custom-quality kitchen cabinetry; luxurious master ensuites with a soaker tub and separate shower; highperformance engineered flooring, plush broadloom and selection of imported ceramics; main or second floor laundry (all as per plan). And when it comes to well-thought-out layouts, there is something for everyone from first-time buyers to growing families and empty-nesters.

The Edgewood sales office is at 9118 Forestview Blvd. at Garner Road. From Toronto, take the QEW Niagara to Niagara Falls. Exit at McLeod Road, travel west on McLeod to Garner, turn right on Garner to sales office and model homes. For hours and more information, call 905.356.9408 or visit greatgulfhomes.com

Model home in Thorold – The Erie

Rolling Meadows Great Gulf’s master-planned community in Thorold – Rolling Meadows – gets you great design at great value. Imagine owning a beautiful home within a community that features parks, schools, walking trails and the tranquility of treelined streets. Among the natural areas in the neighbourhood plan are landscaped stormwater management ponds, plus there will be commercial venues coming in the future where residents can run errands right in the community. And just think about all the other amenities and attractions you can reach within a short drive – the lush vines and tantalizing tastes of wine country, the challenging holes at area golf courses, live theatre at the Shaw Festival in charming Niagara on the Lake, bargain shopping just across the U.S. border. Plus, Toronto is a 90-minute drive for those times you want to visit family and friends in the big city. All of this can be yours, plus the superior design and construction quality

for which Great Gulf is well known. Creating stunning streetscapes, the homes at Rolling Meadows are principally brick with varying architectural details such as soldier coursing, brick arches and keystones. Comfortable interiors feature (all as per plan) customquality finished cabinetry, imported ceramic tiling, natural finish oak railings, a gas fireplace and high-performance engineered flooring system. These are homes designed for families looking to put down roots for generations to come in a neighbourhood where neighbours stop on the street to chat and kids ride their bikes to play with friends.
