What rules your new-home choice? Lifestyle increasingly influential for buyers
N
ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Location, location, location What’s important to you when looking for a new-home location?
W
hen looking for a new home, a number of factors come into play: How far from work? How close to schools and shopping? What other amenities are nearby? The answers to these questions are varied and depend on your personal situation and preferences. A new survey from BMO Bank of Montreal, however, sheds some light on exactly what Canadians look for when searching for their perfect “location, location, location.” It comes as no surprise, either, that being close to public transit and having a short commute are among the features that rank most highly. But the number one priority? Being in a safe neighbourhood. This is where buying a new home gives you an advantage; many of the communities featured in New Home & Condo Guide are part of master-planned developments, with builders placing emphasis on the many considerations that are important to you. What makes your perfect location, location, location? We’re confident you’ll find the answers here in this issue.

Thursday Morning, 8:00am... From your covered porch you enjoy a leisurely breakfast overlooking the beautiful fairways of the Sally Creek Golf Course. It’s sunny and warm — perfect for your 10am tee off with new neighbours Jim and Sarah. Once again it’s guys against gals. The wager? Bragging rights, then burgers and brews on the Bistro patio. Maybe this time you’ll let the boys win. Or maybe not. Then it’s home again for a late dinner, a movie, and making plans for another great day in The Village at Sally Creek.

ew-home buyers who are looking for excellent design, great value and high-level interior finishes in a superb location are finding it worth their while to travel beyond the Greater Toronto Area. Award-winning builder Geranium Homes is seeing many Toronto-based visitors at its adult lifestyle golf course community of The Village at Sally Creek in Woodstock. This location is particularly popular among empty nesters and professional couples who find they can rightsize their lifestyle with Geranium’s well designed floorplans. “The affordability of these fully detached and semi-linked Energy Star qualified homes make them even more attractive to those who commute, you can be in London and Burlington in less than one hour,” says
Sue Webb Smith, Geranium’s marketing director. Semi-links start from only $289,900 and 50-ft. detached homes from $339,900. Geranium has opened three fully furnished and elegantly decorated model homes. “Visitors to our models are finding they are able to imagine themselves living in these homes quite comfortably,” says Webb Smith. The Village at Sally Creek model homes combine thoughtful design, construction quality and interior finishes, designed by acclaimed Bryon Patton & Associates Interior Design. The furnished models demonstrate Geranium’s semi-linked and fully detached bungalows and bungalow-lofts in this established neighbourhood. In addition to excellent construction standards, Geranium’s homes are Energy Star for New Homes qualified, featuring third-party verification and up to 20 per cent energy savings (over homes built to Ontario Building Code minimum standards) from the day you move in. The Sally Creek nine-hole executive golf course is now open and welcoming golfers who are eager to try out their skills after the winter hiatus. “Golf is just one of the many lifestyle attractions drawing new homebuyers to The Village at Sally Creek premier four-season adult-lifestyle community,” says Webb Smith. “The course is just a few minutes from

LHBA
celebrates accomplishments
London Home Builders’ Association (LHBA) members together with representatives of the Ontario Home Builders’ Association, Canadian Home Builders’ Association, City of London dignitaries and friends gathered to celebrate industry successes and pay tribute to a year of leadership by Toby Stolee of Sifton Properties Ltd. as LHBA President. Inscription on traditional Bent Hammer plaque read: “It is with unbending gratitude that we present the LHBA Bent Hammer Award to Toby Stolee – 2013 in recognition of his striking leadership as President of the London Home Builders’ Association.” Constant in his belief in the goals of the LHBA, and knowledgeable and passionate about innovation in construction, Stolee focused on cultivating an understanding of the industry in the public and valued partners.
Stolee also rewarded five deserving individuals for their contributions to the association, with the President’s Award:
• Mary Coulter • Tania Romao-Readings – Design Matrix Ltd. • Ashley Shea – Saratoga Homes Ltd. • Isolino Sousa – Sifton Properties Ltd. • Lindsey Webber – Design Matrix Inc. Doug Wastell of Wastell Builders Group, accompanied by Norm Brooks, LHBA President in 1957 and member of the founding fathers of LHBA in 1952, pledged his commitment to LHBA on the Ontario Building Code as he assumed the role of LHBA President for the 2013-14 term. The LHBA would like to thank all its event partners: Bell Canada, Brouwer Plumbing and Heating, London Major Applicances, Casey’s Creative Kitchens, Centura, Direct Energy, Hanson, Pollard Windows and Doors, Cardinal Fine Cabinetry Corp., Cohen Highly LLP, Fanshawe College, Lafarge, New Home & Condo Guide, Patene Building Supplies, Reliance Home Comfort and Sacwal Flooring Centres.

HHHBAreport
Ontario’s provincial budget:
Hamiltonians pay-up and get nothing
Mathieu Langelier is Executive Officer of the HHHBA. He can be reached at mathieu@hhhba.ca or 905.575.3344.
by Mathieu Langelier
The government of Ontario recently released the
2013 budget, revealing some interesting numbers for surrounding municipalities, especially regarding transportation. Unfortunately, Hamilton, for the most part, was missing from the discussion. Much of the budget’s information on funds for Hamilton was lumped into the GTHA category; an increasingly popular acronym for the Greater Toronto and Hamilton Area. The 2013 budget stated the GTHA will see “widening key sections of Hwy. 401 in the GTHA… and new HOV lanes on sections of Hwys. 401, 404, 410 and 427 in the GTHA.” Note there is no mention of funds allotted to relieve congestion on the main Hamilton-Toronto route via Hwy. 403. It seems as though Hamilton was completely left out of budget discussions. In fact, the only mention of Hamilton (as its own entity) was funding for a new facility at St. Joseph’s Hospital. Other municipalities, however, were allocated quite sufficient finances for their transportation needs. For example, Ottawa was allotted $600 million towards its LRT project and the Region of Waterloo was given
$300 million for its LRT project. Another $416 million was set aside for the renewal of Toronto’s streetcar fleet and $879 million for the extension of the Spadina subway to Vaughn. And what about Hamilton? Aside from the perceived benefits of some highway improvements in the GTHA, Hamilton received zero dollars for transportation projects specific to our city; most significantly our own LRT project. This reflects the general uncertainty around this issue and the lack of provincial funding echoes this ambiguity. On a somewhat positive note, there was mention of some vague investments in GO Transit that will hopefully fund all day service to and from Hamilton and increase ridership. Next month, Metrolinx will release its report detailing the revenue tools (such as taxes, fees or levies) that will be used to fund investment in public transit for the GTHA. Of course, Hamiltonians will be expected to contribute to funding these pla ns a nd new homebuyer s w i l l likely be targeted for increased taxes, as all levels of government tend to do. T h e H H H BA advocates not only for home builders, but homebuyers as well. We firmly believe in the notion that all Canadians should have access to affordable housing and we will continue to work closely with all levels of government in order to reduce all unnecessary financial burdens on new homebuyers.

P

ort Place has made a splash in St. Catharines with its plans for this state-of-the-art, 17-storey condominium tower that will forever change the Por t Dalhousie skyline. Over the next two years, developers of Port Place will initiate a transformation of this popular summer locale on the Lake Ontario shore with an ambitious mixed-used waterfront development that will preserve
key heritage elements while adding upscale condo suites, 36,000 sq. ft. of ground level commercial space, a theatre and a boutique hotel. At the heart of the development will be a public square surrounded by shops, outdoor patios and a mix of restaurants to energize the waterfront. In winter, the square will provide an outdoor skating rink. The ground level of the tower will be a collection of retail stores, restaurants, and services complementing the beach, boutique shops, cafes and activities that already exist, with a suite of professional offices on the second storey accessible by elevator. Also just released are 15 Harbour Lofts, which sit atop the commercial space and

have prime views. They’ll be joined to the tower by a glass bridge. Port Place will introduce residential units to the waterfront, while the theatre, hotel and commercial space will draw patrons to boost the local economy. The project will be an asset for the community, says Brian Tilley, vice-president of sales and marketing for The Augustine Group. “It really will become a year-round destination.” Another component of the Port Place development – a 103-room boutique hotel – is on the brink of being sold to a major name in the hotel and hospitality industry. The hotel will also run the project’s 400-seat world-class theatre. The hotel will incorporate the preserved facade of the Austin Hotel, a tiny 1845 stone jail that is one of the oldest in Canada, and the Lakeside Hotel, officially designated as a heritage building. Sales are at 30 per cent for the 80 condo units in the tower, with prices ranging from $297,990 for a 565-sq.-ft. suite to $3 million for a 3,000-sq.ft. penthouse. Average suite size will be 1,100 sq. ft., with average prices of about $500,000. With the retail space sold, reduced pricing is being offered for a limited time on 20 suites to secure the final stage of financing. Only a few remaining sales are needed and then construction can begin with a completion date just in time for the 2015 Pan Am games and the rowing competitions that
will take place on the neighbouring Henley course. “It’s waterfront pricing and there’s not much waterfront available in the Golden Horseshoe,” points out Brian Tilley, vicepresident of sales and marketing. “You’d pay twice the price for the Toronto waterfront.” With experience in the construction industry totaling more than 50 years, the diverse team behind this project includes Derek Martin with 20-plus years of experience in heavy civil construction and other major projects, including the bobsled track for the 2010 Winter Olympics in Whistler; Harvard-trained architect Michael Kirkland of Toronto’s Kirkland Partnership to design the tower, which offers expanses of glass and large balconies; and Toronto designer Alex Chapman of Union31 to design the suites and common areas as well as the onsite model suite, a showpiece of the level of luxury living that awaits. Toronto is just an hour away by car – or 30 minutes by boat – and the Buffalo international airport is a 30-minute drive. Being in the heart of Niagara, wine country is also minutes away, and golf courses are found in every direction. Whether you’ve lived in Port Dalhousie for much of your life… or whether you’ve always wanted to live in waterfront location, Port Place offers a once-in-a-lifetime opportunity to enjoy a carefree condominium lifestyle like no other. Port Place in Port Dalhousie, with units ranging from 565 to 3,000 sq. ft. and priced from $297,990, will be available for occupancy in the summer of 2015. PORT DALHOUSIE
Waterfront community riding a wave of resurgence
Y
ou may be well familiar with St. Catharines, Ont. – the largest city in Ontario’s Niagara Region, blessed with proximity to Toronto, the U.S. border and so many other great natural landmarks such as the Niagara River, the Welland Canal, Niagara-on-the-Lake and the area’s famous wine country. But if you haven’t taken the time to get to know one of St. Catharines’ most charming communities – Port Dalhousie – perhaps it’s time you did. Indeed, an historically significant part of the Welland Canal and home to the Royal Canadian Henley Regatta, Port Dalhousie is a community enjoying a wave of resurgence. As a port locale, it boasts a natural waterfront appeal that is now also enjoying expansion in
residential construction and other commercial ventures designed to augment lifestyle and boost the local economy. If the name sounds familiar, that’s likely because it is. Port Dalhousie is named for George Ramsay, 9th Earl of Dalhousie, Governor General of British North America, who also gave his name to Dalhousie University in Halifax, and the town of Dalhousie, NB. Originally farmland, Port Dalhousie has a rich history as a maritime community, as an important part of the Welland Canal and the shipping industry. Visit the piers that were originally built as part of construction of the Second Welland Canal in 1838, and you’ll see one of the community’s treasured landmarks – the lighthouses. Tour Lakeside Park and you’ll

encounter another of Port Dalhousie’s most endearing features – a wooden merry-go-round that dates back to 1898 and is still operational today, at the cost of a nickel. It’s just one of the ways the community connects present day with historic past. Take a walking tour of the old downtown, and you’ll encounter countless historical landmarks – from churches to libraries to locks and other nautical features – that touch on Port Dalhousie’s history. Among the residential projects underway in Port Dalhousie is Port Place, a waterfront condo development from Augustine Group (see story page 34). MAY 25 - JUN 8, 2013 | NEW HOME & CONDO GUIDE SWO 47

Tarion President and CEO Howard Bogach adds, “We’ll be doing extensive research to determine the feasibility of providing statutory warranty coverage for homes in converted condominium buildings. At Tarion we are committed to always looking for better ways to serve Ontario consumers.” Tarion expects to be able to report its findings and recommendations to the minister this fall. Tarion Warranty Corp. is a private corporation established in 1976 to serve as the regulator of the new home building industry in Ontario. In this role, Tarion licenses all new home and condominium builders pursuant to provincial legislation. This statute requires new home builders to provide purchasers with warranty coverage that is guaranteed by Tarion. Tarion also establishes minimum time standards for after-sales service and adjudicates issues between homeowners and builders. As of the end of 2012, more than 381,000 homes in Ontario were protected under warranty.

Do your research and choose your mover wisely
Dan Hopkins is Chief Operating Officer, Two Men and a Truck Canada. twomenandatruck.ca
by dan hopkins When it comes to moving, a little homework ahead
of time can save a lot of headaches later on. Face it – your “stuff” is important to you, and you want movers who treat your furnishings and accessories that way. Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. At Two Men And A Truck, we adopted the tagline “Movers Who Care” to reflect how critical it is to treat every move with complete respect for our clients and every one of their possessions. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You want a company that has a track record for providing excellent service – with “service” being the key word. Customer service includes much more than the actual packing and transporting of your items; it starts with the first contact. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair. Service extends to promptness, cleanliness and thoroughness at both ends of the move. It also involves open lines of communication. Ask questions of the movers you are considering – and if they are reluctant to give you a straight answer, move on to others. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were. Another valuable resource is the Internet. Research moving firms and find out how long they have been in business. Find out if and how their workers are trained in the packing and transporting of goods. Ask what you can expect before, during and after the move. You can also check with the Canadian Association of Movers (movers. net), that has a web page for consumers. This trade association represents moving and storage companies and is aimed at helping customers connect with reliable, professional moving services. A look through the member directory and posted articles on this website is one more tool that can help in your search. Moving can be one of the most exciting – and most stressful – times of your life. Hiring a mover who cares as much as you do about getting your possessions from point A to point B efficiently, economically and safely will reduce the stress and increase the fun. Your movers play an integral role in helping you adapt to your new surroundings.
One of the best ways to find a mover is through word of mouth. If you are planning a move in the future, think ahead and start your research now. The more comfortable and confident you feel in the mover you select, the smoother moving day will go. Customer service, walking the walk and talking the talk, is really what its all about!

New-home owners
honour the
industry’s finest by howard bogach
Ontario homeowners have selected the building
industry’s finest for Tarion’s 2013 Awards of Excellence. Although it may seem cliché, I think of each of the 20 finalists as true winners because they made it to the top of their categories by providing the very best customer service for their homebuyers. It’s no small feat to be considered as a Tarion Awards of Excellence finalist, as there were 252 builders eligible for an award. I was joined by the Honourable Tracy MacCharles, Minister of Consumer Services at a recent luncheon to honour the finalists. The Minister offered her congratulations to the 2013 Tarion Awards of Excellence recipients for so capably representing Ontario’s building industry. Along with members of Tarion’s Board of Directors, Minister MacCharles and I presented the 2013 Tarion Awards of Excellence to: • Tridel, Toronto – highrise category • Fusion Homes, Guelph – large volume category • Klemencic Homes, Trenton – medium volume category • Parry Homes Inc., London – small volume category It’s no surprise to me that many of the award recipients and finalists have been recognized in previous years as leaders in customer service. Providing exceptional service takes commitment and dedication on behalf of everyone involved. For many of these builders, that means investing in a culture of customer service excellence throughout the organization. The awards are based on the results of a comprehensive survey sent to more than 40,000 Ontario homeowners who took possession of a new home between Oct. 1, 2011 and Sept. 30, 2012. More than 6,800 survey responses were received, representing 17 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after sales service. The Awards of Excellence represent an honour every business person strives for; recognition of a job well done, based on the people whose opinions matter most – their own customers. I consider it a privilege that these are the only awards in Ontario that recognize new home builders exclusively for customer service and congratulate all of the 2013 Tarion Award of Excellence finalists.
Howard Bogach is President and CEO of Tarion Warranty Corp. His column appears monthly in New Home Guide. For more information about how Tarion helps new-home buyers, visit tarion.com or find us on Facebook at facebook.com/TarionWarrantyCorp.

WHAT WE CALL A MAJOR TRAFFIC JAM IN SMITHVILLE.
Live the good life on up to 60’ lots in wine country. It seems like small towns have become big towns. Big towns are small cities. What if you could have the best of both worlds, and live just minutes from everything, yet wake up to the sound of, well, nothing. We’re talking beautifully crafted homes surrounded by wine country and farmers’ markets. Instead of traffic jams you’ll have conservation areas, bike trails and homemade pies just a hop, skip and a jump away. Starting to sound pretty good isn’t it?

Fusion Homes
first builder ever to win Tarion Award four times in lowrise category For the fourth time, Fusion Homes has been named by Tarion Warranty Corp. as the winner of the prestigious Award of Excellence – Ontario Builder of the Year in the large-volume builder category. This award recognizes home builders in Ontario based solely on their customer service delivery. Fusion Homes is the only builder in history to win this award four times in the low-rise division. “Our team has a relentless focus on providing the highest level of customer service and this award is a reflection of our commitment to providing clients with a high-quality product and an exceptional customer service experience,” says Fusion Homes President Lee Piccoli. “This award is determined by homebuyers and is therefore the most highly-valued award in our industry.” In its 13th year of operation, this is the sixth time Fusion Homes has been recognized by the Tarion Warranty Corp. In addition to this year’s win, the company won the Tarion Award in 2008, 2010 and 2012. The builder was also a finalist in 2005 and 2011. “Customer service is the most important part of the Fusion Homes experience. From the time a client walks through the door of one of our sales centres, through the
construction process and after move-in, customer satisfaction remains our highest priority,” says Piccoli. “The support of all our industry partners – including land developers, trades, suppliers and financial institutions – plays a huge role in our success. The dedication of these team members is the reason we have never missed a closing date and never compromise quality, and why we continue to exceed client expectations.” To determine the award recipients, a Harris Decima and Crunch Research survey was sent to 40,000 Ontario homeowners who took possession of a new home between Oct. 1, 2011 and Sept. 30, 2012. Survey questions cover every stage of the homeowner-builder relationship beginning with signing the agreement of purchase and sale, through construction, pre-delivery inspection and after-sales service. “Happy, satisfied homeowners are the best indicator of good customer service. Tarion Award of Excellence winners are decided by homeowner feedback and recognize builders who go the extra mile to put their purchasers first,” says Howard Bogach, Tarion president and CEO. “We congratulate the winners and all finalists for being leaders in customer service excellence.”

Reid’s Heritage Homes chosen to build net Zero Energy homes
Reid’s Heritage Homes has been chosen to be one of five Canadian home builders to participate in a new project in cooperation with Natural Resources Canada and Owens Corning Canada, part of the ecoENERGY Innovation Initiative. The overall project will see the construction of at least 25 Net Zero energy homes in four provinces – Nova Scotia, Québec, Alberta and Ontario. Reid’s Heritage Homes is the only company chosen in Ontario outside the capital city region. Blake Seeberger, senior vice-president of residential construction, Reid’s Heritage Homes, says, “Reid’s Heritage Homes has a long-standing commitment to building environmentally friendly homes and communities, and we are honoured to be chosen for this important initiative that will take us to the next level of green sustainability. We believe this is one of the most important environmental projects in the country at this time.” Seeberger adds, “We always have sustainable initiatives at the forefront of our minds. We constantly aim to improve in this area, and take on the newest advancements in energy efficient building practices whenever we can. We were thrilled to be one of five builders handpicked by National Resources Canada and Owens Corning Canada for a national Net Zero Homes program, especially as the only homebuilder chosen in Ontario, outside the Ottawa area.” The $4-million Net-Zero Energy Housing Project is co-funded by the Canadian government, Owens Corning Canada and the participating builders. At least 25 Net Zero energy homes will be built across the country; Reid’s Heritage Homes has committed to building five in Southwestern Ontario. “Our participation in this program means that Reid’s Heritage Homes agrees to invest knowledge, time and resources into the future of sustainable building in Canada,” Seeberger says. Our team will build five homes that produce as much energy as they use. As Net Zero Homes, these homes will be the most advanced homes in the way of energy efficiency in Canada. To be specific, the Net Zero Homes are 15 years ahead of the homebuilding industry today. The building technology used will pave the path for future environmentally conscious builders and future eco-conscious communities.” Reid’s Heritage Homes has accepted this exciting challenge with the goal of advancing the awareness and science behind sustainable building practices, by determining optimal innovative systems that will work in the ultra-efficient, Net Zero homes. The project, beginning with technical design, planning and training, and culminating in the construction of the homes, is now underway, and will be completed by 2016. The Net Zero homes built by Reid’s Heritage Homes will include advanced heating, cooling and ventilation systems; high efficiency windows; superior levels of insulation and air tightness; solar panels that feed back to the grid; significant water conservation measures; and many other environmentally progressive features. Reid’s Heritage Homes has a long history of being at the leading edge of advanced building. Accomplishments in this area include:
• Building the first Leadership in Energy and Environmental Design (LEED-H) Platinum home in Canada – specifically in Guelph in 2007 • Building the second LEED-H Platinum Home in Canada (and the first in the Kitchener-Cambridge-Waterloo area) • Maintaining status as an Energy Star Builder – with many of Reid’s Heritage communities entirely Energy Star Qualified • Receiving the Energy Star Participant of the Year award in 2012, as the first homebuilder in Canada to be acknowledged with this honour • Partnering with the City of Guelph to offer the Blue Built Home Program in master-planned community Westminster Woods • Participating in the Optimum Home Program, offered by Union Gas • Building Ontario’s first Built Green home “Reid’s Heritage Homes believes these advanced energy efficient homes will align with the importance municipalities place on being truly green and sustainable cities,” Seeberger says. “These homes will add significantly to the already impressive sustainable practices and goals in place in many of the municipalities in which we build. Because of this common goal among the municipalities and their citizens alike, our team will work with local trades and suppliers to design and build homes that we would all be proud to own, ourselves.”

Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
