Buying made easy

Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Getting a jump on spring

By calendar if not by temperature, this time of year signals change and opportunity

T

he cover date of this issue is March 16 – a few days into Daylight Savings Time and less than a week before the official start of spring – and Mother Nature has already teased us with a sign of warmer things to come. Indeed, spring is always busy season in the housing market, and despite some recent “cooling” in some areas and housing types, this year should be no different. Fair weather and still-favourable mortgage rates should point to the sales pace continuing in the coming weeks and months. Need proof? Take advantage of the nicer weather and get out there and visit some new-home sales centres and model homes. A combination of factors – including land availability and affordability – is restricting supply of single-detached homes, in particular, at the moment. You may be surprised at just how quickly new lowrise developments are snapped up by homebuyers. We’re also betting you’ll be impressed by how new-home builders in Southwestern Ontario and elsewhere are responding to such challenges, by offering more variety of home options. Gone are the days when the main choices were simply lowrise and highrise. Today’s buyers want variety – townhomes, semis, singles, freehold and condominium ownership – and developers are delivering in spades.

here’s much more to discover at Eby Estates in southwest Kitchener – a lot more. In fact, lots of 100 to 200 ft. in length offer much more outdoor living space and with the nicer weather close at hand it’s space that will be well-used in this fabulous family community alongside Williamsburg Town Centre. Eby Estates is lived in, worked in and played in. Because this is an established community, you’ll find parks and greenspace are already in place where children can play while residents stroll by. Amenities like shopping are close at hand. Schools are not far away and services for dayto-day living are within easy reach. It’s a busy family’s dream come true. Eby Estates is an Energy Star community located off Fischer-Hallman Road, just minutes from Hwy. 8 and the 401, and five minutes to the Williamsburg Town Centre and the Sunrise Centre. It continues the success of Williamsburg Estates, another Kitchener community by Reid’s Heritage Homes and Schlegel Urban Developments who together form Williamsburg Homes. Residents will enjoy Williamsburg Town Centre with its diverse offerings of shopping, fitness and dining well represented. Designed according to the principles of New Urbanism, the community provides a Town Commons and retail space along Main Street in the centre of the neighbourhood within walking distance of residences. the buildings mirrors the architecture of small town Ontario bringing warmth and personality to the community. That architecture is repeated in neighbouring Eby Estates, which partners old-world craftsmanship with modern features. With craftsman architecture and accents, homes step back to a by-gone era. Entrance to Eby Estates is gained through a gracious entryway leading to winding streets and heritage-style streetlamps. Exteriors of stone and brick contribute substance and style to the community. The latest release of homes last fall unveiled a full assortment of 30-, 36- and 40-ft. lots offering floorplans in two-storey and multi-level plans for a wide range of options and elevations. Each of the 40-ft. Craftsman-style homes will include nine-ft. ceilings on the main floor, and California ceilings and ceramics throughout. Each will be a High Performance Home built to

beyond the Energy Star standards resulting in increased fuel and cost savings. Three appliances, a fridge, stove and dishwasher, will be included, as well as free granite in the kitchen and hardwood floors in a principle room on the main level to enable homebuyers to personalize their homes. Williamsburg Homes prides itself in exceeding expectations by building beyond industry standards to offer more home to homebuyers. Along with Energy Star features, these homes are built with two-in.-bysix-in. construction. Another noticeable feature is the hand-cranked windows, rather than sliders, another sign of Williamsburg quality. Even details like an enhanced ductboard provide less air leakage in the HVAC system and quieter operation. While there is a model home of the Carlisle on view to showcase quality design and gracious appointments, a drive through the community offers a view to the lifestyle that awaits! Pay a visit and discover why you’ll want to make your new home in Eby Estates. march 16 - 30, 2013 | New home & condo guide SWO 15

LOSANI’S “FLEXSPACE” TOWNHOMES

are a big hit with buyers at

With the tremendous success

of its launch in February, Losani Homes has just introduced a spectacular new collection of urban townhomes at Victoria Common in downtown Kitchener. Hundreds of enthusiastic househunters attended the preview event, and by the end of the weekend, many had arranged their appointments to purchase. Among the project’s appeals is what Losani calls the “FlexSpace Advantage” – a measure of design flexibility that all the available floorplans demonstrate. Prospective homebuyers likely know the vast majority of townhomes offer only single-car garages. But at Victoria Common, designers have provided space for two cars parked in tandem or side-by-side. But where does the “flex” enter the Flexspace advantage? Well, if you’re happy with just one parking space in the garage, you can convert the second space into a room tailored to your lifestyle. And the options truly are unlimited. You can set up a private office or a gym. Entertain yourself with a home theatre,

Victoria Common games or hobby room or den with a bar for hanging with your friends. Victoria Common is the largest master-planned urban community ever launched in Waterloo Region. Here, Losani Homes is offering a collection of affordable and customizable two- and three-level townhomes with prices starting from $249,900. With a choice of 14 models ranging in size from approximately 1,060 to 1,985 sq. ft., each of the 101 towns in Phase I will be luxuriously appointed throughout with hardwood flooring, stone countertops, nine-ft. ceilings, keyless entry, premium lighting and plumbing fixtures and custom Barzotti cabinetry. A brownfields redevelopment, Victoria Common will quickly evolve into a dynamic new cosmopolitan centre in downtown Kitchener, a pedestrian-friendly place where life’s essentials are within easy walking distance, and incorporating one of the most advanced Green energy systems in Canada. The social and geographic heart of the community is the Piazza, an activities-based urban park. With its own clock tower, concert podium, and splash pad/ice rink, the Piazza beckons passersby with public benches and café-style seating areas, all beautifully landscaped. In the heart of “Canada’s Technology Triangle,” Victoria Common is situated near King Street, minutes from Kitchener’s downtown stores, restaurants, bars, parks and Farmers Market. It’s also within walking distance to GO Transit and the new LRT, and close to K-W’s Wilfrid Laurier University, University of Waterloo and Conestoga College. Major highways nearby provide quick and easy access to Toronto, Mississauga, Hamilton and London, including Pearson International Airport. Catering to the region’s tech-savvy citizens, Losani Homes will offer a limited number of early buyers with a range of SmartHome automation features built into their townhomes. Utilizing Control4 technology, buyers will be able to enjoy wireless touchscreen/tablet control of many components of their home, including security, lighting, entertainment and climate systems. It’s new home technology that reflects both Losani’s understanding of what today’s buyer wants, and how our living spaces can be made more functional for today’s digital culture. With its longstanding commitment to excellence, Losani Homes’ signature quality and innovation can be found in dozens of new home communities across Southern Ontario. Victoria Common’s presentation centre is now open. To arrange an appointment to preview this unprecedented new collection of Losani townhomes, call 519.585.0500 or register at the website at victoriacommon.ca

Chateau-inspired semis COMING THIS SPRING TO EDEN PARK

J

ust minutes from the bustle of city life, Eden Park is a new home paradise where everyday living feels like a luxurious vacation retreat. And now, discerning new homebuyers can get a taste of French flare with a new collection of Chateau-inspired semis that are tres chic! Spallacci Homes’ Eden Park community has proven to be a welcoming paradise for new homebuyers who aspire to exceptional quality and beautiful living. Families and young professionals are drawn to this Hamilton West Mountain location and its family-friendly neighbourhood amenities such as parks, new schools, shopping and proximity to major highways. Having sold the majority of its first phases in the mas-

ter-planned neighbourhood, Eden Park’s Singles Collections are now under construction. New single-family homesites have also recently been released, but the big news is semis have finally arrived! “To date, over 150 families have already found their dream homes at Eden Park and the overwhelming favourites in our fi rst four phases of selling have been the single-family homes with Classic or French elevations,” says Dino Tomassetti sales representative for Spallacci Homes. “Everyone appreciates the old world styling, elegant proportions and upgraded materials.” Many visitors to Eden Park want all the same features and finishes as the luxury singles but in a more affordable home. “Up until now we have not been able to offer anything other than large lot singles within this upscale community. We are now able to offer professionals and young families the opportunity to live in this destination community with the introduction of an all-new Semis Collection.” Eden Park’s Semis Collections are sure to address all the lifestyle needs and attractive price point that this market desires. The Chateau– inspired style features façades of sophisticated stone and stucco. You’ll

note the authentic window styles – from impressive double French doors with transoms to pretty mullioned arched windows and even decorative ogee windows in the roofline. Romantic wrought-iron details are apparent in the pretty porches and Juliet balconies. Handsome carriage-style garage doors and rich masonry details make these homes distinctive. “We haven’t sacrificed any of our design detailing in the Semis,” says Tomassetti. “They have the same quality materials, tonal palette, level of detail and authentic styles that will compliment the Singles at Eden Park.” In addition to lovely front elevations, Eden Park’s homes can be appreciated even from the backyard! Attention to the size of windows including sliding patio doors and awning style basement windows, upgraded building materials and decks (as per plan) make these rear elevations have added value and aesthetic appeal. Eden Park’s semis are exceptional in their value. These spacious plans range from 1,566 to 2,188 sq. ft. with three and four bedroom options. Inside Eden Park’s interiors are formal and elegant. The standards package offers beautiful nine-ft. ceilings on main floors, an array of kitchen cabinets, imported ceramic tiles and a host of luxury appointments on display at the Eden Park Sales Centre. Tomassetti also points out that buyers from Mississauga to Stoney Creek and everywhere in between are drawn to the custom-inspired quality when buying at Eden Park. “Our buyers appreciate the exceptional product selection, personalization and attention to design craftsmanship that are standards when you buy a Spallacci home. Visitors to the sales centre are immediately engaged with our interactive site plan, which allows them to choose their lot and select a plan with confidence,” he says.

Eden Park’s Sales Centre has a stunning model kitchen and décor centre where visitors can experience first hand the quality and variety of the standard features and finishes available. The selections are a testament to the custom-inspired character and a level of finish that is the hallmark of a Spallacci-built home. BREAKS GROUND ON IMAGINE IN NIAGARA EMPIRE COMMUNITIES BEGAN

preparations to build the new model homes and presentation centre at its project in Niagara called Imagine. The project which is slated to open in early summer this year will have a range of different living styles including large and small single-family detached homes, townhomes, condominiums and apartments, as well as a retirement village with prices starting from $189,990 for a townhome and $214,990 for a single-detached home. “This dynamic community will truly have something for everyone,” says Paul Golini, executive vice-president of Empire Communities. “From families to second-home vacationers, empty nesters and retirees, Imagine will offer a vibrant lifestyle unmatched in Southern Ontario.” Imagine’s location is close to all the amenities of Niagara as well as neighbourhood entertainment facilities, the McBain YMCA Community Centre, the Niagara Square, Walmart, Lowes, the Heartland Forrest Family Retreat and the Carolinian Forest preserve with trails and more. The developers of Imagine have already created beautiful walking trails throughout the community that are

being enjoyed by the many residents in the neighbourhoods close by. In fact, more than one-third of the entire community will be dedicated to green space. Visitors to the Imagine Centre will be taken on a tour of the community by golf cart to help them appreciate the extent the developer has taken to preserve the natural environment. “Niagara Falls is already North America’s Green Energy Capital,” says Golini. “As such, it is the logical centre for renewable power industries in North America. So we are confident that Imagine will quickly attract companies in the emerging renewable energy industry to locate in the exciting new ‘energy’ business park. Imagine is an incredible blend of business opportunities and sustainable living that will be a fi rst for Ontario.”

Burlington T Building on history

with economic growth by Wayne Karl

en years or so ago, if you were asked to describe Burlington, you might have thought of it as just west of Oakville, lots of land space, a bit of a bedroom community between Toronto and Hamilton, with some big box retail outlets. These days, Burlington still shows those classic characteristics, but is increasingly earning a reputation as a city on the rise, with a progressive local government and economic development office helping to build a selfsufficient economy. Blessed with good natural location north of Lake Ontario, with easy access to major Canadian and U.S. cities, Burlington shines in business as well as

54 New home & coNdo guide Swo | march 16 - 30, 2013

culture, recreation and leisure. Located toward the southwestern end of Lake Ontario, this growing city is close to one of the largest consumer and industrial markets in Canada. Proximity to large industries and communities in Hamilton, the GTA and the U.S. borders, plus a strong and improving transportation infrastructure, are central to the prosperity that Burlington has enjoyed in recent years. The city has a clear vision of its future. Core economic strengths focus on advanced manufacturing, software development, financial services, biotechnology, environmental and logistics enterprises. Increasing diversity is one of the keys to future growth, as this would build resilience and sustainability to expand further beyond its traditional industrial markets. For example, the city is expanding its partnerships with nearby post-secondary institutions, including McMaster University and Mohawk College, in emerging fields of technology, research and skills training. In addition, Mayor Rick Goldring says the Burlington Economic Development Corp. is one of the city’s top priorities in 2013. City Council has endorsed aggressive growth targets and has formally asked BEDC to take a more direct and active role in the short- and long-term development and marketing of Burlington. Already well positioned with extensive access to re-

054-055-056 City Focus Burlington Oakville-WK.indd 55

gional, national and international transportation networks, the city is also the beneficiary of recent investments in infrastructure to improve highways and mass transit, to facilitate business growth and community development. The city has enjoyed substantial growth recently. By 2006, the population topped 160,000 and continues to grow; development is spreading north, with farmland north of Dundas St. (formerly Hwy. 5) increasingly giving way to suburban housing. BEDC has a very clear and ambitious plan for the city. With a mission statement “To promote a healthy environment and prosperous community by facilitating opportunities for economic growth,” BEDC is positioning Burlington as a globally competitive community. Currently in Burlington, a disparity exists between local jobs and the skill-set of residents, says BEDC. Residents have to commute outside the city to find work, particularly in professional services. As a result, approximately 55 per cent of Burlington residents commute to jobs in Oakville, Mississauga and Toronto. In the manufacturing industry, the opposite occurs, as Burlington imports labour from outside the city. BEDC’s strategy is to create the right job opportunities for residents to live and work in the same community, improving their quality of life. In 2012, Burlington City Council approved a BEDC

3/14/13 2:03:04 PM

employment land strategy, with five districts that have the potential to increase the city’s non-residential tax levy revenues by two per cent per year. This should generate more than $600,000 or about 87,000 square metres of non-residential construction, annually. All of this is important news for prospective new-home buyers looking to buy in and around Burlington. These plans mean more local job opportunities, which leads to employment and average wage growth – key determining factors to support new housing and increasing real estate values. Developers catering to this demand include: Branthaven Homes, with two- and three-storey luxury townhomes in downtown Burlington, released last fall; Tobyn Park Homes, which is building ParkCity, a condominium also in the downtown area; and Adi Development Group is building Mod’rn Condominium, in the heart of the city. Residents can enjoy a variety of cultural and local attractions in Burlington, from the famous Royal Botanical Gardens to the Burlington Art Centre, home to the world’s largest collection of contemporary Canadian ceramics. Parkland is abundant in Burlington, with 75 parks occupying 800 acres within the city Key among them is the Spencer Smith Park, a highlight in downtown old Burlington which has undergone significant redevelopment over the years to become one of the city’s central recreational centres along the waterfront. For those looking for amateur sports and recreation in their community, Burlington has a vast array of excellent programs and youth leagues, as well as the Burlington Cougars junior hockey team.

ENERQUALITY ANNOUNCES

2012 Awards of Excellence winners THE MINTO GROUP RECENTLY NETTED TWO PRESTIGE

awards from the 2012 EnerQuality Awards of Excellence program. The Ottawa and Toronto-based fi rm was named 2012 Leader of the Year recognizing its outstanding leadership in building high-performance, sustainable new housing. The company was also honoured as the 2012 Ontario Green Builder of the Year, a coveted award sponsored by the Ontario Home Builders’ Association (OHBA) that recognizes one outstanding home builder for its leadership in improving the environmental, energy efficiency, and overall technical image of the industry. With many innovative fi rsts, Minto seeks ways to lower the environmental impact of its land development, construction and building operations while fostering green cultural changes with their customers and residents through social media and Green committees. Employees are also engaged through Minto’s Green Champion program and its internal Green website. Minto has won this award four times in the past five years (2012, 2011, 2010 and 2008.) Empire Communities was honoured with the Building Innovation and Excellence award, which recognizes a builder that has demonstrated a high level of technical excellence in the implementation of innovative and high performance building practices. Two fi rms were presented with EnerQuality’s Energy Star for New Homes Builder of the Year awards: Eastforest Homes (large volume builder) and Doug Tarry Homes (small volume builder). Both companies were recognized for their corporate commitment to energy efficiency by integrating labeling of their homes under the Energy Star for New Homes program and successfully leveraging the program to support their corporate image as a leading edge builder. In addition, EnerQuality’s Energy Star for New Homes Champion of the Year was awarded to Gary Botelho, to recognize his initiative, strong support and promotion of the Energy Star for New Homes program. This is the second consecutive year Gary has been awarded this honour. The award for EnerQuality’s R-2000 Builder of the Year, which

recognizes best-in-class energy efficient new home construction under NRCan’s National R-2000 program, was presented to Steve Snider Construction. Commitment, leadership, advocacy and innovation were all recognized in award categories that included Industry Partner of the Year, which went to Owens Corning Canada; and Evaluator of the Year, presented to John Harris. The Hall of Fame Award honoured Stephen Dupuis, former President and CEO of the Building Industry and Land Development Association (BILD) who died unexpectedly in 2011. Stephen was a consummate professional and worked tirelessly on behalf of the residential construction industry and BILD. A prolific and effective communicator, Stephen was dedicated to ensuring Ontarians continue to be among the besthoused people in the world and as such he was a strong supporter of EnerQuality and encouraged BILD members to embrace sustainable and energy efficient building. “All 2012 winners represent some of the remarkable leaders and innovators in our industry who are committed to ensuring Ontario moves forward and leads the way in energy efficient, environmentallyfriendly building,” says EnerQuality President Corey McBurney.

Town of Ingersoll and local builders form

unique partnership

In a unique collaboration, a group of trusted home

builders and developers in Southwestern Ontario have come together to design and create a unique community of new homes in Ingersoll. By working together, and with the support and encouragement of Town council, the initiative aims to create better awareness of the town of Ingersoll and why it’s a great place to live for couples, families, commuters and empty nesters alike. At the heart of the Move to Ingersoll campaign is a brand new kind of website – movetoingersoll.ca – which provides buyers with insight into the advantages of moving to Ingersoll, rather than just focusing on the new homes available. The website is packed with the kind of information prospective homeowners will really want to know, from the local childcare services to the commuting times to major cities. There’s even a town map showing how it’s just “five minutes to everywhere” across town, a refreshing change for homeowners in busy cities! For busy people on the move, the free download Move to Ingersoll smartphone app allows prospective buyers to view information in the palm of their hands at home, as they tour around the developments, or as they turn off Hwy. 401 to visit a show home. The Discover Living Ingersoll Builder Group is delighted with the success of the initiative so far. “The Move to Ingersoll campaign is

unique because local builders are working together to promote a town, a lifestyle, an opportunity for a better way of living for families and individuals. In Ingersoll, we’re really lucky because this town is such a gem, with a great sense of community, fantastic facilities and so much going on in this Festival Town Ontario. Ingersoll is probably one of the friendliest towns just off Hwy. 401, yet few people know we’re here, or how nice a place it is to live in. “The Move to Ingersoll initiative simply aims to give them a chance to discover Ingersoll for themselves online, and then in person.” Visit movetoingersoll.ca to download the app from your Apple, BlackBerry or Android touch screen device.

HOUSING AFFORDABILITY NOT A BARRIER FOR THE

typical buyer in most regions: BMO Economics ACCORDING TO A REPORT FROM

BMO Economics, affordability is not a major problem for the median-income family seeking to buy a detached home in three-quarters of Canada’s housing market or a condo in Toronto, and should not become one even when rates normalize. “Nationwide, mortgage payments on the average-priced house consume a moderate 28 per cent of household income – 23 per cent for people living outside Vancouver and Toronto,” says Sal Guatieri, senior economist, BMO Capital Markets. “T his matches the long-run norm of 28 per cent, suggesting that rising income and falling mortgage rates have largely offset the deterioration in affordability caused by higher prices.” However, Guatieri notes that the same cannot be said for Vancouver, Toronto and Victoria. “A typical family striving to purchase a single-family house in Vancouver would have to spend four-fi fths of their income on mortgage payments, which explains why they can only dream of

buying a detached house in Vancouver,” says Guatieri. “In Toronto, a hefty 43 per cent of median income is required to service a mortgage on an average singlefamily home, up from 40 per cent eight years ago.” Guatieri adds these cities are vulnerable to a material correction if income or rates move adversely. He also stated that, while affordability may not be a big problem for most of the country, policymakers should remain vigilant. “Elevated valuations, combined with record household debts, could prove troublesome in the event of a recession or interest rate shock.” However, Guatieri still expects that concerns over a national housing bubble should begin to deflate. “If interest rates remain low, income continues to rise, and prices stabilize this year – as we anticipate – fears of a deep housing correction should recede.” Sameh Elrefaei, head of mortgage products, BMO Bank of Montreal, cautioned that, while the report gives reason for potential buyers in most regions to be optimistic, Canadians should continue to make responsible home fi nancing decisions. “Recent data show that the best way to ensure longterm housing affordability is by locking into a longer-term fi xed-rate mortgage with the lowest amortization period possible,” says Elrefaei. “For years now, BMO has been proactively promoting the benefits of choosing a shorter amortization and will continue to actively encourage Canadians to do so.”

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
